Proposal for homes, mixed uses on golf course meets opposition

A neighborhood and mixed-use development has been proposed for the 235-acre site of the defunct Wolf Run Golf development Club in north Zionsville, but many who live in the area are concerned the proposal is not a good fit.

Plans submitted to the Town of Zionsville state that the Wolf Run Community on the southwest corner of US 421 and SR 32 would include a maximum of 360 single-family detached homes, mixed-use buildings with retail and offices or up to 200 multi-family housing units, a clubhouse of at least 3,000 square feet, walking trails and a swimming pool.

Petitioner Stan Burton is requesting a rezoning from Rural R-1 Residential to a planned unit development to accommodate the project. The Zionsville Plan Commission will meet at 7 p.m.

Dec. 18 at Town Hall to discuss the proposal.

Burton, owner of the golf course, compared some aspects of the proposal to the Village of West Clay in Carmel, a large development that features homes of various sizes along with retail. Wolf Run is designed with specific areas for estate, village and empty-nester homes.

“We are trying to build a neighborhood that Zionsville can be proud of,” Burton said. “We hit a wide range of price points within the neighborhood, which gives us a great ability to build a community within our community.”

But many residents who live near the proposed development have expressed concerns ranging from increased traffic to overcrowding at Union Elementary School.

“It just takes away our rural setting,” said Brandon Toney, who has lived in the area since 2004. “It’s not what we want up here.”

Zionsville Town Council member Bryan Traylor, who represents the area, said he expected the site to attract developers once the golf course closed, but he said the proposal is “way off the charts for that area.”

“I was surprised by the magnitude of it. (The proposal) is really aggressive,” Traylor said. “I was really surprised a developer would put this together and honestly think it was going to be acceptable.”

With the nearest neighborhood of comparable density 3 miles away, Traylor said the timing isn’t right to develop the site as proposed.

“Looking at the surroundings right now, this project just does not fit into that area,” Traylor said.

Burton said he understands that residents who live near the golf course will likely be disappointed with development of the site, no matHomes in the development’s ter what is proposed.

But he noted that development will eventually make its way north on US 421, regardless of whether the project happens. He said the 10 to 12 acres in the northeast portion of the site near the intersection of US 421 and State Road 32 will be the only area that allows mixed uses — including the potential apartments — and that they will be the final structures built.

Burton envisions the mixed-use section to have a similar feel to downtown Zionsville, with restaurants and retail on the ground level and offices or apartments on upper levels.

“We envision that 10- to 12-acre area being a community center not only for our community but also the surrounding communities as well,” he said.

Economic incentives approved Compiled by Ann Marie Shambaugh • AnnMarie@youarecurrent.com The Zionsville Town Council met Dec. 4 to approve incentives for the expansion of two local businesses, discuss lot coverage calculations and more.

What happened: The council approved reimbursable cash grant incentives of $20,000 and $10,000 for the local expansions of 120 Water Audit and Gear Marketing, respectively. The grants come from the town’s food and beverage tax fund.

What it means: 120 Water Audit plans to use the incentive to grow its business with hardware and software purchases. It plans to move out of zWORKS into another village location, add dozens of employees and make a capital investment of $523,000 by 2021. Gear Marketing is planning to expand at Northwest Technology Center and add 37 new employees by 2021, making a capital investment of $165,000.

What happened: The council introduced a zoning ordinance amendment that would modify the calculation of lot coverage in Urban Residential Zoning Districts.

What it means: The ordinance would allow for a 2 percent increase in lot coverage for the addition of an outdoor area, such as a patio built with pervious material, without town approval. The new calculation would eliminate approximately 10 to 15 percent of requests of this nature that currently must receive a variance.

What it means: The council was expected to discuss the issue again at its Dec. 18 meeting.

What happened: The council introduced an ordinance to rezone 3.8 acres at 11870 Sandy Ln. to accommodate a memory care facility.

What it means: A 36-bed memory care facility is proposed for the site at Michigan Road and Sandy Lane, which is vacant.

