POINT OF INTEREST
Private Sale Small industrial buyers don’t need bells and whistles — they need access that works, storage that stretches, and a yard that earns its keep. Sitting on Somerville Road within Brooklyn’s hard-working western industrial pocket, Unit 7 delivers 210 sqm* of practical Industrial 1 zoned space for owner-occupiers, storage users, and investors chasing a no-fuss asset with more western access than most. The warehouse keeps the brief refreshingly simple: dual RSDs for smoother movement, a mezzanine for added storage flexibility, secure gated entry, a small secure yard, and 4 car spaces on title. It’s compact enough to stay manageable, but configured well enough to make loading, storage, parking, and day-to-day operations feel properly considered. And by numbers, the West Gate Freeway is 1.6 km*, Ring Road is 2.8 km*, and Geelong Road is a quick 850 m*. In a market where most small industrial units give you four walls and wish you luck, this one gives you two ways in, a yard out back, and a very useful head start.

“Brooklyn continues to attract businesses for one reason above all others — connectivity. When Geelong Road, the West Gate Freeway, and the Western Ring Road are all within minutes, logistics become a competitive advantage rather than an operational challenge.”
“Dual access may seem like a simple inclusion, but operationally it changes everything. Loading, storage, deliveries, and vehicle movements can all operate independently, creating a noticeably more efficient workplace.”

PROPERTY FEATURES IMPROVEMENTS
Industrial property isn’t measured solely by square metres — it’s measured by how efficiently those square metres perform. Unit 7 has been configured with exactly that philosophy in mind, delivering a practical industrial asset where accessibility, workflow, and functionality have been prioritised over unnecessary complexity. Comprising 210 sqm* of building area within an established Industrial 1 zoned estate, the warehouse has been thoughtfully designed to accommodate a broad range of owner-occupiers, storage operators, trade businesses, and private investors seeking a highly functional asset within Melbourne’s tightly held inner-west. The inclusion of dual roller shutter doors immediately distinguishes the property from comparable offerings, allowing separate access points for loading, storage, vehicles, or workflow management. Rather than creating congestion through a single entry point, the dual-access configuration provides operational flexibility that becomes increasingly valuable as businesses evolve. Complementing the warehouse is a mezzanine level that introduces valuable secondary storage without sacrificing usable floor space below. Whether utilised for archived stock, equipment, seasonal inventory, or ancillary workspace, the additional storage capacity enhances the building’s long-term versatility while maintaining a highly efficient warehouse footprint. Externally, the secure rear yard further strengthens the property’s operational appeal, providing space for equipment, external storage, or day-to-day business requirements that are increasingly difficult to accommodate within smaller industrial units. Secure gated estate access enhances peace of mind, while four allocated onsite car spaces provide practical convenience for staff, visitors, and operational vehicles. For occupiers seeking an industrial property that has been designed around efficiency rather than excess, Unit 7 presents a refreshingly practical solution — one where every component contributes to smoother dayto-day operations and stronger long-term functionality.

LOCATION
All signs point to: Somerville Road. Position your business for success in the heart of Brooklyn’s thriving industrial and commercial precinct. Here are some notable aspects and benefits of buying property in this area: Strategic Location: Positioned along Somerville Road in Brooklyn, this property provides businesses with a highly convenient base within Melbourne’s established western industrial corridor. Its location offers strong connections to surrounding commercial precincts while remaining within easy reach of the Melbourne CBD, making it well suited to businesses servicing both metropolitan and western suburban markets. Excellent Connectivity: The location benefits from convenient access to Melbourne’s major road and freeway networks, helping businesses streamline deliveries, freight movements, customer access and staff travel. This connectivity is particularly valuable for warehousing, trade, distribution, logistics and service-based businesses that rely on efficient transport links throughout Melbourne. Established Business Hub: Brooklyn is home to a diverse mix of industrial, warehouse, logistics, manufacturing, trade and commercial businesses, creating a well-established environment for operators looking to position themselves amongst other active businesses. Being located within an established precinct can also provide greater convenience when accessing suppliers, contractors, services and potential business partners. Ideal for Business Growth: Offering a practical location with strong accessibility and surrounding commercial activity, Somerville Road provides an excellent foundation for businesses looking to establish, relocate or expand their operations. The area is particularly attractive to growing businesses seeking a professional and accessible base that supports day-today operations while providing convenient connections to customers, suppliers and key business destinations across Melbourne.
AND THE POINT? Connected. Central. Commercial. The strength of Brooklyn has never been about a single transport route—it’s about the convergence of Melbourne’s entire western arterial network. Positioned between the CBD, the Port of Melbourne, and the city’s expanding western corridor, it remains one of the few industrial precincts where connectivity continues to create genuine operational advantage.

LOCATION
All signs point to: Brooklyn. Brooklyn occupies a unique position within Melbourne’s industrial landscape, bridging the gap between established inner-west suburbs and the city’s largest industrial and logistics precincts. Located approximately 10 kilometres west of Melbourne’s CBD, the suburb has developed a reputation for combining exceptional transport connectivity with a mature industrial environment, making it a preferred destination for owneroccupiers, logistics operators, manufacturers, and investors alike. While industrial activity remains the suburb’s defining characteristic, Brooklyn continues to evolve through surrounding residential renewal, infrastructure investment, and increasing demand for well-located commercial property. Connectivity remains Brooklyn’s greatest commercial advantage. Immediate access to the West Gate Freeway, Princes Freeway, Geelong Road, and the Western Ring Road places businesses within easy reach of the Port of Melbourne, Melbourne Airport, regional freight routes, and the CBD. This strategic positioning
Information Memorandum
continues to support strong occupier demand as businesses increasingly prioritise operational efficiency and proximity to established transport infrastructure. The suburb also benefits from its close relationship with Yarraville, Footscray, Spotswood, and Altona North, providing access to workforce catchments, retail amenity, and supporting services while maintaining its industrial focus. With industrial land becoming increasingly scarce across Melbourne’s inner west and residential values continuing to strengthen, Brooklyn remains a tightly held market offering long-term commercial resilience and investment confidence. And the point? The smartest small industrial assets aren’t necessarily the largest — they’re the ones that remove friction from everyday operations. Dual access, a secure yard, practical storage, and immediate freeway connectivity combine to create a warehouse that works harder than its footprint suggests.
