Dining well in Coweta County these days is easy to do. We are fortunate to have so many excellent options, from Downtown Newnan to Ashley Park to Senoia and everywhere in between.

Adding some new flavor to town are two new food truck parks. The Fabulous Food Trailer Park in Turin opened in May, and the Newnan Foodie Food Truck Corner opened on September 14. Their movable feasts provide a casual, fun, family-friendly vibe, with something for everyone.

The Fabulous Food Trailer Park Located at 4927 Hwy 16 E in Turin, this food truck park is three businesses in one. Owners Casey and Christina Allen started with their general store, Bobby Mac’s (named for Christina’s late father), and then Will and Krystal Peavy opened their bar called Tina’s At The Park. Together, the two couples partnered to open the Fabulous Food Trailer Park, encompassing all three businesses.

The idea began while Christina was working in health care. She also ran a business as an event planner. Eventually, her side hustle turned into a dream of owning a food truck park. She wanted a rural spot where all kinds of people from all walks of life came together to relax. She said she loves to watch strangers meet over a game of cornhole or a football game – it’s her “Why.” The Turin park offers special events, like cornhole and dart tournaments, Bike Night, and Open Mic Night. You can also watch East Coweta football games on livestream, as well as other sports events.

The food truck lineup and schedule is announced on their Facebook page each week. Typical menus offer a tasty variety – often an assortment of burgers, hot dogs, tacos, bbq, seafood, snocones, and more. Tina’s has plenty of beer, wine, and wine-based cocktails to wash it all down. With fall weather approaching, run, don’t walk, with your whole family in tow.

Newnan Foodie Food Truck Corner Owners Vail White and family recently held their opening day in September. The park is located at 73 Greenville Street, across from the courthouse. The lot belonged to their father, who purchased it over 30 years ago, and then passed it down to White and her four sisters. After much discussion, the sisters decided to open a food truck park. “We wanted something that contributed to the growing vitalization and change that Newnan is currently experiencing,” White said.

“We spoke with city officials, residents, and people who work in the area. Everyone thought it would be a great idea and were really excited about the concept. Mostly, because it filled a need in the community that was lacking,” she continued.

For now, they are operating on Tuesdays and Thursdays, from 11 a.m. - 6 p.m., but hope to expand their hours. Many of their customers are courthouse employees walking over on their lunch hour.

The truck lineup will vary each day to give variety, with favorites returning as well.

Opening Day went great, with lots of excitement from the community. Food menus covered a plentiful array of mouth-watering bbq, smash burgers, turkey burgers, wings, and hot dogs.

“This venture is for a city that my parents fell in love with at first sight all those years ago, but it is also for the Newnan community, who has been so gracious and welcoming. Our father just turned 90 years old this past August. He is tickled pink and so proud to see the work we have done to bring this concept to fruition,” White said.

This family affair is one delicious addition to our community. Bon Appetit, y’all!

A year ago I was waiting to hear the results of a biopsy. I had found it.

Sitting in the kitchen with my daughter when I leaned against the edge of the table and said “ouch.” You better get that checked out, my graduating senior said. No worries, I had an appointment the next week.

It was cancer. Oh, it was a good kind, I shouldn’t worry at all. After a man from the hospital gave me the “plan,” I asked if I could choose my surgeon. I figured if anyone was going to touch my boobies other than my husband it better be someone good. He was.

Lots of things go through your mind. A lot of “shoulding” on yourself for things in the past. I called my kids, I prayed - a lot!!! By the next morning I had decided to have a double mastectomy. That might sound drastic and impulsive. I have two women in my family, both related to me by marriage. One had a lumpectomy around nine years ago and the other had a double mastectomy five years ago. Both women have led the way for me with strength and grace.

Breasts are a funny thing. Julia Roberts talks about them in the movie Notting Hill: what’s all the fuss about them?

