Welcome to Halifax’s Reno & Deck Expo! T

he Nova Scotia Home Builders’ Association (NSHBA) and the Better Business Bureau welcome you to the Reno & Deck Expo 2015. The goal of the Expo is to provide homeowners with information to help you with your renovations and deck projects. The experts will be at the Expo to listen to your ideas, provide advice and help you make the best decisions for the next steps of your renovation journey. There are many horror stories that can be heard about renovations that have not gone the way they were supposed to, leaving homeowners feeling frustrated and overwhelmed. The idea of offering the right tools all under one roof will help people better understand the process and help take the frustration out of the equation, making for a more enjoyable experience. “We felt that this was a missing link in the market when it comes to information on renovations and decks,” says Paul Pettipas, NSHBA chief executive officer. “With renovations being a major investment for homeowners we feel strongly that the more information you have, the better informed your decisions will be, resulting in a greater opportunity for a successful renovation.” The partnership between NSHBA and the Better Business Bureau on the Expo was another way these two organizations felt they could work together to further help educate homeowners about their renovations and deck projects. “The Expo will give homeowners the time to do their proper research and better understand the questions to

ask, find the information that is available to them before they move forward with their project,” says Peter Moorhouse, President & CEO of the BBB, serving the Atlantic Provinces. Exhibitors at the Expo include professional renovators and contractors, skilled trades people, product manufacturers, local product retailers and interior design and decorating specialists. There will be tool and product demonstrations, deck building exhibits and interactive areas. In addition to being an excellent source of information, ideas and references, there are some other exciting opportunities to look for at this year’s Reno & Deck Expo, including: HGTV renovation personality Damon Bennett will be hosting seminars on Saturday to help you with your renovation decisions. The Canadian Association of Home & Property Inspectors will be giving away 50 FREE deck inspections. This inspection will help you better understand if your deck is in need of some TLC or if it is in good shape to withstand another snowy winter. Each inspection will include a structural inspection by a registered CAHPI member.

Saturday’s Guest Speaker, Damon Bennett

D

amon began working in the construction industry when he was just 15-years old. He started as a bricklayer’s helper and then moved up working as a roofer, framer and renovator whose professionalism on the field was surpassed only by his expertise. While working on a client’s home, Damon was approached by producers of the hit television series, Holmes on Homes® to work permanently on the Mike Holmes’ Crew. His undeniable skill, work ethic and craftsmanship led him to escalate quickly within the ranks, becoming Crew Supervisor and Mike’s lead hand on all of his jobsites. Fans of the series came to know Damon as Mike’s right-hand man, and then as Mike’s co-host on Holmes Inspection. It wasn’t long before more than 1.5 million viewers in Canada were tuning in weekly, watching Damon take the reigns on getting the job done right. Damon’s uncompromising diligence and unyielding dedication to every job proves that there is honour in a good day’s work. He currently specializes in carpentry, structure reinforcement and full construction coordination, but it is his commitment to helping others the best way he knows how which continues to drive him forward on every task he takes on. Building and maintaining your deck T

aking advantage of the beautiful – albeit brief – Nova Scotia summer weather is often best done outside on a deck. If you are looking to build your very own outdoor oasis, or replace an existing one, there are things to take into consideration. Before you head to your local building supply store to pick up your lumber, stop and think about what you are hoping to accomplish once your deck construction is complete. There are many options to consider depending on your lifestyle, size of home/yard, regional building codes and – of course – your budget. “Make sure when you are planning your deck that it is the size and shape you really want,” says Peter Briand from Econo Renovations. “What is the purpose of your deck? Do you entertain a great deal, will it suit your family’s needs?” All of these factors will play a role in defining your deck design. Briand notes that it is a good idea to also consider what your needs may look like five and ten years from now compared to today. This will help you gain a better perspective on options you may not have considered. The next step is the actual construction. If you have never built a deck and plan to just jump right in with a friend on the next sunny weekend, you may want to first consider a few things before you start pounding nails. Building your own deck can be a great idea if you understand what needs to be done to keep the deck safe. If it is beyond your expertise, you may want to think about hiring a professional, someone who can safely take your vision and build it to your satisfaction. One question that is often asked about decks is whether or not you require a permit. The answer is yes. But why? There are a few parts to this answer, but the most important one is safety. Have you followed the required specifications for height, length and width; footings; spans for deck beams; and railings?

