Left Image of sloping tower apartment diagrid structure at Altair, Colombo Right View of connecting steel outriggers at bridge at level 39 and 41 from eco deck at level 5.

Currently, the tallest residential tower in Sri Lanka, standing 242m in height, the sloping tower and straight tower comprise 404 apartment units. The project took 9 years to complete. The 14 degree sloping tower was constructed using a steel diagrid structure with 2 connection points at level 39 and 41 using steel outriggers. With the vertical tower constructed using r/f concrete, the diagrid was cladded using gfrc panels. Here, the principal Architect was concerned about the weathering of the 2 towers due to the distinct methods of construction. My responsibility as the site Architect was to respond to daily submittal’s, inquiries by contractors and client, quality inspection, participation in meetings etc. In addition, I provided leadership in reviewing the design development drawings and structure, MEP services coordination. Submissions and correspondence with statutory bodies in obtaining planning approval for the drawing revisions made during design development stage was also a key responsibility I undertook.

Designed by Palmer & Turner, Singapore, Achilleion was a luxury 50 level twin tower complex consisting of 2 Basements, 8 podium parking levels, two forty level residential towers housing 584 apartments, with a sky bridge at level twenty eight and a revolving restaurant with a helipad at the top most level. My role as project coordinator for the consortium consultant SWA was to coordinate all the consultants design work as well as ensuring the designs met the Clients brief and programme targets. Reviewing designs for compliance with regulation, providing local regulatory guideline information required to all the foreign design consultants as well as site data as and when required taking responsibility for all project related work. This included the full time supervision of the construction of the show apartment and sales gallery for the project. The particular specifications and bill of quantity descriptions related to the architectural design were documented under my leadership and guidance. Liaising with all relevant statutory bodies to obtain permits and clearances was also carried out by me, with specialist consultants assistance obtained where required (i.e. traffic, solid waste management, environmental impact assessment, helipad design etc). Here, ensuring all requirements, guidelines requested were incorporated in the designs were overlooked and coordinated with the relevant design consultants.

As the development was proposed on sub-urban coastal property without a specific development guidelines, general planning regulations(1986) had to be applied which restricted the height of the proposal. We however, argued a 65.3 degree imaginary line for light and ventilation as well as a 2:1 ratio for height of the building vs the distance to farthest edge of the abutting street would restrict any modern development, which the planners agreed with.

The small 215sqm plot was enclosed on all 4 sides with the exception of a 3.3m entry driveway. Therefore, I felt it was important to create small pocket garden spaces to maximise the natural light and ventilation. These tiny garden spaces allow for through ventilation to keep the internal spaces cool during the hot summer days.

The soft refurbishment was aimed at improving the image of the hotel which had been neglected for decades. With a budget of 10% the average per square meter allocation for a similar hospitality project, I had to use subtle design and decorative elements to exaggerate and improve the quality space whilst highlighting the colonial heritage of the hotel dating back to 1837. Two ballrooms (Rainbow, Lotus) were also refurbished as part of this project.

With a fixed budget set by the Client, the Design Build Contractor ensured that SWA was not given a free artistic rein with the design. This is especially noticeable in the limitations of windows and their sizes on the facade. The layout plans too reflect a building solely governed by cost, although the purpose of the development was to house a design academy. I assisted in making the amendment required to meet the statutory requirements request by the fire services department and planning authorities for the revised submission to obtain planning approval.

The Overseas School of Colombo, Sports Centre was unique at the time of construction as it was one of the only modern multi sports arenas at the time of construction in Sri Lanka with only the 2nd climbing wall structure. I had the unique opportunity of designing the sports arena layouts which included 8 badminton courts, 2 volleyball courts as well as 3 basketball courts and the climbing wall. As the gymnasium was constructed within an existing skeleton frame the floor had to be levelled using a self levelling screed for the special high performance sports flooring used. A bright palette of colours were used throughout the building to engage with the kids.

As the school relied solely on sponsorships and donations to fund the project, the swimming pool complex had to be value engineered on several occasions as the budget provided was not reflective of the design brief.

Top, St.Benedict’s College Swimming Pool Complex

We staggered the pavilion and used subtle variations in colours and materials to create a design interest in the project considering the budget allocation. Retaining the visual connection to the main college building and complementing the colonial architecture of the college whilst developing a modern complex was a few of the challenges we had to meet in the design. Having been given the main criteria, and outline requirements, I prepared and assisted the development of all drawings, particular specification from schematic to construction stage. The in ground, flooded pump rooms, tile specifications and dimensions required for a six(6) lane, 25 meter competitive pool were all designed and drafted following consultation with specialist engineers, vendors and referencing of international standard guideline (i.e. FINA).

A 750 square meter coin storage space was to be designed and built within a four and a half month period at a cost of USD 600,000 for the Central Bank of Sri Lanka(CBSL). Having designed and coordinated two of the most recent warehouses undertaken by SWA at the time, I was assigned as the Architect and project coordinator. As a purely functional building there was little input that our design team could have on the building envelope or the interior space as it was governed by a strict functional and budgetary restrictions. However, being as creative as possible, our design for the envelope was for it to be suggestive of an protective wrapping its precious stowing. We used two colours in dark bronze and gold to symbolize the old and new coins to be stored. Having one and a half tonne coin palettes raised to heights of up to nine meters required a super flat floor to prevent any of the reach trucks toppling. A FM02 super flat floor was specified in accordance with the TR34 guidelines to accommodate this special storing requirement.

The printing press designed to handle two 10 colour printing machines under a temperature between 21-24 degrees and for the floor to be able to absorb all the vibrations of the printers, cutters, feeders and binding machines. Maintaining such a low temperature in a tropical climate as well as constructing a flat (FM3) was a challenge with a very small budget made available by the Client. As the site was located in a low lying site prone to flooding, the warehouse floor was elevated and required a ramp for stacker and fork lift access from the existing factory floor.
