Funding for school projects doesn’t always come easy. We take our job of making sure that the schools we partner with get the best quality and value for their budget very seriously. We’re glad that

more and more districts are utilizing the construction management delivery method. It allows our team to get involved early to

provide realistic budgets and accurate schedules. Our goal is for schools to always get the most for their construction dollar.

In this issue, we spotlight K-12 construction. We interviewed some of the best architects in the K-12 space about trends they are

currently seeing. From outdoor learning areas to flexible spaces, they gave great insight into the future of educational facilities

many schools in our area. Proper building ventilation is crucial to keeping our kids safe from bacteria and viruses. A lot of school leaders are taking action and making these improvements.

We also recently purchased a business that will help us further expand our impact on schools. We acquired Pitsco Education,

located in Pittsburg, Kansas. They offer hands-on STEM products, curriculum, and furniture. Some were surprised by the purchase, but with our life-long commitment to education - it just made sense. Read more about it on page 23.

My dad started Crossland to make a difference and build a legacy for his family. We continue to focus on building strong

communities, empowering our employees, who we call family, and making an impact where we can. I’m so proud of our dedicated

teams and crews. Even when times get tough, you are out there day in and day out, giving it your best and truly making a difference in the places we call home.

When he was done with his hard day of work, Ben and his family headed back to our Tulsa office for his favorite lunch, Chick-fil-A. There he was greeted by none other than the Chick-fil-A Cow. The surprises didn’t end there.

Ben also wants to be a firefighter when he grows up, so the Tulsa Fire Department joined in on the fun. They brought over a firetruck and a few firefighters to give Ben quite the experience.

The day was a huge success, and Ben’s family expressed their gratitude for everyone who made it happen. A huge shout out to the Crossland Tulsa Division for their part in making Ben’s wish come true and giving one deserving little boy a day he’ll never forget. Special shout out to Andrew Bullock, Russell Hutcherson, and Brenda Payne for their hard work making Ben’s day possible.

Little Ben was diagnosed with cancer at age two.

After a two-year battle, the now four-year-old is on the road to recovery with a promising, cancer-free diagnosis.

During his treatments, Ben spent a lot of time watching the highway construction out his hospital window. The big equipment rolling by and the excitement of a busy construction site led to his dream of being a construction worker.

When Make-A-Wish reached out for our help to grant a very special little boy’s wish—we jumped at the opportunity.

Ben’s big day consisted of wrecking, digging, scooping, and riding on construction equipment. Of course, he was the CEO of ‘Ben’s Construction Company’ decked out with his own special company logo, hard hats, and more! Our employees went all out to make Ben’s wish come true.

Historical renovations are very intricate and complex projects to build. Everything must be done in modern-day compliance while also retaining the historical beauty of the facility.

Of course, renovating a 127-year old building doesn’t come without its challenges. There are aspects of a renovation project that are literally only uncovered once you get started.

This includes things like matching existing components of plaster and woodwork and leveling the subflooring conditions. Another challenge is making sure all aspects of the facility are up to code and regulations are met.

However, we thoroughly planned for the project with our client and the design team.

2020 has often been referred to as the year of great disruption. For the Commercial Real Estate Industry, that has meant 2021 is the year of the great pivot.

Delivering an even bigger sucker punch than Netflix gave Blockbuster, Covid has sent the Commerical Real Estate community into a tailspin of fast-paced change. Trends that analysts forecast to happen in ten years are suddenly part of our day-to-day environment. And the demand for development is pacing record highs.

Adapting our commercial spaces to this new environment is at the top of everyone’s minds.

Thankfully, the answer to that question is starting to feel a little more concrete than your most recent shake of the eight ball.

Returning to Work It was commercial office space that saw the sharpest pivot over the last 18 months, and it has the potential to make a full boomerang back. Companies went virtual overnight and, in many cases, have struggled with figuring out if and when everyone returns to an in-person work environment.

On a national level, companies like Twitter, Apple, and Google have announced plans to push their reopening dates to closer to the end of 2021.

Some of Crossland Realty Group’s tenants closer to home, like Walmart, have announced plans to go back slowly with alternating department workdays. Coca-Cola has also begun a phased reopening. And, most regional companies are back in the office full time.

Kastle Systems tracks data from 2,600 buildings and 41,000 businesses in 47 states. Its Backto-Work Barometer continues to show slight increases in building occupancy rates.

Benefits of Being Together Companies want employees back in the office, and employees want to be there also, believe it or not. According to a new study from Microsoft researchers*, remote work is causing companies to become islands of business units with fewer connections between them. When people initially started working from home, there was an uptick in virtual meetings, so people could still chat as if they were face-to-face. Now remote workers are using less and less video and relying on instant messaging and email.

The New Office Space The office is looking a little different these days.

Flashback to 2019 when open office concepts were as cool as The Game of Thrones final season premiere (well, sort of), and the five-foot unassigned workstation was the name of the game.

That is a sharp contrast to the post-pandemic era of office space design. According to Gensler Architects, the focus is on privacy, health, and a “degree of openness.” The firm’s 2020 survey showed that striking the right balance between open/private and individual/group spaces will be essential in the future.

