2015 MARKET SUMMARY

I

n November, the Club kicked off the 2015/2016 season in style with the 14th annual Harvest Celebration and I feel lucky that I have been able to attend every one of them. The 2015 version may have been the best one yet as the staff did an amazing job and you could feel the energy and excitement as the members met new friends and welcomed back many old friends they may not have seen all summer. 2015 turned out to be a solid year for real estate sales in Mirabel with 10 houses and 11 homesites closing escrow, totaling over $23,000,000. In 2014 we sold 11 homes and 7 homesites also for a total of $23,000,000. The 2015 home sales prices ranged from $1,075,000 to $2,500,000 and the homesites ranged from $160,000 to $650,000. The average price per square foot of the homes sold in 2015 was $358 which was identical to the 2014 average sales price. On-the-market properties within the Mirabel Club consist of 34 custom homesites priced from $179,900 to $750,000, 5 El Corazon homes ranging from $1,295,000 to $1,875,000, and 11 custom homes ranging from $1,295,000 to $2,849,000.

The Homes of El Corazon are a collection of 35 single family homes ranging in size from 3100-3900 sq. ft. with 3 different floorplans to choose from. All 3 plans have central courtyards, attached guest casitas and are within walking distance of the Desert Lodge Clubhouse. The finishes are top of the line with solid wood windows and doors, Viking and Sub Zero appliances, natural stone or hardwood flooring, granite counter tops and multiple fireplaces. Most have a pool and spa. Prices start at $1,295,000.

Construction continues to be strong within the community. There are 17 custom homes under construction with 11 being design builds for their owners and 6 being spec homes, plus there are 2 extensive remodels going on. There are another 10 homes either in design review or already approved that will likely break ground in 2016. With 192 completed homes, 17 under construction, and 10 set to break ground in 2016, the community will be 63% built out when all of these homes are completed. The maximum number of homes in the community is 345 taking into account lot combinations. Membership sales have been extremely busy this year as well, with the addition of 27 new equity members in 2015 year to date. Looking back to the beginning of the club’s fiscal year starting October 1, 2014 through today, there were 31 new equity members that joined. With the addition of these new members, the Club is now at capacity for golf memberships and continues to be one of the most popular clubs in the southwest.
