Fort Worth, TX I Nearly 3 Million SF Combined!

Crossland’s Texas Division recently celebrated the accomplishment of completing three large industrial warehouses for NorthPoint Development, with a combined floor space of almost 3 million square feet. Prior to these projects, Crossland had only completed one project exceeding a million square feet. Now, our Texas team has successfully completed three million square feet of facilities within 300 yards of each other.
Our team worked diligently with Northpoint to deliver these projects on time, and along the way, we were able to build a great partnership.
As a trusted partner of NorthPoint Development, it was a pleasure to get the opportunity to work with them again out of our Texas region.

Fort Worth, TX I 650,000 SF
They call it a “Super Plant” and for good reason.
At 650,000 SF, Green Bay Packaging’s new Fort Worth facility is one of the largest and most sophisticated manufacturing operations in the region. Built on a 46-acre site, the $61 million facility includes 560,000 SF of manufacturing floor space and 52,000 SF of multistory office and mixed-use areas. The project features 32 docks, a rail spur and rail dock, state-of-the-art machinery, and automated conveyance and extraction systems to support high-output manufacturing.
The exterior was constructed primarily with tilt-wall panels and enhanced with ACM, metal paneling, architectural louvers, and custom sunshades. Inside, the gallery-style office showcases skylights, wood feature walls, glass railings, and branded graphics, creating a professional space designed to impress.
Specialized features include advanced HVAC systems, industrial compressed air, and automated cooling systems, all built to accommodate a complex equipment package sourced from Italy, Germany, Japan, and Korea.
This project came with challenges that matched its size:
Late-stage design changes for key mechanical, electrical, and plumbing systems added complexity. Crossland worked closely with owner-hired equipment vendors and coordinated utility needs to maintain critical installation timelines.


Unpredictable weather caused site delays, but our team resequenced activities and got key spaces dried in so the owner’s equipment could be delivered and set on time.
MEP scope clarity was limited early on. We partnered with the owner in the final project months to ensure power, cooling, and utility demands aligned with their operational goals.
This was not our first project with Green Bay Packaging. Crossland previously completed their 566,000 SF Tulsa facility, which served as the foundation for this next step. The success of that initial build helped set the standard, and the trust that carried through to this “super plant” in Texas.
Together, both projects highlight our ability to deliver large-scale, highly technical manufacturing spaces through collaboration, flexibility, and unwavering attention to detail.

Crossland partnered with Knauf Insulation to build one of the largest manufacturing plants in Texas — a 600,000-square-foot, state-of-the-art facility in McGregor. Located on a 200-acre site formerly used as fairgrounds and pasture, the transformation into a full-scale, 24/7 manufacturing operation is nothing short of remarkable.
This project reflects the strength of Crossland’s relationship with Knauf, two family-owned companies that prioritize people, product quality, and long-term value over short-term gain. With aligned values and a shared commitment to excellence, the partnership was a natural fit.
The McGregor plant marks one of the largest manufacturing buildings Crossland has delivered to date. It is a powerful example of how innovation, collaboration, and the right construction methods can create facilities that support both operational goals and workforce needs. Mcgregor,
To meet aggressive timelines and budget goals, the facility was constructed using tilt-wall techniques. This approach not only accelerated delivery but also helped reduce overall costs. Some of the concrete panels stood 75 feet tall and weighed up to 230,000 pounds, making them the largest panels Crossland has ever produced. It was a bold structural solution that paid off in time savings and construction efficiency.





