Principal Reduction Program Yes, it is true! A Principal Reduction Program has been approved and we are currently ONE OF THE ONLY LENDERS IN ARIZONA APPROVED ON THIS PROGRAM. There are some requirements. The loan must first be eligible for HARP (Home Affordable Refinance Program). HARP Eligibility Checklist: 1. You must be able to make your mortgage payments moving forward. 2. It doesn’t matter what you owe or how upside-down you are. 3. You must have a fair credit score. 4. Subject property can be your owner occupied residence OR a rental property. 5. Property can be a 1-4 unit property. 6. Your loan must be owned by Fannie Mae or Freddie Mac. Once you establish that you have HARP eligibility, there are some additional requirements to meet with Maricopa County. Maricopa County received Principal Reduction Funds through the Hardest Hit Fund Act. There is up to $150,000 for each qualified homeowner to be applied to the principal balance of a loan. Equestrian Manor and Paradise Manor ended 2012 with 5 sales compared to a total of 4 sales in 2011. The highest sale in 2012 just closed, the asking price was $2,700,000 and it SOLD for $1,900,000. Since this was a bank-owned sale it ended up skewing the averages for the year as it sold for $138 a foot. The average square foot price for home sales in 2012 ended up being $185 compared to the 2011 average sold square foot of $228. Total sales volume for 2012 ended at $6,927,000 compared to 2011 at $4,409,000. The highest priced property in 2011 SOLD for $1,505,000. Currently there are 3 homes on the market and the average asking price per square foot is $258. Now that we can look back, the bottom of the housing market hit on September 5th, 2011 and prices have continued to increase month-over-month since. We saw prices increase approximately 17% in 2012, and 2013 should continue to see modest increases throughout the year.
