Desert Ridge News As your neighbor on Knudsen Drive, I wanted to introduce myself to you all and welcome any new additions to our neighborhood. We all chose an amazing community to live in and I could not be happier with my home. My wife and I are thrilled to raise our daughter in such a welcoming subdivision. I have gotten to know many of you and for those I have not, I look forward to meeting you soon. With that said; as your neighbor and real estate professional, I also like to keep my ear to the street for anything that may affect us as homeowners. As many of you may or may not know, Taylor Morrison purchased the 105.72 acres directly east of us on the Southwest Corner of Tatum & Pinnacle Peak. The land was purchased at a state auction for $28.1 million on December 3rd, 2013. Taylor Morrison builds a great quality home and they are planning a brand new residential subdivision within the Desert Ridge Master Planned Community. I believe this will help our property values immensely once they begin selling. I also have been informed that Ranger Drive will soon become a through street west from Tatum for direct access to our community. This is very exciting news for us and I feel this new development will be a huge asset to Desert Ridge as a whole. We have seen some great activity in Cielo in recent months so this news will add to already increasing home values. In the second half of 2013 alone, we had 11 closings within Cielo according to MLS statistics. Currently (as of 2/17/2014) you will find 5 active listings ranging from 459k-488k so 2014 looks like it will also be a strong year for us here. In other business news, it has been very exciting in the retail sector lately as well. I have been very pleased with the progress CityNorth has made in recent months. New restaurants, a state of the art pediatric dental office, and even a comedy club are all in motion at CityNorth. Tons of recent lease signings with a developer willing to spend big money is a sure fire way to revamp what was once a black eye for our community. The new developer will be installing new signage, lighting and constructing a new parking garage which will surely make it a much more attractive destination for all of us here at Cielo. With more and more attractions coming near, it looks like Cielo is a great choice for buyers and sellers alike. Do not hesitate to contact me for additional real estate news and information.
