The year 2017 is turning out to be an interesting year for real estate sales so far in Mirabel. The first quarter of the year, which is typically our best, was one of the worst in memory. Some other positives are that 3 homes sold in Mirabel for over $3 million this year for nearly a record price per square foot. Two sold for just under $600 per sq. ft. and another sold for $559 per sq. ft. This compares to the highest price per sq. ft. last year of $427 per sq. ft. and almost matches the highest priced sale ever in Mirabel of $600 per sq. ft. at the peak of the market in 2007. Four of the El Corazon homes went under contract in about a four-week span starting in May. This is a great sign as it had been over a year since one of the El Corazon homes last sold. The price range for lot sales in 2017 has been $100,000 - $700,000 where in 2016 the range was $225,000 $900,000. Half of the homesite sales so far this year have been above $500,000. The club has sold 10 golf memberships since the beginning of the year. Until next time …
