RDC approves grant for more office space

By Todd Golden todd@youarecurrent.com The City of Westfield requested a grant to be provided by the Westfield Redevelopment Commission to the Westfield Community Development Corp. to purchase and redevelop the former Tractor Supply store at 18160 Market Court.

The space, currently used by the Westfield Washington Schools’ facilities department, would be remodeled for office space. The request was presented during the Dec.15 Redevelopment Commission meeting.

“We have realized, as we have been trying to attract businesses to the City of Westfield, that we have a lack of temporary office space,” Westfield Economic Development Director Jenell Fairman said. “Actually, we have a lack of all office space. There is nothing for rent. We had a study completed in the fall by (commercial real estate company) Avison Young. They did a study of existing spaces throughout the City of Westfield and they came to the same conclusion — that there is literally nothing available that we can offer to businesses that would like to locate

Fairman cited several examples of how lack of office space is problematic for Westfield. “(Having office space) helps us brand our city when we can go to a company and we can tell them that we have a space where we can welcome them in and we can make them a part of our entrepreneurial environment,” Fairman said. “I think that this will really increase our exposure to entrepreneurial activity.”

Fairman said the building would need extensive renovations, including HVAC upgrades, new flooring, a new

facade and parking lot improvements.

Conference and event space also would be needed. Fairman also said the Westfield CDC incurs expenses on behalf of the city and the $5 million requested covered part of that cost.

The amount requested for the grant was $5 million, but RDC member Jon Dartt questioned the cost of the project.

“I’m just concerned that we don’t have this nailed down,” Dartt said.

“I feel like it’s a bit premature to ask for these dollars until we really get it nailed down.”

Fairman said Westfield CDC wants to close on the facility in January. The cost would be $210 per square foot. She said the opportunity to purchase at that price might not happen again. Dartt countered that the cost is unknown and that $5 million might not be enough for the job.

The RDC came to a figure of $4.4 million to be made available in the grant.

If an additional $600,000 is needed, it could later come from tax increment financing funds available from the RDC, which unanimously approved the grant. The ordinance will go before a future City Council meeting.

Employee parking passes approved

By Todd Golden todd@youarecurrent.com The Westfield Redevelopment Commission approved an amendment to a parking declaration that will allow employees of Union Square businesses to pay a lower rate at the Union Square at Grand Junction parking garage.

Employees within Union Square can purchase a $10 monthly parking pass.

The declaration was approved unanimously during the Westfield Redevelopment Commission’s Dec. 15 meeting.

A parking declaration between developer Old Town, the Redevelopment Commission and the Westfield Building Corp. is in place that includes a $40 a month parking pass collected by Old Town when tenants sign their leases. It gives tenants 24/7 access to the parking lot.

However, there was no parking provision carved out for downtown employees.

ees,” Westfield Economic Development Director Jenell Fairman said during the meeting. “They’re not parking there every day. They’re not parking overnight, and particularly for high school employees or part time employees that are working at or near minimum wage, for them to spend $40 a month on parking may make it impossible for them to

afford to work in this building.”

The employee pass would not allow for overnight parking.

The parking lot has 301 spaces and will remain a first-come, first-served lot that serves both the public and those who have parking passes. A single parking pass is reserved for residents, and residents who live in two-bedroom apartments can purchase an additional pass. There are 196 apartments in the development, but not all are leased out.

A parking pass does not guarantee a space if the lot is full or if spaces are being used by the public.

“What does that mean if that person that has a pass comes in after a (a member of the public without a pass) is going to the park. They don’t have a spot to park?” commission member Jon Dartt said.

Fairman said that as Union Square goes through Phase 2 of its development, more parking spaces may be made available.

Willis travels to Germany to attract sports businesses

By Todd Golden todd@youarecurrent.com Westfield Mayor Scott Willis was part of an Indiana-based delegation that traveled to Berlin last month to cultivate business opportunities between the state and U.S. with Germany, which has Europe’s largest economy.

Willis said his goal was to develop Westfield’s growing commitment to sports and bring more sports-related business to Westfield.

The International Center, based in Indianapolis, partnered with the Indianapolis Colts on assembling the delegation. Westfield was one of 13 parties invited to participate.

Willis was joined on the trip by Westfield Economic Development Strategist Claire Gelinas and the city’s Director of Facilities and Events Matthew Deck.

Specifically, Willis was looking at opportunities in the sports tech field.