The one-story building is planned to include a courtyard and cafeteria for residents.

What it means: The council is expected to discuss the issue again at its Dec. 18 meeting.

New courses, lighting approved

During its Dec. 11 meeting, the Zionsville Community Schools Board of Trustees approved six new courses for Zionsville Community High School students and a district-wide lighting project to reduce utility costs.

What happened: Greg McDaniel, ZCHS assistant principal, presented summaries of the six new course offerings for the 2018-19 school year.

What it means: The new courses are Basic Skills Development, Work Based Learning Capstone, Computer Tech Support, Film Literature, Civil Engineering & Architecture and Advanced Passion Exploration (APEX).

What’s next: APEX was created by ZCS, so the school will apply for a non-standard course waiver from the Indiana Dept. of Education to begin a pilot program.

What happened: The board approved a $1 million project to modernize the district lighting system with LED technology.

What it means: Interior lighting will last longer without degradation or warm-up time. Exterior lighting will operate dawn to dusk without programming. The project is estimated to save more than $469,000 annually in materials and energy. Future lighting energy costs are expected to decrease from 54 percent to 29 percent of total utility costs.

What’s next: ZCS will fund the project with a capital lease.

What happened: The board revised the district’s suicide prevention policy in accordance with new state statutes.

What it means: The policy states that ZCS will provide counseling and referral information as well as community resources to students and families. In addition, employees in schools with grades 5-12 will attend at least two hours of youth suicide awareness and prevention training every three years, effective after June 2018.

Zionsville boy shares spotlight with Trump

Photos of the Zionsville politics 2-year-old interacting with President Donald Trump became a viral hit during the family’s Dec. 5 visit to the Oval Office.

“They’ve made their way literally around the world,” said the boy’s father, Aaron Williams. “A colleague of mine sent me a picture that a picture was in the London Standard. They’ve made their rounds, for sure.”

Williams, director of field marketing and analyst relations at Topcoder, said he had no idea the photos would take off.

“When the national press came in, it was like you see in the movies, they took a bunch of pictures,” Williams said. “I didn’t think it would garner that kind of attention.

We were grateful for the experience and opportunity.”

Along with his photogenic son, Williams visited with his wife, Allison, and his daughter, Aylin, 5. Williams said it was Trump’s idea to do individual pictures with each family.

Williams said Trump asked Aaron to put two thumbs up along with him and then he kissed him on the head.

“I got selected because I was one of the families the White House reached out to over the summer to solicit feedback on what’s included in the tax reform bill,” Williams said. “The president kicked off the tax reform plan in Indiana, and I was invited to that as well. I was invited to the State Fairgrounds and I made that opportunity to meet with the president then. I thought then it was done and over with.”

The Williams family flew out Dec. 4 and met with Trump the next day.

“I’ve talked to local and national reporters. ‘Fox and Friends’ just reached out,” Williams said. “It’s been a surreal experience but very humbling. We’ve enjoyed it immensely. It’s been a fun experience.”

Williams said his family had the opportunity to bowl in the White House before having some private conversations with Trump on the tax bill.

“We got to meet Gen. John Kelly (White House Chief of Staff), and it was such an honor to meet him and shake his hand,” Williams said.

Williams and family then met with Vice President Mike Pence and took some pictures in his office. Williams said he has known Pence since he was Indiana’s governor.

“I’ve been a longtime supporter of Vice President Pence, so I when saw President Trump selected him as a running mate, I was excited to support that ticket,” said Williams, a 2004 Ben Davis High School graduate who attended Indiana University’s Kelley School of Business.

Young children to ring in 2018 at Noon Year’s Eve party

One of the most popular events at the Zion Nature Center will return to help young children ring nature center in the New Year.

Noon Year’s Eve will provide an opportunity for families with children ages 3 to 8 to celebrate New Year’s without staying up until midnight.

The event will begin at 10 a.m. Dec. 31 with an owl presentation by Mark Booth of Take Flight. Guests will see and learn about owls Booth will bring to the center.

