Landscape Strategic Plan Committee Update #5 Article submission by Susan Clouser, Dara Sitter and Kim Dwyer

The Landscape Strategic Planning team is here to update Residents on our October activities which focused on landscaping our “Streetscape” Common Areas and Big & Little Grand Canyon. We also wanted to educate the Community on some key learnings from a deep dive into irrigation data (actual gallons & dollars over the last year, for each meter), direct observations during a “field trip” around the neighborhood. Wilder Landscaping will complete the final report in November.

This report will summarize the recommended strategic landscaping plans, and we want to give you a preview of next steps. Please know that no decisions have been made thus far and community input will be considered before action.

Updates on Streetscapes Proposed enhancements to our streetscapes on Del Webb and Rim Trail focus on ease to maintain by not overcrowding or placing plants too close to pedestrian or vehicular movement. Currently, Palo Verde trees are in the small 6-foot space (parkway) between the sidewalk and the street (see small red bracket in image below). The type of Palo Verde trees planted in this parkway area are more susceptible to being blown down in high winds. In addition, when the Palo Verde tree roots enlarge over time, they can cause buckling of the concrete sidewalks because they were planted in such a small space. In fact, about 30 Palo Verde trees have already been removed from the parkways for these reasons. Trees in this area require a lot of pruning to maintain visibility and safety for drivers, pedestrians, and bikers. As trees decline or require removal the enhanced plan will be to plant Foothill Palo Verde, Ironwood, and Whitethorn Acacia trees on the other side of the sidewalk at a minimum of 6 feet from the sidewalk edge. In addition, larger shrubs would be grouped for beauty, ecological function, size and site conditions with the trees. The current style of formal alignment of non-native plants (in the space between the sidewalk and street) will be replaced by groupings of native plants and boulders, in this way, we won’t experience obvious “holes” because a plant has died.

Yard of the Month Congratulations to Junette Leach-Lee

Big & Little Grand Canyon Many of us are aware of significant erosion and flooding in the “Grand Canyon” (between Cliff Springs & Deer Creek Trails. Importantly, the Grand Canyon situation is included in the Pulte Arbitration, and as such, it is prudent to wait for news on arbitration before moving beyond initial concepts as those outcomes could influence the design/plans.

However, the LSP learned from Wilder Landscape Architects (Wilder) about some relatively “old-school” ways to reduce erosion from heavy water flows and wanted to share the ideas with you. Yes, the current trees and plants can help but more water management is critical. Stormwater can be managed so that it becomes an asset rather than a liability by slowing and spreading the flow to allow infiltration into the soil.

Simple earthworks using a combination of rock and vegetation can be an effective and inexpensive approach.

• Sheet-Flow Spreader: Embedding medium sized rocks into the soil perpendicular to the direction of water flow to disperse and slow the water.

__________________________________________________________________________ • Simple Berm & Basin: On a sloped surface, mound/arrange soil/rocks in a series of C-shaped curves to slow the flow and allow passive irrigation for native plants.

• Rock Check Dams: In larger flow areas, perpendicular to the direction of flow, rocks can be encased in gabion baskets to slow the flow of water/soil. And over time, vegetation will thrive near these places where the water is stalled/slowed.

• Infiltration trench: Where water accumulates (for example, lowest point of Grand Canyon), one can excavate a trench, line with rocks with a grade that keeps the water away from the sidewalk. Trench size is designed to ensure water soaks in within 3 days to limit insects.

Some or a combination of these approaches can better manage erosion. Coupling these earthworks approaches with strategic placement of vegetation could make this space more attractive, further help curtail erosion and a create a better habitat for birds, insects, and other animals. The LSP was quite excited about strategically dispersing native plant “Seed Balls”.

