A MESSAGE FROM 2022 PRESIDENT ANDREW GUTMAN Resiliency. This has always been a required trait for those working in the building and remodeling industry. That resiliency has been tested more so in the past two years than I think any of us can recall in our industry’s history. Throughout all this, CRBRA has been a guiding light to our local builders, remodelers, and all others involved in our industry. The strong leadership by Past Presidents Paul Pipino (2021) and Gregg Biché (2020) have created very big shoes for me to fill. But I am excited to lead this organization, fill those shoes, and face whatever challenges come our way in 2022. Thank you Paul for everything you did in 2021, we were lucky to have a President as dedicated as you.

One of my main goals for 2022 will be to increase CRBRA membership back

As I look to 2022, I have high hopes for CRBRA. We will continue to be the local advocate for and resource to our builder, remodeler, and associate members as we navigate the supply chain, workforce, and COVID related issues. One of my main goals for 2022 will be to increase CRBRA membership back to levels seen before the pandemic. I would also like to see an increase in member involvement in events, committees, and councils. Lastly, we can all acknowledge that New York State is arguably the least business friendly state in this country for our industry. Our membership can have a positive impact in legislative, regulatory, and code issues if we actively work together and with NYSBA to advocate on our own behalf. And I look forward to leading CRBRA and its members to do so. Cheers to a successful 2022!

FROM THE EXECUTIVE OFFICER’S DESK KRISTEN EGELSTON We made it through year two of the pandemic! Don’t you feel like we all deserve a pat on back and deep sigh of relief? 2021 brought different challenges than 2020, but challenges nonetheless. From the supply chain and lead time struggles to the labor shortage impacting all facets of the industry, it was another year of being forced to pivot and adapt. Despite all the struggles, it was heartening to hear the stories about how you leveraged your CRBRA relationships to navigate hardships. One builder told me about how she needed a tub that their usual vendor didn’t have. She thought of a different supplier that she knew from CRBRA events, called him and had the tub she needed the next day. In another example, an associate member had a code question, called one of our knowledgable remodeler members and received an answer and supporting details the same day. These are just two examples out of many that I’ve heard about how our members supported and collaborated with each other to keep moving forward for the good of their customers. I hope to keep hearing these types of stories - even in the good times! I can’t stress enough how important it is to get involved with CRBRA by attending events and participating in committees. That’s how you will form and grow these valuable relationships so when you’re in a jam, you have that connection in place to make a phone call. For 2022, we have the following eight committees open to volunteers: - Best in Building Awards - Community Projects - Homes on Demand - Future Industry Leaders (FIL)

- Membership - Parade of Homes - Professional Women in Building (PWB) - Workforce Development

Please accept this message as my personal invitation to you to join one of our committees. All of these committees have seasoned members on them who will happily welcome new participants and bring you up to speed. If you’re unsure which committee would best suit your talents, please reach out to me or DeeDee. We would love to talk to you about your experience and interests to point you in the right direction. As we look ahead to 2022, we’re hoping to be able to continue ramping up our in-person events to give you the networking opportunities you enjoy. Our first major event of the year will be the Installation Dinner on Thursday, February 3, at 30 Park in Clifton Park from 6-9 p.m. All are invited to buy tickets to attend and celebrate the installation of President Andrew Gutman (Bennett Contracting), the Executive Board and Board of Directors. Tickets are available for purchase at CRBRA.com. We’re excited and hopeful about bringing back the Capital Region Parade of Homes this coming June 4-5 and 11-12 after a two-year hiatus due to COVID-19. Builder recruitment will run through January and sponsorship opportunities will be made available in February. In addition, we’re planning for the third edition of our Capital Region Homes on Demand TV special and the 10th annual Best in Building Awards! With a number of smaller scale events and mixers, we anticipate filling the CRBRA.com Event Calendar with the types of programing you look forward to. Capital Region Homes on Demand: Double the Exposure BY: KRISTEN EGELSTON

What began as a “pivot” when the Parade of Homes was canceled in 2020, the Capital Region Homes on Demand TV special has emerged as a new member benefit with staying power. The first edition aired more than 25 times in the fall of 2020 featuring 12 builders and remodelers with commercials from associate members interspersed. The show gave viewers a chance to learn what inspires and motivates the featured builders and remodelers as well as details about their company history, their process and the care that goes into every project. With the guidance of the newly formed Homes on Demand Committee, led by Chairperson Moe Abele, Homes on Demand evolved for the second edition. “We knew we wanted to offer a more custom experience for the 2021 participants rather than the formulaic approach taken in 2020, especially if we wanted to appeal to repeat participants,” said Abele. Upon opening participant enrollment, eight builders/remodelers quickly signed on to participate including: Abele Homes, Bella Home Builders, Belmonte Builders, Bennett Contracting, DeGraffBloom Custom Home Builders, HIG Construction, JJ Cillis Group and Quality PM. Each participant was asked to complete a survey about their goals.

Did they want to highlight a specific home? A new community? Their body of work? Their client process? Something else? Who would be interviewed? Based on their responses, staff conducted research about each participant and crafted custom interview questions to be asked during filming. Participants were also offered the opportunity to pay an extra fee to film their interview at a location of their choosing. Abele Homes, Bella Home Builders and DeGraff-Bloom Custom Home Builders all opted for this addition. As a returning participant, Mark Johnson, co-owner of DeGraff-Bloom Custom Home Builders, wanted to take advantage of the custom option for filming on location. “We opted to film our company’s interview on location at the model home in our new Windsor Oaks community in Colonie. It appealed to us having our home in the background throughout our segment, especially since we wanted to be able to use our segment as a standalone marketing piece in the future.” Another returning participant, Abele Homes wanted to expand on what they had established in the first show by focusing on their newest community. “We felt like we had a great video from the first edition that covered who we are and our process.

