erald Mitchell Contracting Ltd first began in 1976 when Gerald received his degree certifying him as an Inter-Provincial Carpenter obtained through NSIT. During the first few years this company was merely a one man operation with Gerald Mitchell as the owner, operator and contractor. Since then, the number of houses built by Gerald Mitchell Contracting has steadily increased. Today Gerald Mitchell has established himself as a premier builder of residential homes and his company as a leader in the new home construction industry. Many years of hands-on experience through framing, running operations and dealing with customers have given Gerald the knowledge to deliver the best possible product to his customers. His master carpenter skills, integrity and work philosophy has preceded him. His conviction to his craft and commitment to clients has earned him a reputation as a trusted industry leader. Only in recent years has Gerald retired his tool belt (after 30 years of hands-on framing), to focus solely on the operation of his company. In preparation for this and to accommodate future growth, in 2006, Gerald Mitchell Contracting Limited developed GM Homes as a sister company to undertake specific operations.

Gerald and his wife, Angela, were married in 1978, and recently celebrated their 36th wedding anniversary. They’ve been working in the business for nearly their entire married life. They have grown the company slowly but steadily over the years, mostly on word-of-mouth advertising and referrals. Families who are building for the first time are sometimes nervous about signing on the dotted line, but Angela says Gerald has a gift for simplifying the process and making people feel comfortable. “When people talk to Gerald, they see right away that he knows what he’s talking about – he’s done it hundreds of times,” says Angela. “People place their trust in him for good reason, because he’s confident in what he does and he has the results – and the team – to back it up.”

It’s all about the Team Originally a one-man show, Gerald’s residential construction team has increased steadily over the years. They currently have 14 full-time employees, and close to 24 loyal subtrades such as framers, finish carpenters and painters who are valued members of the team. In fact, the dedication of Gerald’s long-lasting partners and affiliate companies is

one of the many reasons that the company is able to boast such a high volume of repeat customers. Gerald is well-known for maintaining excellent relationships with his sub-trades – many of which have been with him for decades. Some have even been around from the start and feel like an extension of the family. Angela believes one of the reasons they’ve maintained such a low turnover rate is that they make Gerald Mitchell Contracting a positive place to work. “We really care about our employees, and we enjoy doing things together as a team – that might not be the norm for other companies, but it’s what we’ve always done.”

Each year, the Mitchells host a big summer party at their house for friends, clients, employees and business partners. The family-oriented day includes an ice cream truck, barbecue, bouncy castles, boating, swimming, characters for the kids, face-painting and much more. In addition, Angela and Gerald throw a big dinner-dance for their employees to celebrate the holiday season. “We think it’s important to spend time together outside of work, so everyone really connects,” says Angela. “Gerald has even taken employees to Montreal to watch a hockey game, and last year we started a Gerald Mitchell Contracting hockey team.”

...Continued The corporate hockey team has been a huge success, with many of the company’s sub-trades joining them on the ice on Thursday afternoons. It’s these activities – outside of work – that really help bond the team together. “We do a lot of things together as a group,” says Gerald. “We all get together and have fun, and it means a lot to me. I have made a lot of good friends while building houses.” Project Manager Frank Dorrington agrees, adding that Gerald’s employees are happy and productive because he gives them space to do their job properly, but he’s always available when you need him. “Gerald and I were friends long before I ever worked for him, and I’ve always admired his passion for his work,” says Frank. “He really sets out every day to do a good job for someone.” Office Manager Margie Brisson has worked in various capacities in the home-building industry, and she says Gerald has a unique – and admirable – way of doing business. “It’s all about the way he presents himself, and how he expects such a high quality of work from everyone,” says Margie. “His homes truly stand the test of time, and that’s why we often have customers who want us to build for them again – years later – because they loved their first home so much.” Another reason for having some of the most skilled employees and dedicated sub-trades in the business is that Gerald has aligned himself with people who have the same dedication and passion that he has for his trade. They are all hard workers, honest, and believe in always doing their best work. For example, Brian and Daniel McKillop, a father-and-son team, have been working with Gerald Mitchell Contracting for a combined 50 years – Brian for 30 years and his son for 20. Both men have a passion for the professional skills they provide and take pride in working for a family company. Daniel, a university graduate, has been working with both his father and Gerald on construction projects since he was 16. Although he appreciates the benefits of his “formal” edu-

cation, Daniel admits that you can’t learn the craftsmanship and skills required for building homes like Gerald Mitchell’s from a university classroom. It requires a long mentoring/ apprenticeship process that can only be passed-down from master carpenters like his father and Gerald. “We always focus on doing our very best work,” Gerald says with pride. “If something doesn’t work out perfectly, we will make it right.”

