Water Features

Besides Chappell Creek, there are five earthen dirt tanks on the property, all fed by runoff from rainfall. Additionally, there are four water wells on the property, some which were once used for irrigation purposes. Available well data indicates that many water wells along Chappell Creek pump in excess of 40 GPM. Water is typically around 150’ - 200’ it appears.

There is an abundance of wildlife in this area such as whitetail deer and turkey. Dove hunting is generally considered to be good with native populations and migrations of birds. Feral hogs are common as well as many predators and varmints. Rio Grande Turkey populations along the creek are very good.

Remarks

No minerals are offered with the sale, and there is no oil or gas production on the ranch. There are no pipelines through the property, or other easements, save for utility easements for power.

Seller will make no reservations for wind energy, solar energy or any other renewable energy sources.
