Summer time, school holidays, high temperatures, yellow grass the Commonwealth Games and the Lionesses Your local magazine for Redbourn, Kinsbourne Green and North Harpenden, Markyate, Flamstead, Caddington, Slip End, Aley Green, Woodside, Kensworth, Whipsnade, Studham, Gaddesden Row.

Dear Readers, We are in the middle of the summer holidays and the weather at home is hot and dry. Our lawns are yellow and the flowers are struggling to bloom but do we mind? Personally, I am enjoying our ‘proper’ summer, taking every opportunity to sit in the garden and enjoy some R&R. A hosepipe ban is threatened so I am making the most of the blooms before they start to fade and wilt under the high temperatures. It is sobering to think that this is all because of global warming which most people are not taking seriously yet. The politicians put green on the agenda when they think it is a vote winner but when a new emergency takes precedence, the green taxes get shelved for more pressing issues like the cost of living crisis. We can all do our bit, however, and there will be green benefits to the energy crisis. Using less energy in our homes will not only cut down our bills, but it will be kind to the environment. We have got used to centrally heated homes, lights on in every room, home appliances blasting everywhere, and lots of food waste. When I was growing up, we didn’t have central heating so the house was freezing except for the lounge and kitchen and the once-a-week ramp-up in the bathroom when the Dimplex heater was pluggedin for our weekly baths. Food was never wasted as it was too expensive and we walked everywhere or got a bus. That’s enough of this nostalgic talk as I am sounding too old! On a happy note, thank you Lionesses for ‘bringing it home’. You can always rely on women to get a job done! Who will be our next Prime Minister? Whoever it is, faith in government needs to be restored asap.

George Wooding Jones from Redbourn surprised his teachers with his stunning leaving gift this year. At just 12-years-old, he decided to mark his leaving of Aldwickbury School in a way that none of his teachers would forget! His gift was very special and came after weeks of planning a suitable way of celebrating his time there. It startedJan/Feb as a relatively small project of drawing a14:15 picture MIMagazine 20.qxp_Layout 1 06/12/2019 Page 24 of his Headmaster. It would be underestimating the impact he had by saying Leigh Hibon it was an emotional farewell. It reduced several teachers more so than George Wooding Jones, who presented Daytime 07841 652496 to tears, one of them commenting, ‘He is so talented and us with some artwork this week. Employment Law Q&A with Philip Bain, Solicitor, Employment, Machins Solicitors QUESTION 1 - I have less than two years’ employment. Can my employer dismiss me without a reason? ANSWER - Employees can only usually claim unfair dismissal against an employer if they have a minimum of two years’ service. However, there are exceptions to this rule. If an employee is able to establish an automatically unfair or discriminatory reason for their dismissal, in most cases there is no qualifying service period. QUESTION 2 - I have a disability and have received a written warning as a result of having disability related sickness. Is this fair and reasonable? ANSWER - The Equality Act 2010 protects disabled employees against discrimination, harassment and victimisation at work. Employers have a duty to protect their workforce from discrimination and take steps to prevent disability discrimination at work. To advertise call 07941 661004

10 WHEN IT COMES TO THEIR HEALTH AND WELLBEING, MORE THAN HALF REPORT THAT EARLY RETIREMENT HAS DELIVERED A BOOST TO THEIR MENTAL WELLBEING (57%) AND HALF (50%) SAY THEIR PHYSICAL WELLBEING IMPROVED.[1]

FED UP WITH YOUR NINE-TO-FIVE? SIXTY IS THE MOST POPULAR AGE TO RETIRE EARLY

There are many factors that can influence when someone decides to retire. For some, it may be based on health reasons, while others may want to take advantage of government benefits or simply enjoy a more relaxed lifestyle. However, one of the most common factors that determines when people choose to retire is their age.

