BUILDING AN EMPIRE,

Enriching Lives

With Jesse Herfel & Kenny Klaus

Kenny Klaus:

Raising the Standard through Growing and Giving

By Lori Anna Harrison & Debby Erdmann

Herfel’s playbook for success starts with the endgame in sight. “When your company is built out and it’s gone the way you’ve wanted it to go, what would that look like? When I’m into my career 20 years, I want to be a resource to the people I do business with. I’m willing to let my world get as big as it can get so I can help more people.” Herfel advises Realtors to make sure they associate themselves with the right people and environment. “What really impresses me about many of the East Valley agents that I hang out with, is that they are willing to share their knowledge and they have systems in place. It's important to be in a brokerage that offers specialized training. The training I received has allowed me to focus on sales instead of systems and to start treating my business as a business rather than a sales career.” He recommends recruiting motivated team members. “I want to be around someone who wants to win and has a whateverit-takes attitude. Everyone on our team is creating our future. We’re doing it together because we’ve agreed on the same vision and the best way forward. We’re delegating to everybody’s strength and, as a result, providing a higher level of service to our clients. This makes us more productive and fulfilled in our professional lives, which results in more time off to enjoy our personal lives.” Herfel also believes in maintaining a relationship with those who bring you into the industry. His role model and business associate, Steve Chader, was his parent’s real estate agent when he was a kid. “Jesse has an impressive track record of success in everything he does from his achievements in sports to his successful businesses and more importantly his happy family,” said Chader, owner of Keller Williams Integrity First Realty. “It all comes full circle in being able to share, coach and consult. And that’s what we’re doing.”

Kenny Klaus and his team are recognized in the real estate industry for being pioneers in hyperlocal geographic farming, Focusing on direct mail and focused activities and dedicated to unifying, connecting, and energizing neighborhoods, they prove themselves as true local market experts in ZIP codes throughout the East Valley of Arizona. However, they have been embracing a new standard over the past few years, focusing stronger efforts in a passionate pursuit of referrals and repeat business from past clients, in which they have sought to improve the client experience to new levels, improving systems and client contact, and communicating their desire for referrals with those in their sphere. For years, the Klaus Team’s number one lead source has been farming and direct mail, but over the past couple years the number of closings from past clients and past client referrals has exceeded those from farming. “We’ve focused on what’s real and relational,” said Kenny, who has been serving the residents of the East Valley in real estate since 1999. “I try to stay away from chasing the shiny objects and using gimmicks and sales pitches that are out there. You can buy leads, but if you don’t have people skills none of it matters. I could spend $3,000 a month on Zillow for leads from people I don’t know but I’d rather take care of people that we’ve built a relationship with and already enjoy working with.”

Kenny’s team is dedicated to strong customer service at what they call 212°. At 211°, water is pretty hot, but when you add one extra degree of temperature, it goes from hot water to steam, and steam can power a locomotive. “Adding that one extra degree in everything we do for the client and in the transaction, we create a “wow” experience. Now, we make a focus to continue that experience after the transaction so they not only come back to us, but tell their friends, family, and sphere and point them to us when they have a real estate question,” said Kenny. After incorporating new client appreciation events including movie premieres and a family fun day, the Klaus Team decided to take it to the next level with the K-List. “It came from standing in line for my Southwest Flight. I fly enough that I’m always on the A-List, and I thought… if they can have an A-List, why can’t we have a K-List?”

receive a gift in the mail along with a note of the team’s appreciation and reminding them about how valuable referrals are to the team. Past gifts have included backpacks, cell-phone power banks, cutting boards, sun shades and earbuds. K-Listers also receive early registration for movie events and are entered in drawings throughout the year for additional surprises such as vacations in San Diego and Sedona, tickets to Suns, Rattlers and Diamondback games, as well as concerts and family activities. “When someone wins a week in San Diego, it makes me smile. I could spend $1,000 on marketing or I could give a week that will last a lifetime. I choose the trip. For client gifts, we prefer to do memorable gifts like branded Cutco knives or cornhole boards. It's a bigger investment on the front end, but it lasts forever.” Along with Kenny’s passion for giving, he encourages personal growth for his team. His bookshelf in his office is lined floor to ceiling with various books such as "Emotional Intelligence 2.0" and "How to Win Friends and Influence People." He also finds a lot of strength from time spent with his family, which includes his wife, Nikki, two adult and two teen kids, and two grandchildren.

