Relationships

History with the Vikings - University of Minnesota Joint-Use Stadium To accommodate NCAA intercollegiate football and soccer events, Crawford Architects prepared concept designs for a new 50,000seat, on-campus, open-air stadium for shared use by the University of Minnesota and the Minnesota Vikings. The stadium was designed to be flexible and capable of expanding to 80,000 seats. Big idea strategies were developed to establish project scope, future expansion, and ancillary development. Much of our efforts focused on assisting the University of Minnesota to renew interest in their football program and garnering financial support from alumni.

During the initial phases of design, preliminary GMPs were developed to serve as a basis for securing fundint from a variety of sources.

Crawford Architects also played a major role in fundraising providing design and support for negotiations with TCF Bank, the Minnesota Legislature, Minnesota Board of Regents, and Bonding Agencies. Our efforts contributed significantly to securing $239m in funding.

Our work in these preliminary phases of development served as the ultimate basis for design.

While the Minnesota Vikings ultimately went on to design and construct a standalone facility in the heart of downtown Minneapolis, the planning stages of this project proved to be beneficial to providing adequate facilities for the Team’s use during the NFL seasons coinciding with construction of their new stadium.

Relationships History with the Vikings

A successful project is not only measured in terms of on-time and on-budget. A close working relationship between Client and Architect is built alongside the construction of bricks, mortar, concrete and steel. Partnerships with our colleagues, consultants, and foremost our clients are the most important things we build. Proof of that bond extends far beyond the final punch list and ribbon cutting. Crawford Architects has been building that relationship with the Minnesota Vikings for almost two

decades. A decade prior to the inception of the TCO Performance Center Headquarters project and through ownership changes, we worked closely with the Minnesota Vikings to evaluate locations in the Twin Cities area for a new stadium, which built trust and bloomed into the design and construction of their ‘Home’ in Eagan, MN.

History with the Vikings - Northern Lights The Minnesota Vikings envisioned the Northern Lights project as a 1.5-million-square-foot sports-anchored mixed-use development. It included an indoor lifestyle center, a 72,000seat retractable roof NFL stadium, corporate offices, hotels and more than 3,000 residential dwelling units.

User Group Meetings Hit the Ground Running

One-on-one sit down discussions are facilitated with key designated staff and the core leadership team to determine User Needs, Program Requirements, Equipment, Operational Requirements, and Project Visioning and Objectives. We ask the tough questions; not only what works but what doesn’t work and Why. This extends beyond just functional program of space and into the realm of how each of the individuals approaches and utilizes the facilities day-to-day, beginning with when they walk out of the front door of their home and embark on the journey to the facilities, and to the ebbs and flows of daily regimine. Inventory & Assessment Developing the Right Program On site review of existing facilties and program areas are tabulated so that they can be compared against User Needs discovered during this Phase. A side by side comparison is made between currently available space and Preferred Program and Facility Needs to create a Gap Analysis showing the amount of additional area potentially required for the facilities and also what departments and uses those gaps are associated with. A decision process begins to analyze the extent of repurposing existing areas for different uses through both extensive and intensive renovations along with alternative concepts for newly constructed areas to fulfill

these gaps. Both schedule of delivery, affects and disruption to existing operations, and budget are weighed heavily concurrent with design iterations to determine the optimal solution(s). As adjustments are required due to budget and schedule, affected elements are discussed with the core committee collectively and tracked in the tabular program document as wish-list items or add-alternates that can be integrated into the project at later stages if the market allows, or as the team chooses to integrate them later.

Every project is unique and requires a unique approach. Each project is treated not as our project, but our client’s project. As architects, it is our job to extract the essence of each project from our clients and transform that vision into a built representation of their goals, ideals and character. The Twin Cities Orthopedics Performance Center is not just a practice facility for the Minnesota Vikings. It is the Home of the Minnesota Vikings - players, coaches, ownership, staff, media, alumni, fans and community. All of these groups make up the Vikings family and are represented. US Bank Stadium is a location where the team plays 8-10 times per year; referred to as Grandma’s House. The team headquarters is where the organization calls ‘Home’ 365 days of the year.

