I have heard questions being asked regarding what it is going to take to see our golf membership prices rise to a point where a seller can walk away with some reasonable equity. To answer this question, all you have to do is look down the valley a few miles at Estancia and track their history after going to market based pricing. Five years ago, when Estancia announced they were going to market based pricing, lots of people thought they were crazy. The assumption by many was it would cheapen the club, attract a lower quality member, and damage the industry.

MIRABEL FEATURED PROPERTIES

At that time, memberships at Estancia dipped as low as $55,000 while Mirabel memberships were arbitrarily priced at $85,000. By the time Mirabel decided to follow suit and move to market based pricing, Estancia’s membership was trading around $73,000. Now that all of the motivated sellers have moved on, golf memberships in Estancia are currently trading at around $140,000 and one traded recently for $165,000.

I firmly believe that Mirabel memberships will be heading in that direction as well once the club is full and the highly motivated sellers leave the club. There are over 100 pieces of real estate in Mirabel where the owners do not have a membership. Most of those properties are vacant lots. As these homesites get built out over the coming years, their buyers and owners are likely going to want to join the club which should put upward pressure on pricing. Only time will tell. But Estancia’s story certainly supports this theory.