From there, the exclusive group of 100 high-referring past clients was formed. Each month, K-Listers February 2017 • Real Producers, SouthEast Valley Edition

Don’t Be A

to unfollows and unintended consequences. Instead, give yourself a daily action plan that is heavily based on engagement. For instance, on Facebook my goal is 100 likes and 50 comments a day.

Real Estate Dinosaur With Kala Laos Remember the flip camera? It was the hottest tech gadget around but within a couple years, it was obsolete. Turns out products aren't the only thing victim to obsolescence, so are entire business models. Case in point, Blockbuster. I can still remember keeping that damn card in my wallet just in case I needed to rent a movie. Blockbuster had several opportunities to buy Netflix and passed on it. Ouch. I don't know about you, but if I was CEO of Blockbuster, I’d be kicking myself in the ass. Truth is, when you don't embrace new technologies, you run the risk of becoming an industry dinosaur. In today's economy, where the pace of innovation has never been faster, you have to adapt on a dime if you're looking to have serious long-term success. At least, that’s been my story. I started real estate in 2003, at the beginning of one of the largest housing bubbles that would face the country. After much success, I made over half a million dollars my second year in the business. I then opened my own indie brokerage and BAM! The market crashed. I had two choices: change or die. Failure was not an option. I adapted and ended up being one of the most prominent REO brokers in the state. Thankfully REO went away leaving me another opportunity to reinvent my business. So, what was I going to do? I’d sold over 2,000 homes and established an amazing company. But I wanted more.

10 Real Producers, SouthEast Valley Edition • February 2017

I wanted to inspire other entrepreneurs on their journey, yet didn’t have the established systems and revenue to compete with top brokers. What I did have was a proven track record for success and more knowledge and experience than just about any broker in town. I needed to spread my message to as many people as possible for the least amount of cash. Now, it may surprise you that up until this point I was a social media holdout. A complete ghost on every single social channel. Why? Because I thought people on video and Facebook were narcissists and the ones watching them were losers. And I couldn’t have been more wrong. When I joined Facebook and started using video in 2014, I had no idea that it would impact my life and business in such a positive way. Now I know the truth ... or the secret sauce as I like to call it. And I’m gonna share it with you -- video and social media are the most powerful ways to market yourself. The connections you make over social channels accelerate the trust building process, allowing you to share your services with many more people. Now most of my marketing time is spent engaging on social channels and creating video content. Here are five

Keep it inspiring, positive and fun. We’re on social media to have a good time and catch up on what’s going on with our friends, family and those that matter most. My fun or outlandish posts generate the most engagement.

strategies you can use to incorporate video marketing in your business. Time block social media activities. If not, you’ll find yourself getting sucked into the social media vortex of tasty videos, funny memes and cat videos. I spend about three hours on social media platforms most days, with about half of the time in the mid-morning and half in the evening. Don’t spread yourself too thin. There’s Facebook, Google+, Twitter, Snapchat, Instagram, Youtube, Tumblr, Pinterest, Reddit, Vine and the list goes on and on. What I’ve learned is that unless you have a team of social media experts at your disposal, it’s best to pick two or three platforms and do them right. Try not to get caught up on which platforms and instead focus on learning the ones you jive with. I’m all in with Facebook and Snapchat, with a mild use of Instagram. It’s social media, not shove your business and agenda down everyone’s throat media. Trolling, which means scrolling feeds without acknowledging or liking them, is considered bad juju when it comes to social platforms. In order to build an audience, you must participate in the action. Beware -- the temptation is to start posting away, but this will only lead