The level of thought that needs to go into creating a ‘Home’ cannot be understated. The process of bringing about the design of the TCO Performance Center involved all members of the organization, community representatives, the design team, and stretch back to the origins of the Vikings’ Heritage.

BRAND

The Minnesota Vikings had recently embarked on rebranding their entire football organization.

The completion of that effort coincided with the opening of US Bank Stadium and the onset of the Viking Lakes project. Crawford Architects was provided that document, and from that document stemmed the whole of the project. Three words stand out to describe the Minnesota Vikings; Unifying, Innovative, and

Relentless. These three words became the foundation for the design and construction of the project.

THE CARD GAME

One of the tools that Crawford utilizes to kickoff concept design with its clients is by playing a Card Game. Images intended to invoke an emotional response are placed in a pile in the middle of the table. No order is assigned.

The images can be specific to the project or seemingly random. Our clients are asked to select different cards in response to different questions. The goal of this game is two-fold. It

engages the client in a light-hearted and easy manner so any concerns about discussing anything are set aside. It also gives us an insight into a general sense of who our client is and what are their likes and dislikes; organized or chaotic, simple or complex, etc. For the Vikings, this process was repeated for all User Group Sessions.

RESEARCH

The brand statement and work sessions with the Vikings made it clear that they were not looking for a cartoon of a Viking Warrior, but were instead steeped in the tradition of the Historic Norsemen. They embraced their culture and history. Crawford Architects embraced that enthusiasm and took it upon ourselves to inject that history into the project. Research was conducted into the people, the culture, the

geography, the geology, their art, their rise and fall in Northern Europe, their exploration into the new work and their influence locally. All of this set the tone for the base of the project design.

THE CHARETTE

Crawford engaged in a several day design charette, discussing, throwing out ideas, finding precedent representations, sketching and covering our walls with all relevant material and imagery. Summary of these concepts were presented to the Vikings organization, and after much review and comment, and revision, a final statement was created to guide the process and maintain ‘true north’ throughout all phases of the

project:”The realized goal of this process will be a cohesive design that clearly states ‘this is the Home of the Minnesota Vikings.’ The completed project will display the 3 pillars of the Minnesota Vikings Brand Essence. It will unify all those that call it home; it will be innovative in its design and construction; it will be relentless in its demand for quality. These 3 things will be evident throughout every part of the building and site.

UNIFYING

The historical Viking people were tight knit groups of farmers and craftsmen living near the fjords of Denmark, Sweden and Norway. Families and extended families worked together to create a community of free peasants. Their location also gave them access to the sea and future exploration. The craftsmanship and art of the later ages of the Vikings (Urnes Style) is characterized with slim and stylized animals interwoven into tight patterns. It can be seen carved into their architecture, jewelry, ship details, armor and clothing.

The Unifying Shield manifests itself in the built environment as inviting materials such as wood and warm lighting.

The forms and details take on the intertwining shapes that tie together like the late Viking Age designs. This shield is located at the entry of the Headquarters building where the Vikings Family greets the community and invites them in to the lobby, the VEN Studio, the auditorium, and cafeteria.

INNOVATIVE

The historical Vikings were great explorers, using innovative methods to craft their longships and new techniques for navigation to places unknown to Europe at the time. The vision of a Viking longship quietly approaching the unknown, bravely gliding through the fog shrouded banks of an undiscovered land creates the picture of a people unafraid to try something new to advance their society.

This Innovative Shield takes its inspiration from that vision of the Vikings, seeking to explore. It uses the newest technologies and materials and occupies the center of the building, where the staff works to push the limits of the Vikings Football team. The marketing team, the technology department and video production team all work together to advance the team to new heights.

RELENTLESS

The relentless nature of the historical Vikings is seen in the geography / geology and climate in which they lived. The stone cliffs of the fjords of Scandinavia and the unrelenting glaciers moving down the mountains to the sea paint a picture of an unforgiving existence that bred strength in the Viking people. The materials are the fractured stone cliff walls; fissures, eskers and crevices; chunks of ice and massive glacial walls that crash into the sea.

