CYPRUS AFTER THE FIRST HALF OF 2026: THE MARKET IS STABILIZING. The second quarter of 2026 was a strong one for the Cyprus property market and, more importantly, an even one. We recorded 4,622 residential transactions with a total value of approximately €1.38 billion: the strongest quarter on record, and confident growth on the same period last year. What interests me more than the headline numbers, though, is how the market is growing. Three trends define the picture today. 1. Growth has become calmer and therefore better in quality The opening quarter of this year was largely a catch-up: the statistics were absorbing transactions agreed as far back as the end of last year. In the second quarter we see something quite different, the market is growing smoothly rather than in bursts, and the second quarter was the strongest on record. At the same time, market value is rising faster than transaction count. The average ticket is up, median prices are up too, but gently, without overheating. This is precisely the state in which a market becomes predictable: for the buyer, because they understand what they are paying for; for the owner, because the value of the asset is confirmed by real demand rather than by expectation. The geography deserves a separate note. Growth this quarter came from all the key regions, not from one or two engines. The market has become broader and therefore more resilient. 2. The mid- and high-range segment is outpacing the market as a whole The most visible trend of the quarter is the steady strengthening of the quality housing segment. More than 40% of all transactions in Cyprus now fall within the mid- and high-range price segments*, compared with a noticeably more modest share a year ago. In value terms, this segment accounts for roughly two thirds of the entire market. We define the mid- and high-range segments as apartments priced from €200,000 and houses from €500,000. This is not an official classification of the Department of Lands and Surveys but our own analytical threshold: it marks the point at which property is bought 2|
deliberately: for location and the quality of the project. Limassol remains the island's largest premium market and delivered one of its best results this quarter. Pafos is growing faster still: in terms of capital invested in property, it has come very close to Limassol over the past year. Larnaca and Nicosia, long regarded as the island's "affordable" markets, are also gaining ground: the number of mid- and high-range transactions in both rose year on year. The gradual emergence of quality supply beyond the two main coastal hubs is arguably the most significant structural shift of recent years. The buyer has become more demanding: location, architecture, building management and the developer's reputation all matter. Projects that meet those expectations sell quickly and at a predictable price. That is a healthy market. 3. New projects dominate The third trend – new-build projects continues to rise: roughly seven in ten transactions today involve properties under construction or assignments of contract. The market is supplied with quality stock for years ahead — a case where demand and development are growing in step. What this means Cyprus is no longer a single-story market. It is several different markets on one island: premium Limassol, lifestyle-led Pafos, family-oriented Larnaca and Nicosia, resort Famagusta. Each follows its own logic and that is exactly what makes the island more resilient to fluctuation and, frankly, far more interesting to work in. We enter the second half of the year with a solid base, improving quality of supply, and buyers who know what they want. ABOUT INSIGHTS: Transaction data are provided by Cyprus’ Department of Lands and Surveys, which records all transfers of ownership and registered contracts of sale (including property description, purchase price, date, etc). The data is processed in order to classify each transaction (as some properties are under construction, their description is not exact, or they form part of bigger projects) and are categorised by property type. The analysis covers the entire area controlled by the Republic of Cyprus, excludes properties sold at auction (foreclosure), and references property values based on the amount declared by the purchaser at the time of the transaction (which excludes any VAT, transfer fees, or other duties levied).

