Goose Hollow, Portland, Oregon Role: Lead Designer Architects: Ankrom Moisan Client: Wood Partners Use: Apartments, Restaurant, Retail Size: 21-story, 314-units, 385,133sf Address: 1510 SW Alder St. Portland OR Completion: Feb 2022 Certification: Green Globes The Alta ART Tower project creates 314-apartments with extensive amenities and two restaurant bars, on a half-block site adjoining Portland’s Artist Repertory Theatre (A.R.T). The tower development means the theater can be upgraded and strengthen the district as a cultural arts district. Complementing the theater activities the project will create a highly-interactive engagng street experience. The extensively glazed base is angled and articulated, and sloping mirrored soffits will reflect and amplify the activity and movement below. The tower lobby is planned to play host to live performances and various art installations. The highly-active articulated base is repeated at the building top offering a dramatic resident’s lounge, outdoor covered terraces and an array of penthouse units.

Portland, Oregon Role: Lead Designer Architects: Ankrom Moisan Client: Wood Partners Use: Apartments, Retail,Restaurant Size: 8-story, 138-units, 93-parking stalls, 154,480sf Address: 1625 SW Alder St. Portland OR Completion: 2021 Alta Peak is an 8-story development of mixed retail and apartments that pushed the boundaries of PT concrete and traditional wood-frame midrise design on a challenging sloping site. The project sits between one of Portland’s busiest central streets, West Burnside Street, and the the quieter Alder St to the south. The design responds to both, and creates a strong formal urban frontage on Burnside and smaller massing and scale on Alder. It reinterprets the historic courtyard apartment buildings of Portland’s past, combining a fresh aesthetic twist in it’s facade design that balances modern with old for an almost timeless design. The intensively landscaped courtyard also serves as stormwater retention but, with the street facing green walls, the combination adds to the resident and pedestrian experience. A combination of inviting light and airy ground-floor lobby with leasing and gymnasium on Alder, and retail units on corners and all along Burnside, activate all the sidewalk perimeters. Parking for the residents is hidden and garage entries are discreetly incorporated into the facades.

GENERAL NOTES
Where northeast Bellevue meets Redmond, Washington, we transformed a low-rise commercial center into a high-density, highly desirable community. And we did this at a large scale, designing four separate midrise apartments, 618-luxury units, that manage to feel close-knit and deeply approachable.
This sense of arrival and visitor and resident experience throughout the development are key elements that make Hyde Square far more than four apartment buildings. We turned a blank slate built around cars into a brand-new place made for people.

Our design concept was all about creating an inviting sense of place with a focus on crafting the outdoor space the buildings create. At the center, and a surprise for visitors, is a lushly landscaped plaza and classically elegant vehicle drop-off. This is framed at each plaza corner, by double-height fully glazed lobbies to each building. However, two large glass,cedar and brick pavilions - one for wellness and leasing; the other, for events and lounging are the center piece, bringing the scale down and activating the whole development from the core.

The design started by moving all the 805-parking stalls below grade and deemphasizing the buildings’ garage entries, concentrating instead on the central plaza and pedestrian experience. The sloping site was optimized to provide varying courtyard levels, pavilion design and roof heights, which further added to the pedestrian experience. The east wellness pavilion houses a fitness center, yoga studio, pool, spa rooms, and Hyde Square’s leasing office. The west clubhouse pavilion provides a lounge, meeting rooms, a dining room, a catering kitchen and access to outdoor grills and fire pits. Landscaped courtyards are all connected and each are designed with a unique concept and purpose. Our team also focused on the livability of each apartment unit, crafting layouts and spaces for comfortable use and furnishability. We wanted to balance the social buzz of community gatherings—public amenities for hanging out or working out, for example—with opportunities for private retreat and making a home. Mixing high-density housing, careful architectural massing, landscape, and a focus on the arrival and the experience, Hyde Square, we are told, has become Carmel Partners most successful project nationwide.

COEN & COLUMBIA Vancouver, WA
Role: Lead Designer Architects: Ankrom Moisan Client: Holland Partner Group Use: Apartments, Live /Work units, Retail / Restaurant Size: 6-story, 118-units, 45,000 sf Address: 601 Columbia St. Vancouver WA Completion: 2021 At the heart of downtown Vancouver WA, Coen & Columbia represents the completion of the final quarter of a large city center block started in the 1980’s. An underground public parking garage existed under the site and had to remain operational. The design had to work with the existing column starts, garage ventilation shafts, exits and above grade slab levels. The design extended the existing floor plate with large PT cantilevers and all wood frame above. The project includes a wide range of unit types, amenities and retail shells revitalizing the downtown core. At grade, double-height live/work units mixed with the retail units create active and varied sidewalk frontages.

