A Mortgage Broker will not only have access to a wide variety of home loan products from various lenders, but they will also organise all the paperwork (including any available government grants) for you and liaise with your conveyancer or solicitor to ensure a smooth and stress-free purchase.

Budgeting is the one of the most important steps when contemplating buying a home.

Making sure you have a realistic budget and sticking to it will provide you with a clearer picture of the home loan you can afford now and for the time when circumstances change (i.e. interest rate rise, family, job, etc.). A headstart to saving for a

home deposit starts with budgeting and understanding your finances.

Setting aside funds for a home deposit will help you in two ways.

Firstly, it will demonstrate to your potential lender that you can exercise financial discipline over a period. Secondly, a big deposit will help with negotiating a lower rate and reduces some of the fees applicable when purchasing a property such as Lenders Mortgage Insurance (this insurance, otherwise known as LMI is always applicable when borrowing more than 80% of the property value).

LETTING GO & LOVING LIFE… ‘Out of your vulnerabilities will come your strength’ – Sigmund Freud

T

here is this idea, drawn from ancient philosophy, that is often repeated among mental health and well-being circles, that in order to be at peace, emotionally stable and healthy in any circumstance we need to live our life according to our values, the principles we believe to be morally or ethically right. I’m not really talking about the ‘rules’ or social expectations that others set down for us to follow, but rather the inner knowing that this choice, this behaviour is right for us. Sometimes our values are passed on to us by the people we love and respect but other times our values come from our own lived wisdom – our learning from Life itself.

When life is stressful, often the hardest part of coping is keeping

our emotions in check. But we know that acting out on our strong and uncomfortable emotions has the most destructive and fundamentally damaging impact on our relationships, families and workplaces (let alone our own sense of well-being and balance) and often drives already difficult situations to breaking point. When we live according to our values it means that we consciously allow our moral or ethical compass to inform our decisions and in this way, guide our behaviour and our responses to stressful events. By doing so, we re-gain thoughtful control over our emotional urges and reactivity to others no matter what the provocation.

By living our life in a consciously ethical way we become less

susceptible to emotional grudges, cyclic anger and general negativity.

Imagine that, a spontaneous and natural ability to let go of negative emotions simply by choosing to allow the principles that matter to us to dictate the way we respond to our experiences and interactions. This reminds me of one of my favourite quotes: “Be the change you want to see in the World”—Mahatma Gandhi.

During periods of high stress many of us can become slaves to our emotions, leaving us feeling powerless and fearful or even chronically anxious. We really can transform ourselves into the Captains of our own ships simply by choosing to respond to an event not according to how we feel but according to what we believe in

and know in our hearts to be right.

The first step is to recognise that whilst I can’t control how others behave towards me, I know with absolute certainty that I can choose how I behave towards others. I can’t choose how I feel of course, but I can choose how I behave.

I think sometimes it’s hard to be human—our emotions can feel pretty intense but our ability to think and take control of how we express those emotions is even more powerful than our strongest or most uncomfortable emotion. No matter who we are or where we’re from – I promise you that it’s true! So, I urge you to try something a little different this week – and become the living embodiment of what matters to you most. Enjoy the struggle and have a fabulous week!

ACTIVATED NUTS —BUT WHY? Have you spotted activated nuts on the supermarket shelf and wondered what the difference is between them and other nuts, other than the obvious price difference!

A

ctivated nuts mean they have been soaked in salt and water for a period of time, usually between 12 and 24 hours, drained and then dehydrated at a low temperature. Soaking nuts starts the germination or sprouting process.

But why should we activate nuts?

Nuts contain phytic acid and enzyme inhibitors that reduce the body’s ability to absorb their nutrients.

Eating large amounts of raw nuts can

put extra pressure on your digestive system and can cause unwanted symptoms such as bloating, and even nausea.

