Cornwall House Brief: Propose a residential intervention for a new type of city user, with a constraint drawn from the recent changes reflecting the impacts of the multifaceted crisis of climate emergency and the pandemic, the environmental and humanitarian agendas, within a chosen site in the designated area of Waterloo Opportunity Area.

33-34 Cornwall Road, SE1 8TJ, London The site is located on 33-34 Cornwall Road in the Waterloo Opportunity Area of London. Situated in the Roupell conservation area, the site has an existing structure in keeping with the local character. Cornwall Road is a key route for commuters will soon be pedestrianised to encourage a cleaner environment and reduce greenhouse gases. Many schools surround the site allowing the bakery to have a greater catchment of customers and after-school baking classes to generate income while the children make friends and integrate into city life.

Location and Connectivity The site is located in the Lansbury Ward of the London Borough of Tower Hamlets. It is situated in the Lower Lea Valley sub-area of the borough that forms part of the wider London Planʼs Lower Lea Valley Opportunity Area which stretches north comprising the boroughs of Newham and Hackney. The site sits adjacent to Bow Creek, a long tidal estuary of the River Lea, and East India Dock Road, a major arterial route from Limehouse to Canning Town in London.

Proposed Access Connectivity Existing site access is fragmented and difficult for and pedestrians to access the site coming from Canning Town station. The local council has proposed a series of bridges and riverfront walkways to better integrate the site to vital infrastructure points around the site.

There is currently only one vehcile access point to the site via Lanrick Road. Portree Street has bollards at the intersection between Portree Street and Lanrick Road which creates a barrier to enter the site from a second access point and this puts heavy vehicle traffic on Lanrick Road.

Lanrick road can be entered from Abbott Road using a left hand turn. However, to exit Lanrick road there is a sharp U-turn onto East India Dock Road. Eventhough this is not a problem for ordinary vechiles, larger construction vechiles transporting construction materials would not be able

With an increase in working individuals and families moving into the area, there has been a large demand for housing that caters to the needs of this demographic. With this, the council has incorporated key infrastructure into its plan to link different areas both in connectivity and a sense of community.

Shoreditch Grafitti Centre Brief: Design a hybrid civic centre celebrating an activity in relation to the context and key interests derived from site analysis. The centre must include a temporary POP-UP retail experience, which should have a permanent civic function.
