with Corby Carlin Winters

(Corby is known to many as the Little Black Dress and The Paper Girl. She has a passion for fashion and home decor and is crazy about fabulous shoes and anything in leopard print. She is a trained counselor and loves writing, ministering, speaking and offering businesses growth coaching. She treasures spending time with good friends, Winters and the Sons of Thunder.) For fun I sometimes post a photo of one of my Barbies describing my state of mind. The last four weeks have been quite challenging and there were several particularly hard days. So this picture of Barbie pretty much says it all about the last few week… Life can just be hard and it was time for some changes, so I did. Now? I am doing much better. So this Barbie photo is a better description of how I am now. Three weeks later, I am doing much better.

So, what does Barbie have to do with this column you ask? Well, we go way back. When I was child my mom had a custom Barbie house made for me. Three stories tall, six rooms and a huge bonus room on the top level. It opens on both sides so I could see my friends when we were playing. My mom held onto it as I moved all over the country. Then it was decision time. My parents went into a nursing home and there was no question that the doll house was coming to Georgia. The Barbies and their clothes and furniture. The doll house is 4 feet tall and 4 long and it is fabulous. Since I have The Three SONs it made no sense to John Winters to keep it. But his infamous line is, “Corby, your are going to do what you are gonna do.” So I kept it! One of the last Barbies I purchased was in a box. Barbie was never made for a box. If you saw the Barbie movie there is a scene where Barbie is in the real world and Mattel tries to get Barbie back in the box. As they tighten the wires to hold her hands she comes flying out of that box.

She knows she was not meant to be in a box. The Barbie movie had a very deep underlying theme. It was really a powerful story line. Maybe that is the counselor in me. Most importantly, Barbie wasn’t made to be in box, YOU were not made to be in a box and I know I was not made for one either, Frankly, none of us are. It was a gift from my mom that I will treasure forever and any little girls who want to play with the house and Barbies are free to come over. The doll house is in desperate need of a remodel. It has a Brady Bunch 70s vibe. So a redesign is in the near future. The youngest SON of Thunder is in love with a beautiful, lovely, smart young woman and she is the love of his life and we love her too. She came over for my birthday to celebrate and she said to me “You are like Barbie.” You think I am like Barbie? She said “Oh yes with such enthusiasm. You can do anything just like Barbie.” I got tears in my eyes and my heart was full. Then she gave me my Barbie Birthday card and she wrote, “Happy Birthday to the most influential Barbie I have ever met. You are so loved.” (when I read this it still makes me tear up) Have you ever felt that someone has put you in a box? Well being stereotyped is the same as being put in a box. So just as I freed all my Barbies from their boxes I hope you will be freed from the confines of how others perceive you. Just as so many have judged Barbie, you may have been judged by people too. They may have you all wrong just because they look only at the outside of you. Barbie was created out of love and so were we. I treasure in my heart the beautiful memories made with my mom and girlfriends through the years. I loved hanging out with Barbie and yes, Skipper and Ken. So whether you like Barbie or not, Barbie can pretty much do anything, from being a flight attendant, a doctor, a veterinarian, a nurse, a reporter, a pilot, a hockey player, astronaut, president, a homemaker, and so much more. I know there were complaints about Barbie. Some women felt she made girls feel inadequate, but that was never the creator’s intention. Barbie changed everything for so many young girls like me. She is an independent woman, and she has a career, money, her own house, and car. Just don’t let the blond hair, the clothes and the pink convertible fool you. Look beyond the surface. People and Barbie really can teach us about life, love and success. Whether in the real world or Barbieland.

Decades ago, the Peter Principle appeared.

Seth Winters, Sales/Business Development 404.314.3024, seth@wintersmedia.net

Basically, it states that employees tend to be promoted to their level of incompetence. I recently reached that level of incompetence with automobiles.

I buy a car and drive it until, well, I obviously need another one. To date, I have never owned a vehicle with one of those big screens on the front console that can do the whole map thing, backup camera and satellite radio.

The LBD has the camera thing. My truck does not. It’s a truck and does truck things without all those bells and whistles that, I am learning, everyone now has. Anyway, said truck had to go to the shop for a problem no one could figure out. And it was taking some time.