Nuts make a fantastic healthy snack. They’re packed with protein, beneficial healthy fats, fibre and minerals like zinc, magnesium and calcium. But if we can’t absorb these amazing nutrients and they’re putting pressure on our digestive system, it doesn’t make much sense to snack on

them!

That’s when activating comes in!

Activating increases the nutrient value of the nuts along with breaking down problematic compounds that help enhance their digestibility.

As I mentioned earlier, activated nuts are now readily available at the supermarket and health food stores, but they also come with a hefty price tag, compared to raw nuts.

The good news is that it is very

simple to activate nuts at home.

Simply get 2 cups of nuts or seeds of your choice. I love activating almonds and pepitas (pumpkin seeds). Add the nuts to a bowl; cover them with water and 2 teaspoons of salt.

Leave the nuts to soak for around 12 - 24 hours. If you’re using cashews they only need to be soaked for between 3 and 6 hours. Once soaked, strain the nuts, place them on a baking tray and place them in a low

heat oven for about 12 – 24 hours.

It’s important that the temperature is less than 65 degrees to preserve the essential fats and other nutrients.

Make sure the nuts are completely dry before you remove them from the oven. If they’re still wet they can go moldy. Once ready, store in an airtight container and enjoy.

4 ON THE 4LOOR The monthly musical gathering known as ‘4 on the 4loor’ is well loved not only for its great live music, but also the buzzing atmosphere as it draws together Orange’s true music-aficionados to the one place. This month’s line up will feature Andrew Deasly, Darren Smith, Civil Hands and Jester’s Apprentice.

Jester’s Apprentice are a new local band which, in event organiser Jon Carter’s own words, “are an exciting live band – even at this early stage of their development you can see big potential for them.”

Fitzgerald-Cook (vocals/guitar), Zac Ferguson (drums/vocals), Ben Stewart (bass) and Kyle Fardell (young hot-shot lead guitarist).

Civil Hands are an Indie/Pop/ Rock band from Dubbo, inspired by the melodies of REM coupled with the reflective storytelling of bands such as The National and Shearwater. Andrew Deasly and Darren Smith are both local singer/songwriters who have proven themselves quite popular at prior 4 on the 4loors.

The next 4loor will be on Saturday 1 July at the Victoria Hotel 8:30pm, entry is free.

DR D is a musical medical practitioner of the central west who does his healing by creating rhythms and grooves using acoustic &electric guitars, Dobro, Lap Steel, Mandolin and Banjo. His vocal delivery gives a weathered texture well suited to either folk or blues. Currently, Dr D is prescribing a remedy of 11 tunes on an album entitled “Solitary Emu Blues”.

Every song on the album tells a story as Dr D inhabits the memories of his mother and her cousin about their lives growing up before and during World War 2, on the family farm located between Peel and Wattle Flat.

The songs are sepia soaked incantations that still strike a chord today.

The themes are dominated by critters (as the Dr refers to the animals around the farm), featuring in 8 of the 11 tracks; portrayed either as observations like “Brown Snake in the

R E V I E W Woodpile” with its slithering vamp driven guitar or by giving them a voice, and singing from the animals perspective as on ”Solitary Emu Blues” and “Working Dog Blues Pt 1”. In doing this Dr D creates an authentic form of Australian blues.

Dr D has also managed to encapsulate the human experience of both the beauty and hardship of what life can be like in the central west. He has done this superbly on tracks such as the child like lullaby of “The Dusty Road to School” and “Goldminers Lament”- a tale of life on the goldfields of the Turon River in the 1850’s.

Recorded in Orange at Rolling Wheel Studios by Pat O’Donnell, who also features on several instruments as one of the Whitecoats, along with Matt Arthur, whose lead guitar playing is a standout on the album, every note tastefully delivered, totally serving the song.

This is an album that will connect with people all across Australia and one that should make Dr D into a must see addition to the festival circuit.

Dr D will be launching his album in Orange on Saturday 24th June @ Agrestic Grocer.
