Jumbo Loans Making A Comeback Several weeks ago I priced a jumbo refinance for a client and I was really surprised. Not only has the rise in home values opened the door for many homeowners to refinance, jumbo rates have really come back in line. Now, since every scenario is different it is hard to quote an exact rate, let’s just say jumbo arm rates are in the mid 2% range while 30 year jumbo loans are in the mid to high 3% range. At WJ Bradley we underwrite all of our jumbo products in house so our turn times are fast. By the way, the client I mentioned earlier who I quoted a rate for started the process last August with a large lender. We closed in just 3 weeks.

Orange Tree Golf Course, Orangetree Estates, Orangetree Manor, and Orange Tree Villas have all seen the largest uptick in activity since 2008. In my last publication we had four properties we showcased at the bottom of the page. In this issue we have ten properties that are either on the market, pending, or SOLD. More than a 100% increase in activity. As we approach the summer selling season now more than ever is a great time to discuss the possibilities of buying or selling. At Prudential Arizona Properties our average selling price is almost 10% higher than the average home selling with other companies in the Orangetree area, let me explain why my sellers are able to pocket more of their proceeds at closing. From now until October 31, 2013 if you refer a buyer or seller to me, or use my services to buy or sell a home, you will receive your choice: a foursome at Legend Trail Golf Club or dinner at El Charro for a party of four. The real estate transaction must close to receive this offer. A recent survey just came out and it may surprise many of you: Thinking now about the housing crisis that started in 2008 when many people and families defaulted on their mortgages and lost their homes, do you think the housing crisis is pretty much over, that we are still in the middle of it, or that the worst is yet to come in terms of the housing crisis? *58% think we are still in the middle of the housing crisis *20% think the housing crisis is pretty much over * 19% think the worst is yet to come • * 3% were not sure.
Of course the facts are very clear, but 80% of the public have not accepted those facts. The housing crisis actually started in 2006 but the public did not really notice until 2008. By April 2009 the Valley had pretty much lost all the value they were going to lose. From reputable analysis sources we can see that most (but not all) parts of the country were well into recovery during 2012.
