LUXURY MARKET UPDATE April was another excellent month for the luxury market with monthly sales up 39% compared with April 2012 and dollar volume up 37%. In addition the number of pending listings is 20% higher than last year. Although the number of active listings rose by .8% between April 1 and May 1, the months of supply dropped to 6.3 because of the faster sales rate. The monthly average price per sq. ft. has increased by 5% over the last year and, with the average $/SF for pending listings up 2.5% in the last month alone, we expect more price appreciation to come.
