CHARLOTTESVILLE’S
EQuestrian Scene: Foxfield Races and Beyond BY CARLA HUCKABEE
THE REAL ESTATE WEEKLY WWW.C-VILLE.COM
T
here’s a whole lot of anticipation in the air as all eyes are on the weather forecast for this Saturday’s Foxfield Spring Races. Dubbed “the biggest party of the year,” more than 15,000 revelers are expected to converge on Foxfield, just 10 miles west of Charlottesville. After two years of spring races canceled by the pandemic, there is even more excitement than usual for this event. Foxfield has become the official kickoff of summer in an area rich in equestrian culture. With a supportive climate and terrain, Central Virginia is home to all types of horse racing, polo, hunt clubs, and trail rides. Well-heeled investors, breeders, and trainers hoping for the next Secretariat are drawn here, as well as families of 8-year-olds longing for their own ponies. And many of them will be at the spring races on April 30.
See and Be Seen Pull out the sundresses and Hunter boots, the seersucker, and pastels. Coming just a few days before the end of spring semester classes, UVA students will be in a celebratory mood, and Foxfield is ready. Building on more than 40 years of steeplechase tradition, organizers are turning up the volume on this year’s spring races with an upgrade to what has typically been the “student section.” “The New Orange Entertainment Park and Vendor Village were designed to enhance the Foxfield race-day experience for our largest race of the year,” said Kelsey Cox, Foxfield Racing Executive Director. “Attendees will have more space, more activities, and more ways to meaningfully interact with each other and with the races.” That means more fun. A festival-like atmosphere will prevail with a 21-foot video wall, food and beverage vendors peddling local and national brands, and
popular local radio host Kendall Stewart doing her thing. Not only can attendees shed their winter and pandemic doldrums, but they can also feel good that some of the money they drop on the day is going to a good cause. The beneficiary of this year’s spring races is Camp Holiday Trails, and their
50th Anniversary Campaign to renovate and expand camp facilities to engage more children with medical needs and chronic illnesses. Foxfield’s spring race card features flat racing, hurdle races, and timber races, with horses and jockeys from all over the country. Expect enough fascinators and natty bow ties to rival the Kentucky Derby. Add in the raw power of thundering hooves, the excitement of half-ton thoroughbreds clearing the hurdles, a beautiful Central Virginia day, and you have the perfect tailgating party atmosphere.
Lucky History and Geography Central Virginia has a long history with horses. Whether rewilded from Hernando de Soto’s 16th-century expeditions, wanderers from Spanish shipwrecks on the Atlantic Coast barrier islands, or English imports, we’ve been adapting to each other for more than 400 years.

From basic transportation and key roles in battles, to sport and recreation, the horse has become an integral part of life on and off the farm. The most common breed in America, the Quarter Horse, even got its start here in Colonial Virginia. Its economic hoof print has been growing ever since. UVA’s Weldon Cooper Center pegged the horse industry’s annual impact in Virginia at $1.2 billion, which is no small change. And some of the best horse farms are found nestled among the foothills of the Blue Ridge. That’s not random, it’s lucky geography. REALTOR® Pam Dent, with Gayle Harvey Real Estate, Inc., advises buyers looking for a horse farm to look at much more than location, acreage, and price. “If you are planning to grow horses, the vegetation, soil, water, and bedrock that serve as the foundation of the top layer of the ground affect the overall health and strength of your horses. “Buyers who do not pay attention to soil quality may have a more difficult time with horse management and may have to supplement feed with additional minerals and chemical options.” And Central Virginia and the Piedmont region have some of the best combinations of soil quality, topography, and climate, setting up a great environment for all sorts of equestrian activities.