Address: 707 South Farmer, Tempe AZ Completion: 2021 Certification: Green Globes Conveniently located close to downtown Tempe and Arizona State University, Hudson on Farmer is a progressive and modern apartment development with an array of resort inspired amenitites and features from swimming pool, fitness room, yoga room, lounges, gourmet kitchen, pool room and grills & fire pit terraces. Unit layouts and finishes throughout are sleek and elegant with a focus on livibility, comfort and entertaining. Three courtyards divide the street frontage, framed with large cantilevered balconies, that become the main focus of the building - each with a different purpose, form and feel.

OLIVER STATION Lents, Portland OR
Role: PIC, Lead Designer Architects: Ankrom Moisan Client: Palindrome Communities Use: Apartments, Retail, Office, Fitness Gym Size: 5-story, 2-blocks, 145-units, 190,000 sf Address: 5990 SE 92nd Ave Portland OR Completion: 2018 Certification: LEED for Homes - Gold The project is an important catalyst development for the rebuilding of Lents town center, consisting of two blocks at the heart of Lents. We made critical site improvements that have calmed traffic, improved pedestrian zones with increased sidewalk areas and public space, and ultimately, made the Lents neighborhood safer and more welcoming. The 126 affordable and 19 market rate apartments come with a wide range of retail and restaurant spaces including a large fitness center. With a classic tripartite and divided frontage design, the visual scale and rhythms were reduced to complement and enhance the surrounding context. The visually strong brick clad facades has recreated a vibrant and successful city center that was lost when the adjacent I-205 freeway was built in 1983. Inner landscaped courtyards and private balconies provide amenities and quiet relief from the busy streets surrounding the sites.

ENCORE ON FIRST Mesa, AZ
Role: PIC, Lead Designer Architects: SERA Client: Mesa Housing Associates Use: Apartments Size: 5-story, 81-units, 45,000 sf Address: 25 W 1st Ave, Mesa AZ Completion: 2014 Awards & Articles: AZBigMedia RED Awards 2014-Best Multifamily under 250k sf; Architect Feb 2014: Instead of Suburbia At the heart of downtown Mesa, Arizona, Encore-on-First provides a vibrant urban alternative living environment for over 62year olds. The project lies opposite the progressive Mesa Art Center with performance arts and art classes, and the Encore builds on this with craft and event rooms, lounge, library, coffee bar, fitness center and outdoor water garden. Mesa’s Mayor said, “This truly is a transformative project. It changes the way we think about our downtown, our city.”

FRANKLIN IDE Portland, Oregon

Size: 92-apartments, 4,500 sf retail, 45,000 sf Address: 2240 NW Lovejoy St. Portland OR Completion: 2013 Certification: LEED for Homes Gold Franklin Ide is a mixed residential and retail mid-block development that replaced one of the last remaining surface parking lots in the NW 23rd Ave neighborhood, one of Portland’s most vibrant and architecturally, culturally and functionally diverse districts. Franklin Ide was inspired by street car visionary Franklin Ide Fuller, instrumental in development of Portland’s early 1900’s street car system. In full circle, the building fronts one of Portland’s new street car lines. Entry canopy, dropped ceilings, and many interior and exterior features are inspired by traditional street car design with extensive laquered pine cladding and dark steel trim. Unit Interiors are open and loft-like with full height windows and laquered wood floors and kitchens. Bay windows on the north frontage offer more light and views up and down Lovejoy Street. A unique 90 ft x 15 ft elevated landscape planter along the rear contains and treats 100% of the buildings rainwater runoff.

Pioneering project creating 150-apartments for transitional and special-needs residents, with a supportive behavioural and primary health clinic, and retail space. At podium level, a 2,600sf communal space with commercial kitchen is flanked by two separate communal roof gardens offering residents alternative outdoor options - quiet or active, sun or shade. Many sustainable design approaches were incorporated into the design, the most visible being the extensive solar array panels crowning the roof and providing power and hot water heating for the building.

OLD TOWN RECOVERY CENTER Portland, Oregon
Role: PIC, Lead Designer Architects: SERA Client: Central City Concern Use: Healthcare Clinics Size: 3-story, 45,000 sf Address: Completion: 2011 Certification: LEED NC Gold Awards & Articles: Center for Health Design: Healthcare Environment Award Winner, 2012; Contract magazine: Healthcare Award Winners, Oct 2012; Hospitality Design magazine: Healthcare Trends, Dec 2012. Central City Concern’s first cutting-edge fully integrated primary health and behavioural health clinic serving low-income clients with mental illness or addiction challenges. The design follows biomimicry design thinking with an internal intensely landscaped all glazed central courtyard to reduce patient stress and improve patient outcomes. The building is designed to be fully operational and autonomous in the event of a major seismic event, and has also been planned and engineered for a future high-rise housing development above. The half-block development expanded and connected to an existing alternative health clinic in the neighboring Richard Harris Building, also designed by Paul Jeffreys.