Waxahachie, TX I 638,400 SF

Lewisville, TX I 35,254 SF
The City of Lewisville selected Crossland to deliver its new $14.5 million, 34,000 SF Facilities and Fleet Maintenance Facility—a major step forward in supporting the city’s growing infrastructure needs.
This high-performance facility includes 14 service bays, five bays for heavy equipment, vehicle lifts, workstations for mechanics, a fuel oil storage area and station, and an elevated mezzanine for added functionality. The building also houses administrative offices and meeting rooms, ensuring all departments are supported under one roof.
The structure features a durable concrete tilt-wall exterior with inset reveals, paired with structural steel framing, tile accents, and metal panel siding for a clean, modern look.
During construction, our team encountered a major challenge: a failing retaining wall near an adjacent pond. Rather than letting this issue derail progress, we collaborated closely with the design team and civil engineers to explore cost-effective solutions. The final decision was to remove the wall entirely and stabilize the area with a base of compacted aggregate, saving time and maintaining budget alignment.
This project became a valuable learning experience, reminding our team of the importance of understanding water tables and site conditions early. Most importantly, the end result was a modern, fully functional facility that city staff and leaders were proud to call their own.



Frisco, TX I 37,664 SF I Tilt-Up

Crossland delivered the Frisco Urban Flex project, a tilt-wall shell building that seamlessly integrated into an existing industrial park previously completed for the same owner. The 37,664 SF facility, situated on 2.54 acres, features painted concrete walls complemented by prefabricated canopies and attractive storefront glazing.
Despite facing early challenges with unexpected geotechnical requirements that increased earthwork scope, our experienced team made up time during steel and concrete phases to successfully deliver the project on schedule and within budget. As the fourth project completed for this repeat client, our established relationship and thorough understanding of their
expectations allowed us to manage the construction process efficiently while the owner focused on completing an adjacent project.
The project team maintained strong communication with both the owner and architect throughout the 8-month construction period. This shell building stands ready to accommodate future tenants with its functional design and quality construction.


With a booming population and increased popularity, the Dallas/Fort Worth area of Texas has a consistent need for more retail and professional space.
The Rockwall Urban and Industrial Complex in Rockwall, Texas was built to provide just that.
Crossland was hired in the Spring of 2020 to construct three shell buildings at the Rockwall Urban and Industrial complex. The facilities were built using tilt-wall construction, and the exterior featured a thin stone veneer.
The $7.6 million project covered more than 87,000 square feet. Working on a small site (with little to no laydown room), gas and power lines had to be relocated as they ran right through the building site. Crossland worked with the City of Rockwall and the utility companies to achieve this relocation.
Crossland also worked closely with the design team to resolve issues as they arose, building a strong working relationship throughout the duration of the project.
The Rockwall Urban and Industrial site is owned by Longbow Interests, which provides development and acquisition services for commercial real estate.


Sanger, TX I 291,000 SF I Core + Shell

Crossland also worked closely with utility companies throughout the project to ensure steady progress and timely coordination, keeping everything on schedule.

Mansfield, TX I 267,600 SF SF
Sometimes it’s true that if you build it, they will come. Other times, you know they’re coming, so you better build it.
In Mansfield, Texas, it was probably a little of both. With new businesses entering the area, the city needed to upgrade its storefront and office offerings. By doing so, they were sure to attract even more business. The solution: the Mansfield Urban Industrial Park, a $16 million, 267,000 SF complex that is the first of its kind in Mansfield.
Owned by Longbow Interests in Mansfield, the complex is made up of three concrete tilt-wall shell buildings. The buildings were all constructed at the same time, which introduced several challenges the Crossland team had to overcome. For example, to capitalize on subcontractor productivity, it was important that each sub moved from one building to another without having to remobilize.
The project began in March 2021 and was completed a year later. The month of May 2021 brought heavy rains to the area, which caused a variety of issues and delays.
One particular challenge came when several piers on one building settled and caused the panels to shift into each other. Crossland stepped in to work with an engineer to solve the problem without affecting the project budget.
Crossland worked closely with the design team to find solutions to challenges along the way. In the end, the city of Mansfield was given a quality industrial park to house current and future businesses.






