T

he 2018 season consisting of sales between October 1, 2017 and September 30, 2018 is turning out to be much better than it looked just a few short months ago. For the season, $28, 444,000 worth of real estate has either closed escrow or is pending as of this writing. That consisted of 12 homes and 11 homesites. This outpaces the 2017 season where we sold $23,888,000 of real estate consisting of 10 homes and 11 lots. The only negative is that the average price per sq. ft. of home sales in 2018 was $359 per sq. ft. versus $415 per sq. ft. in 2017. This could partially be due to what I wrote about in my last newsletter which talked about the homes in Mirabel getting older and the rapid shift of buyer’s desire to have modern or contemporary architecture. However a new home in Mirabel did sell this year for nearly $600 per sq. ft. which further highlights buyers preference for new construction with current architectural and design trends. Overall a positive year for Mirabel real estate sales and the season is not technically over yet. On a lighter note, I am pleased to announce that my wife Liz and I moved into our new home in Mirabel in July and couldn’t be happier to be back “on campus”. We are excited to get to use the club amenities more and spend more time with so many of our Mirabelean friends.