“There will also be owl-themed activities and a craft as well as chances to meet some of the Zion Nature Center animals,” said Mindy Murdock, Zion Nature Center manager.

Popular crafts from previous years will return, and an owl-themed project will be added. At noon, participants will have a countdown, balloon drop and toast to ring in 2018.

Zionsville’s Dr. Chuck Dietzen devoted to helping children at home and abroad

By Mark Ambrogi • mark@youarecurrent.com It’s not a secret why Dr. Chuck Dietzen has devoted his life to becoming a caregiver for children. cover story His late parents, Anita and Cornelius, took in more than 150 foster children, including many infants, and adopted two children as well. Anita was the oldest of 13 children.

Four years before Dietzen was born, an older brother, Timmy, died a few days after his birth.

“I was the one that asked my mom, ‘How did you find out and what did that feel like?’” said Dietzen, who moved from Carmel to Zionsville in 2000. “I never met (Timmy) but felt like I always knew him.”

When Dietzen started an Indianapolis nonprofit 20 years ago that expands access to health care around the world, he named it the Timmy Foundation (now named Timmy Global Health) to honor his brother.

Dietzen, 56, has never married or had children of his own.

“I always say I have thousands of dependents all over the world,” Dietzen said.

“They need help, and they need adults that are looking after them.

Dietzen works full-time as chief of pediatric rehabilitation medicine for Riley Hospital for Children. Among his other duties, he is medical director of Easter Seals Crossroads Rehabilitation Center, chief medical officer of iSalus Healthcare and medical program consultant at Bradford Woods, a wheelchair accessible camp. Dietzen does work for Long-term Investment in Healthcare in China, helping to design centers and patient care.

“I’ve often said pediatric rehabilitation is not a location, it’s a philosophy,” Dietzen said. “I truly believe in the value of every human life.”

Ecuador, Guatemala, Nigeria and the Dominican Republic are the primary reaches for Timmy Global Health. Students from college campuses from across the U.S. help on missions.

“In the last 16 years, it has kept growing,” Dietzen said. “It grows organically because

of the passion of the students. A lot of these students become like my sons and daughters, they’re world-changers. I always say you need to be ordinary, but you need to have extraordinary vision. I learned that from Mother Teresa. You go over there thinking, ‘I can’t do what these ladies do.’

That’s not my mission, but collectively we do these great things. If an ordinary person is ready to take on an extraordinary mission, he can make changes.”

Dietzen’s work in global medicine took off when he took four trips to India in 1997 and 1998 on orthopedic missions. He got to work with Mother Teresa and was inspired to start his nonprofit.

“On the second trip I got to talk with Mother,” Dietzen said. “She and the other sisters were kind to me. Mother sent me a letter with blessed rosaries. After she passed, I was sent pieces of sari.”

Dietzen said meeting Mother Teresa was the highlight of his life.

“As Mother said, ‘We can do no great things, only small things with great love,’” Dietzen said. “No matter what the need is or where I am, each person is worth my time and investment. One of the things

Mother talked to us about is the importance of hope and not abandoning our patience.”

Dietzen learned the importance of remaining at the bedside.

“It’s going to hurt and you’re going to get your heart broken,” Dietzen said. “We cannot cure all of this stuff, but you could certainly heal someone. Mother’s message was, ‘Don’t abandon anyone in their time of need, even if you can’t cure them.’”

Dietzen estimates he has worked in 30 nations and has done 110 trips in the U.S. and abroad to serve the underserved.

“Sometimes, they just need me to establish something, and I’ve gone in and set up a clinic in 48 hours,” Dietzen said. “Other times you are there for a month or so. But I go back and forth because so many of the things are here in the U.S. as well as the volunteers.”

Dietzen said spending time at a hospice at St. Vincent Pediatric Rehab Center, which no longer exists, was powerful.

“It makes the priorities in life so much clearer,” Dietzen said. “So much of what we concern ourselves with is meaningless when you consider the life of a child.”