S

o, what is the most popular age to retire early? Sixty is the most popular age to retire early, according to new research[1] which reveals the key steps people have taken to embrace early retirement and examines the costs and benefits of doing so. WANTING TO ENJOY MORE FREEDOM One in four (25%) are planning to celebrate their 60th birthday by leaving work behind. With the State Pension age currently standing at 66, the findings show one in six (17%) people who have taken early retirement did so when they were 60, making it the most common age to make an early exit from working life. This is also the most popular target age for people who intend to retire early in the years ahead, with one in four (25%) planning to celebrate their 60th birthday by leaving work behind. The desire to retire early is primarily driven by ‘wanting to enjoy more freedom while still being physically fit and well enough to enjoy it.’ EMBRACING A NEW LIFESTYLE Nearly one in three people (32%) who have retired early or plan to do so gave this reason for embracing a new lifestyle. Financial security is the second most common factor prompting people to embrace retirement. More than one in four (26%) early retirees say their decision was a result of ‘being in a financially stable To advertise call 07941 661004

position’ so they can afford not to work. The influence of money matters is also visible in people’s choice of early retirement age. One in five (20%) people targeting early retirement have set their sights on 55 to make the transition from working life. This is likely to be influenced by their ability to access their pension savings from this age. ‘TOO TAXING AND STRESSFUL’ Other key factors encouraging people to seek early retirement include reassessing their priorities and what’s important to them in life (23%), wishing to spend more time with family (20%) or finding they are either ‘tired and bored’ of working (19%) or find it ‘too taxing and stressful’ (19%). The research suggests the impacts of early retirement are wide-ranging and broadly positive in many areas of life. Most notably, more than two in three (68%) people who have retired early say their happiness improved as a result. In terms of the world around them, 44% of early retirees say their family relationships improved and 34% reported improvements in their friendships. BOOST TO MENTAL WELLBEING When it comes to their health and wellbeing, more than half report that early retirement has delivered a boost to their mental wellbeing (57%) and half (50%) say their Please mention

WHAT DO YOU NEED TO DO TO RETIRE EARLY?

The dream of an early retirement is very much alive and kicking, but there are many factors to consider along the way and the current uncertainty about the future does not make this an easy decision. For further information or to discuss your requirements, please contact us: Capital Manor Financial Advisors Ltd 17 Manor Road, Caddington, LU1 4EE Tel: 01582 414514 info@capitalmanor.co.uk www.capitalmanor.co.uk

physical wellbeing improved. However, the findings suggest these benefits come at a cost, with nearly half of early retirees finding their finances worsening as a result (47%). Women are the most likely to have felt a negative financial impact from retiring early (50% vs. 44% of men). Across both genders, only 22% feel they have benefited financially from their decision to retire early. STEPPING STONE TO RETIRING EARLY Among those people who have retired early, one in three (32%) identify having a defined benefit (final salary) pension among the main measures that enabled them to take retirement into their own hands. This suggests the concept of early retirement may get harder for younger generations to achieve, with the majority of the private sector workforce now saving into defined contribution pension schemes. However, the findings suggest that people can still take positive steps to make an early retirement possible. Paying off your mortgage (30%) is identified as the second most common stepping stone to retiring early, while almost three in ten early retirees (29%) say saving little and often was one of their main strategies. Nearly one in five (19%) say they also saved extra whenever they received a pay rise or a bonus during their working life. THE MAIN MEASURES ENABLING PEOPLE TO RETIRE EARLY OR THINK ABOUT RETIRING EARLY 32% – Having a defined benefit (final salary) pension 30% – Paying off one’s mortgage 29% – Saving little and often 19% - Saving extra whenever receiving a pay rise or bonus 16% – Receiving a redundancy payout 14% – Receiving an inheritance To advertise call 07941 661004

Retire Early.indd 11

WANTING A NEW SENSE OF PURPOSE Among those who take early retirement, the research also reveals there is a small contingent who have returned to work (17%) or envisage themselves doing so in the future (15%). Over one in four (27%) cite the reason for returning to work is because they ‘wanted a new sense of purpose’, making this the most frequent driver, followed by ‘missing the company and social interactions with colleagues’ (26%). However, a similar number (24%) of early retirees find themselves heading back to work having experienced financial issues. While happiness soars in retirement, many people find their finances take the strain when they retire early and money worries are one of the biggest factors resulting in people returning to work. If you aspire to retire early, it’s vital you plan your finances to be sustainable for the long-term. A PENSION IS A LONG-TERM INVESTMENT NOT NORMALLY ACCESSIBLE UNTIL AGE 55 (57 FROM APRIL 2028 UNLESS PLAN HAS A PROTECTED PENSION AGE). THE VALUE OF YOUR INVESTMENTS (AND ANY INCOME FROM THEM) CAN GO DOWN AS WELL AS UP WHICH WOULD HAVE AN IMPACT ON THE LEVEL OF PENSION BENEFITS AVAILABLE. YOUR PENSION INCOME COULD ALSO BE AFFECTED BY THE INTEREST RATES AT THE TIME YOU TAKE YOUR BENEFITS. THE TAX IMPLICATIONS OF PENSION