They are pretty awesome. How God gave women the ability to grow a baby and then feed that baby!! I am the mother of four children and I read lots of books on the subject of breastfeeding. It’s fascinating! I was just amazed that my body did what the books said it was going to do. Finally, I had found something I could do and do it well. I felt like Loretta Lynn in Coal Miner’s Daughter. Total success - four chubby babies.

I was okay with having the surgery because my breasts had done their job. I am so glad I had the opportunity to breastfeed my children. Once again, I had great family members that paved the way for me.

I am amazed that it wasn’t painful. The surgeon puts drains in your incisions and they are terribly itchy. You can’t shower for 14 days. My husband and daughters washed my hair, helped me change my clothes, took care of my incisions and measured/documented the fluid from the drains. The good part is that my cancer was caught early and I will not have any chemotherapy or radiation.

I’m not going to kid you. It’s a sobering sight to look at myself in the mirror. Even with all the physical changes I am blessed because it was to be a busy year. My oldest child got engaged and later married. My husband was retiring from teaching at Moreland Elementary after 29 years and the baby was graduating from East Coweta High School and headed to college. I had to get better to experience all this joy that was upon our family. It was a great spring and summer.

I have never done a self breast exam.

God took care of me anyway. Do your manual exams. You have one body - take good care of it so you can experience all the wonderful things God has in store for you. Now I have to wear prosthetics and I personally don’t like them. They are hot and heavy. When I have a day off, I usually don’t wear them. If I come home tired my husband will quickly tell me to “ go take my boobies off!”

So if you see me in town … you never know what I will look like. I am thankful I had wonderful friends and family that looked after us. I hope this helps someone not be afraid. I would have been really scared without Jesus. If you need to talk I am here. If you want to see my scars – I’ll be glad to show you Frank Powell’s handiwork.

October, the highlights for this month are Columbus Day and Halloween. Remember, Halloween is taken seriously on Temple Avenue and College Street. Summer fun is pretty much done, what with the children back in school. Be sure to check the Carnegie Library for children’s and adult’s programs for the fun holiday months ahead. I am adjusting to my recent increase in age, and I truly am looking forward to a bit of cooler weather for a refreshing change.

My favorite past-time is still conversing with all the interesting people roaming the Courthouse Square, seeing bargains and goods from all the unique shops, each special in its own way. This is true for all the people as well.

My third essay on self-talk is to bring your attention to the many ways we are conditioned and influenced by the collective thinkers of the past. Besides written stories shared down the years are also the many symbols that are found everywhere. The main way of some symbols has been lost or changed over the years, and some meanings have been added. New ones are made everyday with a host of new meanings, and are newly applied to everyday use. I point out such symbols as they may be noticed, strongly at first and little understood. This can undermine our positive self-talk.

I suggest you write down how many symbols you truly notice in the course of a day. What do they mean to you? Yes, each symbol can have different meanings to different people and at different times.

Ponder on this: are the symbols in your life a positive or a negative influence?

The Book of the Month, “The Power of Spoken Word” by Florence Scovel Shinn, was written in 1945 (four years before I was born!) This small but powerful book is indeed pure faith in every sense of the word. It was written in a time where strong faith in God was as natural as breathing. Faith was beyond knowing or understanding, and commonly took precedence over everything. There was no individualism, only the collective, the community. This is before crystals replaced prayers and the symbol of the cross. Many people may find this book to be too simple in content and in expression.

I myself seek such strong faith, as this book is truly overflowing on each page. Today, there is little of the old-school faith of the past, when people truly believed far more than they knew. Read for your own spiritual experience of faith, as it once was and should be again.

Weak. Aren’t we all in one way or another? Whether it’s in our wheelhouse to admit it or not, we’re all weak sometimes. Have a hard time passing tests? Procrastinator? Time management problems? Selfdiscipline issues? There are way too many to mention.

Today, I heard a story I’d heard before – about someone that decided he wanted to race dirt bikes. Well, he raced … and face-planted. Then, he got up and raced again. And again. And again. Until he won state.