Sport of Kings Steeplechase races, polo matches, and foxhunts elicit courtly images of opulence on display by wealthy aristocrats. Perhaps that may still be true in old England, but here in Central Virginia, the circle has widened, welcoming participation by all. The Foxfield Races organizers work hard to create an inclusive event. The goal is for all area horse and outdoor lovers
to feel welcome. Cox says, “Our hope is that the community will see value in our efforts to help Foxfield become a fun and exciting event that we can all be proud to support.” And they’re not alone. Catch a polo match at King Family Vineyards and nary a crown will be in sight. Instead, you’ll see the result of David and Ellen King’s search for a farm in Virginia with 12 acres of flat ground for a polo field. The farm now contains both Roseland Polo and King Family Vineyards. Free Sunday matches attract a wide cross-section of outdoor, equestrian, or wine lovers all summer long.
Less spectator sport and more multigenerational training ground, foxhunting is also alive and well in Central Virginia. The Keswick Hunt Club recently celebrated its 125th anniversary. Although located in Keswick, in Albemarle County, most of the hunts take place in Orange, Madison, and Louisa counties. In addition to keeping the next generation of foxhunters engaged, one of the biggest challenges to the future of area foxhunting is access to land. A successful foxhunt requires 500 to 800 acres of continuous land. Often, that requires gaining permission from multiple adjacent landowners to host a hunt. The pipeline of equestrians remains strong. UVA and Virginia Tech are the two largest area universities sporting competitive equine teams. Virginia Polytechnic Institute and other smaller colleges offer academic equine programs as well. With the Virginia Horse Center in nearby Lexington, there’s always something horse related going on in the area. Aside from foxhunts all winter, polo matches all summer, and races in between, the center puts on a full complement of jumping events, rodeos, shows, and dressage festivals. This resource is vital to keeping Central Virginia a hotspot for horses and their owners representing all ages and economies.
trail rides and other equestrian activities. What’s hurting us is the lack of inventory. It’s not just in the regular residential real estate market; it’s everywhere.” Rick Weldon with Virginia Horse Farms has been following the Central Virginia horse farm market for decades. Many of the farms he handles are offmarket listings, businesses that don’t want to trigger any kind of market shift with a public listing. “There are still plenty of people wanting to have their own horse farm, but not as many as 20 or 30 years ago,” says Weldon. “The biggest reason is probably the expense. It’s very costly to raise horses. You have the initial cost of the acreage. Then you have the cost and maintenance of the outbuildings and fencing. And we haven’t even started adding in the actual cost of the horses and their ongoing care. “In today’s real estate market, it’s difficult to find horse farms available to buy. The lack of inventory is so low it’s terrifying. And that only leads to multiple bids and even higher prices.” When a farm falls to some other use, it affects everyone. Zoning restrictions and conservation easements can maintain a balance between growth and retaining open spaces. These help to conserve the rural character that makes Central Virginia so appealing.
Finding a Farm
So how does Weldon advise his clients on making a go of an equestrian operation? “If anyone asked for my advice, I’d tell them to branch out. If horses are your sole investment, it’s probably not going to work. You may enjoy it, but you’re certainly not going to break even. If your pockets are deep enough that’s fine. “But if you have to generate some income, you’d be wise to make the equestrian side one piece of the puzzle. Look at your entire operation and see where you can generate some profit that’s compatible with what you’re already doing. One obvious strategy is to pair a wedding and
While aristocracy is no longer required, it’s not cheap to own and care for horses. But that doesn’t mean it’s not still a popular activity. “Equestrian activities are not going away any time soon,” says REALTOR® Stephen McLean, with McLean Faulconer Inc. “People still love to ride or get involved with dressage or any of the other specialties. We probably saw more trail riders during the pandemic than before because it was a way to get outdoors. “And we’re still lucky here in Central Virginia to have properties and wide-open enough areas that can accommodate

events venue on your farm. I have a client in Madison County who is doing this well, especially coming out of the pandemic with the surge in postponed weddings.” One twist on that concept is The Barns of Madison County, a wedding and event venue located near Old Rag Mountain. With more than 300 acres of mountain views and rustic barns, owner Alison Wagner focuses on the event side while leasing out most of the land to a local farmer who keeps his horses on the property. The horses even guest star in the site’s promotional video and receive five stars in venue reviews. Another creative pairing that can help to support an expensive equestrian operation is agritourism. Hipcamp, the rural version of Airbnb, has been around since 2013 but enjoyed a significant pandemic boost. Hipcamp and its cousin, Farm Stays, have capitalized on the desire of travelers to enjoy unique rural experiences. Choices range from collecting a nightly fee from a tent camper or RV driver to renting out your farmhouse or having a guest shadow you for a week or more. Leasing, nightly rentals, offering trail rides, lessons, boarding, and other services can mean the difference between operating a profitable business venture or eating the never-ending expenses that come with owning a few horses. Because you can never keep just one horse. Whether you’re self-sufficient or need to generate income, partner with a local REALTOR® who knows horses and area horse farms. That expertise is invaluable in finding and evaluating potential properties.

Before jumping in with both feet, make sure your REALTOR® completely understands your goals. If you have adequate resources, you and your REALTOR® can focus on the best land and infrastructure. If you need to generate income from the farm, make sure to do the necessary legwork upfront. You don’t want to find out after the purchase that your income generating idea is disallowed by zoning or other restrictions. So when you’re out at the Foxfield Races this Saturday, allow yourself to dream a little. Picture going home from the races with enough daylight left to take your own horse out for a leisurely ride along the ridge. Then look forward to living the equestrian lifestyle all summer on your Central Virginia horse farm. Carla Huckabee writes about high-performing real estate.
