A MESSAGE FROM 2023 PRESIDENT ANDREW GUTMAN

While the chaos triggered by the pandemic seems to be mostly behind us, challenges still exist in every facet of our industry. Inflation, rising interest rates, potential recession, increased regulations, electrification efforts, and workforce shortages are some of the many challenges we have been facing in 2023. However, here at CRBRA our focus is not on complaining about these challenges, but what we can do to overcome them or turn them into opportunities.

Back in April, CRBRA participated in NYSBA’s Lobby Day at the Capitol. And boy did we show up and make our voices heard! More than 30 CRBRA members made their presence felt in meetings with our representatives. The Capital Region representatives, on both sides of the aisle, listened to and understood our concerns – particularly regarding the scope and speed of the All-Electrification bill. Unfortunately, as with many legislative issues, decision making is controlled by downstate and New York City, and the AllElectrification bill passed. This may not have been the result we hoped for, but CRBRA now looks ahead and will work to help our members navigate these new regulations and even find opportunities with them.

Workforce development is another challenge that CRBRA has been actively facing head on. Over the past couple of years, many of our members have been participating in the growing informal Capital Region Workforce Development Coalition. Some of the activities that our members have contributed to this coalition include:

• Meeting with high school students to talk about the benefits of a career in the trades.

• Meeting with school administrators and counselors to talk about the benefits of a career in the trades.

• Building toolboxes with middle school students.

• Including a home built by Shenendehowa high school students in the Capital Region Parade of Homes.

• Lobbying to increase funding for CTE programs with local legislators.

• Attending career fairs.

• Marketing and promoting these activities through local media outlets.

And just recently this coalition has been formally established as a 501(c)(6) organization under the name: Northeast Construction Trades Workforce Coalition. The Coalition’s mission is: “To educate, inspire and connect people in pursuit of rewarding careers in the trades; driving economic growth while building and sustaining our communities.”

I have been actively participating in the formal establishment of the Coalition as a representative of CRBRA. We have held a couple of strategic sessions to develop our mission, vision, values, goals, and organizational structure. As part of this structure, CRBRA has been assigned a permanent board seat to be held by an Executive Board Member on CRBRA’s Board of Directors. Our work in this area is just beginning and I look forward to seeing many more CRBRA members become actively involved in this important endeavor for our industry.

Michael Jordan once said “Obstacles don’t have to stop you. If you run into a wall, don’t turn around and give up. Figure out how to climb it, go through it, or work around it.” And this is exactly what CRBRA and its members will do when faced with challenges like All-Electrification and Workforce Development.

FROM THE EXECUTIVE OFFICER’S DESK KRISTEN EGELSTON

Irecently had the opportunity to attend the Association Management Conference (AMC) hosted by the National Association of Home Builders. Over three days, executive officers’ and association staff from around the country came together for professional development sessions, workshops, inspirational speakers and networking. I think you all can probably relate that leading up to this I was stressing about being out of the office and the items on my to-do list that would be on hold while I was away. (I understand the irony here that I plan events all the time that pull you away from the office and your day-to-day workload.)

Let me tell you, I am SO glad I went. The conference attendees represented 90,000 members, which is more than 60 percent of NAHB’s membership. The energy and enthusiasm in the sessions was infectious. I think part of that is because as association executives one of our goals is to create collaborative environments and encourage idea-sharing at our associations. It’s in our nature to be helpful and want to see others succeed. Put us all in a room together and the ideas, best practices and advice flowed nonstop. I took pages of notes and left feeling refreshed and inspired about CRBRA’s future.

One of the sessions I attended discussed the anatomy of positive experiences. We were tasked with thinking of three words to describe how we want new members to feel in the first three months of their membership. My words were welcomed, special, and excited. Personally, I hope those feelings extend beyond three months. I hope every single member of CRBRA feels welcomed, special and excited to be a part of this association whether it’s been three months, three years or three times as long. Everyone has different interests and brings something to the table through their knowledge and experiences. That’s why we try to offer a wide variety of events in locations across the Capital Region. What appeals to one member may not appeal to another and that’s ok! We appreciate the differences that you all bring because that’s what helps us adapt, grow and better ourselves and this organization. I say it all the time and I truly mean it; this association is unique in the way relationships extend beyond competition all in the name of supporting and bettering the residential construction industry. Going forward, I’ll be keeping these three words in mind when considering our event calendar, writing emails, and exploring new opportunities.

I won’t bore you with details about every session I went to, but I do want to share with you my biggest takeaways:

• Business leaders are more trusted than NGO’s, government, or the media. (Edelman Trust Barometer)

• Trust is the most important currency in lasting relationships between businesses and their customers.

• People want leaders to be more open, human, and authentic.

• The #1 predictor of success is the quality of your relationships.

• Artificial Intelligence (AI) is going to change the world more than electricity.

I encourage you to consider what your company’s three words are. How do you want your new and existing customers to feel? What are you doing in service of those words? As the market continues to change, you’ll need to lean on the experiences you’ve created with customers, the quality of your relationships, and trust you’ve built. And, remember, CRBRA is all about building relationships in this industry, so consider us a resource and partner invested in your company’s success.

