Located near the sitting area is what architect Dan Zimmerman and his colleagues call “the bean,” a central core where coffee is served and discussed, which has a drop ceiling to keep the space from feeling cavernous.

D

ave Fafara stands over the noisy machine in the back of his Shenandoah Joe’s Preston Avenue shop, coffee-scented steam rising from a batch of freshly roasted beans. A metal arm pushes through the beans heaped in the cooling tray, and Fafara occasionally stirs them with his hand, until they’re cool enough to slide out a trapdoor into a container. Workers nearby stand ready to weigh and bag them.

“This really is a factory,” says Dan Zimmerman, architect with Alloy Workshop, watching Fafara’s labors. Zimmerman says he once used Fafara’s notes to calculate the amount of coffee beans roasted by Shenandoah Joe since the company was founded 17 years ago, and came up with more than a million pounds.

Yet, of course, this Preston Avenue space is also a well-trafficked coffee shop: meeting place, social hub, a spot where customers develop their own rituals. When Fafara approached Alloy about renovating, he and Zimmerman both knew it would be important to maintain the balance that has existed here since the company moved in a decade ago.

“We wanted to keep our roots,” says Fafara.

While the renovation would roughly double the customer seating area, and improve the look and logistics of the bar area, the “factory” part of the facility needed to remain visible as it always has.

And while Alloy would lend its signature modern look to the space, the old living room style, with burlap coffee sacks and comfortably beat-up furniture, wouldn’t be going anywhere. In fact, Fafara says the wedding planner’s mantra (“something old, something new,” etc.) guided his own thinking, with “something borrowed” coming in the form of furniture lent by regular customers who heard about the expansion.

Zimmerman and his colleagues came up with a unifying concept for aesthetics and function that they called “the bean.” It’s a core that anchors the center of the space, extending from the bar in front through utility and bathroom spaces to offices in back.

Its public side is clad in dark, nearly black wood that wraps around both sides of the central core. Upon a closer look, this wood isn’t painted or stained; it’s treated with a Japanese burntwood technique called Shou Sugi Ban. The Alloy team devised a homegrown method for charring the wood, in which a turkey fryer provided the flame. The result is modern in its simplicity but organic in texture—a nod to the idea of roasting, and a visual echo of coffee flavors and scents.

“The coffee industry is ever-evolving,” says Fafara. “I wanted to educate Charlottesville about different brewing methods.” He’s always aimed for a customer experience that’s dense with information about where the coffee comes from and how it gets to the cup, and the new layout

furthers that goal by giving a designated space to each type of drink: a pour over bar, an espresso bar, a drip coffee bar and a front bar for pastries and paying.

“If you look at most coffeehouses, they have one distinct bar and everybody gathers there,” says Fafara. “Here, we can control the flow.” So, if you just want a drip coffee, you can quickly be served and pay without having to wait behind the aficionado who’s watching the barista weigh and grind beans for a custom pour over.

“The idea was to invite people to learn more” without any pressure, says Zimmerman—yet for those thirsty for knowledge about their favorite caffeinated drink, the new space includes a community cupping room where groups may gather to taste and be educated.

The “bean” breaks up the space to keep it from feeling cavernous, and a dropped ceiling over the coffee bars clearly designates this zone as distinct from seating areas. Alloy specified a solid-surface white bartop and three different browns—reminiscent of light, medium and dark roast coffees—to dress the walls.

The space feels fresh, yet anchored in the presence that Shenandoah Joe had already solidly established in this spot. Zimmerman says the project was an exercise in enhancing and respecting a place that’s been part of the community for years. “An interesting thing for us,” he says, “was to stay out of the way.”

How can homeowners keep their unwanted supplies out of landfills?

Locally outsourced For homeowners who not only want to upcycle their unwanted housewares but also help a local organization, a bit of work is in store.

The primary option for local salvage is Habitat for Humanity’s Habitat Store. In addition to the hardware, cabinets, furniture, appliances, lighting, artwork, toilets, sinks and other functional items you can donate to any used goods store, Habitat will take building supplies like lumber, drywall and particle board.

But be advised you can’t ask the nonprofit to do everything for you, says operations manager David Winder.

“The biggest key is that we don’t deconstruct or disassemble or disconnect anything,” Winder says. “The materials have to be disconnected and ready to go.”

Habitat also prefers to receive items in good condition, as its resources are limited when it comes to refurbishment.