The problem was The Paper was coming out in a couple of days, and I usually have 7,000 or so copies loaded up in there. So we talked with the nice rental car people, who did not have any trucks or large Suburbans or anything adequate to carry and deliver 7,000 or so copies of The Paper. And then they mentioned the mini-van. Apparently these “mini-vans” that no male would be caught dead in, are now all the rage. And it was huge and could handle 7,000 copies of The Paper. A reminder: I drove old trucks. This is a brand new black mini-van. I get in and the nice rental car manager starts going over “a few things.” And I am like, yes, it is a car, well, a mini-van, and I can handle it.

Keys please? Apparently, there are no keys. Huh? No, you push a button … make sure you press the brake in … and that starts the car. But I have to have this control device in the car, which serves to, well, make the damn mini-van fly or something. I can start the car remotely, open all the windows, the back door, side doors and many other things I just did not have time to learn. So the nice rental manager pats me on the shoulder and says enjoy or something, and I am ready. I push in the brake. I push the little button to start the engine. Ta da! I reach for the gear shift and …

It is not where it is supposed to be, right in the middle console between the driver and front passenger seats. Okay, we have gone back to gear shifts on the actual steering wheel? No.

There is no way I am about to go back inside and ask them how to put a car in drive. This is embarrassing. And then I notice the “knob.” Said knob it about 1.5 inches in diameter and is has P, R, N, D, D1 on it. So I just turn it to D, and the damn car is ready to go. Lesson 1 learned.

This stud muffin chick magnet mini-van also has “safety systems.” Like alarms go off and lights blink and the radio says “YOU MAY DIE” because another vehicle gets too close. I nearly wrecked. Lesson 2 learned.

I never figured out the radio. The AC was hit and miss. At least I could figure out how to roll down the windows.

I was explaining my troubles to my kids and their respective mates and some more of the younger generation. I was getting abused. You didn’t know this, that, or whatever? No, I do not.

But I can drive a standard shift very, very well. A what? They all say in unison. Small victory. And here is a rotary phone. Call me for your tuition. Until next time.

Piedmont Newnan Honored 24 Nurses at Residency Program Celebration A total of 24 registered nurses from the Summer 2025 cohort completed the enhanced Nurse Residency Program, and were recently recognized at a celebration. “We’re proud to celebrate our Summer 2025 cohort of nurse residents as they graduate from our comprehensive transition-to-practice program,” said Krysten Johnson, MSN, RN, Nurse Residency Coordinator at Piedmont Newnan. “These 24 dedicated nurses are now ready to deliver high-quality, patient-centered care – and make a positive difference in every life they touch.” Piedmont’s Transition to Practice Nurse Residency Program is a formal, structured, evidence-based, 12-month program designed to foster Piedmont nurses who are competent, confident, and committed clinicians who practice evidence-based care. Through learning and clinical experiences with preceptors, ongoing support from experienced educators, mentors and leadership, the residents are integrated into a culture that prioritizes and supports their growth. At their graduation from the program each nurse resident is asked to select a topic they are passionate about that links evidence-based care to practice outcomes. They conduct a literary search, develop a PICO question, create a background summary, report a summary statement based on analysis and outcomes based off their literary searches. “The goal of the program is to enhance the onboarding and residency experience of our new graduate nurses beyond just skill acquisition to address the array of challenges in the transition from student nurse to competent, confident practitioner,” said Johnson. For more information on the program, visit piedmontcareers.org.

Keep Newnan Beautiful Brings Outdoor STEM Classroom to Newnan Crossing Elementary

Keep Newnan Beautiful, in partnership with the Georgia Power Foundation, and Citizens of Georgia Power, recently created an outdoor STEM classroom for Newnan Crossing Elementary School. Made possible through a Legacy Project grant from the Georgia Power Foundation, Georgia Power employee volunteers, along with PTO members, school faculty and staff, and KNB staff, volunteered their time to construct the outdoor classroom. Keep Newnan Beautiful Director Page Beckwith shared, “This project demonstrates what is possible when businesses, nonprofits, schools, and community volunteers come together to invest in the children of our community. We are incredibly grateful to Georgia Power Foundation and Citizens of Georgia Power for their generous investment in this project and appreciate every volunteer who helped bring this vision to life.” Dr. Page Tarleton, Principal of Newnan Crossing Elementary School, said the new outdoor classroom has already generated excitement throughout the school. “Our teachers are excited about the countless opportunities this space provides to bring learning outdoors and create meaningful, hands-on experiences. Our students will explore the gardens, observe nature, and discover science in a whole new way.” A true community collaboration, this outdoor STEM classroom transformed an underutilized area of the school into an engaging environment designed to inspire curiosity and environmental stewardship, and promote hands-on exploration. The new STEM classroom includes four raised garden beds, outdoor journaling tables, reading hammocks, a weather station, a root-view planter, and a mobile STEM activity wall.