What, if any, obligation do we owe to those who came before us? Grandma says that she’d like her tea set to go to Tom. Well, Grandma passed away last year. Her will didn’t outline her wishes for the silver service. And, no one has ever liked Tom – except for Grandma. Besides, we think he was probably taking advantage of her. The same story plays out, big and small, anywhere that there are humans. Even if we are provided with a clear directive, do we have the right, moral or otherwise, as the living to co-opt the authority, wishes and even possessions of others?

We good folks of planet Earth like to imagine that each generation exceeds the one that came before us. Some might argue that we evolve. Old heroes are debunked.

Treasured possessions are considered outdated or quaint. And, we work to add our own “improvements” to the fashion of previous generations.

We laud the wisdom of certain political and other leaders – then, the style shifts.

The once vaunted is now dismissed as irrelevant, or worse. Art, literature, architecture, sport and education all yield to the force of popular opinion and fad.

Founder, patriarch, matriarch and great thinker, all are challenged, replaced and then, again, renewed. Is respect for antecedent a moral imperative? Or, is it only a suggestion? When is change required by physical circumstance, and when is our own conceit to usurp the rightful authority of another surging? Founder’s intent may not be dispositive; but likewise, it cannot be casually dismissed. One imagines that Grandma had her intentions – and those certainly belonged to her.

Sometimes, I’m jealous of friends who have both sets of parents in town. They get a stronger showing at violin humor recitals and increased moral support when teenagers start wrecking cars.

That said, I’m thrilled that I only have one family nearby around the holidays! I can’t tell you how many people I know who completely stress out, not because of the frenzy to find the perfect scarf for the secret Santa who doesn’t like chocolate (what?), but because they can’t take the emotional toll that comes with trying to please their own parents and the in-laws.

My clan is in Kentucky, so when the rugrats/presents became too numerous to schlep, we simply announced: “We are henceforth and forever more staying put for Christmas.” Fights over where to spend the 24th, which grandparents get to see the kids first on Christmas morning and which family is ultimately being shortchanged are virtually non-existent in the Wilson abode.

Don’t get me wrong. I still miss partaking in the Morris family holiday extravaganza.

Christmas Eve mall shopping, late-night movie re-enactments of “Mommy Dearest” and my British brother-in-law’s famous roast beef feast will always mean “Christmas” to me. But giving ourselves permission to celebrate with one family at a time has been a wonderful annual Christmas present to ourselves, and one we plan to continue for many years to come.

Good luck to everyone splitting the holly days. And if you see a ginger-headed teen in a white mini-van, beware! Peace out.

Gas prices explained Commentary by Ward Degler Have you ever wondered why gasoline prices are always given to 9/10th of a cent? Me, either, until I plain talk saw an antique picture of a gas station listing fuel at a flat 19 cents a gallon. It looked odd. Not the 19 cents, but the missing 9/10ths cent at the end.

Apparently, there is a guy in Three Lakes, Wis., who has a petroleum museum. Ed Jacobsen, aka, Jake the Oil Guy, operated his own gas stations for years and hung up his tire gauge to open a museum filled with old gas pumps, oil cans and tons of trivia about the petroleum industry.

Getting back to that 19-cent gasoline, Ed explains it this way: Gasoline started out at 19 cents a gallon back when a new car cost $300 and boasted a top speed of 35 mph. Then, the government added 3/10 of a cent to each gallon to pay for roads.

The fuel industry simply tacked it onto the price at the pump. Now, gas was 19.3 cents.

It didn’t take long for gas station operators to realize the government wasn’t going to stay happy with just 3/10ths of a cent, so they boosted the add-on to

9/10ths of a cent. They also realized that 19.9 cents looks a whole lot smaller than 20 cents.

Today, we are used to the 9/10ths addon, and since fractions that small don’t show up on our credit cards, we pretty much ignore it. No big deal. Except, it is a big deal, after all.