Seed Balls are little “meatballs” of seeds from desirable plants, combined with clay, compost, etc. Think back to your childhood times when you made mud-pies with your siblings and friends, and imagine a community Seed Ball Party where the Community gathers to create a paradise for our desert birds! Wilder felt that we could easily get Tucson Audubon Society to come to this event, hey maybe we could even get the local news/newspaper to cover this! Overall, this initial design approach is to better manage the flow of water using some of the above techniques combined with additional vegetation from seeds….over time, the goal is to have this space ‘return to nature’ like other nearby

washes, which should sure make things fun for all the bird watchers and animal lovers. Similarly, Little Grand Canyon has some slopes and erosion (although less pronounced than Big Grand Canyon). As such, some of the above stormwater management using earthworks and Seed Balls could also be very good in this space.

Irrigation Data Review The LSP reviewed irrigation data (gallons used) for the last 18 months. From Feb 2022- August 2023 a total of 6.6 million gallons of water was used. The highest consumption was at the Saguaro Center (2.7 million gallons), followed by Bright Angel Park (1.3 million gallons), and Lava Falls Park (902,836 gallons). As a point of reference, the lowest use was the common area on Kaibab Trail (21,692 gallons). And remarkably, 63% of the water is irrigating non-turf areas because of the large acreage being irrigated. The data clearly showed times when there are significant irrigation leaks. Two valves had been turned off (unsure of reason, assumed inadvertently), which provided great ‘experiments’ to see whether these spaces, with moderately established plants, could do well without irrigation. We were quite surprised (and relieved) to see that the vegetation had done pretty well even with the very hot summer of 2023!

Additionally, Wilder identified some common areas where they felt we should consider turning off the irrigation in the future. The team Field Trip evaluated these spaces and for the most part, we felt that we could choose to stop irrigating additional acreage. Key factors in this thought process include: use of native vegetation, determining if vegetation is established, and recognition that with less irrigation we could reduce the need for maintenance/pruning and correspondingly, cost.

Next Steps and Timing The conceptual design report will be finalized by Wilder in November. This report will provide a recommended landscape strategy for our Common Areas, plus visuals of the recommended designs plus estimated costs based on industry guidelines. The LSP has often used the term “conceptual design”. It may be useful to know what is meant by this term, which is illustrations of designs, recommended materials, estimated costs, and many supporting materials to understand the design.

The LSP will host a Community Town Hall/Zoom probably in January (date to be determined) to review the report, answer questions and listen to Resident interest/feedback for each of the potential, recommended projects. In order to facilitate a good review and discussion at the Town Hall, Wilder’s conceptual design report will be shared in advance with all homeowners. .

Bright Angel Park 3. Saguaro Center- Event Lawn, South side & East side 4. Del Webb Trail Entrance 5. Rim Trail Entrance 6. Grand Canyon (on Rim Trail between Deer Creek and Cliff Springs) 7. Grand Canyon Junior (on Rim between River and Tanner) 8. Streetscapes for Del Webb Trail and Rim Trail.

Realistically, all phases of the project cannot be done at once. These projects are proposed to be implemented over a series of years (order to be determined). The prioritization of the phases will consider costs, amenities provided, curb appeal, homeowner value, and frequency/popularity of use - all consistent with our Guiding Principles (see July Newsletter article). After receiving input from the Town Hall Meeting, the LSP will work with the Board to determine funding mechanisms for go-forward projects. Once funding for the project(s) is finalized, the next step is final design/development of Construction Documents (CDs) for each project as they occur in the schedule. The CDs communicate the landscape architect’s final design and scope of work to the landscape contractor and any subcontractors. The CDs will detail site preparation, materials, general and special conditions, scope of work, and importantly the final design drawings. They also address any zoning laws, regulations, and permits, if applicable. Essentially the CDs for each project can take between 8 to 12 weeks to prepare and ensure that every aspect of the project is covered before construction begins.

The potential next step would be the bidding process to get competitive pricing and choose a landscape contractor. Landscape contractors will submit proposals (bids) that will detail the schedule, and their cost proposal. During the typical 3 weeks that are allowed for proposal preparation, the contractors might ask for clarifications, product substitution, or additional information. Once the bids have been finalized, the landscape architect, together with the ILC and LSP, will compare and evaluate the bids. As long as adequate and competent bids are received, the recommendation to the Board of best bid can be done in about a week.

