The Race for Buyers Continues Change is never easy and for the first time in 17 years I have made a move. To me, making a move has to involve several key aspects: 1. Does the move make sense for my clients? 2. Does the move make sense for me? After doing my homework I answered “Yes” to both. As a bank our rates and fees are much cheaper than your traditional mortgage company. Also, having the backing of a bank allows me the ability to use their in-house bank products for those scenarios not exactly fitting the traditional lending box. As for me, the move to KS State Bank makes great sense. The ability to grow within the banking environment and to also offer mortgage financing across the U.S. with low mortgage rates is a win for all.

Despite the excessive supply, the high-end luxury market had a good first quarter from a volume perspective, with 79 closed sales for ARMLS listings priced over $2 million. This compares well with 68 in the first quarter of 2015 and we have to go all the way back to 2008 to find a first quarter with higher sales volume. The abundance of supply means there is plenty of choice for high-end luxury buyers and they are finding homes they like. For sellers it means they will need plenty of patience because of all the competition from other sellers. It also means they may have to settle for a lower contract price than they anticipated, especially if they are accustomed to looking up their home on Zillow. I have seen both Paradise Valley and Arcadia appreciate abnormally fast the past 18 months. This has begun to impact our area in a positive manner. Buyers are now realizing they can save more than 30% buying in the Orange Tree area, still be in the same school district, basically same location, and same acre lots without the Paradise Valley name attached to it. I just closed 4 more homes in the Orange Tree area, so my inventory is depleted and I will need more homes to market for our upcoming summer selling season. Since my cover is a horse racing theme and I am writing these articles in April, I will have a little fun and predict the order of finish in the Kentucky Derby:
