Pull into the site at 558 Somerville Road and the scale of the opportunity becomes self-evident before you’ve opened the car door. The 1,378 sqm* building sits across a 2,000 sqm* land holding with a clear-span warehouse reaching up to 8 m* in height, a motorised container-height roller door, and a front concrete entry large enough to manoeuvre the kind of vehicles that most inner-city sites turn away at the gate.

Three-phase power is in place, a two-level office and amenities fitout handles the administrative side of a working operation, and the on-site parking is ample and accessible. What sets the address apart from comparable industrial stock in Melbourne’s west is what faces Somerville Road — a main road exposure and signage opportunity that puts the business in front of passing traffic daily, turning the site into a working asset and a marketing platform simultaneously. The logistics fundamentals are equally compelling: 7 km* to the Port of Melbourne, 10 km* to the CBD, 14 km* to Melbourne Airport, and 2 km* to Sunshine railway station — the kind of connectivity that a business builds its distribution network around and a landlord uses to justify the next rent review.

The USPs in plain sight: Main road exposure, container-height access, and a sizeable car park entry. Inner-west industrial with this combination of scale, visibility, and connectivity doesn’t stay available long enough to require a second look.

Present. Driven. Human. It’s his pursuit of creating a lasting legacy for his clients’ future generations that has already solidified his own within the industry.

Purpose-built to support high-intensity industrial operations, this substantial inner-west facility delivers approximately 1,378 sqm of high-clearance, clear-span accommodation* across a commanding 2,000 sqm landholding*. The warehouse component is engineered for scale and efficiency, with internal heights reaching up to 8 metres*, providing exceptional cubic capacity for pallet racking, bulk storage, and high-volume logistics operations. A motorised container-height roller door enables efficient access for semi-trailers and heavy vehicles, while the site’s layout supports streamlined loading, dispatch, and circulation.

A defining feature of the property is its expansive front concrete hardstand and car park, offering the manoeuvrability and off-street capacity that many inner-west sites simply cannot accommodate. This space allows for multiple vehicle movements simultaneously, supporting fleet operations, customer access, and staff parking without congestion. The building is further equipped with three-phase power, a dedicated wash bay, and a comprehensive two-level office and staff amenities fit-out, ensuring administrative, managerial, and operational functions are seamlessly integrated within the one facility.

Collectively, the improvements form a robust and future-ready industrial asset — capable of supporting logistics, manufacturing, distribution, and trade-based users seeking a balance of scale, access, and functionality in a tightly held location.

Visible. Connected. Industrial‑grade. A western industrial address defined by scale, arterial access, and logistical efficiency. AND THE POINT?

All signs point to: Sunshine North.

Sunshine West is a well-established inner-western suburb located approximately 13 kilometres west of Melbourne’s CBD, within the City of Brimbank. The suburb has long been a cornerstone of Melbourne’s western industrial and employment landscape, benefiting from proximity to major arterial roads, freight corridors, and key transport infrastructure. This positioning has attracted a diverse range of industrial, logistics, and trade-based businesses seeking accessibility without the constraints of inner-city locations.

With a median age of 38 and a substantial working-age population, Sunshine West offers access to a stable and experienced labour pool drawn from both the suburb itself and surrounding western catchments. Continued infrastructure investment across Melbourne’s west, coupled with steady residential growth and improving local amenity, has reinforced Sunshine West’s role as a dependable and future-focused commercial destination. This balance of workforce availability, transport connectivity, and industrial heritage positions the suburb as a compelling long-term base for businesses requiring scale, efficiency, and operational certainty.
