While most of our neighbors were kissing that special someone at the stroke of midnight this past New Year’s Eve, I was kissing away our “distressed” Biltmore real estate statistics….(Shhh, don’t tell my wife Amy that I was thinking about work!) Our community real estate has dramatically improved as we ring in 2013! First in 2011, the average Days On Market for a Biltmore property was 234 days, in 2012 the average Days On Market shortened to only 144. In 2012, there were approximately 20% less cancelled or expired listings than in 2011, meaning 20% less transactions that went to market and failed to sell. Lastly and more significantly, although there have been approximately the same number of “distressed” (short sales & bank owned) sales between 2011 and 2012, it is very interesting and promising to see that as we enter 2013, there are hardly any distressed properties available within the Biltmore, showing signs of a once again very strong real estate community!