WITHDRAWALS WILL BE BASED ON YOUR INDIVIDUAL CIRCUMSTANCES, TAX LEGISLATION AND REGULATION WHICH ARE SUBJECT TO CHANGE IN THE FUTURE. YOU SHOULD SEEK ADVICE TO UNDERSTAND YOUR OPTIONS AT RETIREMENT.

Central Beds are making the charging of electric vehicles at home safer and easier for residents without off-street parking A pilot scheme at 20 locations across Central Bedfordshire is making owning an electric vehicle a more realistic option for residents without a drive or garage. A specially designed cable channel, called the Gul-e, has enabled 20 residents who need to park their electric vehicles on the street outside their homes to safely connect to their electricity supply. The channel in the pavement means the charging cable between their home and car will not cause a trip or slip hazard for pedestrians. The cable channel has been installed at various locations including dunstable. The pilot scheme will run until January 2023. During this time, they will gather feedback from participants on their experiences and there has been plenty of positive feedback already. If the pilot scheme is successful, they hope to offer this as an option for other residents. While the Gul-e will not work for everyone it does help overcome the challenges of electric vehicle ownership for households who don’t have their own off-street parking and charger.

Did you know you can report highways issues in Central Beds - such as potholes and faulty streetlights - online and through an app called FixMyStreet?

Who Let the Dads Out (WLDO)?

Refill Hertfordshire

Have you heard of Refill? It is topping up your water bottle when out and about. Refill Hertfordshire allows public places - such as cafés, pubs, takeaways and restaurants - to register as Refill Stations that will happily refill your bottle with free tap water on request. The app shows where you can get coffee refills with a discount for bringing your own cup, shops where you can refill your own containers, and lunch venues where you can order to go in your own containers too. They’ve taken steps to make sure everything is as Covid safe as possible too. There are more than 300 Refill Stations registered in Hertfordshire. We need support in building the number of Refill Stations. We also need support in promoting Refill Hertfordshire locally. If you’d like to help, either as an individual or local group, please email wasteaware@hertfordshire.gov.uk Over seventeen very special (and expensive) motor bikes and their riders/owners, drew in a large gathering of new families at a recent meeting of WLDO at the Baptist Church Centre in Markyate. These popular gatherings take place at the Baptist Church Centre on Buckwood Road, Markyate for all Dads, Grandads, and male carers and their children. The gatherings are famous for the unlimited, eat as much as you like for £4.00 a family. Food on offer includes bacon and sausage baps, cereals, toast, croissants and pastries, fresh fruit and hot and cold drinks. Attendees can play a game from a great selection of family games (giant Jenga is proving very competitive with families at the moment) as well as pool and air hockey. Daily papers can be read and the chaps can enjoy some chat and banter. “The big attraction we are hearing through social media is that Mums are discovering some free time for themselves!” said Alan Poole, WLDO Project Leader.

Have solicitors instructed, so that they can start collating all the information needed to put together a sales pack for your home. If you have a mortgage secured against the property, ask your solicitor to contact them, so that you are aware of any early repayment charges and the process to discharge the loan. Obtain a Mortgage Redemption Statement early. If you are selling a leasehold property, let the managing agents know you are looking to sell the property so that they can provide their management pack quickly.

Buyers: •

• •

Work out what you are looking for early on. Are you planning to live in the property or rent it out? Are you looking for an apartment or a house? If you need a mortgage, try to obtain an ‘agreement in principle’ early on so that you are in a strong position when putting in an offer on a property. Complete your mortgage paperwork as soon as possible once an offer has been accepted, so as not to delay the chain. Have solicitors lined up and communicate with them early on so that they can assist with negotiating any heads of terms and raise the relevant pre-contract enquiries. Let your solicitor know if you have any legal concerns or points you wish to be clarified at any early stage. Obtain independent financial advice so that you have a clear idea of your budget, the potential costs of your mortgage as well as budgeting for Stamp Duty Land Tax and other financial considerations.

