Estancia Mid-Summer Real Estate Snapshot

e’re pleased to provide our annual “Mid-Summer Real Estate Update” and with the overall health concerns related to COVID-19, we hope that you are all healthy, happy and enjoying the summer.

First, we want to share with you the success of your on-site real estate team. Debbie Negrin, Jay Pennypacker and Will Foote (Luxury Property Group) have sold over $285 million in real estate during the last year. We were involved in 41 transactions in Estancia and an additional 101 transactions outside the gates. Our production places us in the Top 1% for real estate sales teams in the United States.

Our team continues to outperform all other real estate teams with the highest volume of sales and number of transactions in Estancia. We were involved in over 75% of the $125 million in sales in Estancia during the last 12 months and homes consistently sell at a higher price per square foot with our team.

Over the past two decades our team members have been involved in over 341 transactions behind the gates of Estancia.

Estancia Market – HOMES Overall there have been a total of 40 homes sold in the community during the last 12 months compared to 14 during the previous year when we include both CUSTOM homes and LaScalas. This establishes the annual record for total home sales in the community. Currently there are 2 homes pending sale in Estancia that will close later this month.

During the last 12 months there have been a total of 30 CUSTOM home sales compared to 11 the previous year; a 173% increase from the total last year. The average sale price for CUSTOM homes in Estancia during the last 12 months is $3,734,737, which is up 4% from the previous year. CUSTOM home sales pricing ranged from $1,800,000 - $7,025,000.

Finally, there were 10 LaScala sales over the last 12 months, compared to 3 sales during the previous 12 months. The average sale 7 price for LaScalas is $1,718,500 with sales prices ranging from $1,050,000 - $3,525,000.

Estancia Market – LOTS During the last 12 months there have been 3 lot sales, which is down from the previous year when 8 lots closed. However, the average sale price has increased by 16% finishing at $1,056,667 this year versus $965,000 last year.

Overall Luxury Market in North Scottsdale When we review the luxury HOME market in North Scottsdale we utilize the 85262 and 85266 zip codes and include homes that closed at $1,000,000 or greater. In this market volume has continued to improve with a whopping 163% increase in sales volume, while the average sales price has increased by 12% during the last 12 months. Overall, 887 homes have sold in the last 12 months compared to 337 sales during the previous 12 months. Average sales price is $1,958,999 this year compared to $1,745,776 last year. Furthermore, the average sale price per square foot has increased by 16% averaging $411 this year compared to $355 last year. As it relates to the ultra luxury market that includes sales over $3,000,000, there were 124 sales this year compared to 29 during the previous 12 months; a 328% increase.

The luxury LOT market in North Scottsdale is measured again using the 85262 and 85266 zip codes and includes lots that have closed at $300,000 or greater. Lot pricing and sales volume has exceeded the previous year with 225 lots selling in the last 12 months compared to 83 sales during the previous 12 months; a 171% increase. Average sales price has increased slightly averaging $572,003 this year versus $566,165 last year. As it relates to days on market for luxury lots selling over $300,000, the average this year is 349 days versus 416 days to sell last year.