Once you’ve done the work of organizing your materials and housewares, Habitat will pick everything up and cart it away free of charge. It’ll

Regional recycling Homeowners looking to recycle their recliners and refrigerators tout suite can look to several companies around the country to provide a turnkey solution.

Stands landed with Baltimore-based Second Chance, which not only takes your goods as a tax-deductible donation, but deconstructs, disassembles and organizes your materials as well.

“It was like reverse building,” Stands says of watching the process, which took about two and a half weeks and didn’t cause significant delays

in his own house development project. “When they finished, it was a pile of cement blocks they couldn’t reuse.”

Stands says that in addition to saving him the money it would have cost to dispose of his waterdamaged house, as well as being green—giving your throwaways a second chance rather than piling them on the trash heap—Second Chance employs ex-convicts and others with barriers to jobs. That kind of community service was important to him. “I thought it was too good to be true,” he says.

Stands did remove a few high-value items, such as copper roofing and downspouts, from his tear down before Second Chance came in. It was a step both he and his project architect, Adams Sutphin, recommended.

“In my world, there is a huge market for architectural antiques,” Sutphin says. “And then there is the whole reclaimed lumber market.

There has been a big uptick in where you see reclaimed wood.”

hat does it mean for a garden to have “good bones”? Like a beautiful woman or a handsome man, it’s what remains when the bloom is gone. Some believe good bones reveal character, or perhaps it’s just a matter of chance. We know it when we see it, however, in gardens as well as faces.

Although age is the ultimate patina to good design, even a brand new landscape can put on a venerable air with a well-considered composition and bold plantings. With winter coming on and Shakespeare’s “old December’s bareness everywhere!,” it’s a good time to assess the landscape and contemplate foundation work. New projects beckon and gardens we’ve lived with so long we don’t see them anymore can be reimagined.

Good bones are longlasting. We are not talking about the bright colors and immediate satisfaction of varied bedding plants, which have their place. Mums, pansies, lantana, salvias and the rest are ephemeral deckings of the seasons— frippery which we alter according to our whims, the current fashion and time of year.

Nor are we talking about moving plants around like pieces of furniture the way we play with our perennial collections, mixed borders and containers. Every garden needs space for pet plants, gifts and crazy impulse buys, but enduring structure requires features that stay put: specimen trees or shrubs that anchor views and sitting places, masses of evergreen and deciduous textures that lead the eye, pathways trodden by generations of feet and drifts of bulbs that come back year after year.

Trees as individuals and in little copses make enduring spaces as does shrubbery skirted with bulbs and groundcovers. Repetition of lines— bed edges, walkways, patios, decking—and contrasts of texture, size and color help knit every-

thing together. Oh, and while you’re keeping all this in mind, try to keep it simple.

Hardscape—pergolas, fences, walls, walkways, benches, tables, artwork—is as much a part of the outdoors as plants (and some of it actually can be moved around like furniture). But before we begin arranging built surfaces, objects and plants, we need an axis to hang it on.

The axis of a garden is the skeleton that holds those good bones together and sets apart memorable gardens from amateur hodgepodge. It connects the landscape with the house and the way people walk from all the doors that lead in and out. Walk around this winter and think about it. Envision a tree trunk with spreading branches and twigs that embrace the grounds.

Or, if you’re a more formal sort, a cross or star.

If you have an overgrown holly, shaggy crapemyrtle or neglected Japanese maple that could shine as a focal point, the dormant season is the time to let out your inner Rodin and sculpt away deadwood, crossing limbs and wild hairs. Always make a sharp cut back to a juncture with a larger branch. Do not leave stubs. Don’t cut into old wood on junipers as they will not bud out, but hollies can be cut hard in mid-February to rejuvenate, shape or reduce in size.

Resist getting carried away with winter clean-up and mistakenly cutting back springflowering shrubs like viburnums, spireas and azaleas, which carry their buds over winter.

Wait until right after bloom next year to prune them. Summer-flowering shrubs like butterfly bush, Russian sage and Pee Gee (Snowball type) hydrangeas bloom on new wood and can be cut back from one-third to two-thirds from now through March.

As we grow with our gardens year after year, tweaking a bit here and ripping everything out over there, in the end beauty remains in the eye of the beholder. When we look at our gardens, we are looking back at ourselves. So tilt that chin out, stand up straight and resolve to get in shape for 2018.