CYPRUS PROPERTY MARKET: Q2 2026 RESULTS OVERALL MARKET PICTURE In the second quarter of 2026, Cyprus recorded 4,622 residential property transactions with a total value of €1.38 billion. This is the strongest quarterly result on record. Compared with the same period of 2025, the number of transactions rose by 11.2% (from 4,158) and market volume by 14.2% (from €1.21 billion). Against the first quarter of 2026, the increase was 7.3% in transaction count and 10.2% in volume. At the half-year mark the market stands at 8,930 transactions and €2.64 billion — 56% of last year's full-year transaction count and 59% of its turnover, with half the calendar still ahead. The defining feature of the quarter is that value is growing faster than volume. The average transaction rose from €291,500 to €299,500. The median apartment price reached €188,300 (+7.6% year on year) and the median house price €335,000 (+11.7%). Prices are rising steadily, with no signs of overheating.
TREND 1 Mid- and high-range segments are growing twice as fast as the market Within the segment of apartments from €200,000 and houses from €500,000, Cyprus recorded 1,910 transactions (+26.3%) worth €901.8 million (+17.2%). The segment's share of total transactions rose from 36.4% to 41.3%, while in value terms it reached 65.1% of the entire market. In other words, fewer than half of all transactions generate almost two thirds of turnover. Growth was distributed across all price brackets: 4|
— €200,000–500,000 — 1,451 transactions, +29.3% year on year — €500,000–1 million — 323 transactions, +14.5% — above €1 million — 136 transactions, +25.9% The median transaction price within the segment stood at €305,000 (+1.7%). Apartments gained 3.5%, reaching €295,000, while houses gained 10.7%, reaching €774,700. By region the picture is as follows. Limassol recorded 877 transactions (+29.4%) worth €415.9 million (+3.1%) — 46% of the country's premium transactions and 46% of its capital, with the segment accounting for 71.3% of Limassol's own market. Pafos recorded 485 transactions (+48.3%) worth €291.1 million (+72.8%), a 40.6% share of the region's market. Larnaca recorded 285 transactions (+9.6%) worth €86.0 million (−1.5%), a 26.4% share. Nicosia recorded 226 transactions (+7.6%) worth €86.9 million (+11.9%), a 24.3% share. Famagusta recorded 37 transactions (unchanged) worth €21.9 million (−33.0%), a 19.9% share. The concentration of growth deserves particular attention: over the year the premium segment added €132 million, of which €123 million — 93% — came from Pafos alone. Limassol, despite a record transaction count, added only €12 million in value: there the segment is broadening rather than moving up in price.
TREND 2 Houses are outpacing apartments in both capital and price Apartments still dominate in volume — 3,590 transactions against 1,032 for houses. The dynamics, however, run the other way: apartments gained 11.9% in count but only 5.3%
in value (€882.6 million), while houses gained 8.7% in count and 34.1% in value (€501.8 million). The share of houses in total market turnover rose over the year from 30.9% to 36.2%. The median house price rose 11.7%, against 7.6% for apartments. Geographically, demand for houses is concentrated in Pafos: 483 transactions (+24.5%) worth €275.1 million (+63.5%). Limassol follows in dynamics, with 191 transactions (+13.0%) worth €111.8 million (+60.3%). Within the premium segment the gap is starker still: of the 240 transactions involving houses from €500,000 recorded nationwide, 146 — 61% — took place in Pafos, where the median price of such a house reached €852,500 (+18.4%). Larnaca posted a 17.2% rise in the median house price, to €280,000. Nicosia was the only region to decline: its median fell 4.8% to €259,000, with capital committed to houses down 22.1%.
TREND 3 Pafos has established itself as the market's second centre In transaction count Limassol and Pafos have all but converged — 1,230 against 1,195. The fundamental change happened in value. The quarter breaks down as follows. Limassol: 1,230 transactions (27% of the market) worth €489.7 million (35% of turnover), volume up 3.7%. Pafos: 1,195 transactions (26%) worth €440.0 million (32%), up 49.2%. Larnaca: 1,081 transactions (23%) worth €208.4 million (15%), up 6.0%. Nicosia: 930 transactions (20%) worth €197.5 million (14%), up 9.7%. Famagusta: 186 transactions (4%) worth €48.8 million (3.5%), down 28.7%. A year ago the gap between Limassol and Pafos
in value stood at €177 million; today it is €50 million. Pafos has grown its share of market turnover from 24.3% to 31.8%, while Limassol's share has eased from 38.9% to 35.4%. Importantly, this is not demand migrating from one city to another but two different models of growth. Limassol is growing in volume with stable pricing: median apartment €283,100 (+6.8%), median house €380,000. Pafos is growing through price and transaction mix: median apartment €190,000 (+15.2%), median house €375,000 (+11.9%). New builds consolidate their dominance Transactions registered under Contracts of Sale — predominantly new builds and assignments — accounted for 3,279 of 4,622, or 70.9% of the market, against 67.8% a year earlier. Their number grew 16.2%, while transactions with a registered title deed added a nominal 0.4%. The shift is most pronounced in Pafos: 763 Contracts of Sale, up 41.8% year on year. What fell outside the growth Famagusta was the only region in negative territory: 186 transactions (−24.1%) worth €48.8 million (−28.7%). The market there is small and sensitive to individual large projects; the region accounts for 3.5% of total turnover, so the result has limited bearing on the overall picture. Outlook for the year If current dynamics hold and seasonality is factored in, 2026 could close at approximately 18,000 transactions and €5.4 billion — roughly +15% in count and +19% in volume against 2025. For the mid- and high-range segments the model points to around 7,500 transactions and €3.5 billion. This is a modelled projection rather than a fact: it rests on seasonal coefficients and may be revised once third-quarter results are in.

LIMASSOL
LIMASSOL A mature premium market: growth in volume, stability in price
In the second quarter of 2026, Limassol recorded 1,230 residential transactions worth €489.7 million. Transaction count rose 20% year on year, value by 4%. Limassol remains the core of the country's premium market. Within the mid- and high-range segments the city registered 877 transactions — 71% of its own market and 46% of all premium transactions in Cyprus. Limassol accounted for 822 mid- and high-range apartments (49% of the national total) and 55 mid- and high-range houses (23%). Over the five quarters since Q2 2025, the total transaction value in the city reached €2.23 billion, of which 85% (€1.89 billion) came from the mid- and high-range segments. No other location on the island concentrates capital to this degree. Median prices in the premium segment were essentially flat: houses at €760,000 (unchanged year on year) and apartments at €315,000 (−1%). The market is broadening rather than climbing: there are considerably more buyers, but they are not prepared to pay above the established level. The most interesting development is in houses. The number of mid- and high-range houses rose from 40 to 55, while the capital committed to them more than doubled, from €34.9 million to €71.3 million (+104%). Across all price segments, houses generated €111.8 million against €69.7 million a year earlier (+60%), whereas apartments saw value fall 6% despite a 21% rise in transaction count — a more mainstream, more affordable product has entered the city. New builds and assignments account for 78% of transactions in Limassol, the highest share of any region.