Monitor your ROE-return on engagement, not ROI- return on investment. If you’re old school, this might be hard for you but, initially, it’s difficult to gage the impact of your social strategies. Instead, measure your success by the rate of engagement you receive. If others engage with you, then you’re doing it right. Little or no engagement indicates there’s a problem and you may want to revisit strategy #3. Incorporate a video strategy. Designate a specific day of the week you will publish a video. If you don’t commit to a specific day, you won’t be as likely to do it. Trust me on this. When I first started, I decided to make a Monday Motivation. Using the day of the week in the name of my video series forced me to stay consistent with my content delivery. And, thanks to tying my video series to Monday, I’ve now created and published over two years worth of Monday Motivations. Pretty cool.

because each platform has algorithms that will reward original content. I also cross promote my content on my other channels. For instance, when I’m making my Monday Motivation I will post a few snaps of me doing so on Snapchat, encouraging my audience to head on over to another platform to see the remainder of my video. Just do it. Nike’s slogan remains the best advice. Just start. Don’t worry about what people think. We’re all riddled with worry and self-doubt from time to time, just remember that ultimately that thinking doesn’t serve you. If you don’t want your clients to say, “Remember her” just like we do the flip camera and Blockbuster, then start using social media and video in your business now. Not only are these tools free and effective, they can help you build a legendary business. You can create your dream life, literally by turning that camera around and showing the world who you are. You, in all your perfectly imperfect beauty. Kala Laos is a real estate broker and owner of JK Realty in Gilbert, Arizona. You can connect with her on Facebook at www.facebook.com/kalalaos on Snapchat @kalalaos and Instagram @kalalaos

Start using, gulp, Facebook Live. Yep, you knew I was going to go there, didn’t you? If you can stomach it, use Facebook Live instead or in addition to creating your video content. Mark Zuckerberg is passionate about making Facebook Live a huge success, so the Facebook algorithms are forever in your favor when you go live. Don’t worry about buying expensive equipment. If you have a smartphone you can record a video. Unless you’re on Snapchat, shoot horizontal. This way you don’t get the two black bars on either side of the screen. I use an iPhone 7 and do minimal editing on iMovie on my phone. Android has similar video editing apps. And, if you’re really wanting to up your game check out Magisto, Animato or Go Pro’s Quik. If you feel the urge to spend some cash on equipment, the best investment is on a microphone. I purchased a Rodes mic for $70 that connects to my phone. Don’t watch it, just post it. Remember that most of us are critical about the way we look, how we talk and our mannerisms on camera. Don’t exacerbate these feelings by watching your videos and judging your every move. Instead, just post it! If you trip over your words or mess up, no worries, it makes you even more likable because it shows you’re human and willing to show it which will build more trust with your viewers. Distribute your content across platforms. Whenever I make a video, I give the raw file to Facebook. I’ve found that I get more views and engagement by posting the video directly on Facebook, versus on Youtube and sharing the link. This makes sense

REAL STORY: Serving In Ecuador With Jeff Myal

Jeff witnessed first-hand the outstanding effects that Compassion had on the people of Ecuador. “On one evening during the trip, our entire group was treated to a very nice dinner at a hotel that sat along one of the large lakes in the mountain regions,” Myal recollected. “After the meal, we were entertained by a group of five musicians who were all brothers and who had all graduated from the Compassion sponsorship program. It was amazing to see how these five men had been so well supported, educated, and trained that they had been able to grow into strong, productive and successful people in the culture who would never have had the chance otherwise.”