HOME AGAIN Taking a downtown office building back to its residential roots

The house in downtown Charlottesville had lived many lives. Built in the early 1900s, one of a number of similar foursquare houses on its street, it had served for decades as an office building before Gerald and Marianne Starsia first saw it in 2014. And though the couple liked the structure right away, they also realized that far-reaching changes would be required to transform it back into a house.

Those included the big-picture stuff—floor plan, entrances, staircase layout —and many, many details from crown molding to porch paint. Throughout the project, the Starsias took as their watchword the idea of restoration. “We wanted to put this house back the way it was,” says Gerry.

Though it was unclear where the home’s original kitchen had been, the Starsias located it in a rear corner of the house. Designer Karen Turner created a beautiful gathering space with luxurious elements—granite countertops and double ovens and triple crown moulding in the adjacent dining space and elsewhere downstairs.

The couple had lived on a farm in Ivy since 2001, and their two sons had grown up there.

Moving to town after Marianne retired from teaching was a way to plug into a ready community and to downsize and simplify. At first, says Gerry, “We were looking at condos.” But they decided that a house downtown would do more to connect them with neighbors. “This is part of the fabric of the community,” says Gerry, who’s on the faculty at UVA’s Curry School.

There was another reason not to downsize too far: “We needed this to be a good family nest,” says Marianne.

Situated on a busy downtown corner, the brick house has a solid, generous appearance without

being fussy. Years of use and remodeling had left it carved into a number of small offices, necessitating multiple entrances—every side of the house had one—and leaving the spaces cramped. “They tried to squeeze as much square footage as they could,” says Gerry. An air-handling unit loomed over anyone entering the front doorway, and the staircase had been enclosed. There was no kitchen.

Even if the house had never been altered, it wouldn’t have served a contemporary family; it had too few bathrooms and closets. So the Starsias and their architect, Bethany Puopolo, needed to balance respect for the original structure with modernization.

Though the Starsias hoped for a first-floor master suite, the square footage didn’t easily allow it. “That’s the one compromise we made on lifestyle,” says Gerry. “We didn’t want to do an addition; we decided to stick within the footprint and make it fit.”

In return, they gained more generous entryways at the front and rear. “We reworked the front stair back to its original layout,” says Puopolo—a 90-degree plan—“and the back entry to only one level from split level, which made both entrances more light-filled and gracious.”

During construction, contractor Alexander Nicholson found marks on the front hall floor that indicated where the bottom newel post had originally stood, cocked at a 45-degree angle.

This discovery, along with treads from a salvage yard, original balusters that had long ago been removed and stored in the attic and new decorative brackets allowed the staircase to reclaim its original importance to the house.

Though nobody knew where the original kitchen had been, it seemed clear that it should occupy one particular rear corner of the house, and designer Karen Turner helped the Starsias work through plans for that space. They settled on a U-shaped cabinet layout with a center island, all topped with Virginia Mist granite countertops.

A special touch is the way the salvaged pine flooring lays at an angle. The fireplace makes the room an irresistible gathering spot, and Marianne enjoys the convenience of cooking from recipes displayed on the smart TV above the mantel.

Though there are plenty of luxurious elements here—a six-burner stove, a prep sink and double ovens—the couple did not choose Turner’s highest-end options for the room. “We did scale it back, so as not to overshadow the house,” says Marianne.

“This is not a high-design house,” says Gerry.

“It has pine floors, simple doors.” In some places, though, the team did up the ante a bit—adding triple crown molding in several downstairs rooms and wainscoting in the front entry. “Those rooms needed to have a little something,” says Marianne, who has a background in interior design.

In the living spaces that flank the entry, the couple’s treasured items take center stage, as in the den, where built-in shelves house books and provide a display space for a work by Denver-based artist Michael Duffy. The adjacent living room functions as a slightly more formal space.

A new bank of closets downstairs makes the house more livable, and built-in shelves in the den accommodate many books and treasures while allowing display space for several paintings.

Marianne chose Benjamin Moore’s Almost Black to give this room an ultra-cozy atmosphere.

Throughout the house, original elements have been restored and honored. Original windows, for example, are still here, stripped of many old layers of paint and fitted with new lead weights.

Radiators were sandblasted and repainted, and reinstalled in spots that made better design sense.

Transom windows above interior doors, and the old-fashioned hardware that opens them, were cleaned up and are functional once again. Original trim was replicated where needed.