PAFOS
PAFOS The market's principal engine of growth
In the second quarter of 2026, Pafos recorded 1,195 transactions worth €440.0 million: up 19% in count and 49% in value year on year. In transaction count the city has drawn level with Limassol — the gap is now just 35 transactions. Within the mid- and high-range segments the city registered 485 transactions (41% of its own market) worth €291.1 million — up 48% and 73% respectively. Pafos delivered the bulk of the national premium segment's growth: of the €132 million the segment added across Cyprus over the year, €123 million came from Pafos. The city dominates the premium house segment: 146 transactions, 61% of the total for the Republic of Cyprus. Premium apartment sales numbered 339, or 20% of the national total. Over the five quarters since Q2 2025, total transaction value reached €1.82 billion, of which 64% (€1.17 billion) came from the mid- and high-range segments. The median price of a premium house rose 18% year on year, to €852,500, while the median premium apartment held at €300,000. The divergence is telling: demand is shifting toward spacious property for permanent residence rather than compact investment units. Across all segments, houses accounted for 483 transactions (+24%) worth €275.1 million (+63%) — houses now generate 63% of the city's entire transaction value. New builds account for 64% of transactions in Pafos, a lower share than in Limassol or Larnaca, but the fastest growing: up 42% year on year.

NICOSIA
NICOSIA
A capital-city apartment market with a rising average ticket
In the second quarter of 2026, Nicosia recorded 930 transactions worth €197.5 million: up 7% in count and 10% in value — money is growing faster than volume. Within the mid- and high-range segments the city registered 226 transactions (24% of its own market) worth €86.9 million: up 8% and 12% respectively. The segment here is almost entirely apartments: 220 premium apartments (13% of the national total) against six premium houses (2%). Over the five quarters since Q2 2025, total transaction value reached €892 million, with the mid- and high-range segments contributing 41% (€366 million). The two property types moved in opposite directions. Apartments rose 8% in count and 20% in value (€162.4 million), with the median premium apartment steady at €260,000. Houses declined: 122 transactions (−2%) worth €35.1 million (−22%), and the median premium house fell 8% to €715,000. Nicosia is the only region where the house segment is contracting. The explanation is straightforward: a capital-city market constrained by land works predominantly in apartments, and infrequent house transactions produce high volatility — six premium sales in a quarter is too small a sample to read as a price trend. New builds and assignments account for 70% of transactions.

LARNACA
LARNACA
Steady growth in an accessible market
In the second quarter of 2026, Larnaca recorded 1,081 transactions worth €208.4 million: up 7% in count and 6% in value year on year. The city holds a firm third place on the island by transaction count. Within the mid- and high-range segments the city registered 285 transactions (26% of its own market) worth €86.0 million. Count rose 10% while value edged down 1.5% — growth is coming from the lower boundary of the segment. Larnaca is first and foremost an apartment market: 268 premium apartments (16% of the national total) against 17 premium houses (7%). Over the five quarters since Q2 2025, total transaction value reached €991 million, with the mid- and high-range segments contributing 42% (€415 million). Median prices are rising modestly: premium apartments at €242,000 (+1%) and premium houses at €660,000 (+5%). Across all price segments, however, the median house price gained considerably more — 17%, to €280,000: demand for family housing is arriving in the city, and much of it still sits below the premium threshold. New builds and assignments account for 74% of transactions.

FAMAGUSTA
FAMAGUSTA A small resort market in a corrective phase
In the second quarter of 2026, Famagusta recorded 186 transactions worth €48.8 million: down 24% in count and 29% in value year on year. Famagusta was the only district to record lower volumes than a year earlier. Within the mid- and high-range segments the city registered 37 transactions (20% of its own market) worth €21.9 million. Count was exactly level with last year while value fell by a third — the composition of the segment has shifted down the price scale. Over the five quarters since Q2 2025, total transaction value reached €308 million, of which 45% (€138 million) came from the mid- and high-range segments. Within the premium segment the two property types diverged: 21 apartments sold against 17 a year earlier (+24%), and 16 houses against 20 (−20%). The median premium house price was essentially unchanged at €620,000 (+1%), while the median premium apartment fell 9%, to €245,300. The region accounts for 3.5% of total market turnover in Cyprus, so its quarterly result has little bearing on the overall picture. At this scale one or two large transactions can swing the statistics in either direction, and the region is better assessed on annual rather than quarterly dynamics.
