2015 MARKET SUMMARY

I

n November, the Club kicked off the 2015/2016 season in style with the 14th annual Harvest Celebration and I feel lucky that I have been able to attend every one of them. The 2015 version may have been the best one yet as the staff did an amazing job and you could feel the energy and excitement as the members met new friends and welcomed back many old friends they may not have seen all summer.

2015 turned out to be a solid year for real estate sales in Mirabel with 10 houses and 11 homesites closing escrow, totaling over $23,000,000. In 2014 we sold 11 homes and 7 homesites also for a total of $23,000,000. The 2015 home sales prices ranged from $1,075,000 to $2,500,000 and the homesites ranged from $160,000 to $650,000. The average price per square foot of the homes sold in 2015 was $358 which was identical to the 2014 average sales price.

On-the-market properties within the Mirabel Club consist of 34 custom homesites priced from $179,900 to $750,000, 5 El Corazon homes ranging from $1,295,000 to $1,875,000, and 11 custom homes ranging from $1,295,000 to $2,849,000.

The Homes of El Corazon are a collection of 35 single family homes ranging in size from 3100-3900 sq. ft. with 3 different floorplans to choose from. All 3 plans have central courtyards, attached guest casitas and are within walking distance of the Desert Lodge Clubhouse. The finishes are top of the line with solid wood windows and doors, Viking and Sub Zero appliances, natural stone or hardwood flooring, granite counter tops and multiple fireplaces. Most have a pool and spa.

Prices start at $1,295,000.

Construction continues to be strong within the community. There are 17 custom homes under construction with 11 being design builds for their owners and 6 being spec homes, plus there are 2 extensive remodels going on. There are another 10 homes either in design review or already approved that will likely break ground in 2016. With 192 completed homes, 17 under construction, and 10 set to break ground in 2016, the community will be 63% built out when all of these homes are completed. The maximum number of homes in the community is 345 taking into account lot combinations.

Membership sales have been extremely busy this year as well, with the addition of 27 new equity members in 2015 year to date. Looking back to the beginning of the club’s fiscal year starting October 1, 2014 through today, there were 31 new equity members that joined. With the addition of these new members, the Club is now at capacity for golf memberships and continues to be one of the most popular clubs in the southwest.

But, what real estate websites are the best sources of information and why?

The Apple Watch will also help you stick to your fitness goals. Sitting for almost an hour? The Apple Watch will remind you to stand up and get moving. The watch will also suggest new daily exercise goals and track any movements you make. After all, every step counts toward the recommended 30 minutes of daily exercise. And who doesn’t like to get rewarded with badges and words of encouragement after a long run or bike ride?

Of course you don’t need a new device to use technology to your advantage. There are plenty of apps available on your smart phone that can track your fitness, your calorie intake, and even serve as personal fitness trainers. Runkeeper, for example, is an app that helps you set a running goal, creates new and interesting routes, gives audio updates on distance and speed, and provides music to inspire. More interested in tracking what you eat? An app called Lose It! will help you count calories. Just enter in your current weight and your weight goal and the app calculates an appropriate daily calorie intake and the date you will achieve your goal if you stick to your plan. Users can scan bar codes from packaged foods they eat and the app will automatically tell you when to eat less to reach their weight-loss goals. All in all, technology has made it easier and more fun than ever to get healthy in 2016!

Known as the “big three” – Trulia, Zillow and Realtor.com have the most listings and drive more website traffic than any other real estate portals.

In 2015 Zillow Group acquired Trulia – so both Zillow and Trulia are owned by the same parent company. According to their website “Zillow Group houses a portfolio of the largest and most vibrant real estate and home-related brands on the web and mobile.”

The Realtor.com operating company, Move, Inc. has had a 10 year association with the National Association of Realtors. Move, Inc. was acquired by News Corp. in November, 2014. Shortly after the acquisition, New Corp. began integrating content from The Wall Street Journal and other News Corp. media companies with the Realtor.com site. The website touts “Connecting with the right homes for sale is ideal. That’s why we offer property overviews, community info and the latest real estate statistics to help you make the best decision.”

An October, 2015 study by BuildZoom found that Zillow and Trulia together dominate the market in terms of traffic, but Realtor.com recently surpassed Trulia to become the second most popular real estate portal behind first place Zillow. The relationship of Realtor.com with the National Association of Realtors has translated into Realtor.com having more timely, accurate and comprehensive nationwide listings. In fact, Realtor.com receives its data from almost all of the 800+ Multiple Listings Services in the U.S. every 15 minutes.

The Zillow Group sites have agreements with just over 300 MLS services.

The BuildZoom study cites that Zillow.com has fewer listings than Realtor. com in 42 out of 51 largest metros across the United States. The discrepancy is often quite substantial: in 30 of the 51 cities, Zillow.com has 20 percent fewer listings. But, in a handful of cities – Los Angeles, New York, Phoenix and Detroit – Zillow.com provides more listings than Realtor.com.

SESAME CUCUMBER INGREDIENTS rack of lamb gochujang paste – red pepper paste sake soy sauce mirin dried chilli powder crushed garlic crushed ginger sesame oil olive oil

Butcher the rack into individual cutlets, trim and clean the bones. Whisk the sake, soy sauce and mirin into the gochujang paste until smooth. Add the dried chilli powder, crushed garlic, crushed ginger and sesame oil in to the paste to form a marinade.

Marinate each cutlet individually with the paste and store for 12 hours. Heat 1 ½ tablespoons olive oil in a heavy large skillet over medium heat. Add the marinated cutlets to skillet; cook to desired doneness, about 3 minutes per side for medium-rare.

Whisk together goma paste, sesame seeds, sugar, juice, dashi, vinegar, sesame oil and soy sauce till smooth paste. Adjust consistency with the extra dashi till coating consistency.

Coat cucumber batons with 6 tablespoons of sesame dressing, toss to coat evenly.

Toss cucumber and serve with grilled lamb cutlets.