Do your due diligence •

Appoint a surveyor at the earliest opportunity to inspect and provide a report on the property you are buying. These reports often flag items that you may not have spotted on your own. If any issues arise, these may provide you with more

bargaining power and leverage on the purchase price or help you to decide whether you wish to proceed with your purchase. Your solicitor will conduct their due diligence on the property and report their findings to you. This includes, obtaining search results, raising pre-contract enquiries, reviewing the seller’s replies to these, and inspecting the seller’s title to the property. Review your solicitor’s report closely and ask them to explain anything you are unsure about. It is crucial that you understand the risks and costs involved before you commit to purchasing a property, on exchange of contracts.

Think ahead •

Before instructing your solicitor to exchange, you need to ensure that your finances will be available for completion. • If you are obtaining a mortgage, your solicitor will ensure that the mortgage funds are available for completion, or that you have alternative funds available to enable you to complete on the agreed completion date. • If the property is Freehold, you will need to ensure that Building Insurance is in place at your earliest opportunity • If you are selling to raise finance for the property you are purchasing, ensure that the completion date of the sale is on or before the completion of your purchase. This will enable you to use the sale proceeds towards your new property purchase. Having no other property can also impact the amount of Stamp Duty Land Tax (SDLT) you have to pay on completion. Celebrating Ten Years

at Redbourn Auto Solutions By Melanie Wooding Jones Redbourn Auto Solutions, Caring for you and your car

This month the team at Redbourn Auto Solutions is celebrating ten years since opening! It is a business that has been through an immense journey. So, here’s a bit of it… from humble beginnings to a fabulous business that has so much to offer you, and the community around you… The Beginning Setting up your own business sounds so easy on paper, even exciting, but the reality is very different. It is tough – for any business to survive. There is immense pressure, sleepless nights, and you become fully immersed in your business 24/7 to the exclusion of everything else, so it is hardly surprising that the failure rate is so high: 20% of businesses fail during the first two years of opening; 45% during the first five years; and 65% during the first ten years. Only 25% of new businesses make it to 15 years or more! It’s a stark reality that many face and continue to face in these challenging financial times. RAS has been fortunate and has overcome many challenges over the years such as waiting six months to obtain planning permission, an increase in rent because we were ‘motor trade’, a second increase in rent of a colossal 45%, and now a further increase as industrial units are sought after… and dare we mention the recent pandemic causing high absence, lower demand and an increase in the cost of materials (some of which went out of production), utility bills and the cost of fuel soaring? But we’ve remained determined and have stuck to our vision. We had a vast expanse of knowledge through many years of experience in different franchised main dealerships. We had seen the best of what a main To advertise call 07941 661004

dealer can offer, and the worst. So, we wanted to set up a business where trust and honesty were at the core of how we operated, with fair wages so that the staff is not worried about hitting the bonuses that could lead to unnecessary upsell. We all know that you don’t get anything for free, so offering ‘discount for cash’ or special ‘big saving’ deals were not for us. We’ve been there, so know what it is all about, and it goes against our ethos. We wanted to be different: trade honestly, use quality parts with knowledgeable and experienced people who are looked after and enjoy what they do. It was an opportunity we were compelled to pursue. We wanted to compete with the best. An independent garage, changing common perceptions by delivering high-quality service and exacting standards, providing a real alternative to a main dealer. Our Team We opened with a team of four and have grown to a team of 14. We recruit locally with 45% of staff living in the village, and others within six miles of our site. We’ve always believed in employing people who are better than we are, and whose skills complement each other both in the knowledge of in-depth diagnostics (electrical and mechanical) and who specialise in different manufacturers. They all understand the importance of exceptional customer service and are genuinely passionate about cars and will therefore treat your car as if it were their own. Between the team they have 187 years of experience, so should know their vehicles. Talk to any of the team; their knowledge is unquestionable, and their passion for working with cars fills the air with a sense of pride. Please mention

The team members work well together, and are all genuinely lovely, talented people who support each other. They say that a good business is built on the people within, and we couldn’t be prouder of our team. Our Work Because we have a diverse range of skills, knowledge, and experience, we can work on any vehicle. It is not uncommon to work on complex diagnostics that others have failed to resolve, including main dealers. Our technicians become talented engineers with a broad and deep understanding of vehicles. They have an ability to work across different products and identify faults that may not be recognisable to others. We deal with many different vehicles from milk floats, horse boxes, classics and transits to Aston Martin, Porsche, and Ferrari!

