The Millennial Market

redictions are that the housing market will get tighter in 2017. The country’s largest generation – millennials between the ages of 18 and 34 – are expected to enter the market for homes in big numbers.

In a recent survey by the Realtor.com website, 61 percent of millennials surveyed said that they plan to go house shopping in 2017. Millennials now account for more than 75 million Americans and they represent the largest generation in the country.

Not very long ago the real estate industry wondered whether millennials would ever crawl out of their parents’ basements and into a Realtor’s office. But recent reports dispel the notion that millennials are allergic to homeownership.

First-timers have always made up a large share of home purchases, and the median age of first-time home buyers has hovered around 33 for the last five years. In the late 1970s, the median age of first time home buyers actually dipped to around 29.

The word “craft” is unregulated in advertising and labeling – pretty much any producer can call itself a craft spirit.

However, as one industry insider quipped, a craft distillery is “A place where the owner actually flips the switch that starts the still running.” Indeed, some distilleries are involved in every aspect of creating their spirits, a process sometimes marketed as “Grain to Glass.”

The American Craft Spirits Association (ACSA) represents the U.S. industry and it defines craft as distillers that produce no more than 750,000 proof gallons annually. The distillery

“Millennials are delaying all kinds of major life decisions, like getting married and having kids, so it makes sense that they would also delay buying a home,” said Zillow Chief Economist Dr. Svenja Gudell. “We know millennials value homeownership and want to buy.”

As millennials reach peak home-buying age, their needs and wants are shaping the future of the housing and mortgage industries – much as the boomers did before them. It goes without saying that the current generation relies on technology. More than 50 percent of millennials search for homes on their phones and, among those, 26 percent end up buying a home they found that way, according to data from the National Association of Realtors.

What’s behind the boom in craft spirits? There’s been a shift in a variety of beverage categories to sell more items that are not mass produced, often made locally, with limited scale and distribution.

That consumer-led movement is most advanced within beer, but craft is happening in spirits, soda and coffee. Gen-Xers and millennials list “craft” and “local” among the reasons they choose the liquors they do. Basically they’re looking for smaller brands made by actual people using old-school methods.

According to a study backed by the ACSA, the craft spirits industry achieved $2.4 billion in retail sales in 2015, growing at an annual growth rate of 27.4% in volume. Some experts say craft can capture as much as 30% of the market in the beverage world.

Ten years ago, there were roughly 50 craft distilleries in the United States. Today there are an estimated 1,315 and that number is expected to grow as distilleries continue to get support from retailers and wholesalers who have seen the success craft brewers have already achieved.

If support from consumers and retailers follow the success brewers have had, the potential for craft spirits growth is enormous. Craft spirits and creative cocktails now run the gamut from classic bourbon to sipping tequilas, from artisanal gin to ginger-infused vodka. So whet your whistle and get in the spirit!

INSTRUCTIONS Boil tomatillos in water with garlic, chiles, salt and pepper until soft, about 15 to 20 minutes. Puree cooked sauce in blender to liquefy. While blending, add washed cilantro leaves; set aside. The sauce yield is about 2 1/2 cups. It will thicken upon standing and you may need to thin with chicken stock.

Simmer chicken in lightly salted water until tender, about 10 to 15 minutes. Cool. Chicken will be slightly under-cooked. Shred cooked chicken and then, just prior to serving, heat in 1 cup chicken stock. This will heat chicken without cooking.

In medium skillet, heat oil to 300 degrees. Pass tortillas into hot oil for a few seconds to soften and seal.

Remove carefully and set aside between paper towels.

Do this just prior to assembly.

Fill softened tortillas with shredded chicken and 1 to 2 tablespoons of sauce. Roll up and place seam side down in casserole. Pour green sauce over top and garnish with sour cream and cheese. Place in 375 degree oven for 5 to 8 minutes or just long enough to melt cheese.