Written by: Jacob Cabezudo

It is often difficult to build a successful business while at the same time benefitting lives. Some, however, are able to prosper from helping other people prosper. Jeff Myal, a flourishing Realtor at Revelation Real Estate, has come a long way.. For two years now, real estate has been Jeff’s pursuit, however, he had many experiences that inspired and shaped him into the success he has become. His desire to serve others has enabled him to achieve 11 million in sales in such a short time. Before real estate, he was in the pastoral ministry field. As a pastor, he picked up on how to help and collaborate with people. Myal explains, “The biggest transfer for me from being in ministry to working in real estate was how to work with people, communicate with them, connect with them, problem solve and help them work through the emotion of a real estate transaction.” Along with his career in ministry, Jeff has traveled to many places around the world as part of the Compassion International child sponsorship program. Through Compassion, he is given the opportunity to provide food, shelter and education to children through a monthly financial gift. A trip to Ecuador in 2010 greatly altered his viewpoints of the world. “Going to Ecuador allowed me to see first-hand how the poorest people of Ecuador live on a daily basis,” he said. “I learned that poverty isn’t just the absence of financial resources. True poverty is defined by a lack of resources, an inability to provide for oneself, an unending dependence on others for sustenance, a restriction of rights and freedoms, broken relationships and marginalization. Once you’ve seen poverty in these terms, there is something that changes in the way that you see the world. It's a joy for me to be able to step into those situations and leverage my resources to bless others.”

14 Real Producers, SouthEast Valley Edition • February 2017

As Jeff transitioned to real estate, he transferred the skills he acquired from ministry and his experiences in Ecuador to establishing a successful business. He has specific goals and passions that streamline his vision. “My singular goal in real estate is to serve people. It’s my sole goal to serve them in the midst of the biggest transaction in their entire life.” On his passion: “I want to build the best, most well-rounded business that I possibly can. I also really want to help other agents be successful.” Not only does Jeff want to be the best Realtor he can be; he also sets out to change the game. Along with a few of his colleagues, he is starting an apprenticeship program for up-and-coming real estate agents. “Our vision is to create something in the real estate business that does not exist. And that’s to create the healthiest, most robust apprenticeship program. The goal is to accelerate the learning curve of the agents so they become successful faster and to be more successful than just any agent in the business.” Jeff Myal truly has found the balance between working a successful business and keeping his clients’ best interests in mind. “As a Realtor, I have the opportunity every day to help people establish their lives and families in a stable home. Having a home to call your own gives people the opportunity to build solid family lives, feel safe in their environment, and create a family legacy. It’s an incredible blessing to help families find a house where they can thrive.” Do you have an inspiring life experience to share? Email Jenni at Jenni.Vega@n2pub.com

Wallick & Volk Brian Rogerson & Stacy Neal

The phrase “Let’s play ball!” took on a whole new meaning for Brian Rogerson in 1987. He had stopped in at a local mortgage company to inquire about a commission-only, Loan Officer position. The man he spoke to told him they weren’t hiring. Brian said that wasn’t possible and asked to meet with the owner. The man said, “Sure, I’ll go get him.” He left the room and then walked back in. He was the owner. “We spoke for a few minutes and I disclosed that I was drafted out of high school (baseball) as a short stop. It turns out that his company sponsored one of the country’s best softball teams and they were competing to become National champions. He asked me to try out for their team that evening. I ended up playing short stop and helped them to beat their biggest rival. After the game, I was hired as a Loan Officer.” 16 Real Producers, SouthEast Valley Edition • February 2017

Rogerson eventually became the President & CEO of his own mortgage banking firm in 1996, along with his brother and friend as partners. They grew rapidly and had tremendous success. In 2006 it was discovered that their Controller embezzled a ton of money while also creating and hiding millions of dollars in tax liability. While most would have folded, they fought on and paid off all the debt by 2009, only to be wiped out like many other mortgage lenders when the mortgage industry crashed and they were held responsible for defaulting clients despite doing nothing wrong as the lender. Since then he joined Wallick & Volk and has worked his way up to Senior Vice President, Production, which funds in excess of one billion dollars per year and has a tremendous infrastructure and support system in which to continue to grow from. He proved that you can get back up after being knocked down.

As a result of this platform, Rogerson’s primary focus remains personal production in addition to growing the volume of his Region (State of Arizona) and Mesa Branch through the managing and mentoring of all existing Branch Managers and Loan Originators. He’s among the Top 1% of Mortgage Originators in America. His Mesa Branch leads the company in loans funded month in and month out. In his leisure time, Rogerson enjoys golf vacations with his wife of 25 years. In addition to raising a family (three daughters and a son), he has always been active in the community, especially with youth sports. The Head Varsity Baseball Coach at Gilbert Christian High School and a Head Coach for Highland High School’s JV baseball team, Rogerson believes we all have an obligation to give back to our community.

