s I mentioned in my last newsletter, I couldn’t be more thrilled by the fact that my wife and best friend, Liz, is coming to work with me at Mirabel Properties. And I am equally excited about the future of our community and club. We have essentially a new golf course after the five-month renovation, a clubhouse that is in better-than-new condition, a new chef who is amazing, and virtually brand new roads throughout the community. My hat is off to the management team of both the club and community for investing in Mirabel to keep our place as one of the great golf club communities in the southwest.

Furthermore, if past-history repeats itself, we could get additional demand for housing in our market from portions of the southeast that were tragically hit with major storms over the past few months. This was the case in the early 2000s when strong storms hit that part of the country. I am already getting calls from people who have decided the southwest is a better fit for them due the fact that Arizona does not have as high of a chance of natural disasters as does other parts of the country.

But the storms will likely have another impact on our region as construction labor is drawn to the southeast to help with rebuilding thousands and thousands of properties damaged by the hurricanes. Construction companies have already been complaining about a shortage of labor and the effect of the storms is sure to exacerbate the situation over the next several years. This will likely cause the cost of new construction to escalate making existing homes more attractive compared to a new build. Only time will tell how drastic this may or may not be. Inventory levels of existing homes in Mirabel for this season appears to be at near “normal” levels with between 15 – 18 homes expected to be on the market this fall and winter. Of these homes, 5 are El Corazon homes and the rest are custom. Homesite inventory levels are down a little from last year with 35 on the market currently compared to over 40 for sale for most of last spring. And the better fairway lots are getting scarce with less than 25 left that aren’t built on or in the process of design or construction.