treated fairly, and they respect our honesty and the trusted judgments being made. We are not for everyone, and we wouldn’t want to be! There are plenty of garages to choose from. We are very fortunate to have some of the best customers we could wish for and listening to them has been important in shaping our business to their needs: •

• •

To support the Technicians in being able to fault find and resolve issues quickly, we have heavily invested in a wide variety of specialist tools and diagnostic equipment, which is unique in our industry.

We purchase only quality parts designed for your car which are covered by a warranty for a minimum of 12 months.

We are accredited by most major leasing companies, so able to support you here also. Our Customers We’re fortunate to enjoy having the best customers, and we have the pleasure of interacting with them and supporting them daily. They understand good quality service, appreciate the high level of capability we can offer, enjoy being

We originally set up as a Saab specialist, but our customers owned cars from a variety of manufacturers. So, we broadened our technical knowledge and bought-in diagnostic equipment to cope with the emerging demands. We opened a second unit to provide a nice waiting area for customers, a larger office for staff and two further ramps. Our geographic area and customer demographic expanded into Harpenden and St Albans (and villages), so we provided courtesy cars and collection and delivery service for our customers’ convenience. There was a growing demand for second-hand and new cars and so we started buying and selling cars. (Our MD has been doing this for years). We saw an increase in customers with 4x4’s and light commercial vehicles, so we purchased larger vehicle lifts to cope with this demand. Our customers said they would like tyres from a trusted supplier, so we provided tyres from budget to performance tyres and added 4-wheel alignment. We became the first garage in Hertfordshire to gain the Trading Standards mark and Which accreditation. We streamlined processes to ensure efficiency in every area of the business, ensuring customers Please mention

received their cars back quickly, which was especially important for our growing corporate clients. We kept our customers safe and mobile during the pandemic. We ensured blue light heroes were recognised and prioritised through the workshop while keeping everyone safe. When there was a shortage of MOT slots, we expanded into a third unit and opened our MOT centre to cope with demand. We listen to you, to serve you better.

What’s next? We’re continuing to grow! We’ve moved from a customer base of zero in 2012, to welcoming over 27,500 cars through the door. Customer satisfaction and retention are high. We’ve seen an increase in commercial business, tyres, MOTs, and the variety of vehicles we look after, welcoming more prestigious vehicles than before.

So, we’re different! We listen to your needs and deliver to you and the community, whilst supporting local charities. We’ve met many people on our journey who have helped us on the way. They may not necessarily understand their profound impact on our business, but we thank you all for keeping us in the village and helping us, help you. Our MD was passionate about building a business based on trust and honesty, and that is exactly what he has achieved. One customer feedback recently stated that he considered us the ‘John Lewis of the motor trade’ and we’re very proud of that. Come and have a chat to find out more about how we can help you with your vehicle needs. Find us in Redbourn Industrial Estate or at Redbourn Classics on the Common on 3 September. This is our passion. We are Redbourn Auto Solutions.

We’ll continue to go where our customers take us, without compromising our high standards.

Keep Our High Street Thriving!

It has been ten years of hard graft, helping people make sure their cars are safe and roadworthy… and we’ve loved every moment of it!

So, to come back to where the article started, starting your own business is not for the faint-hearted. It is hugely difficult and many fail. But it is the small businesses that are called upon in times of need…. Raffle prizes for schools, sponsorship of events, giving freebies for prizes, offering advertising space, etc. They are the ones who know you and your children’s names and who to call if you need help. They give their time willingly to support you. Many struggled through covid, some closed.