Stacy Neal’s dream is the same as her clients – for homeownership to become a reality for them. That is the driving force that has kept her engaged and determined to succeed.

Neal has been in the housing industry since 1996. After spending 16 years in non-profit housing development, housing counseling and administering down- payment assistance programs for first-time homebuyers, she was given an opportunity in 2012 to transition her career into mortgage lending.

in Cabo San Lucas every year for ‘Rip to Cabo,’ a 1,600-mile dirt bike ride that my husband does from the border town of Tecate all the way to Cabo San Lucas over seven days. We love seeing him ride into Cabo with 40 other dirt bike riders every year with our off-road racing friends and family.”

Her ultimate goal as a Licensed Mortgage Originator, Neal states, is to educate consumers on the investment of homeownership which is often times the biggest financial investment they will make in their life and to engage in her real estate community as an expert in the field of affordable and sustainable housing. “I want to become a trusted advisor; a strategic partner with my referral partners. To me, it’s not about the one transaction, but rather it’s about creating long-term relationships.”

Giving back to the community is important to Neal. She volunteers for Chicanos Por La Causa (CPLC) which is a HUDapproved counseling agency and non-profit organization. They facilitate Homebuyer Education one to two times per month and she volunteers on the weekend for those classes by teaching the Lender portion of an eight-hour comprehensive class. These classes at CPLC are free to the consumer so others can donate to this organization to assist with paying for these classes to continue. “It is so rewarding to know that I have created informed consumers that will know and understand the home buying process. This type of volunteering holds a special place in my heart and I enjoy it thoroughly. I’m giving back to my community one family at a time.”

Neal and her husband Burt have two boys, Brayden and Ashton. They live in the East valley where they work and play, exploring Arizona on the weekends. They enjoy fishing at Woods Canyon Lake and camping with friends. “My kids and I join my husband

Italy Written by Marge Peck

How did your love affair with Italy begin?

I was blessed to marry my husband, Mike, who shares my passion to see the world. Our first taste of international travel together was on our honeymoon to Jamaica. A few years later, we needed to maintain our Diamond status with our preferred airline, so we booked a trip to Italy. Europe had been on my bucket list for years. What is your favorite experience from the trip?

We had a private guide named Ramos, who took us to his home on our last night and cooked a gourmet dinner of homemade Italian pasta, while serenading us with Italian love songs. What are the must see areas of Italy?

Rome Rome is the most incredible city I have ever seen as far as history is concerned. If you have ever visited Washington D.C, you think you've seen old buildings. (And for the United States, you have)! Wait until you see Rome. I can not express the feeling of history you will feel when you walk around the city. The Colosseum is the largest amphitheater ever built in the world and can hold up to 80,000 people. It was built in A.D 72 and was used for various forms of public entertainment, including gladiatorial combats

18 Real Producers, SouthEast Valley Edition • February 2017

and fights between wild animals. The Trevi Fountain was another spectacular sight, especially at night. Florence Some people prefer Florence over Rome, because it is much smaller and easier to navigate, and is also rich in history and famous for being the birthplace of the Renaissance. The climb up 463 steps to the top of the Duomo was tiring but worth it for the views overlooking the city. Tuscany For wine lovers, Tuscany is a must. It is comprised of an abundance of quaint hilltop towns, wineries and beautiful medieval churches. There are many farmhouse inns to choose from and staying in a 17th-century Italian farmhouse is an unforgettable experience. Are there any overrated sights or areas of Italy?

Venice. I have talked to numerous people who have toured Italy extensively and most agreed that Venice is not as high of a priority as the other areas mentioned are, and that it is also dirty. If you have the chance to go to Italy, make it happen! You will remember it forever! February 2017 • Real Producers, SouthEast Valley Edition