411 NW PARK Portland, Oregon
Role: Lead Designer Architects: SERA Client: Conover Bond Use: Office, retail/restaurant Size: 5-story, 50,000sf Address: 411 NW Park, Portland OR Completion: 2009 Certifications: LEED CI Gold 411 NW Park was a two and three-story heavy-timber quarter-block automobile parts warehouse, built in 1923, we transformed into a dynamic loft-style office space with ground floor retail and restaurant space. Taking advantage of the stunning North Park frontage, the existing window sills were all lowered, but a new two-story addition took full advantage of the setting with full wall glazing, and dramatically distinguishing new from old. Corner balconies provide obvious added amenity but, strategically, reduce the visual weight of the additional stories. On the building interior, a warehouse aesthetic unifies the new and old with old masonry is left exposed and heavy-timber framing also on display. The overall effect is simple, natural, and minimal.

THE CRANE BUILDING Portland, Oregon
Role: Lead Designer Architects: SERA Client: Guardian Management Use: Apartments, condos, offices, retail, restaurant, parking Size: 7-story, 32-units, 30,000 sf office Address: 720 NW 14th Ave Portland OR Completion: 2007 Built in 1909, The Crane Building was a warehouse and sales center for the Crane Plumbing Company. The renovation and conversion was to a truely mixeduse development with new office space, apartments, condomiium penthouses, retail, restaurant and parking garage. To seismically upgrade the building and provide new elevators and stairs, a central core was designed to minimize changes to the open-plan warehouse post-and-beam structure and suit the different programs on each floor. The existing main roof was removed and a new penthouse story added accommodating two high-end condominium units. The challenge there was minimizing the penthouse visibility to retain the building’s historic building designation.

THE TATE
Eugene, Oregon Role: Lead Designer Architects: SERA Client: Olive Street Condominiums LLC Use: Residential condominiums Size: 6-story, 46-units, 92,000 sf Address: 1375 Olive Street, Eugene OR Completion: 2006 Awards: Oregon Downtown Development Association: 2007 Pioneering Project Award Located on the southern edge of Eugene’s downtown core, The Tate Condominium development provides 46-high quality customized residential units, common room, private terraces, communal roof garden, ground floor commercial space and secure parking garage. The Tate is a pioneering project and development catalyst by a group of six elderly women who wanted to downsize, live close together, create their own retirement community, and design their own custom units. They hired a fee developer to manage the financing, and hired us to design the building and all the custom unit layouts each a different size, program and style. The customized units vary from 794 sf onebedroom units to 2,128 sf three-bedroom units. Large cantilevered private balconies and terraces were an integral part of the design for all units, which were required to be sufficiently large for outdoor dinner parties and planting. A collegiate yet modern aesthetic was also desired by some of the owners which led to the classic red brick with modern zinc clad accents.

MILLENNIUM HARBOUR Isle of Dogs, London UK
Role: Project Architect Architects: CZWG Architects Client: Ballymore Properties Use: Residential Condominiums Size: 7-buildings, 294-units Address: 10 Westferry Rd, London UK Completion: 1999 Required views to the river from existing streets behind the site were key to how the the development was laid out. That, and the developers desire for all units to have river views, led to a design where the waterfront buildings were folded back and framed to create the dramatic proscenium-style arches and cantilevered penthouse units. Whilst sculptural in form, the materials and many details were inspired by the traditional warehouse vernacular of the London Docklands, to ultimately create a vibrant and unique, yet contextual, river frontage and district. Millennium Harbour consists of a total of seven separate buildings with a variety of unit types ranging from one to four-bedrooms. Abnormally difficult ground conditions led to the resident parking being contained in a separate on site 6-story garage. A fast track design and construction process involved an expedited delivery process and unusually large design and construction teams.

Role: Project Architect Architects: CZWG Architects Client: Ballymore Properties Use: Residential Condominiums Size: 132-units Address: 100 Three Colt Street London E14 Completion: 1997 Awards: Evening Standard: 1997 New Homes Award, Apartments Category Brick Development Association Award: Runner up 1998 Located on a prominent 2.75 acre site on the River Thames close to Canary Wharf, the design was a successful entry to a limited developer competition. The building form responds to the river bend with two wings facing up and down stream and anchored by a crane-inspired tower on the river edge which provides panoramic private terraces. The massing design, and more precisely the building weight had to be carefully distributed as half the building sits on the just built Canary Wharf district four-lane access tunnel. Unit balcony design was inspired by traditional dockland warehouse loophole wall cranes and loading platforms.