Land in Coweta County

Coweta Coastal Social Fundraiser at The Reserve August 7 was a hit! Shag dancing with Emerald Empire Band, classic Shrimp Boil and fresh oysters, Live Auction and raffle for a huge crowd. Every dollar raised provides vital support to our local nonprofits.

Jess Barron

When people discuss real estate, we often think and talk about residential real estate and homes. That is a significant part of real estate, but does not cover it all. Land, commercial, and multifamily are all important sectors of real estate. Land has been a hot topic of discussion in Coweta County lately. Land prices here are the highest they have ever been. Between data centers, residential and commercial developments, and large homes on acreage, land in our county is in high demand! Our office has been part of some large land deals this year. We had a 240-unit multifamily deal in South Fulton, Fairburn, bringing $350,000 an acre for raw land. Another home in northeast Coweta, on 25 acres, sold for over $1,500,000 to a home builder and developer that plans to build high-end homes on the property. South Coweta, particularly the Moreland area, is also highly desirable. We sold a beautiful custom home on 50 acres for over $1,500,000 in south Moreland. All these transactions are different examples of different types of buyers purchasing land and homes on acreage. But the hottest topic right now is data centers. These data center companies pay substantial prices for land as the real estate purchase is only a small part of their developmental costs. 505.49 +/acres sold on Welcome to Sargent Rd in rural west Coweta sold for $6,500,000 in 2024 per the Coweta County Tax Assessor.

ER DATA CENT OON COMING S This is part of the location of the contentious Project Sail development. This is a huge transaction in Coweta County, but when you consider the scale and cost of a $17 billion data center development, you wonder if the seller could have received more for the land? The sale, on this tax parcel, comes out to almost $13,000 an acre, which is slightly above market for raw land in that area, especially with a large power easement occupying usable land on the property. Our office was part of another large land sale back in 2024. This property would go on to be part of the proposed Project Oak data center site just a couple years later. 847 Walt Sanders Rd in North Newnan sold for $10,504,040 or over $41,000 an acre on May 9th, 2024. I don’t know if this buyer had a data center in mind when they purchased this tract, but these data center developers are eying properties like this across Coweta County. The commissioners of Coweta County approved a 180-day data center moratorium at their June 16th meeting. The moratorium will allow the commissioners and staff to review their data center ordinance. I don’t see the demand for data centers in our county going anywhere, however, especially when the developers can offer landowners huge prices. Jess Barron is an Associate Broker with Lindsey’s Inc. Realtors and former President of the NewnanCoweta Board of Realtors. 

Mellow Mushroom, 733 Bullsboro Dr.

Newnan Crossing Development

Mellow Mushroom – the stone-baked pizza bakers with 160+ locations nationwide – announces that its new, nearly 3,000-square-foot location in Newnan is now open.. Located at 733 Bullsboro Drive, the restaurant marks the brand’s 45th location in Georgia and operates as a company-owned store.

A new retail center could soon be coming to 1466 Newnan Crossing Boulevard in Newnan. The proposed development would be located behind Freddy’s in the currently undeveloped area near the Newnan LINC, Nickel Creek Townhomes, and The Promenade Apartments.

Newnan is the brand’s second location (following Atlanta’s Grant Park) that mirrors one of the company’s new restaurant formats: featuring counter service ordering for both food and alcoholic and non-alcoholic beverages, modern retro design and inventive new menu additions. “As a Georgia-founded brand, we’re proud to continue investing in communities across our home state,” said Ahsan Jiva, Executive Vice President of Strategy & Transformation. “Newnan is an important milestone for Mellow Mushroom as the second location to showcase our new restaurant format.

Alta Newnan A new apartment development is under construction near the Acura dealership along Newnan Crossing Bypass in Newnan. The project, Alta Newnan, will include 280 residential units on approximately 10.48 acres. This includes 274 apartment units and 7 townhomes, with a mix of one, two, and three bedroom floor plans. Plans also include about 7,700 square feet of commercial space designated for retail, restaurant, or office use. The site layout features sidewalks, a proposed multi use trail, and designated open space totaling about 1.77 acres. Parking plans show a total of 453 spaces for residents and visitors.

