We are excited to be celebrating our town’s bicentennial in 2026, but our history dates back centuries before with colonial and Native settlements and as a center for agriculture, fishing, shipbuilding and charcoal manufacturing. Yet, over the years, Madison has evolved into the home of more than 17,000 residents who enjoy our charming downtown, premier school system and wide range of outdoor recreational amenities. These include over 55 miles of hiking trails, three stunning locally owned public beaches and Hammonasset Beach State Park, the state’s largest shoreline park, attracting nearly 1 million visitors a year.
In addition to abundant natural and cultural resources, Madison residents enjoy a responsive local government that offers high-quality public services. With a long history rooted in public engagement, we host more than 50 volunteer boards and civic organizations that make our town thrive—some celebrating 100 years of service. Strong financial stewardship, coupled with a stable tax base, has enabled us to embark on many community improvement projects to invest in our future. These include the completion in 2025 of the new Neck River Elementary School building as part of a broader Madison School Renewal Plan to prepare our schools for the future. Other projects completed in 2025 include the Garvan Point Restoration Project, which rebuilds the seawall at Madison’s premier community gathering spot, the Madison Surf Club, while also adding new community amenities and a scenic boardwalk and public tiered seating area leading to the beach.
Our beautiful downtown is filled with charming, locally owned shops and a range of restaurants to suit many tastes. Madison also hosts a wide variety of antique fairs, carnivals and cultural events throughout the year, including our July 4th Concert on the Green, one of the largest Independence Day parades in the state, and numerous road races, marathons and youth athletic tournaments. Starting in 2026, we will be hosting a series of town-wide events celebrating our bicentennial, so look out for many fun-filled ways to celebrate with us.

Population: 18,000 year-round residents
Madison was first settled in 1641 as a part of nearby Guilford. Madison was organized as a separate community more than half a century later in 1707 and incorporated in 1826. The 128th town to be established by the state of Connecticut, Madison covers a territory of approximately 36 square miles in New Haven County. It is bordered by the towns of Clinton and Killingworth on the east, Durham on the north, Long Island Sound on the south, and Guilford on the west.
The town is primarily a suburban, residential community made up of single-family homes. Since the middle of the 19th century, Madison has been home to a substantial summer resident community. The summer community is drawn to the town’s pristine beaches and the beautiful waters of Long Island Sound.
Bus and rail services are available in town, connecting New Haven to Hartford and New York City.
Parks in town include Bauer and Salt Meadow parks and the Surf Club Beach area, a town-owned, 45-acre park with beaches, athletic courts, playing fields, and a picnic area. There is also one state park.
Madison maintains its charm and rural, nautical character through its development plan. Madison is completely zoned, with approximately 80 percent currently zoned for open space or residential use and the remainder for commercial, institutional, roads, utility or vacant land. The plan also cites open space and preservation of the shore and rural character of the town as goals.
Home values in Madison range from $250,000 to $6 million, with the selling price of single-family homes averaging
$520,000. The town center, home to a quaint downtown business district, has recently undergone a renovation that includes new sidewalks, lighting, a median and underground utilities. It boasts a vibrant commercial area on Boston Post Road and Wall Street, with boutique shopping, restaurants and an independent movie theater.
SCHOOLS
The town provides ample educational opportunities to its young people, with 2,508 enrolled in local public schools, where the student-per-computer ratio for secondary schools is less than three to one, the average class size is less than 22 people from kindergarten through high school, and Connecticut Mastery Test scores average in the 90th percentile by grade 8. In town, there are

public schools from grades K through 12, and several private schools: two for pre-K through grade 8 and one for grades 6 through 12. There are also several preschool programs.

Madison’s roots run deep, and its historical landmarks offer a window into the lives of those who came before. Allis-Bushnell House and Museum

The Allis-Bushnell House and Museum dates back to 1785 and is owned and preserved by the Madison Historical Society. The home provides a glimpse into another era with exhibits focusing on local history, period furniture, ship models, clothing, toys, tools, farm equipment, herb gardens and more. This colonial-era home, located at 853 Boston Post Road, offers exhibits and programs highlighting Madison’s history. It also features a small gift shop. Visitors are welcome on the first and third Saturdays of the month from 11 a.m. to 1 p.m. Admission is free; donations are appreciated.

