We are pleased to offer for sale the Gray County Ranch, a well located cattle ranch and recreational property in the Texas Panhandle. This Southeastern Texas Panhandle ranch is located in Gray County, about 3 miles north of the city of McLean. The ranch is well located on State Highway 273, and is 3 miles north of Interstate 40. Access is very good with 3 miles of frontage on Highway 273, with new cattle guards at the entrances. Access on the south side of the ranch is gained from county graded

Road W. The interior ranch roads are in good condition, with cattle guards at the cross fences. This ranch property is located a little over an hour’s drive from Amarillo and less than 3 hours from Oklahoma City or Lubbock. TERRAIN AND SOILS The topography consists mainly of rolling and undulating native grassland and tree-lined draws. Soils consist of mostly

sandy and loamy fine sand soils with a cover of native grasses, shinnery and sage. Several areas of the property transition to tighter soils offering a good turf of palatable grasses such as gramma and buffalo. There are at least 2 areas of the ranch that were previously cultivated consisting of approximately 75 acres, that can be utilized for livestock wheat pasture, or wildlife food plots. Because of terrain issues, the fence line along the North boundary of the ranch angles slightly to the Southwest, and touches the highway just South of the McClellan Creek

bottom. From an ownership standpoint, the sellers believe their true boundary line goes into the McClellan Creek bottom and actually crosses the creek for a short distance. Because it would be nearly impossible to maintain livestock fencing in the creek bottom, this small area of the ranch is fenced out of the property. dove, turkey and pigs. The shinnery provides excellent browse for whitetail deer. Turkeys are found along the draws and lower tree lined areas. With the excellent cover of that exists on the ranch, this property is considered to be one of the best quail habitats in the panhandle region. WATER The ranch is considered very wellwatered, with 4 solar wells, 6 windmills and 2 submersible wells. Water is piped to 5 different tubs on the ranch. Water quality on the ranch is considered to be good. MINERALS AND WIND RIGHTS There are scattered shallow gas wells located on the property. One-half of seller’s owned mineral and royalty interest is being offered with this sale. The owners also own a 50% working interest in two wells on the property that are included in the offering. All wind energy generation rights will convey with the sale. IMPROVEMENTS Improvements include 2 sets of working and shipping pens. One set being pipe and sucker rod construction, with the other consisting of stout 4 by 12 wood and steel guard rail construction. Both sets are in good overall condition, and are functional. An older double wide home on the property is in need of repair or renovation. Most of the fencing is considered excellent and was rebuilt as a result of the range fire in 2006. An overhead feed storage bin is included in the sale. The ranch roads are maintained in very good condition.