Frisco, TX | 279,028 SF
Texas is known for its bigger-than-life approach, a notion embraced by Dallas Cowboys owner Jerry Jones. When he acquired land in Frisco, Texas, for an expansive industrial park, his vision was undeniably grand.
In 2021, Crossland played a pivotal role in bringing the Star Business Park to life – a $12.7 million endeavor. Crossland constructed the exterior utilizing concrete wall panels, known as tilt-up panels. This material offers several advantages, including speed of construction, cost-effectiveness, durability, and flexibility in design. Crossland also performed the park’s first tenant infill (TI), which was a 36,000 SF space encompassing standard jet board and acoustical ceilings.
Ultimately, the project was completed on schedule, contributing substantially to Frisco’s continued growth trajectory.



Frisco, TX | 132,000 SF
The Star Business Park in Frisco, continues its growth with the completion of a new $11.8 million industrial building. This 132,000 SF tilt-wall warehouse is the third structure within the development, located prominently near the Dallas Cowboys Pro Shop Outlet.
Designed primarily as a shell warehouse for lease, the building offers flexible tenant spaces. One notable occupant is popular YouTube group Dude Perfect, adding a unique cultural draw to the park. A key logistical challenge involved sourcing steel from Mexico to reduce costs. Coordinating cross-border steel shipments required constant communication with ESJ, a Mexican supplier, to maintain the construction schedule.
Despite these challenges, the building was completed on schedule, enhancing the visual appeal and functionality of the Star Business Park. Its strategic location and modern design contribute significantly to the park’s role as a major commercial and entertainment hub in Frisco.
Frisco, TX I 62,000 SF I Core + Shell Wiley X

As part of their strategy for “smart and sustained growth,” Wiley X, a prominent eyewear brand, shifted its operations from California to Texas in 2021.
Wiley X, a producer of high-quality protective eyewear, announced its move to Frisco, Texas. The relocation included establishing a new global headquarters, manufacturing, and distribution site within Frisco’s Star Business Park.
In a statement, company co-owner Dan Freeman emphasized that the strategic move to Frisco positions Wiley X for a successful future, both geographically and economically.
Crossland constructed their $4.1 million, 62,000 SF core and
shell structure that included tilt-wall concrete panels. The project overcame challenges posed by a rigorous schedule and adverse weather conditions.
Despite these hurdles, the project was completed within the stipulated timeframe and budget, showcasing our commitment to excellence. We take pride in contributing to Wiley X’s transition to Texas and their pursuit of continued success.
Burleson, TX I xx SF
Terex Utilities’ core values revolve around delivering reliable solutions to their customers. An essential piece of that model is to offer responsive service centers that get equipment up and running quickly. When Terex wanted to take the next step in their long-range business growth plan, they hired Crossland Construction to build their newest largeequipment service hub in Burleson, TX.
The main workshop in the new 21,500 SF facility is 80% larger than its previous location. It features seven drivethrough service bays and a 33-foot-high roof equipped with two 10-ton overhead bridge cranes to service fleet and equipment. Crossland built the maintenance hub on five acres, giving Terex room to grow.
In addition to full-service equipment repair, the impressive center provides storage for parts and tools sales and a side and roof-enclosed wash bay, open to the exterior. The project scope also included 3,500 SF of climate-controlled administrative areas housing offices, training and conference rooms, a breakroom, and an employee locker room. The Terex logo, etched in concrete, greets visitors and customers when they walk in the front door.
As with all Crossland projects, our team worked diligently and creatively to address challenges during construction. The overhead door tracking was custom made to accommodate room for heaters in the ceiling, in addition to the doors. We worked closely with the architect to find workable solutions for getting everything into the ceiling


while still allowing room for the cranes to move back and forth. To prevent the floating floor from heaving on the temperamental TX soil, crews drilled support piers 15 feet into the foundation. Throughout the project, Terex would let our team know what they wanted, and we found ways to take their concept and make it work.
We completed the project within budget and one week ahead of schedule, despite a few weather delays. Terex was extremely pleased with their new building, and Crossland is bidding future projects with the developer.
