Utility Information
Water
• It is the responsibility of the Seller to schedule the final water meter reading. The water company should be contacted about 2 weeks in advance to schedule the reading for the day of the closing.
• Suffolk County Water Authority will shut off water service on the day of disconnection unless service is transferred into the new Buyer’s name for the same day as the disconnection.
Cable/Internet
• It is recommended that you speak with your local cable/internet company to find out the various service packages and promotions available at the time of your move. There are many plans and promotions and they are constantly changing.
• It is best to schedule an appointment a few weeks in advance to ensure the date and time frame that you need.
Oil
• Final readings are the responsibility of the Seller and should be scheduled a day or two prior to closing. This information should be forwarded to your closing attorney for reimbursement of the cost of the remaining oil in the tank.
Electric/Gas
• It is the responsibility of the Seller to schedule the final electric/gas reading
• PSEG New York and National Grid will shut off service on the date of the disconnection unless the new homeowner has scheduled for connection on the same day
Change of Address
• Register your Change of Mailing Address online at www.ups.com
• Visit www.dmv.ny.gov to update your address with the Department of Motor Vehicles and NYS Voter Registration.
The Importance of Home Staging
In today’s competitive real estate climate, home staging is a valuable tool which can help your home stand out from the competition and increase your selling price. The goal is to make your home as appealing as possible to all potential buyers. A buyer who can picture themselves living in the property rather than feeling they are looking at someone else’s home, are more likely to make an offer.
Home staging can run the gamut from simple decluttering and “sprucing up”, the removal of large items and redecorating and repainting. Successful staging maximizes the space and shows each room in its best light. Removal of certain personal items and minimizing the amount of accessories, books and magazines will help “lighten up” each room allowing buyers to envision themselves living in the home.
A good thorough cleaning of the entire house paying close attention to appliances, walls, baseboards, and windows is a must.
Additional Tips
• A bedroom needs to feel like a place or relaxation. Declutter and remove any unnecessary furniture.
• Closets need to appear as large as possible. A jam-packed closet will appear smaller than it is and not appeal to buyers.
• It goes without saying that kitchens are one of the most important rooms to potential purchasers. Having yours professionally cleaned and updating appliances will yield great results.
• Wall colors throughout the home should be neutral.
• Windows must be clean to maximize the natural light coming in.
• Window treatments and streamlined furniture will make a room appear larger.
• Floors and carpets need to be in tip-top condition.
• Simple things like fresh flowers can brighten up a home.
RIS Media reports a $2 increase in sale price for every $1 spent on staging! Staging will also reduce the amount of time a property is on the market – sometimes cutting days on market by half.

Everyone needs Homeowner’s Insurance when they buy and own a home and your mortgage company requires it for closing. Daniel Gale Sotheby's International Realty has partnered with premier insurance agencies to offer competitively priced insurance products to our Home Service members.
Moving Checklist
1 – 2 Months Before Your Move
• Create a file for all moving paperwork and receipts.
• Plan your moving method (truck rental, hiring movers, etc.) and get cost estimates.
• Contact your insurance agent to determine if your possessions are covered when moving.
– Inquire about Homeowner’s insurance.
• Research storage facilities if necessary.
• Schedule disconnection/connection of utilities at old/new home.

• Plan how you will move vehicles, plants, pets and valuables.
3 – 4 Weeks Before Your Move
• Finalize moving method and make necessary arrangements.
• Prepare all pertinent car registrations, driver’s licenses and insurance records for transfer.
• Notify State Motor Vehicle Bureau of your new address.
• Begin packing non-essential items.
• Label boxes by room and content.
• Separate valuable items to transport yourself – label as DO NOT MOVE.
1 – 2 Weeks Before Your Move
• Continue packing and cleaning–separate out items you will need right away in new location.
• Dispose of all items too dangerous to move, including flammable liquids.
• Confirm travel plans and moving method details.
• Make sure prescriptions are filled.
• Clean out closets and dispose of all items you will not be moving.
• Hold a garage/tag sale, donate items to charities (obtain a receipt for tax purposes).
• Schedule transfer of records (medical, school, etc.).
• Acquire packing materials.
• Make any home repairs you have committed to making.
• Fill out post office change of address cards.
• Send your new address to anyone that might need it – credit card companies, magazine subscriptions, insurance agents, friends, relatives, etc.
• Keep a box out for storing pieces, parts and essential tools that you will want access to on moving day – label PARTS/DO NOT MOVE.
• Create an inventory list of items and box contents, record serial numbers of major items.
• Cancel automated payment plans and local accounts/ memberships if necessary.
• Schedule cancellation of services for your old home and set up for new home.

• Check your furniture for damage–make a note on your inventory, or take pictures.
• Make sure all paperwork for both homes is complete.
2 – 4 Days Before Your Move
• Re-confirm all moving details.
• Make a schedule/action plan for the day of the move.
• Prepare for the moving expenses (food, lodging, tips)
• Continue cleaning as you are packing.
• Clean the refrigerator.
• Make sure essential tools are handy (screwdriver, wrench, pliers, tape, etc.).
Moving Day
• Remove bedding and take apart beds.
• Take movers/helpers through the house to inform them what to do.
• Walk through the empty house to check for things left behind.
• Pack a bag for water bottles, snacks, pen/paper, documents, and travel essentials.
• Set aside boxes/items you are moving yourself and make sure you have enough room for them.
• Leave your contact information for new residents to forward mail.
• Lock up windows and doors, turn off lights.
• Don’t forget to leave the house “broom clean”.
