Smaller spaces do better when there is less variation. Elongated FP is key for the contemporary look. Assuming accent wall is a model feature. Also, a very popular feature is full height FP tile detail. Bringing the soffit in kitchen is great way to give look of taller cabs. Open tech space is great feature. In past 2 years people of loved that in this area for a combination drop zone/micro office.

This can be a hot button for some buyers, and when we can showcase even a small room for W/D, it sets the space apart, especially for attached. Balbirnie plans show outstanding outdoor living. Westbrooke plans show more standard deck spaces, which is expected. Anything to create a strong outdoor experience will go a very long way in this market place.