Particularly where exterior details were concerned, the team needed to accommodate the guidelines of the Board of Architectural Review, since the house sits in a historic district. A side porch, added in the 1950s, had two curved staircases descending to street level. “It didn’t match the house,” says Gerry. Puopolo, like the BAR, felt some affection for the stairs nonetheless, but in the end the compromise was to leave the

porch but make it inaccessible from the street by removing the steps.

At the rear, a small covered porch grew into a large screened porch, making it more usable and providing a roomier entry. Landscape architect Anne Pray designed hardscapes and plantings to complement this and the front entry, where another porch makes for an impeccably classic façade.

As they’d hoped, the Starsias have found city life to be agreeably sociable. From this perch, they have a front-row seat to the goings-on of downtown, and a comfortable one at that.

Make it work One home’s kitchen is another home’s... kitchen

alk about seizing the day. When Anna Boeschenstein found out that a practically new kitchen was slated to be removed from a home in Farmington, she realized she was looking at a golden opportunity. The place had served as the 2014 Design House—a fundraiser for the Shelter for Help in Emergency, in which many local designers collaborate to renovate a house—and Boeschenstein herself, owner of the firm Grounded, had contributed landscape architecture work to the project.

Now, however, the fundraiser was over and the house’s owner was planning to redo the kitchen. Designed by Heidi Brooks Interior Design, the kitchen seemed to Boeschenstein like it could fit into the Esmont house she shares with her husband, Jesse Bejar, and their two children. And the entire room was available—cabinets, appliances, counters, even light fixtures and hardware.

The couple’s own home was ripe for a kitchen reno.

The Colonial-style house was originally built in 1996

by New England expats to mimic the feel of homes in their native region. Boeschenstein and Bejar bought it in 2011 because they loved the site, which has room for horses and kids alike. They’d managed just fine with the existing kitchen, but it was showing its age and left a lot to be desired in terms of sociability.

“There was a very high peninsula,” says Boeschenstein, showing where a tall bar used to demarcate the kitchen work zone. With its galley layout, it occupied a small portion of what is actually a large room, needlessly creating traffic jams between the counters.

“We wanted to make it more user-friendly and social,” says Bejar, who loves to cook and often found himself peering over that high bar at his guests while he put together dinners. The Farmington kitchen would allow them to completely redraw the room’s layout, making the work area more integrated and central.

“We measured each piece down to the 16th of an inch,” says Boeschenstein. Once they knew the sizes of CONTINUED ON PAGE 43

all the components, she used AutoCAD to determine how existing cabinets—custom-built by Albion Cabinets for a different house—could be transplanted into her home.

The solution involved three new windows, some changes to plumbing and several modifications to the cabinetry. For example, the refrigerator and ovens moved to the other end of the layout, leaving space for a doorway into the adjacent dining room.

Builders Barry Burkett and Jonathan Reed carefully removed all components and created new elements to seamlessly blend in where needed. In one spot, the counter would grow deeper, and they built a new wine rack to fill in the gap behind the existing shallow cabinet.

Still, the kitchen hews very closely to its original incarnation. A walnut-topped central island contrasts with white marble countertops around the perimeter. Shaker-style cabinets hold numerous drawers and a narrow pull-out pantry rack.

The entire room was available—cabinets, appliances, counters, even light fixtures and hardware.

As for the dark gray color of the cabinetry, it was originally slated to change when the cabinets left Farmington. “We thought about refinishing,” says Boeschenstein. But as they tried out numerous other color ideas, “We kept coming back around to this.” All cabinets got a fresh coat of paint, but in the old dark gray.

New red oak flooring, replacing the old kitchen’s tile floor, was toothed in to match what was already in the dining room. Another change was more subtle: lowering the kitchen ceiling two inches, and tweaking the crown molding design, to accommodate the height of the cabinetry. The doorway to the dining room also shifted so that it could align with the central island and the large window on the house’s rear wall.

Even the lighting fixtures—brass pendants, a sconce and a dining room chandelier—were moved from Farmington. Boeschenstein used what she had to furnish the space: A circular table and Hans Wegner chairs, rescued from a Habitat store in Aspen, Colorado, some years ago, provide a place to sit and eat, and the metal barstools previously served as nightstands in an upstairs bedroom.

The family completed the transformation this past summer. Since the new space has been finished, says Bejar, “I’ve been cooking nonstop.”

Each of the elements from the Farmington home—the walnut-topped central island, the brass pendant lights, the display and storage cabinet—were fitted for their new Esmont residence, down to the 16th of an inch.