Kevin Harden, Managing Partner, GastingerWalker& agrees that health and wellness are definitely at the forefront. “The key is making people feel comfortable and ensuring that their health and wellness is the most important thing,” states Harden.

Matt Cortez, CEO of GLMV Architecture, has seen newer elements like small task tables and chairs, mobile pedestals, and dividers trending. These items provide visual and functional walls between users to help meet the social distance requirement.

New and improved office environments will have automatic sensors, doors, and other accessible casting technologies. According to Cortez, material selection has also come under scrutiny. His clients are placing cleanability high on their design criterion. Solid surface materials which can have new anti-microbial barrier technology applied are at the top of the list.

We expect hard-walled office spaces to grow a bit while keeping creative employee connection spaces high on the wish list.

Coming Back has to be Cool Your company’s underground fantasy football league no longer classifies you as the cool kid on the block. Top companies in the US are shelling out big bucks to bring employee amenities to a whole new level.

NetApp is currently working with Crossland Realty Group to build their new 173,000 SF innovative workplace. The space includes sports courts, a scenic park set up for a picture-perfect picnic, waterways, and an employee game room and bar.

These include a cafe, shared and private balconies, a fitness center, and a rooftop event space with indoor and outdoor entertaining and meeting areas.

This exterior is a stunning structural steel structure with a storefront glass curtain wall and custom-colored aluminum composite panels complementing the area.

Six-foot-high lighted numbers signs indicate the floor levels, and color-changing LED lights on the exterior both provide a customizable look to this beautiful landmark!

Tight deadlines are not a problem for our team. With a hard turnover date on the horizon, weather days were our biggest obstacle. To compensate, it took a lot of subcontractor coordination and strategy. We came up with a plan to stack our subs which allowed us to start processes faster. The six-story building has identical floorplans, which enabled us to put subs in different areas to work level by level to complete the project.

The project is in a class of its own. It has already drawn in tenants like Kellogg’s (pictured below) and Dr. Pepper.

The building’s parking deck, a precast concrete structure, features an elegant steel mesh façade. A pedestrian bridge connects the building to the garage between levels two through five, giving tenants and guests easy access without ever stepping foot outside.

This project was a labor of love for Crossland. We selfperformed the concrete, which included 51-foot piers for the building, 56-foot piers for the garage, and the parking deck’s five slab levels. It was quite literally tons of concrete.

This 61,000+ SF ground-up construction was brought to life with Floridian influences, including vibrant blue accents. The intricate details that make the building so unique include a custom blue standing seam roof, aluminum composite soffits, custom Nichiha® wall panels, a one-of-a-kind circular threestory steel and glass illuminated staircase, and a glass art wall designed by the owner himself. With three stories of multiuse commercial space, the opportunities for future business are endless, including retail shops, business offices, and two luxury rooftop restaurants with outdoor dining.

In true Crossland fashion, the team started early, driving the earthwork, concrete, and steel, which allowed the most time for the subcontractors to focus on the project’s finishing details. The team was faced with many challenges, primarily due to the custom elements of the build. Each piece of the build was cut precisely for the shape of the building, creating a truly unique feel. These custom touches require more time and effort from all involved.

The pandemic put immense pressure and restrictions on the timeline and the successful completion for the team. But the team prevailed, showing that communication conquers all, kept the project on schedule, and delivered a superior result.

Our similarities start from the very beginning. Most of you reading know our story. But to recap: Ivan Crossland, Sr. (our founder), started Crossland Construction out of the family garage in 1977.

Both founders had an undeniable passion for education.

Despite growing up in the Great Depression and dropping out of school at age 13 to work, Ivan Sr. never gave up on bettering himself or meeting his educational aspirations. With eight kids at home and working multiple jobs, he still earned his GED and later his Associates Degree.

Ivan’s passion for education is a quality he encouraged in his sons and current company leaders of Crossland Construction.

And, over 40 years later, education is still at the heart of our

company. We’ve created many in-house educational programs over the years. Crossland opens the RED IRON Activity Center and the Virginia Crossland Early Childhood Center

Columbus, KS – C Crossland recently opened the RED IRON Activity Center, named after our company founder, Ivan Crossland, Sr. Crossland. Employees and families can use the facility for free; it’s also open to all area residents by purchase of a membership.

The center features 17,000 SF of court space, an indoor walking track, two batting cages, and fitness equipment. Outside there are lighted pickleball courts, bocce ball courts, and picnic and play areas. They also offer a wide variety of classes and activities including, Walk-Bike-Run S.E.K., yoga, Zumba, swing dance lessons, and an assortment of sports tournaments.

The Virginia Crossland Early Childhood Center, named after Ivan Sr.’s wife, is located right next door. This was a years-long vision and project brought together by collaborative efforts from many private and public entities. The facility is operated by SEK-CAP Early Childhood Education Services. It will run Monday through Friday, 6am to 6pm, and has four infant-toddler classrooms with a capacity of 32 children. In addition, two full-day, full-year, pre-school classrooms are available, making total capacity 64 children. Lack of access to quality childcare is at a crisis level across America, especially within small rural communities. The center utilizes a curriculum designed for the early learning years that are vital to child development.