Lee Academy

A schoolhouse built in 1821, Lee Academy houses offices and exhibit space and is owned and operated by the Madison Historical Society. In 2011, the academy underwent a restoration to supply a new roof and windows, restore its cupola and conduct other repairs. The academy has also been the site of worship services and meetings for community organizations. It even once served as the headquarters of the Madison Public Health Association. Originally Madison’s first high school, Lee Academy houses the Madison Center for History and Culture. It is home to the offices and library of the Madison Historical Society and features a rotating exhibition hall, open Saturdays from mid-April through late November, from 11 a.m. to 4 p.m.
Deacon John Grave House 581 Boston Post Road, 203-245-4798
Across more than three centuries, this building located just off Madison Green has

been used as a school, a wartime infirmary, a weapons depot, a tavern, a courtroom and an inn. Located at 581 Boston Post Road, the Deacon John Grave House is one of Madison’s most significant historic homes. Built by John Grave, an active town citizen, in 1685, the house remained in the family for seven generations. Today, it is a well-preserved piece of Madison’s past, with records that provide insight into the lives of generations of the Grave family.
The Deacon John Grave House tours operate from mid-June to Columbus Day, on Fridays and Saturdays from 1 to 4 p.m. Admission is $2 for adults, and children enter for free.
The Sculpture Mile at Madison
With a full mile of sculptures by contemporary American artists on display throughout the downtown area, Madi-
son prides itself on being the first United States community to have mounted a year-round outdoor sculpture exhibit. The Sculpture Mile, known as the town’s “living museum”, comprises approximately 30 large sculptures.
First Congregational Church (1838)
Overlooking the town green, the First Congregational Church is a striking example of early New England architecture and remains a central part of Madison’s downtown charm.
Other historic sites in Madison include the E.C. Scranton Memorial Library, the West Cemetery (one of five burial grounds in Madison) and several historic trails, such as the Paper Mill Trail (running along the banks of the Hammonasset River) and Rockland Preserve. History buffs will also consider visiting the Charlotte L. Evarts

BEACHES & WATERFRONT ACTIVITIES
With miles of shoreline, Madison is the perfect place to soak up the sun, take in coastal views and enjoy water-based recreation. With family-friendly amenities and peaceful piers, each beach offers its own charm.
Surf Club Park
Known as “the gem of Madison,” Surf Club Park spans 45 acres of beachfront beauty. Visitors can enjoy a variety of ame-

East Wharf and West Wharf Beach
East Wharf Beach is a quiet, scenic spot open to the public. A charming gazebo overlooks the shoreline, and a fishing pier— once part of a historic shipbuilding site on Long Island Sound—adds a touch of history. Seasonal boat storage is also available.
Nearby, West Wharf Beach features a small jetty and a boat launch, making it a convenient spot for paddlers and small craft.

Madison is a paradise for outdoor enthusiasts. With its stunning beaches and scenic parks, it offers endless opportunities to connect with nature while having fun.
Hammonasset Beach State Park
As Connecticut’s largest shoreline park, Hammonasset Beach State Park attracts over a million visitors each year. Open year-round, it offers miles of sandy shoreline, scenic trails and a variety of recreational activities.
From Labor Day to Columbus Day, campers can take advantage of the wellequipped campground, which features a camp store, bathhouses, dishwashing stations, water faucets and a playground. The Camp Host program keeps things lively by hosting activities such as movie nights,
bingo, kids’ crafts, Fourth of July parades, bike decoration contests and even Christmas in July.
Nature lovers won’t want to miss Meigs Point Nature Center, home to a diverse array of wildlife, including turtles, snakes, amphibians, crabs and fish. Interactive exhibits and hands-on programs make it a fun and educational stop for visitors of all ages. The park also offers excellent hiking and biking trails, as well as prime fishing spots.

Salt Meadow Park
Salt Meadow Park blends conservation with recreation. In addition to its protected natural spaces, it boasts soccer and lacrosse fields, a walking path, hiking trails, a pavilion and a dog park—so even furry friends can join in the fun.
Bauer Park
Originally a working farm, Bauer Park was donated to Madison in 1990 and remains a hub of community activity. Visitors can explore historic sites, nature trails and diverse ecosystems, while gardening enthusiasts can participate in the community garden program, which offers both organic and non-organic plots. Each fall, the park hosts the Harvest Festival, a free event featuring live music and family-friendly activities.
Hammonasset Beach State Park
Rockland Preserve
A favorite among hikers and mountain bikers, Rockland Preserve features volunteer-built trails suited for all skill levels. Rockland Bike Park includes a family-friendly riding area, a pump track and a skills zone designed to help bikers improve their balance and technique.

A beloved shoreline tradition since 1979, Lenny & Joe’s Fish Tale, located at 1301 Boston Post Road, treats every guest like family. The menu features fresh, high-quality seafood in a laid-back atmosphere with both indoor and outdoor seating options. The on-site carousel, named the “Flying Menagerie for Charity,” offers rides for kids, with all proceeds donated to local charitable causes.
Cafe Allegre

Madison Artisan and Antique Fall Festival
Experience a delightful fall day in Madison at the Artisan and Antique Fall Festival. The day will be filled with over 40 unique artisan and antique vendors, live music, classic hayrides, pumpkin patches, fall planters and mums. There will also be a kids’ corner featuring activities like pumpkin decorating, coloring and face painting.