The Relentless Shield is characterized by strong and solid materials, stone and iron. The details are chunky and solid, dark in color and unmoving. Subtle angles in the building throughout are reminiscent of the jagged post glacial landscape. Its location is at the football team area of the building, the players and coaches being the solid foundation of the Vikings Family.

Place - Finding a Location Site Selection

Crawford Architects assisted the Minnesota Vikings in analyzing multiple properties surrounding the Twin Cities region, to determine feasibility, economic impact, and due diligence related to each of the site locations. Renovations to the existing facilities at Winter Park in Eden Prairie were considered, as well as new developments in Anoka, Golden Valley, and Chanhassent. Ultimately, the former site of the TWA Headquarters in Eagan, MN was selected.

From there, test fits for the preferred site began.

Considerations with the test fits included:

Architecture is about providing flexibility and adaptability in design. Programming is a key component of the design process to allow the client the ability to adjust to ever changing needs, without disrupting their operations.

Providing them with programmatic solutions that allow the use of any one specific space that we have designed for them to be multifunctional, and the ability to transcend these difficulties.

Training facilities are large buildings. Looking for commonalities in building program and ways to share space are key to providing a tight and efficient floor plan. Vertical adjacencies is just as important as horizontal adjacencies. The shortest connection is not always horizontal, especially in this facility type where there is a

lot of program adjacencies that are desired by the users. Getting this ‘right’ yields efficiency in circulation for the athletes and staff, and also capitalizes on their time spent within the facilities at the appropriate junctures vs. between point A and B.

The functions of a facility should transcend its users. People come and go, but what we have built needs to remain flexible enough to adapt to new philosophies. The design of training facilities are very much so influenced by coaching and team executive personnel. With a high turnover rate in the industry, these facilities have to be designed in a manner to meet the ‘must have’ requirements while maintaining enough flexibility to allow changes in use when new philosophies are applied. This is successful when this social change is allowed to occur without a great impact to the physical space.

The TCO Performance Center, home of the Minnesota Vikings, was designed and constructed pre-pandemic. These same metrics for success tied to resiliency and scalability were integrated into the design of that facility.

The ability of the Team to reoccupy the facility quicker than most of their other peers, and with little displacement, was a true testament to the necessity of this principle in design. The player lounge was combined with team locker space to maximize efficiency in use. This ensuite adjacency also allowed the team to continue to occupy the originally programmed locker space, converting ‘lounge’ to additional locker area while properly socially distancing. There was no need to invest in costly renovations or reconfigurations of other alternative program to accommodate this use; reconfigurations which have begun to demonstrate as being only temporary.

Leveraging Commercial Value

The Deal - Partnering with Twin Cities Orthopedics (TCO)

VIKING LAKES - DESTINATION EAGAN Crawford Architects was instrumental in assisting the Vikings in their pursuit of a Naming Rights Partner for the project. Working closely with Kevin Warren, Vikings’ Chief Operating Officer, Crawford prepared multiple presentations and design collateral to attract local and regional businesses to join with the Vikings in the development of the site. Ultimately, the board of emergent local clinic, Twin Cities Orthopedics, unanimously voted to be that partner. The Vikings Headquarters became the Twin Cities Orthopedics Performance Center and the stadium became TCO Stadium. TCO also began their own process of locating an Urgent Care, Physical Therapy, Surgery Center and Sports Performance Center on site with the Vikings. Crawford Architects relationship with the Vikings grew to include the TCO team.

VIKING LAKES - DESTINATION EAGAN Crawford Architects was instrumental in presenting the Viking Lakes project, LiveWork-Play community to the Twin Cities Or thopedics (TCO) Board of Directors alongside representatives of the Minnesota Vikings and the City of Eagan. Prior to the presentation, the locations of existing TCO Medical Office Facilities and Orthopedics Clinics were catalogued throughout the Metro. There was a definitive need for increased presence in the Preferred Site location of Eagan, MN. This coupled with

the alignment of common values, goals, and objectives between TCO and the Minnesota Vikings presented itself as a unanimous decision to form a solid Partnership for the foreseeable future; garnering one of the largest monetary contributions associated with any NFL training facility to date in the League.