At the next Board Meeting, Residents who attend will be see the bids, hear the recommendation and participate in any discussion.

After all issues have been resolved, and Board approval, the landscape contractor will be chosen and we will be able to share with the Community the construction schedule and which section(s) of work will be done first.

As you can see, the key steps of CD preparation, bidding for hard costs, and choosing a landscape contractor need to be completed before any actual landscaping work can start.

The LSP will continue to update and inform the Community of the progress of the LSP via the monthly Newsletter. Additionally, copies of the LSP articles are posted on the DWDM website in a subsection of the Infrastructure/Landscaping Committee. At this time, actual capital work on any of the projects will not commence until the funding plan is in place after the Pulte arbitration is settled in mid-2024.

Gardening Article submission by A Gardener

Have you ever considered that gardeners are gamblers? We buy plants and encourage them to grow where we want them to. Not necessarily where the plant wants to make its home. Sometimes you have two of the same plant, it doesn’t matter if they are right next to each other or on opposite sides of the house. One plant will thrive and the other will barely stay alive.

I think that gardeners like to experiment with nature. Always trying to grow various plants. Wondering why some don’t grow as planned, yet other plants exceed all expectations. Most gardeners have lost (or watched helplessly, while they died) their share of plants.

I grew flowers and vegetables for forty years in the Pacific Northwest before moving to Arizona. What an incredibly different climate and weather patterns to learn here. We had a raised planting bed built in our backyard soon after moving into Del Webb. I have had the opportunity to learn about raising edible and ornamental plants. I am amazed at the number of others who do so, also.

This is the time of year I plant wildflower seeds in my backyard. Desert Bluebells and, either Mexican or California, Golden Poppies, I scratch the seeds into rocks or dirt (have to hide the seeds from birds!) and give them (the seeds) an occasional sprinkle of water. The plants emerge in spring, bluebells first, and poppies later.

I planted my pea pods a couple of weeks ago, and they are between just emerging and a few inches high. I can grow at least half a dozen pea vines on one tomato cage as a trellis. What a surprise to learn the seeds here were the same ones that I grew in Oregon (Oregon Sugar Pods II). From my previous seasons growing pea pods here, the plants will grow, but not bear until late winter. Then the bumper crop comes in for harvest. By April, when the weather starts to hot up, I let some pods go to seed for the next year’s crop.

Why Strength Training Article submission by Julia Darrah

The loss of muscle mass and functional strength is defined as Sarcopenia. Sarcopenia is an age related, involuntary loss of skeletal muscle mass and strength.

Beginning as early as the 4th decade of life (and even earlier), evidence suggests that skeletal muscle mass and skeletal muscle strength decline in a linear fashion, with up to 50% of mass being lost by the 8th decade of life.

The good news is this process can be slowed down, from practically a sprint to a relatively slow crawl, simply by adding 2-3 days of functional strength training. Daily life functions, such as proper pick-ups (carrying grocery bags, picking up a pet or grandchild), sit-to-stands (getting on and off the toilet), pulling items toward the body (taking clothes out of the closet), and pushing items away from the body (pushing a shopping cart or broom) are most affected by the decrease in muscle mass. The decrease in daily life functional movements can result in falls, tissue injuries, broken bones, loss of independence and lack of activity due to the fear of injury. Properly designed functional strength training programming involves movements that involve all the above mentioned - (deadlifts) (squats) (rows) (presses).

Before a functional strength training program is implemented, it is advisable in some cases to introduce strength training using strength machines such as the ones on which we will be learning here at the Saguaro Center.

Our focus will be on introducing the appropriate stimulus to your musculoskeletal system so that you may begin the process of teaching your body how to adapt to overload in order to build strength and muscle mass.

Using the machines under supervision will be a safe environment in which to achieve the introduction of a new stimulus to your body.

While strength building is a gradual process, changes begin at the cellular level almost immediately. When performed consistently and correctly, your desired results can start in as little as 2 weeks. Visible results will begin to be evident in 6-8 weeks.