We wanted to take it a step further and saw this as an opportunity to have a professionally developed video about our newest community, Wellington Court” said Abele. “It added such a nice personal touch that portions of our segment include Chris Abele, our co-founder, being interviewed right onsite at Wellington Court.”

The weeks of interviews and filming resulted in a final product the Homes on Demand Committee and association were extremely proud to air. In 2020, the show premiered just before primetime on Saturday, September 26 on WNYT followed by another 25 airings over a month long period. For 2021, the Homes on Demand Committee decided to take a different approach. “Instead of an expensive primetime premiere on network TV we decided to use our media budget to extend our run period to four months and air more than 50 times,” said committee member Jim Carpenter, Director of Marketing at Curtis Lumber. Another new approach in 2021 was working with Spectrum News to create four two-minute segments featuring two participants in each. These segments aired 12 times per week for 12 weeks. “Spectrum is playing on TVs in just about every doctor’s and dentist’s office, while you’re waiting to have your oil changed, etc., so we saw great value in this opportunity - for both our participants as well as promoting the show as a whole,” said Carpenter.

A new participant in 2021, Ken Sherman, owner of HIG Construction, had a clear vision for what he wanted to accomplish by participating. He cherishes the close relationships he forms with clients and wanted to exhibit that on film by inviting a happy client to be interviewed. Resulting in an especially engaging segment, Sherman and Farina talked about their relationship and her custom-built home.

Latest Wave of Rising Lumber Prices Adds More than $18,600 to the Price of a New Home Source: NAHB Economics, January 4, 2022

ollowing a few months of moderating prices last spring and summer, lumber prices are soaring once again, disrupting the housing market and harming housing affordability.

Over the past four months, lumber prices have nearly tripled, causing the price of an average new single-family home to increase by more than $18,600, according to NAHB standard estimates of lumber used to build the average home. This lumber price hike has also added nearly $7,300 to the market value of the average new multifamily home, which translates into households paying $67 a month more to rent a new apartment. According to Random Lengths, as of Dec. 29, the price of framing lumber topped $1,000 per thousand board feet — a 167% increase since late August. NAHB calculated these average home price increases based on the softwood lumber that goes into the average new home, as captured in the Builder Practices Survey conducted by Home Innovation Research Labs. Included is any softwood used in structural framing (including beams, joists, headers, rafters and trusses), sheathing, flooring and underlayment, interior wall and ceiling finishing, cabinets, doors, windows, roofing, siding, soffit and fascia, and exterior features such as garages, porches, decks, railing, fences and landscape walls.

The slow reaction by sawmills, combined with massive uptick in demand from do-it-yourselfers and big box retailers during the pandemic resulted in lumber prices peaking at a record-shattering $1,500 per thousand board feet in May 2021, before beginning a gradual decline through late August. This most recent lumber price upsurge is due to a number of factors, including:

NAHB Actions As lumber prices remain stubbornly high, NAHB continues to work relentlessly with the White House, Congress and lumber producers to resolve lumber and other building material supply chain disruptions, increase lumber production and bring material prices lower. This is the top priority for the association. Over the past several weeks, NAHB has taken the following actions:

At the behest of NAHB, 84 members of Congress sent a joint letter to Commerce Secretary Gina Raimondo in late December expressing urgent concern regarding the Commerce Department’s recent decision to double tariffs on softwood lumber products from Canada. The letter also calls on the United States to resume talks with Canada to negotiate a new softwood lumber trade agreement.

In early December, NAHB leaders met with top Canadian officials at the Canadian embassy in Washington to discuss key softwood lumber issues, including the urgent need to restart negotiations on a new softwood lumber agreement that would end tariffs.

Why Lumber Prices Have Surged The unprecedented price volatility in the lumber market dates back to April 2020 when the COVID-19 pandemic took hold and sawmills curtailed production in anticipation of reduced demand. When it became clear in the ensuing months that housing weathered the storm much better than predicted and demand remained strong, lumber mills did not ramp up production accordingly.

NAHB sent a letter to President Biden on Dec. 3 calling on the White House to combat high lumber prices by engaging with Canada on a new softwood lumber agreement and increasing domestic lumber production.

Through BuilderLink, NAHB engaged its grassroots over the holiday season by having our members call or write their members of Congress and urge their lawmakers to tell President Biden to negotiate an updated softwood lumber agreement with Canada and increase U.S. lumber production by harvesting more timber from U.S. forest lands.

The NAHB advocacy team – Government Affairs, Communications, Economics and Legal – continues to work tirelessly on all fronts to find solutions that will ensure a lasting and stable supply of lumber and other building materials for the home building industry at a competitive price.

With NAHB stressing that historically high lumber prices and building material prices continue to serve as headwinds to the U.S. housing sector, Sens. Jeanne Shaheen (D-N.H.) and Jerry Moran (R-Kan.) sent a letter to Commerce Secretary Gina Raimondo in late November to oppose the Commerce action to double tariffs on Canadian lumber imports into the United States.
