MUMBAI: Warehouse transactions across eight primary markets totalled 23 million square feet in the first half of 2024, according to Knight Frank India. When looking at the industry split of warehouse transactions, the manufacturing sector has played a pivotal role, contributing to 36% of the transacted volume, marking a significant shift in the market’s demand profile. A testament to this lies in how 23% of the transacted warehousing space in H1 2024 was for industrial use (manufacturing activities), as compared to 17% in H1 2023.
According to Knight Frank India, what explains the robust demand from the manufacturing sector is the process of the decentralisation of manufacturing from China, which has attracted global giants like Apple, Samsung, Foxconn, and TSMC to expand their operations in the country Additionally, the government’s ‘Make in India’ initiative and the Production Linked Incentive (PLI) scheme have further bolstered the manufacturing landscape.
Since early 2022, the e-commerce sector’s warehousing volumes have remained stagnant due to surplus capacities from pandemic-era expansions. Major players in this sector have shifted focus towards profitability, acquiring largeformat, captive-owned spaces for their regional hubs and reducing speculative expansion, according to Knight Frank.
Shishir Baijal, Chairman & Managing Director of Knight Frank India, noted, “Demand from the manufacturing sector has compensated for the lull in e-commerce and helped broad base the market’s occupier profile. While the availability of viable land for warehousing development remains a challenge, high institutional interest in this space
should enable the development of high-quality supply.”
55% of the transactions occurred in Grade A spaces, although this is slightly down from 58% in H1 2023, according to Knight Frank. The total leasing volume represents a 4% decline compared to the same period last year, indicating a period of consolidation for the market.
Mumbai led the way, accounting for 20% of the total warehousing volume, driven primarily by the 3PL sector The National Capital Region (NCR) followed, representing 17% of the total area transacted, with significant contributions from both the 3PL and manufacturing sectors. Noteworthy growth was also observed in Ahmedabad and Kolkata, with transaction volumes increasing by 17% and 27% year-over-year, respectively
Pune emerged as the most expensive market for warehousing rentals, with an average rate of INR 26 per square foot per month. Kolkata and Mumbai followed, with rates of INR 23.8 and INR 23.6 per square foot per month, respectively Rental growth across markets can be attributed to reduced supply, with Pune and Chennai witnessing a 4% increase in rentals, while NCR and Kolkata saw a 3% year-on-year growth.
Overall, the top eight warehousing markets in India hold a combined stock of 462 million square feet, with Mumbai constituting 40% of this stock. Healthy transaction volumes and lower supply have brought vacancy levels down to 9.3% in H1 2024 Mumbai, Pune, and Ahmedabad reported vacancy rates of 9.4%, 8%, and 8.3%, respectively India’s resilient economy and strong fiscal position are expected to sustain and enhance the warehousing market’s stability and growth potential for the remainder of fiscal year 2024.

NEW DELHI: The Union Minister of Ports, Shipping and Waterways, Shri Sarbananda Sonowal, provided a comprehensive update on significant issues impacting the maritime sector in parliament recently His detailed responses address concerns related to container shortages and port capacity expansion, highlighting the government's ongoing efforts and strategic measures.
In response to questions about container shortages affecting Indian exporters, Minister Shri Sonowal clarified that there is no acute shortage of containers. The recent challenges have stemmed from the Red Sea crisis, which began late in 2023 and persisted into early 2024 This crisis led to a significant diversion of ships from the Suez Canal to the Cape of Good Hope, increasing transit times by 35 to 40 percent Consequently, this caused delays at major global ports and elevated charter hire costs.
To mitigate these issues, the government has engaged in several proactive measures Shipping c o m p a n i e s a r e c u r r e n t l y
repositioning empty containers globally based on market needs. The Ministry of Commerce & Industry has been actively working under its S e r v
G
o u p framework, conducting regular interactions with shipping lines, port authorities, and export-import associations. Notable steps include advising safety convoys for vessels navigating disrupted routes and addressing inland container depot congestion through coordination with the Container Corporation of India.
Additionally, the Directorate General of Shipping is promoting the o
containers by Indian entities as a long-term solution. The development of tracking and tracing mechanisms through the Unified Logistics Interface Platform (ULIP) and Logistics Data Bank (LDB) aims to improve the turnaround time of export containers, thereby enhancing their availability.
