Seacoast Crossing is a prime 75.8-acre mixed-use redevelopment site prominently situated on Route 107 in Seabrook, New Hampshire. Located less than 1 mile from Exit 1 of I-95, just over the New Hampshire / Massachusetts border, the site has excellent visibility and presence with approximately 870 feet of frontage on Route 107. Formerly a greyhound racing facility, the site has operated as a non-conforming use of racing, commercial entertainment and gaming. A single-story 80,000 SF building with an open conference area, lounge, liquor license and multiple offices is still in use for charitable gaming operations (gaming license is non-transferable). There are several smaller structures on the site which are no longer in use. The site is predominantly flat, open land with all municipal utilities including natural gas in place. A large portion of the site is paved. The 26± acres closest to Route 107 are zoned Industrial 3 and have been designated as an Economic Revitalization Zone (ERZ). The 50 acres on the back portion of the site are zoned Rural 1. Numerous concepts for the site have been prepared including a single-user 600,000 SF warehouse/distribution center as well as multi-tenant / multi-use concepts including residential and commercial development. Given the site’s location and access, Seacoast Crossing is well suited for a variety of uses. Its access to I-95, I-495, Routes 1 and 101, Massachusetts and Maine, make this location ideal for a distribution center or corporate headquarters. Its proximity to the affluent communities of Amesbury, Salisbury, Portsmouth and Rye offer the potential for residential or 55+ community development. Seabrook’s prominent Route 1 retail corridor is conveniently situated less than five minutes away and is a tax free retail destination for Massachusetts’ and Maine residents.