“The Colts hosted some sports tech meetings,” he said. “I’ve been pretty vocal about the fact that we are trying to lure in businesses in the world of sports that could benefit from being

near Grand Park. We are trying to build an ecosystem of sports around Grand Park. They put on a conference where they had these different sessions around sports tech, so we got to meet and rub elbows with several companies

based out of Germany who were developing AI and other types of sports tech businesses.”

that is now a sports complex similar to Grand Park.

“They have several ice complexes, and it is the premier location for speedskating,” Willis said. “They had some technology over there that we wanted to look at that nobody else has.

It allows you to take an international approved hockey sheet of ice and convert it into speed skating. So, we went there and met with their team and shared ideas around ice sports in general.”

Willis said he also toured a campus based on business startups. He said he met with some of those companies and will have future discussions about potential partnerships in Westfield.

“We shared with them not only about all the different events that we host here in central Indiana, but we shared with them why we have developed a reputation of Hoosier hospitality and that we are continually a go-to for major sport events,” Willis said.

The delegation attended the Colts’ Nov. 9 game against the Atlanta Falcons at Berlin’s Olympic Stadium at the end of the trip.

One of Carmel’s premier shopping destinations has a buyer.

Hines Global Income Trust announced Dec. 9 that it has acquired Clay Terrace, a 493,000-square-foot retail center southwest of U.S. 31 and 146th Street.

Clay Terrace is at 146th Street near Westfield.

“We continue to have strong conviction in the living and retail sectors, where durable demand, limited new supply and long-term growth potential remain consistent themes,” stated Alfonso Munk, co-head of investment management at Hines. “Both assets are well-located within high performing Midwest markets, aligning with our strategy to acquire high-quality properties with strong fundamentals.”

In 2020, Washington Prime, the previous owner of Clay Terrace, announced major expansion and renovation plans, but the COVID-19 pandemic and other challenges — including a 2021 bankruptcy — stalled redevelopment. Several buildings were demolished in 2022, but nothing replaced them.

Carmel Redevelopment Commission Director Henry Mestetsky said Hines is well-positioned to work with existing Clay Terrace tenants and plan for the center’s growth.

“Hines is a $6 billion company, and what’s really special about a company like Hines is they can manage that first-in-class retail operation there and they can do a great redevelopment project,” Mestetsky said. “Not every company can do both things like that, but Hines certainly can.”

The Carmel City Council approved a planned unit development, an ordinance that sets development guidelines specific to an area, for Clay Terrace in late 2020. Mestetsky said the PUD is “fairly liberal” and “allows dense development,” and he expects redevelopment efforts by Hines to fall within the established guidelines.

Specific plans for the site have not been revealed. Mestetsky said he expects that to happen sometime next year.

“There will be plenty of community conversations as this moves forward,” he said.

John Tomlinson and Will Renner of Hines’ Midwest team led the Clay Terrace acquisition. Clay Terrace is anchored by Dick’s Sporting Goods and Whole Foods and features dozens of other local and national shops and restaurants.

Patience paying off for CHS senior basketball player

By Mark Ambrogi mark@youarecurent.com Carmel High School senior Evan Harrell is playing with more patience this season.

“He’s allowing the game to come to him a little more,” Greyhounds coach Ryan Osborn said. “It allows him to utilize his strengths better. He is connecting with his teammates well. He’s not putting as much pressure on himself to make every play. He’s playing more confidently and more free. The game is a little easier for him and he’s not forcing stuff.”

The 6-foot-8 Harrell, in his third season as starter, is averaging 17.8 points and 9.2 rebounds per game for the Greyhounds (5-0).

Harrell said he is slowing down and letting the game come to him.

“I’m counting on other guys to get involved with me during the game,” he said. “I’m getting closer with guys and (have) more trust with guys.”

Harrell averaged 10.1 points, 4.8 rebounds and 1.2 assists per game in 16 games last season. He missed seven

“We lacked a little leadership last season, and I think we have a group of guys who love to play with each other and are excited to take the floor each night,” Harrell said. “I think we are going to surprise a lot of people this season. A sectional championship is

definitely a goal. We haven’t won it since 2022. Getting Carmel back is my biggest goal.”

Harrell started playing basketball at age 6.

“I played football for a couple of

years and I played golf for a bunch of country club teams,” he said. “I was pretty good but had to give that up.”

Harrell, who plays club basketball for Grand Park Premier, will continue his basketball career at Bellarmine University in Louisville next season. He said he didn’t seriously consider other offers after Bellarmine offered.

“I took a couple of visits and talked to a bunch of different guys before making my decision,” he said.

Bellarmine coach Doug Davenport lauded Harrell’s overall skill set.

“Evan has the combination of length and versatility that we covet while being able to play and defend multiple positions,” Davenport stated. “We know his best basketball is ahead of him and we can’t wait to help get him there.”

