Q1 2026 MARKET REPORT

BROOKLYN, LONG ISLAND & QUEENS

Spring is here, and with it comes a market full of opportunity. As we close out the first quarter of 2026, there is encouraging news to share. Across our region, home values have remained stable to higher compared to this time last year, and serious buyers are still actively searching for the right home. Whether you're considering buying, selling, or simply keeping an eye on the market, the foundation remains strong.

In Brooklyn and Queens, prices have held steady and, in many cases, moved higher, even as the pace of sales has eased from last year's surge. The signals show that demand for well-priced homes remains intact. Buyers are approaching decisions with care, which is a positive shift. When a home is positioned correctly, it continues to move.

On Long Island, both Nassau and Suffolk Counties are showing notable strength. Median and average sale prices are up year-over-year, reinforcing the confidence buyers have in these communities. Buyers may be more selective, but their commitment remains strong, and that is supporting pricing across the market.

In the North Fork and Hamptons, the luxury segment has settled into a more measured rhythm. Prices remain well above historical norms, and standout properties continue to sell. Buyers are taking more time, often negotiating more thoughtfully, which is creating opportunity for those ready to engage.

One consistent theme across all markets is limited inventory. The number of homes available does not fully meet buyer demand, which continues to support home values. As new listings come to market this spring, activity is expected to increase, offering buyers more options and bringing renewed attention to sellers' properties.