According to Leigh Schlumper, a Realtor in Newnan who shared the project on Facebook, the city is currently reviewing plans for the new center. The project is expected to include approximately 4,000 square feet of retail space, with the potential to accommodate businesses such as a coffee shop, wine bar, boutique, office, or other retail concept. The plans show two proposed buildings with parking between them, landscaping, sidewalks, and outdoor seating space. The location would offer direct access to the Newnan LINC and serve residents living in the surrounding apartments and townhome communities.

Known for her expressive palette knife textures, her style blends realism, impressionism, abstraction, and whimsical, jazz-inspired elements.Painting is both a creative outlet and a source of calm for Linda, helping to soothe the soul and ease anxiety. She loves sharing her passion through “Jazzy Art” paint parties, bringing art instruction to homes, churches, offices, and community groups.

of the pond. Q. What do you recommend for controlling weeds in my pond? Vegetative buffers provide many benefits, including helping filter nutrients and sediment before they A. This is one of the most common questions we hear at the Extension office this time of year, and the enter the pond. Native, moisture-loving plants are answer is: it depends. •

Establish a vegetative buffer around the edges

Several factors must be considered when deciding whether pond weed control is needed. These include the time of year, type of weed, weed population, and other site-specific conditions.

an excellent choice, and there are many options depending on whether you prefer trees, shrubs, flowers, bunchgrasses, or a combination of plants.

Weed Identification

Consider Sterile Grass Carp

Proper identification of the pond weed is most important. For specific control recommendations, email or text several clear, close-up pictures of the weed and a photo of the pond to Coweta.extension@uga.edu or text to 470-228-3366 along with your contact information. You may also drop off a physical sample (in water) in a gallon sized Ziploc style bag at the Coweta County Extension office.

To help maintain a healthy level of aquatic vegetation, consider stocking sterile (triploid) grass carp. These fish can help control aquatic weeds when stocked at an appropriate rate, 10–15 fish per acre, depending on the pond and the types of vegetation present.

Timing is Important The first thing to know is that now is not the right time of year to control most pond weeds. You should avoid treating weeds during the hottest months, typically June, July, August, and sometimes September. When aquatic weeds are killed, the decomposition process consumes oxygen in the water. Fish need adequate oxygen to survive, and during summer, oxygen levels in ponds are already at some of their lowest levels of the year. Treating a large amount of vegetation during this period can reduce oxygen even further and potentially cause a fish kill. The best times to treat pond weeds are generally late fall (October or November) or spring (April or May), once water temperatures have warmed to at least 60°F. Always consider the specific weed species and follow product-label directions if using an aquatic herbicide. Consider the Weed Population Next, take a look at how much vegetation is present. If you have only a few weeds around the edges of your pond or in shallow areas, you may not need to treat them at all, depending on the type of vegetation. If you have a heavy weed population, the first step is to identify the weed. The second step is to determine what is causing the excessive growth. In many cases, the underlying problem is an overload of nutrients entering the pond. Prevent Excess Nutrients Nutrient runoff can come from many sources, including lawn fertilizer, grass clippings, pet and livestock waste, supplemental fish food, and other organic materials. Excess nutrients can contribute to the overgrowth of algae and aquatic weeds. There are several ways to reduce nutrient loading, but prevention is the best management strategy. •

Use fertilizer only when necessary and at the appropriate rate, using a properly calibrated spreader.

•

Test your soil to determine whether fertilizer is needed and which nutrients are required.

Grass carp do not provide immediate control. Once stocked, it can take about a year for them to reach a mature size and begin having a noticeable impact on weed populations. They also become less effective as they age. You may need to restock after seven years or so. Before treating pond weeds or stocking grass carp, identify the weed and determine the cause of the problem. Proper identification and management can help you control excessive vegetation while maintaining a healthy pond and protecting your fish. For more information about pond management or pond weed identification, contact the Coweta County Extension office at 770-254-2620 or email. Preparing Students For The Future: New Work-Based Learning Diploma, Dual Enrollment and Mentorship Program

By LaTina Emerson School is back in session, and it’s time for students to get serious about their studies and start making important decisions about their future goals and career paths. High school students can gain valuable work experience or save time and money on technical school or college by taking advantage of the state of Georgia’s new Work-Based Learning Diploma or dual enrollment classes at participating colleges and universities. Students of all grade levels who need mentorship or extra support in a variety of areas, including life skills and college and career readiness, can seek services from a local nonprofit organization.

