— Looking Ahead to 2017 — Change is never easy and for the first time in 17 years I have made a move. To me, making a move has to involve several key aspects: 1. Does the move make sense for my clients? 2. Does the move make sense for me? After doing my homework I answered “Yes” to both. As a bank our rates and fees are much cheaper than your traditional mortgage company. Also, having the backing of a bank allows me the ability to use their in-house bank products for those scenarios not exactly fitting the traditional lending box. As for me, the move to KS State Bank makes great sense. The ability to grow within the banking environment and to also offer mortgage financing across the U.S. with low mortgage rates is a win for all.

Phoenix and the surrounding area has been forecast to be the #1 market in the entire nation for 2017, so we should see continued appreciation between 4 to 8% in our area. Interest rates will bump up in 2017 but I feel the Fed will only do so once or twice this year.

ear end results for the Orange Tree area are now in. We saw a modest gain of 3.8% over the past year, – some locations in the valley witnessed near 10% gains, while other pockets in the valley had negative gains for the year. Sales were steady year over year, with 2015 recording 93 sales, and 2016 showing 109 sales. Dollar volume increased dramatically year over year; in 2015 we saw $60,332,794 in sales and in 2016 we jumped to $84,052,135. The lowest price home in our area sold for $329,000 in 2015 and $369,000 in 2016. The highest priced property sold for $2,692,000 in 2015 and in 2016 it was $4,000,000. Average days on the market in 2016 was 114 days. My quickest sale of the year was 1 day and it SOLD for $3,000,000.