Community Gerald Mitchell has a long-standing tradition of home building and renovating in his home town of Fall River. Although he and his team build homes across HRM, the pretty treed community remains his favourite spot to build. The Mitchell family is proud that they have been building in the community for more than three decades, helping build a variety of what many feel to be the perfect family neighbourhoods. They have been instrumental in making it such a popular place to live, including their dedication to working with the business community and local organizations . Gerald Mitchell Contracting sponsors several kids’ hockey teams throughout HRM, and Gerald describes it as a pleasure to give back wherever and whenever possible. They are big supporters of FEED Nova Scotia, and when Lockview High School runs its work-term program, Gerald always takes on a student to mentor every Friday. With the addition of their new Sales Office and Design Centre located in the heart of the community on Fall River Road, Gerald Mitchell Contracting is set to support growth and development for decades to come and they look forward to helping shape the region’s future.

“He didn’t start off as a keen business person – he was a contractor and a builder – and his business sense was something that developed over the years,” says Jerry. “I don’t think he ever realized he was a businessman until after it had already happened – he just considered himself to be a really hard-working framer and carpenter.” Jerry believes his father is a strong leader, and he says he’s learned a lot about management from him. “He’s highly-respected by his employees, his sub-trades, and other people who work in the industry,” says Jerry. “He’s dedicated to building quality homes, and that shines through in everything he says and does.” Jerry and his sister, Cheryl Law, both experienced Realtors, are heading up Gerald Mitchell Contracting’s sister company – Mitchell Realty. They will be taking the reins of the contracting division when Gerald chooses to retire, although that’s still a few years down the road. Both Jerry and Cheryl are constantly awed by how easily their father makes decisions, and hope to make him proud. “He has a natural sense about so many things – which land to buy, how to frame a certain way, how to lay out a lot – he just feels it from his gut,” says Jerry. “He has so much experience that he just seems to know the right answer to everything.” Cheryl adds it’s her father’s absolute perseverance that has kept the company successful for so many years. “I feel like he eats, sleeps, and breathes building houses. It’s not just ‘work’ to him – it’s what he loves doing, and he takes pride in everything he does.”

ithout question, there is truth to the age-old expression, ‘there’s no place like home’. To many homeowners, the home they currently live in is the one they intend to stay in, indefinitely. Whether due to maintaining a family tradition, a connection to the land, family memories, or simply based on economics, the decision to stay in an existing home as opposed to building a new one is a common occurrence. As common as this is, it doesn’t mean the same homeowners are content with living in décor or designs from decades past. With the abundance of quality house and home-based information and entertainment, there is an ever-evolving display of tempting home layout designs, innovative products and changing colour palettes that drive the renovation industry. There are also lifestyle changes that necessitate change, both cosmetic and structural. This project currently underway by Gerald Mitchell Contracting in Bedford involves stripping most of the home to its frame to improve energy efficiency through the installation of a heat pump and upgraded windows, doors and insulation. When complete, it will be a new, modern home inside and out.

The Building Process B

uilding a new home, although exciting, can seem like a daunting task. From choosing the right community to the best home style, even the type of door knob you prefer, fun choices can quickly turn into stressful decisions. The team at Gerald Mitchell Contracting appreciates that every family is unique, and that means each home will be unique. We’ve been building homes for over 3 decades and have perfected the process to allow you to experience more of the fun and less of the frustration! Although every project is different, our family is hear to help your family move into the home you have always wanted. Here is a summarized process of building your home, along with a few steps to consider.

