Labyrinth Walk for Peace to Benefit Humanitarian Aid for Ukrainians Unity of Charlottesville and Virginia Labyrinths are co-sponsoring a Labyrinth Walk for Peace on Sunday, March 27 at 1:00 p.m.

We will accept donations and give 100 percent of the proceeds to UNICEF for humanitarian aid efforts for Ukrainians.

The event is open to the public.

A labyrinth is different from a maze in that we follow a specified pattern of ancient geometry to enter. We then exit in reverse order after reaching the center.

We usually walk a labyrinth in silence and use the time for prayer, reflection, or contemplation.

“The Labyrinth has been used by cultures around the world for thousands of years” says Mary Ann Wamhoff, a Veriditas Advanced Accredited Labyrinth Facilitator.

“We will walk with a specific intention for peace between Russia and Ukraine, and safety for the Ukrainian refugees and children.”

Unity of Charlottesville, the co-sponsor of this event, built its Shalom Labyrinth in 2013. An exact full-scale replica of the labyrinth at the Chartres Cathedral in Chartres, France, the Shalom Labyrinth invites people to turn within and come to a deeper understanding of themselves to find peace and inner tranquility.

“Our labyrinth is open to the public as a place of quiet, refuge and contemplation,” says Rev. Don Lansky, minister of Unity Church. “As the brutal conflict in Ukraine continues, we join millions of good-willed people around the world who are praying for peace. Our hope is that this event will bring people of many faiths together and raise money to assist Ukrainian refugees through this difficult time.”

Charlottesville’s Downtown Mall has an air of anticipation, fueled in part by the artsy vinyl cladding now hiding the skeleton of the Dewberry building. Paid for by $45,000 in private funds, including $10,000 from the Dewberrys themselves, the temporary installation covers all nine stories of the 11-year nightmare on Main Street.

Although not a solution to the vacancy, this first step by Friends of Cville Downtown is welcome. Board Member Michael Caplan describes the non-profit’s plans “to invigorate downtown with lights, art, paintings, seating, events, banners, sanitation, safety add-ons, and a rich array of events with something for everybody…in the spirit of goodwill and common purpose.” This includes assistance for the unhoused who shelter on the mall along with the other improvements.

Dressing up that same corner, Oyster House Antiques got a facelift with a welcome coat of paint. The Bebedero is moving their modern Mexican fare and cocktails into the space formerly occupied by the iconic Downtown Grille, which has been vacant since COVID restrictions shuttered many restaurants in 2020. Red Pump Kitchen is reopening after nearly two years of a pandemicinduced shutdown.

The Charlottesville Office of Economic Development reported a vacancy level of 3.7 percent on the Downtown Mall, up slightly from the July 2021 report, but nowhere near the 2009 recession vacancy rate of nine percent.

North on Route 29, at Brookhill Commons, Stoner reports, “The first 320 apartments have been delivered and leased and the Senior Living facility is operating now. Construction and sales of the Phase 1 residences are moving along, and the second phase of apartments is underway.

“We are excited about the activity at the Town Center and are working with a few anchor tenants. Additional shop and restaurant space will come online once our anchor users are placed. It’s shaping up to be a vibrant community and we’re seeing great response from the market.

The walking and biking trails are already seeing a lot of use.”

East of town, in Pantops, the vacated State Farm campus is buzzing with life.

Bonumose is putting the finishing touches on a $27 million production facility to produce tagatose, a low-glycemic, rare sugar that doesn’t promote tooth decay.

Having received the green light from the FDA and Health Canada, the facility will bring 64 jobs when it starts production this spring.

Live and In-Person A fresh look isn’t the only thing going for this eight-block symbol of Charlottesville’s vibrancy. The facade improvements and new businesses are revving up excitement in advance of warm weather outdoor entertainment.

Charlottesville’s defining, free live concert series, Fridays after Five, opens April 15 in Ting Pavilion. This 34th season will be the first full one since 2019. Nearby shop and restaurant owners relish the boost from thousands of people coming to downtown.

Following Friday’s opening, the 10th Annual Tom Tom festival will bring its own flavor of fun to the mall. Tom Tom has shed any reference to Thomas Jefferson. Rebranded it stands for Tomorrow Tomorrow. This “community-centric week of parties, concerts, talks, ideas, performances, and art” will liven up the mall from April 20-24.