Having a deck that you ‘think’ meets the criteria and specifications is different than having one that actually does. Obtaining a permit helps provide peace of mind because your fee also includes inspections at the footing stage and a final inspection. “We have heard a lot of stories about unsafe decks over the past several years. Although some people may not think a deck is as important as other parts of a home, we need to shift this way of thinking,” says Paul Pettipas Nova Scotia Home Builders’ Association (NSHBA) chief executive officer. Regular deck maintenance is also important. As with everything in a home, time must be spent ensuring a deck is not only safe when it is built, but that it stays that way throughout the years. A few maintenance tips for your deck include: Check the fasteners that attach your deck to your house to make sure they are in good shape and that the winter months did not harm the deck. Inspect your railings, stairs, balusters and banisters on your deck to make sure they are all solid and do not move. Clean off your deck – sweep and wash away any built up debris, as this will lead to staining and decay. Stain and Seal your deck if it was built with pressure treated lumber. Although pressure treated lumber is designed to keep away insects and decay, it will still be susceptible to sun and moisture. Staining and sealing your deck will help keep it looking better while maintain the integrity of the wood. Mistakes to avoid during home renovations

D

oes the thought of a renovation to your home make you smile in anticipation of the possibilities ahead? Or, on the contrary, does it make you cringe when you think of all the potential challenges you may face? If you are dreading the idea of the experience, could it be based on memories from a past renovation gone wrong? Or maybe you are just not sure of where to start, so it all seems overwhelming. To help create a better renovation experience, here are a few things you can do to avoid making common mistakes that may lead to a negative renovation process:

You can never do too much prep work

A project can be exciting and your instinct may be to jump right to work. Before you do, stop and think about how much easier it will be to first do your homework and create a plan. Making lists are a great way to start. Identify what you want to have and what needs to be done and start to prioritize your list. This will help to keep you focused and allow you to create a more accurate time line and stick to your budget.

Don’t take on more than you can handle

If you aren’t familiar with what you are trying to accomplish,

jumping in and hoping for the best can end up costing you more money in the end. Knowing your limitations on what you can do yourself and knowing when you need to hire a professional are important in your renovation decisions.

Hiring the right renovator

If you aren’t doing the work yourself, you want to make sure you hire the right contractor for your renovation. They should provide you with a written contract, have workers compensation coverage and liability insurance. They should also provide you with references of past clients for you to follow up with to find out if the renovator finished the job on time and budget and how they handled changes as they arose. Don’t forget to ask whether or not the homeowner would hire the renovator for a future project. Trust your own instincts. If you aren’t comfortable communicating your ideas with the renovator before you make your choice on who to work with, odds are that it won’t get much better once you start. Get it in writing... work with professionals W

hen completed properly, a renovation can improve the look and function of your home for years to come. However, if something goes wrong, it can result in a huge waste of time and money and the final outcome may not be what you envisioned for your home. After watching a marathon of home renovation TV shows, many homeowners jump into a renovation project thinking they know enough to complete a project without hiring a professional. While there are many homeowners quite capable of renovating their own home, it is important to be realistic with the scope of work. Those who plunge into a renovation project without knowing anything about plumbing, carpentry or design may cause more damage and incur more expense than they would have through hiring a professional in the first place. If it is decided that you want a professional involved in your renovation, the next issue is finding a good renovator that you can trust to do the job right and at a fair price. Resources such as the Better Business Bureau and the Nova Scotia Home Builders’ Association make it easier to find a trustworthy company in your area. Both organizations have ethical business standards that their members voluntarily agree to uphold. Before hiring your renovator, it is important to interview

several candidates for your project. Contact the renovators to see if they have the proper insurance and if they provide written estimates. Also ask to see their portfolio and references from past projects and then contact each reference with a list of questions: Was their renovation project completed on time? Was it on budget? Were they satisfied with the final results? Most importantly, would they hire this renovator again? Most people will be more than happy to talk about their renovation experiences. When you decide on the renovator that is the right fit for you and your project it is important to have a written contract outlining important details about your project. These details include cost, the timelines you will be working with and the materials being used. The contract will help protect you in the event that things go wrong, ensuring that both you and the renovator carry out your ends of the agreement.