Say we fill up at the pump, 15 gallons at $3.29.9 per. The 9/10ths cent adds 13 cents to our cost. And since Americans buy 178 million gallons of gas every day, that tallies up to a whopping $500 million a year.

One more thing Ed likes to point out: Folks whine all the time about the price of gas. Factor inflation into the mix and that 19-cent gasoline would cost $2.20 per gallon today. Add the fact that when it was 19 cents our cars only averaged about 10 miles per gallon. Today, we get at least 20.

Turns out any time we can gas up today for $2.19.9 a gallon, it’s still about the same as 19.9 cents.

Green Apple doesn’t fall far from old location

When Green Apple Lifestyle Boutique owner Shelly Petrowski decided to downsize, she knew she’d ACTIVE WEAR like to move her Michigan Road store to downtown Zionsville.

“It fits the mode of what I am,” she said.

“It’s very quaint. Everybody’s so supportive of each other.”

The Westfield resident looked for a year for the right location and knew it when she found it.

“You go with your gut,” Petrowski said.

Three weeks later, she opened the 500-square-foot shop at 70 North Main St. at the end of November. She’s still settling into the new space and was eager to move during the holiday season.

Although the downsize resulted in the loss of space for fitness classes, she still has an area for spray tans and offers girls night out events.

Petrowski continues to stock apparel at fitness studios in Carmel and Westfield and teaches cardio drumming at IMX Studio in the Village of West Clay. But helping clients and personal store interaction are what she enjoys.

Petrowski created the store eight years ago to bring the “street-to-studio” concept locally so women can easily go from exercise sessions to other activities by throwing on a jacket or different shoes.

Although her clothes are active wear, Petrowski said they are suitable to wear for many occcasions.

“One person’s active isn’t another’s,” she said. “I think we’re all active in a sense.”

Fishers resident Montieth's book explores birth of the Pacers

By Mark Ambrogi • mark@youarecurrent.com It was a book more than 25 years in the making.

Mark Montieth began collecting interviews for a book in 1990.

“I was going to do a book about the nine years of the ABA,” he said.

At that time, Montieth was primarily a freelance writer with a stint working for a book publisher after leaving the Fort Wayne Journal Gazette. He began working for The Indianapolis News in 1994, which merged with The Indianapolis Star in 1995.

The News closed in 1999.

“I became the Pacers beat writer in 1996-97, and there was no time for it,” said Montieth, a Fishers resident. “When you did get time off, you didn’t feel like working on a book. So, I would pick it up and then put it down. I was able to use some of my travel for the beat to interview some people. Once, when the Pacers played at Minnesota, I went over to George Mikan’s house.”

Eventually, Montieth gathered lots of interviews but had way too much for one book.

Finally, he settled on the start of the Indiana Pacers franchise and the return of pro basketball to Indianapolis. The book “Reborn” was released in September.

“I wanted to get something out this season for the 50 years,” said Montieth, who left The Star in 2008 and has written for Pacers.com since the 2012-13 season. “So, I narrowed it down to the formation since I had so much material from that.”

The Indianapolis Olympians were the city’s second pro basketball team. They were a founding member of the NBA in 1949 and folded in 1953. The Pacers arrived in 1967-68.

Montieth said he was lucky to get the files of John DeVoe, one of the founders and second team president. DeVoe died of a heart attack at a Pacers’ home game in 1968.

“I got his scrapbook with stories from all over the state from his brother, Chuck,” Montieth said. “That gave me some real insight on how the franchise and the league came together.”

Chuck DeVoe, another Pacers co-founder, died in 2013.

Fortunately, through the years Montieth transcribed the interviews as he went along.

“I had computer printouts of everything and I had them on floppy discs,” Montieth said. “A couple of the printouts I lost.

They weren’t crucial but they would have been nice to have.

Someone like Mike Storen I talked to a half-dozen times, both in person and on the telephone.”

Storen was the Pacers’ first general manager and later commissioner of the ABA. Montieth said he wants to write two more books, one on the pro teams before the Pacers and another on the Pacers’ three championship seasons in the ABA. “With those early years, you’re talking about guys that drove to games in cars. They would get home at 4 in the morning and get up a couple of hours later and go to work,” Montieth said.