As important as the event itself, Tom Tom’s will also test the beer garden concept. Legislation from Richmond permitted cities to establish open container districts in 2021. The festival will be the first trial for Charlottesville.

Tom Tom will offer a block party on the mall in partnership with restaurants, galleries, and retailers on Friday and Saturday. Participants can walk the mall with a drink in hand listening to music and participating in the festival. Future open container events may rely on the success of this festival experience.

Back to Work?

Downtown workers who shop, eat and drink nearby accelerate economic

recovery as much as the elimination of COVID restrictions. While vacancy rates remain high, demand for Class A office space with superior health, energy, and employee amenities increased during the pandemic.

Stu Rifkin, Founder of Rifkin Associates, says, “The work-from-home trend pre-dated COVID. I’ve hardly been in my office for 10 years. So, the fact that Charlottesville had half a million square feet of office space come online during COVID isn’t hurting us. Our local businesses are expanding. I just had a tenant vacate two floors downtown to quadruple in size.”

Do You Need More Proof?

“The CODE building (Center of Developing Entrepreneurs) is just about full,” says CSH Development President Andrew Boninti. “We have one lease pending, which I feel pretty confident will get completed. And Codebase, our coworking facility, has been extremely well received. It’s very exciting to see the impact this is having.”

A couple of blocks away, on Garrett Street, Apex Clean Energy is leasing up. Jenny Stoner, First Vice President of Cushman & Wakefield |Thalhimer says, “All of the office space has been spoken for, with only ground floor retail remaining. We are excited to offer a great opportunity for retailers there to serve one of Charlottesville’s largest office hubs. Apex is already operating in some of their space, and within the month the Southern Environmental Law Center will move into their beautiful new space as well.

“The backfill spaces for both SELC and Apex have started filling already but offer great opportunities for companies looking to grow Downtown.”

Other office and retail centers in Charlottesville are faring just as well. Zach Zingsheim, Asset Management Associate with Stony Point Development Group, reports that only 3,000 of the 50,000 square feet of Class A office space remain unleased at Dairy Market.

The Food Hall and retail space are full and the apartment homes at 10th and Dairy are 40 percent leased. “Our leasing velocity has been tremendous for both the Dairy Market and the adjacent apartment homes. We already have a robust consumer base for the 17 shops and restaurants because we have become a destination attraction. The support will be even stronger once the community at 10th and Dairy is in place.”

Overall, Charlottesville reports a 5.2 percent commercial vacancy rate, up slightly from July 2021. Barracks Road Shopping Center is at 9.3 percent, The Corner is at 3.3 percent, and Seminole Square is over 12 percent vacant. Preston Plaza and McIntire Place are 100 percent occupied.

The Charlottesville area commercial market moves in lockstep with the University of Virginia. A growing UVA pulls the Charlottesville area along with it. The University completed more than $700 million worth of capital projects last year with a proposed capital expansion of over $2 billion for 2022.

Anyone driving in the Emmet/Ivy area can see just how strong that growth is.

A new School of Data Science is under construction in anticipation of a December 2023 completion date. Additional construction within the Karsh Institute for Democracy and the Batten School will begin this summer along with a new hotel and convention center. At the completion of this project, a sidewalk will stretch from Boar’s Head Resort along Ivy Road all the way to Emmet Street.

Fortunately, UVA, Charlottesville, and Albemarle County work closely together. With about 30,000 employees, the university accounts for more than 25 percent of area employment and brings

getting a reboot as the Grey Pine Lodge and is expected to reopen this May, taking advantage of its proximity to the entrance to Shenandoah National Park.

Following national trends, the health sector continues to grow. A new gym, Fitlikeslick, in the Lake of the Woods shopping center, rides the wave of receding COVID restrictions and rising vaccination rates, as is a new urgent care center in Locust Grove, Orange County.

Orange Family Physicians expanded into Madison County. And a food truck owner is optimistic enough about the economy to put down roots as Salsa Street Grill To Go on Main Street in Madison.

bets as it is still the largest lessee at the recently listed IX Art Park. Don’t be surprised if it challenges Devil’s Backbone Brewery, owned by Anheuser-Busch, as the top dog experience along Route 151.

In Augusta County, Amazon is launching a new fulfillment center in Fishersville. The one-million-square-foot facility is expected to be operational in spring 2023 and will add 500 new jobs, bringing Amazon’s Virginia workforce to 30,000 employees.