Finally, if you have the opportunity to attend a professional development conference, give yourself permission to take that time out of the office. If your experience is anything like mine, you’ll come back with several ideas to immediately implement and will see a return on your investment. (Hint hint: NAHB’s International Builders’ Show, 2/27-2/29/24)

21ST CAPITAL REGION PARADE OF HOMES CELEBRATES COMMUNITY

This June, CRBRA hosted our cornerstone consumer-facing event: the Capital Region Parade of Homes. Now in its 21st year, the 2023 Capital Region Parade of Homes featured seven homes from six builders. Veteran Parade builders like Amedore Homes and Michaels Group Homes along with third-time participant Erik Kohler Homes, were joined by Parade newcomers Bisaillon Custom Builders and C & J Custom Builders. There was also a Parade first this year – our first luxury apartment by Luizzi Property Management.

Jerry Saliba, co-owner of C&J Custom Builders and a first-time participant, said “We have been wanting to participate in the Parade of Homes for many years now, but as a custom builder it’s really a matter of having the right project at the right time with a customer who’s excited to show off their custom home. Luckily, this year those factors came together, and we were able to enter the custom home we built in East Greenbush.” He continued, “Our experience was incredible from the amount of traffic we saw to the meaningful conversations we had with potential customers. We’ll definitely participate in the Parade of Homes in the future.”

Another first-time participant, Caitlin Vallario, Bisaillon Custom Builders, said “It was such a fun experience interacting with all the visitors and watching their eyes light up as they walked throughout the home and noticed all of the details.”

The diverse array of products, from a luxury apartment to townhomes, single-family model homes and custom homes, attracted a diverse audience of consumers interested in the range of price points and home styles. Across the first two weekends in June, hundreds of consumers visited the seven participating Parade homes located in three clusters: Niskayuna, East/North Greenbush and Ballston Spa. Greeted by volunteers from the Center for Disability Services, consumers were enthusiastic to have the opportunity to tour these beautiful homes and admire the innovative designs, selections and craftmanship.

Another first this year was having the three-bedroom home built by Shenendehowa High School students as a one-day stop on the tour. The students and teachers of the Construction Capstone Course were proud to showcase their home and talk about the steps to completing it and their future aspirations. Next year’s goal is to have their 2023-2024 home as an official Parade stop on the tour all four days!

Prior to the Parade, the homes were categorized by price point and judged by a group of CRBRA members/industry experts for their architecture, craftmanship, kitchen design, interior design and more. On Thursday, June 15, 130 members came together at The Hangar at 743 to celebrate the success of the event, the generosity of the many sponsors, and of course, the winning homes. (See sidebar for winners.)

One of the key objectives of the Parade of Homes is to connect builders with potential buyers. As Executive Officer, it’s my goal to have at least one builder make a sale or get a lot hold during the Parade.

Caitlin Vallario, Bisaillon Custom Builders, said “As a first-time participant, we didn’t know what to expect going into the first Parade weekend, especially with it being my family’s personal home. However, our nerves were completely alleviated when the first couple walked in and were extremely complimentary of the design and layout.” Vallario continued, “The Parade was a huge success as we received a lot hold

Vallario said, “We were so energized by the positive feedback both weekends and were thrilled a few weeks later to learn that we won the People’s Choice Award in our category! Participating in the Parade of Homes was a great experience, and we hope to continue participating in the future.”

The Parade Awards Celebration also gives attendees the opportunity to reflect on one of the most important objectives of the Parade: raising money for a local charity. For the last several years, our charitable partner has been the Center for Disability Services (CFDS), and the funds are going towards their MOVE equipment program. The MOVE program helps children who struggle with mobility to participate in home, school, work, and community environments more fully.

As CFDS representative Anne Costigan was joined at the podium by Michelle Canaday and her daughter Amanda, a client of the Center, a video played of Michelle and Amanda dancing at the prom with the assistance of MOVE equipment. Canaday spoke about the impact CFDS has had on her family’s life and thanked the Parade of Homes for raising money to support their lifechanging work. She said “They say it takes a village to raise a family. You all build that village. Thank you.” It was incredibly moving and reiterates how important the Capital Region Parade of Homes is to our community. And isn’t that what the Parade, CRBRA, and our members are all about? Celebrating community.

HONORING THE LEGACY OF ANNEMARIE MITCHELL

The Capital Region builder community lost a dedicated professional with the passing of Annemarie Mitchell in December 2022. Annemarie left a tremendous legacy of work and activism for her fellow professionals and tradespeople. She was the founding member of CRBRA’s Professional Women in Building (PWB) (formerly known as PWB of Northeastern New York), creating networking opportunities for women in the industry, which grew to make significant contributions to the construction industry.

Annemarie was CEO of Legacy Timber Frames, Board Member of the Capital Region Builders & Remodelers Association, 2014-2015 CRBRA President, Director at the New York State Builders Association, and Director for many years at National Association of Home Builders. She devoted and donated her time to many committees in these organizations including local, state and national Code Councils.

Since her passing, a group of dedicated volunteers and friends have been working to honor that legacy and continue her passion for empowering women in construction by forming the Annemarie Mitchell Legacy Fund. The fund will be used to help women interested in establishing and furthering their career in the trades in a number of ways, including by helping facilitate apprenticeships, child care assistance, tools, training and more. CRBRA has been working closely with the group to support their efforts to launch the Fund as its own 501(c)(6).

There are many, many volunteers behind this effort to celebrate Annemarie's legacy and help our local builder community identify and train candidates for careers in the construction industry.

Thank you to so many individuals and companies that have generously helped build this meaningful project. In September, the Fund’s website annemarielegacyfund.org will launch. In addition to accepting electronic donations, the website will also serve as the application portal. If you know women looking to pursue or advance their career in the trades, please direct them to the website to submit their applications. Applicants will be reviewed and interviewed this fall.