The Olympians featured stars Ralph Beard and Alex Groza, who were banned from the league after the University of Kentucky point-shaving scandal.

Oliver Darden left Michigan law school to play for the Pacers on their first team. Darden, who played collegiately for Michigan, was a third-round pick of the Detroit Pistons in 1966 but was unimpressed with the offer.

Darden, a 73-year-old Ft. Lauderdale, Fla., resident, played that first season with the Pacers. After playing with the New York Nets and Kentucky Colonels, he returned to the Pacers for the 1969-70 season.

“Mark has inspired me to write a book of my own,” Darden said. “It’s easier talking about it. Writing it is hard.”

Students consider film project

By Mark Ambrogi • mark@youarecurrent.com Carmel High School junior Joey Schmidt comes from a family of movie buffs.

“We always watch movies on film the weekends,” Schmidt said. “I took this (filmmaking) class, and now there is an opportunity for us to make our own movie. It’s pretty cool.”

Professional filmmakers John Armstrong and Zachary Spicer presented their Project Pigasus, a statewide scriptwriting contest for high school students, at CHS for the second year. The deadline for the Project Pigasus short screenplays is Jan. 25. It’s 12 pages of script, and Armstrong said the films are eight to 10 minutes long.

“We’ve been talking to classes, the Department of Education and social media,” Armstrong said. “We’re trying to spread the word and get as many entries as possible.”

Before

Background info: This condo in the Tarkington Tower of Indianapolis was the perfect new home for the owners who were looking to downsize from a large home. However, the new space was much smaller than what they were used to.

Before problems The floorplan was not functional. It was very tight and confined, especially in the kitchen. The kitchen and multiple bathrooms throughout the condo needed an update. The overall floorplan was boxy and divided, and the homeowners wanted an open concept.

After

The goal was to create a space for the owners to comfortably downsize from their previous home.

1. The biggest transformation came from removing several walls that divided the kitchen from the dining room and living room and raising the height of the ceilings to make the space appear larger.

2. Expanding the footprint of the kitchen into the previous dining room allowed room to add cabinetry with more functional storage, and an island for more countertop space.

3. Relocating the laundry room from the kitchen to a closet in the guest bathroom created space for a casual dining area.

4. In addition, three bathrooms were updated throughout the condo, incorporating many elements for aging in place.

Abbey holds historic remains Commentary by Don Knebel Westminster Abbey is probably the most famous church in England, in part because of its colorful royal weddings. It also holds the remains of 1,000 years of travel English history.

In 960 A.D., Benedictine monks established an abbey named for Peter, west of the River Thames. In about 1050, Edward the Confessor rebuilt the abbey as his royal burial church, becoming the first of 17 monarchs buried in what is officially the Collegiate Church of St. Peter at Westminster. The current building, just west of the Palace of Westminster, the seat of Parliament, was begun in 1245. The Gothic Revival western towers were completed in 1745. Until the 19th century, the church was an important center of learning, famous for having housed translators of the King James Version of the Bible.

Beginning with William the Conqueror in 1066, all coronations of English kings and queens have taken place in Westminster Abbey. In 1296, King Edward I brought back

from Scotland the famous stone of scones, which he placed into a wooden coronation chair. In 1950, the stone was stolen and broken by four Scottish students. It was soon recovered, repaired and restored to its rightful place in the chair, last used in the coronation of Elizabeth I in 1953.

Each year, more than 1 million people visit Westminster Abbey often searching for the names of the more than 3,000 people buried or commemorated there. Many of England’s most illustrious citizens are interred in the nave, including Isaac Newton, Charles Darwin and Ben Johnson, who was buried upright. The Poet’s Corner contains the remains of more than 50 important writers and artists, including Geoffrey Chaucer, Charles Dickens, George Frederic Handel and Alfred Tennyson. With space at a premium, ashes are now gladly accepted.