Meeting with Appropriate Parties

Proactive Engagement with the City of Eagan TRANSPARENCY BUILDS COMMUNITY SUPPORT Getting off on the right foot with the existing businesses and homeowners surrounding the site was critically important to the Vikings.

Being a good neighbor when starting any project is a priority. Crawford prepared numerous presentations for the city of Eagan and the Vikings, attended public meetings

to engage the city, individual citizens and stakeholder businesses on discussions of what the development would become. Concerns were listened to and taken into consideration.

City zoning guidelines were evaluated, and an exhaustive Planned Development plan was submitted and quickly approved.

BUILDING TYPE STANDARDS

For a comprehensive look into the depth of the project, a Design Guidelines book was prepared and submitted to the city for review and approval. It outlined a guide for the following: Land Use Districts, Building Type Standards, Green Infrastructure, Public Realm Guidelines, Street and Roadway Guidelines, Lighting, and Signage Guidelines.

The overall success of the Master Plan is closely linked with the quality of architecture in each of the districts. This section identified the principal building types, their defining features and the minimum requirements of their design and construction. Precedent buildings, materials, colors, design templates and lighting for buildings are meticulously laid out for the different building types. The standards are intended to complement other standards and to create a cohesive and high quality development across all districts.

The Viking Lakes Development complements the surrounding area and connects to the existing open space, network of trails, natural areas and wetlands. All districts within the development are designed to promote sustainable practices. LIGHTING GUIDELINES

The public realm is a vital aspect of the built environment that helps to give a place its identity. It primarily consists of the roadways, sidewalks, parks, plazas and other open spaces that comprise the arteries and focal points of the urban framework. It is the main space where civic interaction occurs and is often defined in contrast to private property.

Green parks are woven through the fabric of the development, creating layers of pedestrian pathways and connections to the districts and lakes with minimal adjacency to vehicular traffic. The public realm, the heart of how one experiences this development is safe, sustainable and enriching.

Street lighting offers a significant opportunity to differentiate the development from surrounding developments and neighborhoods while also differentiating different districts within the development. Lighting standards that effectively light pathways, walkways, roadways and other outdoor active areas are specified. Light fixtures were selected and located to develop a district hierarchy.

District lighting is environmentally sensitive to meet DSF and LEED standards, including minimizing light trespass and pollution and using minimal energy through lighting equipment selection and operation. The design of the lighting is as important as the guidelines for the architectural aesthetics.

STREET AND ROADWAY GUIDELINES

SIGNAGE GUIDELINES

The Development Plan defines a specific strategy for the layout of street and blocks.

The size, type and configuration of this street hierarchy is based on a combination of projected traffic volume, existing and future road connections, level of service at intersections, adjacent land use and desired aesthetic character. The design promotes a street system that balances pedestrian and vehicular use not only providing streets that support traffic flow, but also creating safe and comfortable spaces for street-side activities, strolling promenades, pockets of green and other amenities.

A fully developed signage package was created to coordinate with the architectural guidelines, lighting standards and public realm standards. Locations, types of signs, style and size of signs that comply with the city and state standards while blending with the Viking Lakes development aesthetic serve to ensure a fully cohesive Master Plan.

This simple payback analysis shows that design incentives helped reduce the incremental costs associated with the energy conservation strategy investments for the facilities, resulting in a payback of 7.7 years.

We were able to utilize an energy rebate program for TCO Performance Center with that local energy provider, Xcel Energy.

Working with the energy provider, the

design team developed design scenarios for the building envelopes and system(s) selection for HVAC equipment, lighting, plumbing, etc. to determine the optimal solutions; taking into considerations up front cost vs. long term cost. The simple payback analysis projected energy cost savings of over $129,000 per year in relation to the building baseline analysis with a 7.7 year payback related to the adjusted incremental construction costs.