•

Maintain Satisfactory Academic Progress as defined by the college or university they are attending.

•

Complete all postsecondary coursework prior to high school graduation or home study completion in order to receive Dual Enrollment credit and funding.

•

Meet federal Selective Service registration requirements, per Georgia state law.

•

Eligibility requirements vary for students depending on their grade level (9th, 10th, 11th or 12th grades). For details, visit https://www.gafutures.org/hope-state-aid-programs/scholarships-grants/ dual-enrollment/eligibility/.

Learn more about these programs and give your children a jumpstart on their future: Work-Based Learning Diploma The Georgia Department of Education has launched a new Work-Based Learning Diploma, which provides an additional pathway to a Georgia high school diploma for students who plan to directly enter high-demand careers right after graduation, according to a press release from the Georgia Department of Education. In June, the State Board of Education approved recommendations to update Georgia’s high school graduation requirements, including a new option for the Work-Based Learning Diploma. This diploma, which maintains Georgia’s 23-credit graduation requirement, creates a pathway for students to complete focused Career, Technical, and Agricultural Education (CTAE) coursework and extensive work-based learning experiences aligned to high-demand careers. To earn the Work-Based Learning Diploma, students will complete two High Demand CTAE or Academic Career Pathways and at least four work-based learning courses in a paid position connected to one of those pathways. School districts will receive additional guidance and implementation information, and details will be shared with students starting this fall, the press release reported. The new diploma was developed as part of the state’s commitment to prepare students for enrollment, employment, enlistment or entrepreneurship after graduation. It’s designed to give students access to hands-on, intensive on-the-job experience in high-demand fields. Fulfilling the requirements for this diploma will show employers and postsecondary institutions that graduates have demonstrated workforce readiness through coursework and extensive real-world experience. “We must continue to expand opportunities for students that align not only to their passions but also to the workforce needs of our state,” State School Superintendent Richard Woods said in the press release. “This diploma is about recognizing that workforce readiness matters. We want students to graduate with meaningful experience, real skills, and a clear connection to high-demand careers.” Georgia’s Dual Enrollment Program Georgia’s Dual Enrollment Program gives students who are Georgia residents and enrolled in eligible schools or home study programs the chance to earn high school and college credit at participating eligible postsecondary institutions in the state of Georgia. The program, which enables students to begin their college academic career while still in high school, provides standard tuition, mandatory fees and required books. To be eligible for Dual Enrollment, students must: •

Be enrolled in and physically attending a participating eligible public or private high school in Georgia or an eligible participating home study program in Georgia.

•

Meet U.S. citizenship or eligible non-citizen requirements and Georgia Residency requirements before the first day of classes of the college term for which they’re seeking funding.

•

Be approved, by the participating high school or home study program where the student is enrolled, to participate in dual enrollment.

•

Have completed the admission process and been accepted and approved by the participating postsecondary institution. The student and their parent/guardian must also complete the Student Participation Agreement.

Approved Eligible Course Categories: •

Core academic areas: English, math, science, social sciences and world (foreign) languages.

•

CTAE (Career, Technical and Agricultural Education) courses that align to a Georgia Department of Education Career Cluster and Pathway.

Dual Enrollment Award Amounts: •

The Dual Enrollment Funding Cap is 30 semester or 45 quarter hours. Funding availability is limited per term to 15 semester or 12 quarter hours and three semesters or four quarters per academic year depending on the student’s eligibility.

•

The award amount will vary based on the postsecondary institution and the number of credit hours in which a student is enrolled in approved Dual Enrollment courses.

•

The approved award rates to be paid for tuition, mandatory fees and book costs are published each year and subject to change.

•

Postsecondary institutions must waive all mandatory and non-course related fees and can’t charge eligible high school students participating in the Dual Enrollment program additional tuition, mandatory fees or book costs for courses approved for Dual Enrollment funding.

•

Institutions must provide required textbooks at no cost to participating students for courses approved for Dual Enrollment funding. If the course textbook and/or course homework delivery method is provided online or online materials are used instead of a physical textbook, the institution must provide the access code at no cost to the student.