PHASE 1: Dream Home Idea

1-4 Weeks

INITIAL DISCUSSIONS

You will meet with the Gerald Mitchell Contracting and Mitchell Realty teams to discuss your home ideas, where you’d like to live and your budget. Things to consider: Financing Are you pre approved for your mortgage; Is the home you are considering within your budget; Have you left a contingency fund for extras (landscaping, sheds, furniture, appliances,etc). Community Have you decided on a community that meets all of your needs (location, amenities, schools, future growth, local support groups, etc) Home Style Select a home style that best suits your families needs, not just how it looks outside, but how it functions on the inside (square footage, levels/storeys, bedrooms, flex rooms, storage, family expansion, long-term planning). Special Considerations Remember to include discussion on special considerations, options or requirements at this point, as they may impact your home style or budget. Examples: Home Heating, Cooling & Energy Efficiency. Although all of our homes are built above code, energy-efficient and EnergyStar rated, there may be special options you would want to include. Aging-in-Place or accessibility. If you need to accommodate any family members with special needs, or want to plan for the long-term, there may be special planning required or things we can suggest to assist you. Special layout, wiring or utilities for media rooms, home entertainment, communications, in-law or guest suites, etc. Lot Choice Some lots are designed for bungalows, some are better for two storeys. Make sure you choose a lot that allows for your house style, or visa-versa. Also consider the view, outside activities, storage and driveway.

Schedule Be sure to decide on a move-in date and be flexible - some builds take longer than others, especially depending on the type of home and special requirements. Typically, it takes five months to get families into their new homes, starting from when a building permit is obtained (see Phase 2). Selling Your Existing Home If you already have a home and need to sell it before purchasing your new one, plan how this will happen. Mitchell Realty, a division of Gerald Mitchell Contracting, is available to assist you with this. See page 14 to learn more about our Realty division.

PHASE 2: Construction

9-13 Weeks

CONTRACTS AND PERMITS

Once you decide to build your new home with Gerald Mitchell Contracting, at this stage you confirm your location and home plans (including any special/custom layouts). You will then sign a purchase contract and we will start the building permit process. Submitting the permits is typically one of the longest parts which can take weeks, so be prepared.

FOUNDATION AND FRAMING

Once permits are obtained, we will prepare the land for your new home, lay the foundation and build the frame. Make a note to request any special land clearing or exterior grade changes at this point, as equipment will be on site. The Project Manager typically takes over at this stage, being the primary point of contact and coordinating all schedules and budgets. Your dream is looking more like reality now!

PHASE 3: Customization

3-4 Weeks

CHOOSING YOUR FINISHES

Now is the fun part! You will have the opportunity to completely customize your home choose trim packages, exterior finishes, paint colours, door styles, flooring, light fixtures, kitchen cabinets and countertops. There are a lot of decisions to make and the Project Manager will assist you in keeping to the schedule. Be prepared for a little homework - and enjoy the experience of shopping for your home’s new finishes!

PHASE 4: Closing & Move In

1 Week

MOVING IN

Following a final walk-through with our team to ensure all of your needs are met, your new home will be ready for your family to enjoy.

WARRANTY

All Gerald Mitchell Contracting homes come fully-warranted, and include a one-year builders’ warranty. This means that if anything at all goes wrong in the first year, although not common, the team will come back and make it right.

Gerald Mitchell has been building homes for nearly 40 years, and the lifelong Fall River resident got started when he excelled at woodworking courses in high school. He then found himself building houses alongside his brother-in-law at the age of 18. He was running his own business by 21, and earned his interprovincial carpentry papers from NSCC four years later. In those days, Gerald did every step himself – from clearing the lot and building his own foundations to building custom cabinets and hammering in every nail. He started off building four or five houses a year, and now often tops 50 houses a year. He estimates he’s built more than 800 homes to date, plus completed thousands of renovations. The father of two – and grandfather of five – is an avid hockey player and founder of an Over-50 team last year (who’s fund-raising helped send an athlete to the Special Olympics). A die-hard Toronto Maple Leafs fan, Gerald’s impressive “Leafs Museum” in his rec-room is the envy of all who see it. He is also a devoted golf player, and one of the longest-standing members of Oakfield Golf and Country Club.

When Angela Mitchell and her husband, Gerald, started their business at the beginning of their marriage – more than 36 years ago – she never dreamed it would be this successful. With her background in bookkeeping and accounting, she managed the finances for the first 15 years of the business. After eight years pursuing a career in the financial investment industry, Angela returned to the company full-time – managing marketing and overseeing the bookkeeping. With a sharp eye for design, Angela chooses all of the colours and finishes for spec homes, and provides valuable input on the homes’ design. She also played a key role in opening a new division of the business – G&A Mitchell Rentals – and establishing a beautiful new dance studio in Fall River, called Dance Zone. Much of Angela’s time away from work is spent with family, caring for her teenage niece and nephew, Melissa and James, who live with Gerald and Angela and who are also getting involved in the company working during the summer. She enjoys yoga, fitness, and crafts... in addition to applauding her granddaughters at their dance recitals or cheering on her grandson at his hockey games.