A Groundbreaking to Remember On August 2, 2016, the Minnesota Vikings, along with partners Twin Cities Orthopedics (TCO), the City of Eagan, Crawford Architects, and Kraus-Anderson Construction Company, celebrated the official groundbreaking of the Twin Cities Orthopedics Performance Center and TCO Stadium - marking the first steps to developing Viking Lakes.

Coming Home Project Completion

On June 15, 2018, the Minnesota Vikings opened the Twin Cities Orthopedics Performance Center to the visitors for the first time in a Ribbon Cutting Ceremony.

Representatives from the NFL, the Ownership Group, the City of Eagan, Twin Cities Orthopedics and the Team all spoke to thank those responsible for creating the facility and to welcome their staff to their new home.

Coming Home Project Completion

The Minnesota Vikings and Minnesota State High School League (MSHSL) announced today that the Farmington Tigers’ football team will play in the first-ever high school game at the Twin Cities Orthopedics Performance Center. The TCO Performance Center is the home of the Vikings’ new practice facility which iincludes a turf stadium that can seat up to 6,000 fans.

Farmington will face off against Eagan (the home team) on Friday, Sept. 28, at 7:30 p.m.

The Vikings will host five high school games this fall. Farmington and Eagan will be the first, followed by Prior Lake and Lakeville North on Oct. 12. Three state tournament quarterfinal games will be played there as well.

HEADQUARTERS PLAN The Plan of the headquarters building is organized along an east-west corridor that runs the length of the building, connecting the front of house entry to the team suite in the back. Called the “Super Highway” it is a way for people to easily orient themselves in a complicated building, get from place to place quickly and also serves to bring light into the heart of the building. The Super Highway is located between the office and the indoor practice facility.

The main entry to the building is on the east, with a drop off and entry-drive parallel to the lakes. All of the public spaces look back out to the lakes and out over the stadium to the south. The concourse of the stadium creates an outdoor living area for staff when not in use for game day.

The team suite is located at the west side of the building with a private entry for players and coaches. All of the player areas, weight room, training room and locker room, open directly onto four practice fields for quick access. The coaches’ and owner’s suite are above the team suite with views overlooking the practice fields and to the stadium.

PUBLIC ENTRY The public entry of the Headquarters is on the east side. Its views are to the lakes and to the future development of Viking Lakes to the east.

Initial Concept

Visitors enter via the drop off circle to the reception desk. Their travel path takes them into what appears to be a glass enclosed entry, through waves pushed before the prow of the Viking ship above them.

Staff enters on a level above that is separated by landscaped terraces.

Media enters through a private, secured corridor that brings them directly to the media work room and interview spaces.

LOBBY Upon arriving to the facility, visitors are greeted beneath a lower ‘ice like’ volume, that sets the frame for arrival. Directly ahead lies the main lobby and gathering area. Upon entering the communal space, the ceiling rises up revealing the hull of the longship. Light penetrates this two story space from two sides, with the glass exterior envelope invoking visions of waves crashing against the ship. A set of wood cladded stairs serve as the primary route for public to access the remainder of the facility, ascending from the lower lobby to the upper lobby. The lobby also serves as both a waiting area, as well as an assembly space for cocktail functions and TCO Stadium halftime events. There is direct connection from the lobby, via tunnel, to the TCO Stadium seating bowl.

NUTRITION BAR Nutrition, diet and hydration are significant factors in the health of the professional athletes. The nutrition bar is situated at the main crux of the team suite North|South wing, bisecting the East|West Super Highway. It is positioned to influence constant bi passing of the players and coaches with this node in route to the weight room, training rooms, meeting rooms, and indoor practice facility. Anyone going to the weight room, team area and indoor practice facility will pass by it. Grab-nGo stations as well as a nutritionist office and smoothie bar make this vital part of everyday activity easy and quick. The nutrition bar location is also between the staff and team area, and at the foot of the coaches’ area making is usable by everyone in the facility.