One of Bellarmine’s players is 2021 CHS graduate Brian Waddell, who transferred from Purdue University before the season. Waddell was averaging 15.3 ppg through the first 11 games.

BlackSheep restaurant opens at Grand Junction

By Todd Golden todd@youarecurrent.com A new restaurant, BlackSheep Craft Pizza & Cocktails, opened Dec. 8 at Grand Junction Plaza in Westfield.

BlackSheep, at 170 Jersey St., is part of Upland Hospitality, Upland Brewing Company’s restaurant arm. The restaurant is BlackSheep’s second. The other is in Columbus.

BlackSheep Director of Hospitality Josh Ratliff said the restaurant fills a niche in Westfield.

“We’ve been doing a lot of observation, eating out and research around Westfield,” he said. “There’s lots of restaurants, but we hear people anecdotally craving more options. We have to provide something very different. What BlackSheep is as a brand is threading the needle between cheap and expensive.”

Ratliff said menu items range from $30 to $40.

“Not cheap, but not expensive is one way that we look at it and how we stand out,” Ratliff said.

The interior features a bar and a dining room with an open kitchen concept.

“We’re not slinging pizza in boxes out the door, although we do accommodate that,” Ratfliff said. “BlackSheep is a place to go and be with a multigenerational group or on a date night. We want to stand out with our pizzas.”

BlackSheep offers lunch and dinner items, including scratch-made Neapolitan pizza and elegant lunch salads and rustic dinner entrees.

Ratliff is a member of the Guild of Master Sommeliers.

“In a restaurant, a (sommelier) puts as much work, research and testing into the drinks as the chef (puts) into the food. We choose the exact perfect glass for each cocktail,” Ratliff said.

The beverage menu features cocktails, an all-Italian wine list and craft beers.

Restaurant hours are Monday through Thursday 11 a.m. to 9 p.m., Friday and Saturday 11 a.m. to 11 p.m., and Sunday from 11 a.m. to 8 p.m.

Multiple projects are planned in the City of Westfield for 2026. The city’s website lists 80 that are either in the works or underway as rapid growth continues.

GRAND PARK The Droplight Grand Park Sports Campus will be at the forefront of many of the city’s sports-related business.

“We are anticipating a banner year in 2026, as we expect to set many new records and milestones on our Campus,” stated Greg Stremlaw, co-CEO of the Droplight Grand Park Sports Campus.

Grand Park has been approved by FIFA as a team base camp for the 2026 World Cup, which will begin in the United States, Canada and Mexico in June. Grand Park is still waiting to see which of the 48 nations will be chosen for Grand Park, which also will be home to the Indiana Valor women’s football team and the new TreeRunner Zipline Adventure Park.

“You’re going to see a lot of activity at Grand Park,” Westfield Mayor Scott Willis said. “We’ll be starting a parking garage at Grand Park in the late springtime period. And Ed Carpenter Racing, we’ll be starting to build their racing center and headquarters very shortly after the parking garage gets started.

So, a cluster of activity.”

DEVELOPMENT Downtown Westfield will be the focus of several projects in 2026.

Ground was broken on The Grand on Main Dec. 9.

On the east side of downtown, the Ambrose on Main mixed-use development is expected to be completed by the end of 2026. In between, Sun King Brewery and H Steakhouse are under construction.

“Now that we have released the new vision for downtown, we don’t have any imminent projects that we have in front of us, but I have been getting calls from landowners and residents in

downtown who are looking to sell and be a part of this vision,” Willis said.

“And so, my hope is that we start to pick up some momentum there.”

Elsewhere, work continues on the Community Health Network campus and Vikan headquarters on the north side of Westfield. Duke Energy also has identified the Northpoint II Planned Unit Development as part of its Site Readiness Program. The Traditions of Westfield senior living community is slated to open in the spring of 2026.

“WWS looks forward to the first phase of our grade level restructure and transition in August 2026 when our fifth-grade students remain in our elementary schools and we will have eight K-5 schools,” WWS superintendent John Atha stated.

Westfield Intermediate School will be Westfield Elementary School for the 2026-27 school year. For one year, sixthgrade students will still attend WES because Westfield Middle School West will not open until the 2027-28 school year.

Coral Reefer Band mainstay returns to perform at Palladium

By Mark Ambrogi mark@youarecurrent.com Mac McAnally figures fans of his music are divided into three categories. As is his nature, he tries to please them all.

McAnally said audiences at his solo shows include Jimmy Buffett fans as a Coral Reefer Band member for more than three decades. After Buffett died in 2023, McAnally helped the band continue to play Buffett songs.