Frank Dorrington Project Manager

Frank Dorrington joined the team in 2006, after retiring from the RCMP after 20 years of service. He had started his own roofing and renovation company, but Gerald recruited him because of his innate project management skills. With his extensive communication and human relations background, Frank was a natural-born organizer, easily managing the timelines and budgets required with building new homes. Since joining Gerald Mitchell Contracting, Frank has taken a Better Built Homes course by the Nova Scotia Home Builders’ Association, as well as attended several seminars on energy efficiency and building envelopes. He and his family moved to Fall River in 1990, and love where they live. Now that his children are 24 and 26, Frank and his wife enjoy spending time vacationing in their travel trailer. Frank also enjoys playing hockey, snowmobiling, and motorcycling.

Project Manager Mike Bennett has been working his way up the ladder, literally in some cases, with Gerald Mitchell Contracting over the last 10 years. Self-employed since he was 19, Mike first operated a Needs franchise before starting with the Mitchell team. After earning his stripes with siding and framing, he moved on to trim and service work and has covered pretty much everything in between. Mike’s passion for the construction industry has kept him keen on advancing his know-how and experience through training and research. He has most recently achieved certification in Nudora ICF (Insulated Concrete Form) construction sytems. Mike married his high-school sweet heart, Abbie Courneya. Together they have an 11-year old daughter, Kathleen. When not travelling locally and abroad with his family – a favourite pastime for them all – he enjoys spending free time fishing and golfing.

Margie Brisson Office Manager

As Office Manager, Margie prepares pricing and permits for customers and completes all of the necessary paperwork. She also helps the Project Managers, making sure everything is running smoothly at all times. For many customers, Margie will be the primary point of contact and is always happy to help out. Margie met Gerald years ago, when she was working in the office at Kent – she would prepare his slips when he purchased building materials for his homes. She later worked for a competitor as an Estimator. When she was eventually available, Gerald hired her immediately, knowing she was the perfect fit to manage the office. Margie’s husband retired from the navy after 23 years in 2001 and together they love driving motorcycles, travelling and being outdoors. Margie also enjoys spending time with her two children - aged 26 and 27 who are both in the military.

ith the existing contracting company consistently building 40-50 houses each year, Gerald Mitchell says it just made sense to start selling the homes themselves – especially since both of his children were already Realtors. His son, Jerry Mitchell, and daughter, Cheryl Law, had both been in the real estate industry for several years, working with various local real estate companies. When Gerald approached them with the idea of starting their own real estate team, the decision was an easy one. By having their own business, they could amalgamate tasks and streamline the process, including the coordination of closing dates and helping new home customers to sell their current homes. Those who know Gerald appreciate he isn’t one to just sit around on a good idea – he runs with it, full-tilt. Just six weeks after making the decision, the paperwork was completed. They had a great broker lined up to help them run the company. So together they started Mitchell Realty as a three-person team, all sharing the same ideals and approach to Real Estate.

To ensure this, Jerry and Cheryl have designed and implemented training programs in order to teach their agents about both real estate marketing and new home construction.

Working as a team The entire Mitchell family was involved in the families’ business of building and renovating homes from the start, including Jerry and Cheryl. As often is the case with siblings, Jerry and Cheryl bring different strengths to the table and tend to have opposite personality traits and interests. Working together with their parents at a young age helped them forge a bond that only siblings can share. And fortunately, that bond only continues to strengthen to this day, as the pair work together managing Mitchell Realty. Angela Mitchell, co-owner of the contracting division and spouse to Gerald, can attest to the benefits that a strong family company can bring to customers. She remembers thinking that it seemed very natural that their son and daughter got involved with the family business and start Mitchell Realty to complement Gerald Mitchell Contracting. “I feel it offers another level of trust to our clients, because they can see that we’re a really tight, family-run business. Trust and integrity has always been the number-one priority for us, and we’ve proven that over the last 35 years. We have passed that same thinking down to our kids.” Many homeowners love the idea of having Gerald Mitchell Contracting build them a new home, knowing that Mitchell Realty will take care of the closing details while also selling their existing home. It offers a certain level of comfort that isn’t always available in this industry.