Shri Sonowal also addresses queries regarding expanding port capacities across the country The expansion of port capacities has been
significant across all 12 Major Ports in India from 2014-15 to 2023-24 For instance, Syama Prasad Mookerjee Port increased its capacity by 31.29%, while Paradip Port saw a substantial rise of 141.86%. Notably, Kamarajar Port and V.O. Chidambaranar Port achieved impressive expansions of 154.05% and 150.19%, respectively. Other ports, such as Chennai, Cochin, and New Mangalore, also reported notable increases Deendayal Port, Gujarat, stands out with a remarkable 121.79% increase in capacity over the last decade, reflecting a significant boost in its operational capability Overall, the total capacity of these ports surged by 87.01%, showcasing the Government's commitment to enhancing maritime infrastructure. M i n i s t e r S h r i S o n o w a l ' s statements reflect the ongoing efforts t o a d d r e s s c u r r e n t m a r i t i m e challenges and ensure the long-term sustainability and efficiency of India's port and shipping sector. N E W D E L H I :
The Prime Minister, Shri Narendra Modi
a d d r e s s
inaugural session of ‘Journey Towards Viksit Bharat: A Post Union Budget 2024-25
Indian Industry (CII) at Vigyan Bhawan here. The conference aims to present the outline for the Government’s larger vision for growth and the industry’s role. More than 1000 participants from industry, Government, the diplomatic community and think tanks among others attended the
conference in person while many connected from the various CII centers across the country and overseas.
Addressing the gathering, the Prime Minister said that the nation can never fall back when its citizens have achieved stability in every aspect of life and are filled with enthusiasm. He expressed gratitude towards the Confederation of Indian Industry (CII) for inviting him to address the occasion.
Referring to the discussions during the pandemic with the business community regarding apprehensions about the growth, the Prime Minister remembered the optimism that he expressed at the time and mentioned the rapid growth that the country is witnessing “Today we are discussing – Journey towards Viksit Bharat. This is not just the change of sentiment, this reflects a change in confidence”, he said, reiterating India’s position as 5th largest economy in the world and rapid strides towards the 3rd place.
MUMBAI: Jindal Stainless (JSL) is exploring the breakbulk method for its export shipments at a time when the unavailability and high costs of c o n t a i n e r s i s p u s h i n g u p c o s t s , Managing Director Abhyuday Jindal said "In stainless steel we have to be a little more cautious as compared to carbon steel, but we are exploring that," he said in an interaction post the company's earnings for the June quarter
The country's largest producer of stainless steel aims to export 10-15% of its total produce in the current fiscal,
and counts US and Europe among its key geographies. Its exports in the June quarter were at 10%, down from 17% in the comparable period a year ago. This was largely on account of growth remaining stagnant in US and Europe.
"The ongoing Red Sea issue extended transit times and freight cost from India to the western markets, and paucity of containers further affected exports," the company said. The cost of containers has risen as much as 300% in some segments and have doubled on an average for several areas, Jindal said.
CHENNAI: The Rs. 921 crore exclusive oil jetty of the Indian Oil Corporation Ltd (IOCL) at the Kamarajar Port in Ennore will be ready by December 2024.
This will add 3 million tonnes of cargo per annum to the port, said Sunil Paliwal, Chairman, Kamarajar Port Ltd (KPL).
At present, all the oil companies, including IOCL, HPCL, BPCL, Reliance, Shell and Nayara, are using the common oil jetty However, IOCL will move from this common facility to its own oil jetty, he said.
The dedicated jetty, being constructed adjacent to the northern breakwater, will help IOCL meet the growing demand of petroleum, oils and lubricants (POL), LPG products and lube oil base stock in bulk in Tamil Nadu and neighbouring States
Further, the National Green Tribunal had asked IOCL to close the existing depots at Korukkupet and Tondiarpet in north Chennai This has necessitated IOCL to construct the Rs. 829 crore POL pipelines in the common corridor for the grassroot terminal at Vallur, which is about 20 km from the port.
Pipelines are being laid to connect the IOCL jetty with Vallur terminal, which, in turn, will be connected with
the Chennai Petroleum Corporation Ltd in Manali Refinery, he said.
KPL signed a concession agreement with IOCL in 2016 for construction of a captive jetty at an investment of Rs. 465 crore. However, the project did not take off due to issues in locating the facility
In 2019, KPL again signed the concession agreement with IOCL for construction of captive Jetty to handle POL and LPG products at a cost of Rs. 921 crore to handle 3 million tonnes of cargo per annum.
IOCL selected ITD Cementation Ltd, Mumbai, as the EPC contractor for jetty construction on January 31, 2022. KPL allotted the land portion, waterfront and right of wfor pipeline corridor to IOCL and declared the date of award of the concession from March 2, 2022 Construction works commenced from July 2022, he said.
The existing jetty (MLT-1) at Kamarajar Port is partly used by IOCL to an extent of throughput between 1.5 to 2 0 mtpa The proposed captive oil jetty shall accommodate gas carriers and oil tankers for loading/unloading of LPG and POL products for a maximum throughput of 3 to 3.5 mtpa and the jetty has been designed for 5 mtpa.
