lightly more than 15,000 residents call Nelson County home, according to the 2020 U.S. Census. Experts at UVA’s Weldon Cooper Center forecast the population will decline. But anyone who understands the pull of Nelson County and the rewards of living there will bet against that prediction. Residents get to live in the heart of the Blue Ridge Mountains surrounded by natural beauty stretching from the Blue Ridge to the James River. It’s rural and accessible with spa and skis, farm and tractor, fishing pole and golf club, wine and beer. Fishermen and paddlers take their pick of the James, Tye, Piney, or Rockfish Rivers. The Montebello Fish Hatchery annually grows 100-150,000 trout—Brook, Brown, and Rainbow—until they are large enough to stock nearby rivers and lakes. Two-wheelers have options too. Mountain bike trails welcome beginners and experts. Whetstone Ridge Trail is called “the king of expert rides in Virginia.” Bikers seeking flatter terrain enjoy the two abandoned railways in the county. The seven-mile Virginia Blue Ridge Railway Trail follows the Piney and Tye Rivers. In Lovingston, read the historical marker and reflect on the 124 Nelson County residents who perished in Hurricane Camille’s 1969 flash floods. Then learn more at the Hurricane Camille center at the Oakland Museum in Arrington.

The Blue Ridge Tunnel is the newest outdoor attraction, opening after 20 years of restoration work. Built in the 1850’s, it was the longest tunnel in the country, stretching nearly a mile. Come prepared with headlamps and flashlights. The unlit tunnel attracts bikers, walkers, joggers, and railway buffs to this greenway system connecting Nelson, Albemarle, and Augusta Counties.

Wine, Brew, and Spirits There’s no better place than Nelson County to sit down and gaze at the majestic scenery while enjoying a glass of wine, a pint of craft beer, cider, or spirits. Three craft beverage trails help connoisseurs navigate the county while enjoying their favorite local drinks. Nelson 151 is a 15-mile stretch of country road with seven wineries, five breweries, three cideries, and two distilleries. Nicknamed FUN51, Alcohol Alley, or Virginia’s Weekend Address, locals and visitors come for drinks, fun, food, and views.

Three Notch’d Brewing Company, Virginia’s largest independent craft beer maker, is staking ground on the famous route after purchasing the Wild Wolf Brewery space this year. Upgrades are planned for the 13-acre site, though Three Notch’d will start by using what’s already there. “However,” says Natalie Gershon, the company’s Chief Growth Officer, “this land gives us some flexibility to dream a bit bigger.” Maybe not so big as nearby AnheuserBusch’s Devils Backbone. The 91-acre site includes a Basecamp Brewpub & Meadows where bike races, trail runs, festivals, and other outdoor activities occur. Around the bend, Brewing Tree Beer Company keeps it authentic, local, and relaxed with team Gina and Mark Thompson (of Starr Hill Brewery fame). With Mark minding the mash, culinary artist and sommelier Gina crafts the delights emanating from onsite Scratch Kitchen. Atlantic Coast Pipeline, the expansion of broadband internet service, and the pandemic push to rural settings. According to Allen, a fourth push is playing out now too. “In the last two years, there has been an explosion of buyers wanting to offer short-term rentals. These investment buyers want to use the property part-time and rent it out for the rest of the year. “Surrounding counties regulate the Airbnb market more strictly, while Nelson County remains supportive. And not just in Wintergreen and Nellysford, although those are the most easily marketed locations. Really, every part of Nelson County has something great to offer as a vacation rental. “Buyers will pay a bit more to be along Route 151 between Afton and Nellysford, but all areas are doing very well. Really, all of Nelson County is trending. The only thing holding us back is lack of inventory.” REALTOR® Steve Marianella, with Wintergreen Real Estate, agrees. “We have had a couple of years of brisk real estate sales.” Now inventory is down. “Even at Stoney Creek we only have a half dozen homes for sale and about 30 lots left for new construction.” It’s hard to convince people to leave such an idyllic setting.