Others at his solo concerts are fans of his early singer-songwriter material.

“I’m a guy who puts short stories into songs. That’s what my first three or four albums were,” he said. “Then I have some fans because they like what I wrote for Kenny Chesney, Alabama or Randy Travis. What is nice is that those three groups have come to terms with one another.”

For the second consecutive year, McAnally will perform at 8 p.m. Jan. 23 at the Payne & Mencias Palladium at Allied Solutions Center for the Performing Arts in Carmel.

“The Palladium is such a gorgeous room, I feel unworthy I get to play there but am happy I do,” he said.

McAnally will be joined by fellow Coral Reefer member Eric A. Darken.

The Coral Reefers joined the Doobie Brothers on tour last summer.

“Jimmy left us a pile of joyous music to go around the world and play, and he left us a few million folks that want to hear it,” McAnally said. “You can’t really be in a better situation than to have music that you love written by a guy that you love and play in front of folks that love him and draft some of that love on to us, too.”

McAnally said Buffett fans are extremely loyal.

“Some of them are fans to the exclusion of everybody else. They just want to hear Buffett music,” he said. “That’s why we didn’t ever carry a lot of open-

ing acts with Jimmy because people would rather hear an extra 30 minutes of his songs.”

As the opening act for the Doobie Brothers last summer, McAnally said the band did have to narrow its setlist.

“We used to talk about the 13 (songs) you had to play or there’s a riot,” he said. “So, it was mostly those and four or five songs for the other couple of songs that went into that night. But we had a great time and the Doobies are great.”

McAnally said the Coral Reefer Band will likely headline some shows in 2026.

“In the absence of Jimmy, I’m playing a lot more of my solo shows than I was when we were out there all year long with Jimmy,” he said. “But I enjoy every one of my little jobs and look forward to all of it. I love being a session musician in the studio, I love writing songs, I love producing records. I love all the live stuff.”

McAnally said his longtime bond with Buffett was built on both being

storytellers from Mississippi.

“He was the best I’ve ever seen at speaking to 25,000 people making them feel like they’re sitting in a living room with the guy,” he said. “I don’t know anyone else that could do that. My expertise is more in a smaller room, a theater or listening room.”

Without Buffett, McAnally said the Coral Reefers share lead singing duties.

“But he left it to me to be the emcee or ringleader,” he said. “He did it with a grin on his face because he knew I was born without any ambition to be in the middle of the stage. I just wanted to be a musician.”

McAnally recently worked on an album with Amy Grant, which is due out in the spring. He co-wrote some songs and produced and sang on the album.

He and Darken will join Grant on a few of her shows in early 2026.

“She’s just an angel,” McAnally said.

“She hasn’t put out an album of new material in 11 or 12 years, so she had a lot to say, and we got the privilege of helping her say it. I’m not taking any credit for the fact that it’s good. I’m just bragging because I got to be standing in the room when it happened.”

Grant sang “All These Years,” which McAnally wrote for Sawyer Brown, as a tribute to McAnally when he received the 2025 Academy of Country Music Poet’s Award in October.

“I never imagined her singing one of my songs to me at all but the fact she picked that one and she did a gorgeous job of it and made a lovely speech (was special),” he said. “I am so far into the bonus round of what you would consider accolades. I don’t deserve as much bragging on as I’ve gotten the last few years, but it’s always nice to hear.”

McAnally has won the Country Music Association Musician of the Year award 10 times.

Red Barn Theatre set for renovations editorial@youarecurrent.com Frankfort’s On-Stage Foundation Board of Directors announced a fundraising campaign for much-needed renovations to the Red Barn Summer Theatre in 2026.

Founded in 1968 by Martin and Carol Ann Henderson, the Red Barn will celebrate its 58th season in 2026.

Initially situated “on-stage” at Frankfort High School in 1973, the Hendersons, assisted by a dedicated company of young, local actors, transformed a cattle barn into a theater. The Hendersons retired in 2016.

The board of directors also recognizes this is the 10th season of Michael Taylor’s leadership. Taylor assumed the role of artistic director of the Red Barn in 2017.

The On-Stage Foundation also announces a major fundraising campaign as the 50-year-old plumbing has aged beyond repair, and the Barn’s restrooms need to be replaced before the 2026 season. Curry set to direct ‘The Mousetrap’ at Beef & Boards

The play opened in London’s West End in 1952 and ran continuously until March 2022, when it was shut down by the COVID-19 pandemic.

It reopened in May 2021.

It is recognized as the longest-running play in history, reaching its 30,000th performance on March 19, 2025. It has been performed in more Curry than 50 countries.