In the community and in the future The community’s response to the new business has been great, as the Mitchell Realty team steadily gains clients and makes a name for themselves in the area. Customers appreciate that the Mitchells are a tight-knit family, which is one of the reasons the community has warmed so quickly to Mitchell Realty. “Our family has strong roots in Fall River, and people see that,” says Gerald. “They tell me all the time how they wish their kids could work with them, or how nice it must be to pass on the skills and business ethics that I have learned. Both of our children have had the chance to work for themselves in a field of their choice, and both have chosen to come back and work with the family business. It makes me very happy as a business owner, but especially as a father.” Mitchell Realty has been receiving tremendous feedback from local clients and the team enjoys building solid relationships with the families they work with. “We want to be known as the people to call when you need a house sold in Fall River,” says Jerry. “We’re ready to make a serious move in terms of servicing the Fall River market, and within 5-10 years we’d love to be just as wellknown throughout all of HRM.” The Mitchell Realty team is already taking steps to achieve this. Jerry recently received his broker’s license, so he is now able to head up the firm. He and Cheryl continue to plan ahead, all the while keeping things in perspective for the entire family business. In the future, when Gerald decides to step down and retire, Jerry and Cheryl will be ready to take the reins of both businesses and continue working hard to do what Gerald has done his whole life: build homes, sell homes and – most importantly – be there for their customers. Born and raised in Fall River, Jerry’s knowledge of the real estate and residential housing industry was developed at a young age while working alongside his dad in the carpentry business around building sites and as part of the crew. She is the office administrator for Mitchell Realty and works on marketing and communications strategies, as well as helps with building the company’s branding and social media presence. Married to Jerry Mitchell since 2012, Jessesar is mother to their beautiful twins, Will and Tessa. She’s excited to raise her family in Fall River where they now live and work.

Where it all comes together... T

hey’ve made themselves a household name by building the perfect home for thousands of residents, and now they have a new home of their own. For years, Gerald Mitchell Contracting set up shop in Kingswood North off Hammonds Plains Road. Owner Gerald Mitchell wanted to build an office in Fall River, but the only available spots were located five or six kilometers off the beaten path, tucked into subdivisions. When the perfect property became available at 1265 Fall River Road, Gerald jumped at the opportunity to build an office that would be easily seen from the well-trafficked road. It took about seven months to plan and build, but he’s confident they’ve put together the office of his dreams. The brand-new 3,400 sq. ft. building is now the official headquarters of Gerald Mitchell Contracting and Mitchell Realty. “It’s always been our dream to have a nice office right here in Fall River, because we have always considered ourselves to be Fall River people,” says Gerald. “It feels good to be able to offer our real estate and construction services right here, to our friends and neighbours.” Gerald Mitchell Contracting has been a key player in the industry since the 1980s, but Gerald says the new office is one of the company’s biggest accomplishments to date. They celebrated their grand opening in the Fall of 2014, and more than 200 well-wishers turned out for the festivities. “A lot of people tell us that it’s a beautiful building,” says Gerald. “But more importantly, they tell us they’re happy to see a local businessman setting up shop in the area.” Gerald Mitchell Contracting started out of a home office, and then moved into office space in Lower Sackville as the 28

company grew. They moved to a few different locations throughout Bedford and Hammonds Plains before ultimately coming home to Fall River. With deep roots in the community, it was always the team’s plan to come back and work where the family lived. It took 33 years, but It feels good to be back where they belong. In addition to making a comfortable office for all staff, the primary intent was to make the new sales office and design centre a one-stop shop, where people can come in, talk about what they want, look at plans, and pick out finishes. The new space is airy and open, with lots of windows to let in light. Everywhere you look, it’s a showcase of the materials used in the company’s new homes – trims, railings, shingles, siding, stone. The building’s trim work is especially striking, and Gerald’s team takes a lot of pride in doing exceptional custom trim and mouldings. All are examples of the types of high-end finishings that are typically standard in Gerald Mitchell homes. Allowing homeowners to walk around and touch the different finishes, see the actual doors and trim, compare kitchen cabinets or open a window is very helpful in the process of building their new home. It also saves a lot of time, considering the alternative is choosing from a catalogue, viewing online images or traveling to 10-15 different retailers or showrooms across the city.