TRAINING & HYDROTHERAPY Positioned between the weight room and the team suite, lies the state-of-the art training and hydrotherapy areas. Ample light and visibility exist within the spaces, allowing constant monitoring of activity within the training areas, not excluding sight lines from the training suite to activity on the outdoor turf. The hydrotherapy room is the jewel of the training suite. Included are three fully recessed pools, one hot plunge pool with capacity for 12–15, one cold plunge pool with capacity for 12–15, and one treadmill pool with zero entry accessibility. The Vikings also have implemented state of the art technology in regards to their whole body electric Cryotherapy Chamber. The electric cryo-chamber allows more accurate skin temperature measures to be taken, provides zero exposure to gaseous air (fresh oxygenated air), and targets the entire body vs. just partial body cooling of lower extremities.

THE CAFETERIA Nicknamed “The Huddle,” the cafeteria serves as the communal area for the entire Vikings Family.

Located on the top level and overlooking the lakes, the cafeteria is a gathering place for all the staff, players and coaches. The cafeteria was situated on the opposite end of the building from the team suite to take advantage of the panoramic views to the lakes and surrounding development, including the TCO stadium, while encouraging interaction of ‘Team’ with ‘Team Organization’ and the Vikings Entertainment Network. The cafeteria can also be utilized as an event space as well as a location for impromptu small to large group meetings. The cafeteria can also serve as a banquet facility for outside groups and meetings.

THE AUDITORIUM Positioned directly above the longship hull (Lobby), the Auditorium seating rake spans between the Ground Floor and the Second Level of the facility. This allows visitors and team to enter at the back of the auditorium, filtering to their seats from the public areas of the building, while coaches, players, and staff can enter from the front (secured) of the auditorium respective to their position within the facility. Direct access for the Team from position meeting rooms on the Second Floor is also possible through this configuration. The auditorium has capacity for 175 occupants, features full black-out capability, and includes an acoustic operable wall at the front of the room providing direct connection and visibility into the Vikings Entertainment Network’s Studio. This acoustic separation allows for the auditorium to not only be used for Team meetings coinciding with studio productions, but also provides flexibility of use for live-audience viewing of VEN productions such as a weekly Coach’s show.

THE WEIGHT ROOM The weight room is the jewel at the tip of the headquarters’ team suite. It is a glassy box visible from the west, south and east.

Operable overhead doors on the west side of the weight room open up to extend the training out to the exterior practice fields and training hill. The two-story volume is connected to the team suite on the main level and by a set of steep training stairs to the coach’s offices and cardio area on the mezzanine level. Its location in the west end zone of the stadium provides visitors with a view into the area where the Vikings team trains and prepares for upcoming games.

As night falls, the weight room glows with a fractured purple light from the ceiling.

THE INDOOR PRACTICE FACILITY The indoor practice facility features a full football field with generous runoff areas on all sides. The lowest part of the roof structure is 98 feet above field level allowing for all indoor kicking and punting. Translucent insulated panels low around the perimeter enhance the exterior aesthetic and provide non-glaring light to the interior necessitating minimal overhead lighting inside.

THE LOCKER ROOM The heart of the facility and the heart of the team suite is the team locker room. The team locker room provides a respite for the athletes to relax and change. It features state-ofthe-art lockers and ventilation systems, a lounge area with fireplaces, direct access to grooming areas, showers, sauna and steam room as well as a thoughtful connection to the back-of-house areas necessary for team function such as laundry, equipment rooms, storage, warehousing and other needs. The ceiling of the locker room mimics the structure of a Viking longship, with the oars (linear lights) extending out, breaking through the water in unison and reinforcing the ‘One Team’ concept.

TCO STADIUM TCO Stadium seats 6,000 people and is expandable in the future up to 10,000. It is a stadium designed to be used minimally by the Vikings Team (training camp, exhibitions) and to be used mostly by the community. It will host small college games, high school Friday Night Lights games, soccer games, outdoor concerts and other events. The stadium is integrated directly into the Headquarters building which overlooks the field from the north and from the Owner’s suite and abuts to the Weight Room on the west. The concourse serves as a daily outdoor seating area for staff. The east end zone opens up to the lakes. To the south, the stadium also opens up to a game day plaza, NFL Play-360 field, Vikings Hall of Fame and the Twin Cities Orthopedics facilities.