Some businesses have exceptional people behind them who have been brave enough to step forward and create something amazing. If we don’t use them, they will leave the High Street. You are not funding another CEO’s holiday; these are real people who only survive with your custom. Let’s embrace new businesses to our High Street and most of all, try them. INFOMERCIAL

Interview with Sam Mancey, Founder of Sam Mancey Coaching & Consulting LTD

Today we met with Sam, the founder of a new business set up in her home village of Markyate, Herts, offering her coaching service to all residents, executives and businesses in the neighbouring towns and villages. Sam, tell us about your business - Sam Mancey Coaching and Consulting LTD? I’m really excited to have set up on my own after a successful leadership career with John Lewis where I led and developed individuals and teams across different stores and in Head Office too. After 32 years, I wanted to support more people to reach their true potential and to be their best, which is my professional purpose. My business is built on my passion for coaching as well as professional coaching qualifications and my leadership experience. This sounds good, but how would you describe what coaching is for any readers who aren’t sure? Coaching to me is about working intuitively for my client to find their way through their chosen coaching topic. It’s my belief that every client has the capability to find solutions already deep within themself, or subconsciously knows what they want to achieve, but they need the catalyst of my coaching expertise to enable them to unlock this and clarify their way to a solution. Sometimes it’s easier to think about what coaching isn’t – it’s not teaching or training as a coach shouldn’t tell To advertise call 07941 661004

Sam Mancey.indd 32

a client what to do as this can limit the client. Nor is it mentoring as a coach shouldn’t say, ‘Do this as it worked for me when I did’ as the client is a different individual from their coach! Instead, a coach picks up clues, listens impartially and intently on past experiences which gives insight on their client and asks questions to open-up new possibilities, different thinking to support the client to find their own way to achieve their ideal outcome. It’s about moving the client from where they are now with a situation to where they want to be in the future. Interesting but what value does coaching have? It helps clients to reach their ambitions or achieve their potential. This maybe running a more successful business, being a more authentic leader or finding direction, or even your lost mojo! Call it business or life coaching but it’s a practical option for personal improvement. People have coaches to help them with their golf swing or tennis stroke, getting their finances reviewed, so why not use trained support to develop your thought processes? There’s been so much challenge and change impacting everyone - pandemic, wars, climate emergency, workplace changes and your beliefs may have shifted too, which can be unsettling until you know what to do as a consequence. The value of coaching comes from me being present for my client but with total objectivity, so I help unstick them from a situation, enabling progress and begin to thrive. This headspace allows you to learn from the challenging experience, to get on with enjoying being Please mention

33

Need a confidence boost to achieve your life purpose or work ambitions? Sam Mancey can help

your best, adding more value as a leader, parent, partner, employee, or good humanitarian! This sounds intriguing and can you share more about your clients? It’s important to understand that coaching is a confidential service so I would never share details without the client’s permission as trust is the most important relationship ingredient between coach and client. I’ve coached business owners who don’t feel they have time to focus on leading their business to reach its potential as they are caught up in doing the day-to-day activities, so we work on strategies to make effective leadership achievable. Executives who want to improve their influence at work or confidence in presentations. There was a specific business opportunity that a leader wanted to explore fully to ensure it was well rounded before pitching to their company, so I was used as an objective, confidential strategic ‘thinking’ partner for them to develop their idea. I’ve supported new mums on their return to work. Often people use coaching to refocus on career plans but can be anchored about finding more balance or purpose in their whole life. I helped one client plan for the year after they emigrated with a young family to the other side of the world to keep their career on track. It can be as specific as looking to change one behaviour like fitness or lifestyle.

Voted one of the top-30 races in the country, it is famed for its community spirit and camaraderie, with many taking part in fancy dress and runners of all abilities enjoying a memorable occasion. The route takes runners across the stunning private grounds of the Rothamsted Estate, which is home to Rothamsted Research, who kindly open their space in support of the charitable race each year so runners can experience the glorious Estate and take in new sights! The race was founded by Lawrence Levy, formerly of Levy Associates (now known as Levy Professionals). As a keen fundraiser for Rennie Grove, he has worked tirelessly over the last 17 years to make the race the charity's flagship fundraising event. Who can enter? The race is open to all abilities and there is a Junior Division race for 15–17-year-olds. How can I enter? Caddington WI Goings On At our AGM Carol Hardy, talked and demonstrated Pyrography (wood burning!). Most of us had an attempt at this using a giant lolly stick and some very attractive designs were created. Dot Wigg from Head Office came along to supervise our voting. The existing committee was voted back on for the year 2022-2023. We do have other members who help out at meetings on the door, raffle, teas, etc. It is good that we all mix and help each other. There is a Group Meeting at Dunstable on 6th September. Change of Date - Our September meeting will be on 13th - not the 6th . It is our birthday party evening.
