petermccormack What is the biggest change you have seen to the real estate industry in the last 20 years? I started in real estate in 1995. I can remember the distinct feeling that we were the ‘gate keepers’ of information. If you wanted to buy, you would call or come into the office to see what properties we had on the market. We spend time to know everything about what is happening in Orange, why it’s happening and who it’s happening to, so that we can add more value to the customers and clients we serve. What isn’t known about the Orange real estate market by most buyers and sellers? Can I give you three? In 2016 Orange saw the highest number of residential sales we have seen in the last 15 years. There are 35% less houses on the market compared to this time last year. The time that it takes to sell a house has more than halved in the last 9 months. ELVIS FANS UNITE! The Ophir Tavern will showcase work by the world’s most famous rock photographer, prolific Elvis photographer Ed Bonja. Ed was Elvis’ friend, tour manager and official photographer. Adam Nicholson, owner of Ophir Tavern, is thrilled to be hosting the exhibition. “Considering August 16th, 2017 will commemorate 40 years since Presley’s passing in 1977, I’ve decided to showcase Ed’s rare collection of works,” Adam said. “I have held the collection consisting of 170

iconic, unpublished and rare works taken by Bonja between 1970 - 1977 for the public since 2012, and I will continue to do so,” Adam stated. The exhibition will be at a new gallery located at the Ophir Tavern with security guarding the works for 24 hours a day for the duration of the exhibition. The exhibition has been widely advertised as a free event, however on hearing of the plight of local boy Harrison Bannon, who suffers severe autism and needs $20,000 for an assistance dog,

Adam decided to make the event require a gold coin donation. “After hearing of a little local Harrison Bannon I’ve decided that a gold coin donation will be asked at the door to help raise funds to bring home a little puppy for Harrison,” Adam stated. The exhibition starts on August 16th and will run for four days, with the gallery open from 12pm to 3pm and again from 5pm to 8pm over the four days. Please note that cameras are not permitted into the Gallery.

Are You Deficient?

Vitamin D is made when our skin is exposed to the sun, but due to the chilly winter weather we have been experiencing here in Orange, we probably aren’t making enough of this important vitamin.

When our skin is exposed to the sun (not covered in clothing but exposed to direct sunlight) it produces vitamin D and sends it to the liver to be used by the rest of the body. The good news is we only need to spend a small amount of time soaking up the beautiful ultraviolent B rays from the sun to boost our vitamin D levels. itamin D is made when our skin is exposed to the sun, but due to the chilly winter weather we have been experiencing here in Orange, we probably aren’t making enough of this important vitamin. This week I want to share with you the importance of vitamin D and why our bodies need it. I will also provide you with some options to ensure you aren’t deficient; the warmer weather isn’t the only answer! One NSW study found that 62% of women were deficient in vitamin D during spring. And research has revealed that up to 3 in 10 Australian’s are deficient in this important vitamin. The sun is certainly a great way to

Eating a diet rich in foods containing vitamin D or using supplements is another beneficial way to boost our vitamin D levels, particularly during this time of year. Vitamin D is important for many functions in the body including our muscles, cardiovascular system, respiratory system, immune function and brain development. Vitamin D is crucial for our body to absorb important minerals such as calcium and phosphorus. Even if we eat a diet high in calcium and phosphorus, if we don’t have enough

vitamin D we can’t absorb these minerals. Vitamin D is needed for healthy bones because it helps the body use calcium from the diet. It’s important for immune function – hello winter colds and flu! It’s so important to have strong immune function, especially at this time of year! A deficiency in vitamin D has been associated with many autoimmune conditions including psoriasis. Studies have shown that using vitamin D ointment is a very affective way to manage this condition. The best way to find out if you’re deficient is to see your health care practitioner and request a blood test. There are many wonderful vitamin

D supplements available, but it’s best not to supplement until its been confirmed you’re deficient. It’s also important to remember that supplementation shouldn’t replace a good and balanced diet. The best food sources that provide vitamin D are oily fish including tuna, mackerel and salmon, beef liver, cheese and egg yolks. This week I want to share with you a delicious and nourishing recipe; my vegetable frittata. It contains eggs and cheese, and is a fantastic meal you can eat any time of the day! ZAN’S NOURISHING VEGGIE FRITTATA INGREDIENTS 1 medium potato, peeled and diced 1 medium sweet potato, peeled and diced 1 carrot, peeled and grated 1 zucchini, grated 1 small piece of broccoli cut into florets ¼ cauliflower cut into florets 1 tomato, sliced 6 organic eggs ¼ cup milk 1 cup grated cheese 2 tablespoons Italian spices salt and pepper

METHOD 1. Melt butter over medium heat 2. Add veggies (not spinach) and toss for 2 - 3 minutes or until tender 3. Whisk eggs in a bowl with milk and salt and pepper 4. Add egg mixture, baby spinach and grated cheese to pan, stir to combine 5. Continue stirring for 2 minutes or until egg mixture is cooked 6. LAST THE DISTANCE! Australians are living longer and if you hang up your work boots at, say, age 65 and live to age 90, you need to plan for the possibility of a quarter of a century in retirement. That’s a wonderful thought! But will your money last the distance? Here’s a few things to consider. Understanding your current financial position A good starting point is understanding your current financial position. That means adding up all your assets including your superannuation and then subtracting the total value of any debts you owe (your liabilities). The figure left is your capital, and this is what you could invest to support what will hopefully be a long and rewarding retirement. Cost your dream—budgeting for living expenses in retirement The next step to maintaining your retirement lifestyle is drafting a

household budget. This will give you a firm idea of how much annual income you need to support your preferred lifestyle. Bear in mind, as a senior you may be eligible for concessions and discounts on a range of regular expenses if you hold a Seniors Card, or if you receive a full or part age pension. Be mindful of your health While your health may influence when you retire and your life expectancy, it can also have a major impact on your finances in retirement. As you age, you may find medical bills comprise a growing part of your household

expenses. This is definitely something to consider when planning your retirement living costs. Look at your super options After years of growing your superannuation savings during your working years, retirement is the time when super really comes into its own. You can access your super once you reach preservation age and retire, which is currently age 56, increasing to age 60 over the coming years. I was born in Reading, UK on January 9, 1982, the eldest of three children. At the age of two, my family moved to Amman in Jordan, where my father Michael worked. We returned to England in 1986, and I schooled at St Andrews School in Pangbourne then Marlborough College. After graduating in 2000, I took a gap year to study at the British Institute in Florence. The following year, I enrolled at the University of St Andrews, where I first met my future husband. After graduating I worked for my parents’ company Party Pieces and began dating a royal in 2005. He proposed to me in Kenya in 2010. We married in Westminster Abbey on April 29, 2011, and now have two children, George and Charlotte.
