f you’ve ever heard the term “crowdfunding” you probably first think of an entrepreneur hoping to generate money online for a brilliant new idea for a must-get-to-market product. The creator has a prototype, writes up a snappy business plan, gets the information online, and hopes to generate small donations from lots of people to see the plan turn into reality. It’s similar to the newer GoFundMe campaigns we see online for those in need or to raise money for a social cause. But what about crowdfunding in the real estate market? It may now be possible for individuals to invest in big multi-million dollar real estate investments, without giving millions that they (probably) don’t have. Some companies are now looking for numerous investors for large real estate projects and are opening up the opportunity to create wealth for people who would previously not have been able to be at the table at all. On certain platforms, individuals may need only several thousand dollars to have a share in a real estate investment. With a lower risk of loss, more and more people seem to be interested in dipping their toe in the real estate investment market. ow is a great time to be a space enthusiast! After the moon landing almost 50 years ago, it began to feel like space exploration was sort of a thing of the past. But thanks to entrepreneurs and dreamers such as Elon Musk (of Tesla and SpaceX fame) and Sir Richard Branson (of everything Virgin), as well as a revitalization of NASA programs, trips to the moon and Mars may be in the near future. In fact, some experts say humans will be on Mars as soon as 2030! Recently, Musk’s company SpaceX launched the world’s most powerful rocket and even sent his own red Tesla Roadster into orbit (yes, it’s still up there and will be for millions of years). And while SpaceX is forging ahead in the field of space exploration, other private companies are pushing the envelope as well. Blue Origin is another private space company that is creating reusable, vertically landing space rockets. The company envisions millions of people living and working in space. For now, Blue Origin has built the New Shepard rocket, which may soon be available for space tourists. Their model allows for an 11-minute trip to space in which travelers can experience weightlessness, enjoy tremendous views, and land back to earth in a capsule. NASA is currently working on getting humans back to the moon for further exploration and is aiming to get humans to Mars, as well. A key element to all these new rocket designs is the ability to reuse the equipment again and again, so the exorbitant costs and wastefulness of previous space endeavors will be avoided. With private companies working alongside NASA, the years to come should prove to be an exciting time for space discovery and technological advancements. We’re excited to be along for the ride!

Tilapia Filets Blackening Spice Blend Oil Green and Red Cabbage (shredded) Corn Tortillas Tomatoes (diced) Cilantro (chopped) Lime Wedge
DIRECTIONS Cut the white fish into servable strips. Toss the fish with the blackening seasoning (any store bought seasoning will do just fine) mixed with a little bit of oil. In a sauté pan, heat oil over medium heat. Add seasoned fish and cook until well done. For the pickup, heat up tortillas (2 per taco) and evenly distribute the cabbage amongst the tortillas. Add fish filets and garnish with chopped tomatoes and cilantro. Finish the dish with a side of tomatillo avocado and lime wedges, or any other sauce you would like!

t is human nature to prefer newer things rather than used things. However, I have never seen people willing to pay such a high premium for new construction versus existing homes as much as I have seen over the last few years. One brand new home in Mirabel recently sold for close to $600 per sq. ft. On the flip side, existing homes that are 10 years old are lucky to sell for $400 or even $300 per sq. ft. It is encouraging to see all the new homes under construction in Mirabel, but at a starting price to build of $450 per sq. ft. (not including the land or architecture fees) this is again an example of how much of a premium people are willing to pay to get a brand-new home with the current design trends including hard surfaces, architectural and design details and colors.

The realization is that Mirabel is finally at the age where many of the existing homes are 10 – 15 years old. Although most of the homes have been maintained beautifully, in many cases the style of the home and/or the finishes are just not what people want today. I sold a beautiful home recently to a couple that intend to spend up to $1 million on a remodel to transform the house into the home that they want. And this is not the first example of this happening in the last several years. My observation is that buyers are not perceiving the same value in the resale homes as the sellers believe their homes should be worth. Even a modest remodel can cost anywhere from $200,000 - $500,000 or more and the buyers are expecting that the sellers will sell their homes for a price that will leave room for this additional investment in time and money. But until now, most sellers have been unwilling to price their homes aggressively enough to leave room for all or part of this expense. And this discrepancy in actual versus perceived value is a big factor as to why Mirabel has not sold as many homes this year as we expected to sell. Although a tough predicament, it appears that sellers will need to start realizing that, although their homes may be in fantastic condition, chances are the style and/or finishes are not what buyers are looking for today. In the past, I have encouraged people contemplating selling their home to consider doing some updating. Things like new countertops, flooring and cabinet refacing can really update the look of your home. If you would like my wife Liz and me to look at your home and give you some suggestions on where to best invest some money we are happy to do so. Looking at the future, there are new home communities popping up on almost every major intersection in our general area. I estimate there will be 300 – 500 new homes built in close proximity over the coming years. These homes will be competition for us. In Desert Mountain alone, there are several hundred new homes getting ready to start construction a few miles from our main entrance. So, unless you are prepared to update your home, chances are you are going to have to sell for a price that is less than you had hoped. Until next time …