Beef & Boards Dinner Theatre presents “The Mousetrap” Jan. 6 to Feb. 15 at the Indianapolis venue. The Agatha Christie play hasn’t been performed at Beef & Boards since 1978. Eddie Curry directs the show.

“Our audience loves a good mystery and the gold standard is ‘The Mouse-

trap,’ Agatha Christie’s most famous work,” Curry said. “After 48 years — just a little bit before my time here — it’s an honor to breathe new life into this classic with such an incredible cast.”

Curry said the play’s ending is a wellkept secret.

“It’s all about all the red herrings along the way and the twist at the end,” he said. “A tradition that began in 1952 when the play first debuted challenges audiences to keep the ending a secret for the next crowd. If you know, you know, but that secret should stay with you. I imagine we’ll proudly uphold the tradition. We will be purposeful in everything we do. The audience will be watching, closely examining every word, every movement, every choice.

“The challenge is to ensure that each of those elements is intentional, drawing the audience into the thrilling ride we want to take them on.”

Project generally consists of constructing a cast-in-place concrete slab on pile-supported end bents to create a tunnel allowing the Monon Trail to pass under 161st Street along with the adjacent retaining walls and railing. The roads, driveways, and pedestrian paths disturbed by the work within the project site will be reconstructed in-kind. The work will be phased and temporary pavement will be installed north of 161st Street to maintain one lane of traffic in each direction during construction.

Bids shall be properly and completely executed on the Proposal Form obtainable at the office of the Owner. Each bid shall be accompanied by Form 96 Contractor’s Bid for Public Works, including Non-Collusion Affidavit as prescribed by the State Board of Accounts, completely filled out, signed, and notarized as required by the statutes of the State of Indiana, Section III of Part II of Form 96 titled “Contractor’s Financial Statement,” and acceptable bid security. The bid security shall be a certified check made payable to the Owner or satisfactory bond by an incorporated surety company in good standing and qualified to do business in the State of Indiana in an amount equal to 5% of the bid, said deposit being for the purpose of ensuring the execution of the contract for which bid is made. Any bid not accompanied by the above required items shall be deemed to be a non-responsive bid by the Owner.

No consideration for escalation on prices can be considered; therefore, contractors are advised to not include any such escalation clauses in their proposal for this project.

The Contractors to whom work is awarded shall be required to furnish a Performance Bond and a Payment Bond, each in the amount of one hundred percent (100%) of the contract price, and they shall be acceptable to the City of Westfield, Indiana.

No bidder may withdraw their proposal within a period of 60 days following the date set for receiving bids. The City of Westfield, Indiana reserves the right to retain the three lowest bid proposals for a period of not more than 90 days, and said proposal shall remain in full force and effect during said time. The City of Westfield, Indiana further reserves the right to waive informalities and to award the contract to the lowest and most responsible bidder or bidders, all to the advantage of the City of Westfield, Indiana, or to reject all Proposals.

A mandatory pre-bid meeting will be held in person, at the Westfield Public Works Building, 2706 E. 171st Street, Westfield, Indiana 46074, on Tuesday, January 6, 2026, at 2:30pm. but one of the cast members, either having shared the stage or directing them at some point.

“I have worked with both Jeff Stockberger and Suzanne Stark for more than three decades,” he said. “I have appeared in productions alongside local actors Scot Greenwell and Hannah Embree, and I’ve greatly enjoyed the work of Jae Woo, Jonathan Cobrda and Adam du Plessis on the Beef & Boards stage. Malia Munley is the newcomer to our company, and we are all very excited to welcome her to the mix. So many of the cast members have not worked with one another — or have never even met — making it a special thrill to watch a new group of talent come together.”

Curry said he is delighted that there are three new shows this season at Beef & Boards. Making their debuts at

the venue are “Pretty Woman,” Feb. 19-April 4; “The Play That Goes Wrong,” July 16-Aug. 23; and Irving Berlin’s “Holiday Inn,” Nov. 27-Dec. 31.

“I’m especially excited to see what (director) Brett Mutter does with ‘The Play That Goes Wrong,’” Curry said.

“Personally, I’m really looking forward to directing and appearing in ‘Singin’ in the Rain’ as film director Roscoe Dexter.”

The occasion marks the fifth time Curry has directed “Singin’ in the Rain” at Beef & Boards. He also played Dexter the last time Beef & Boards presented the classic musical in 2018.

“I also appeared in one previous production, making this my sixth involvement overall,’ he said. “This production will also be the 88th show I’ve directed at Beef & Boards.”