Eventually he was the best in the country. That’s called failing forward … knowing you can do better. It takes a special kind of person to get back up in front of countless people after you’ve lost and make a conscious decision to keep moving forward.

So, Paper readers … this month what I ask is – how have you used your weakness to make you stronger?

This is really important because it speaks to who we are at our core. If you don’t care about speaking to strangers, that’s probably not something you want to focus on. But if you are in a room of people and feel isolated and out of place … that may be an area to intentionally improve.

Intentionality is powerful. Oprah was fired from her first job as an anchor. Steve Jobs was fired from Apple in 1995. Walt Disney was fired from the Kansas City Star because the editor felt he “lacked imagination and had no good ideas.” Amazon barely survived bankruptcy 2001. AMAZON. If these less-than-perfect leaders weren’t intentional, do you think they ever would have been what they could become?

Behind every company, every person, there was (and is) a vision. Millions of visions fail every single day. And sometimes, they stick. Every person I mentioned above is a legend, but they weren’t when they were born. They were dedicated and (they or someone very close) believed their purpose was going to help the rest of us.

How do we use our weaknesses to make us or others greater? Maybe we just keep going. Maybe we refuse to listen to others’ rationality that tells us we won’t, we can’t. Maybe we believe that we can. That our Journey is a story that should be told.

Piedmont Newnan Marks Breast Cancer Awareness Month

One in eight women will develop breast cancer during her lifetime, making it the single most common type of cancer among women. Eighty percent of these women do not have any of the reported risk factors, other than being female and aging. The key to surviving breast cancer is early diagnosis, and a mammogram is the first line of defense against breast cancer and remains the most reliable screening tool for doctors.

In 2022, the American Cancer Society estimates more than 290,000 cases of breast cancer will be diagnosed in the United States, and more than 43,700 will die from the disease. In Georgia, an estimated 9,170 women will be diagnosed this year.

For decades, October has been designated National Breast Cancer Awareness Month, but experts say it will take year-round vigilance to better fight breast cancer and lower the mortality rate.

To celebrate grateful patient day on Sept. 7, the ICU at Piedmont Newnan Hospital received a very special visitor. Two years ago, Lisa Ambrosia was battling COVID-19 and spent two months in the ICU very sick. Her husband was told at the time that she may never walk out of the hospital. But she did. And now, two years later, she is hiking waterfalls, planting flowers in her garden, and spending time with friends, family and loved ones. She thanks her care team for fighting for her and saving her life.

Piedmont Newnan Partners with Coweta FORCE to Provide Counseling and Support Services Piedmont Newnan Hospital has entered into a partnership with Coweta FORCE to provide counseling and support services to patients seeking assistance with substance misuse.

“At Piedmont, it is our mission to make a positive difference in every life we touch, and having this resource available to our patients is another way we are able to positively impact the communities we serve,” said Vicki Kaiser, COO at Piedmont Newnan.

Coweta FORCE (Friends of Recovery for Community Empowerment) exists to provide recovery support services in the community for individuals and family members impacted by addiction. A Recovery Community Organization, Coweta FORCE is an independent, nonprofit organization led and governed by people in recovery focused on education and training, recovery support, and advocacy.

“Coweta FORCE was established five years ago here in Coweta as a resource for those battling substance misuse, and has grown to provide more resources thanks to the support of the community,” said Hank Arnold, founder and Executive Director of Coweta FORCE. “We envision a community that embraces recovery so that everyone has the opportunity to experience freedom from addiction.”

This partnership formalizes the referral process and adds dedicated peer counselors available on-call, currently from 8 a.m. to 5 p.m.

Monday through Friday, who will respond to a request within one hour during those times, thanks to funding from the Georgia Department of Behavioral Health and Developmental Disabilities and the City of Newnan Opioid Settlement Funds. If a patient visits Piedmont Newnan’s emergency department for medical care related to substance misuse and would like assistance, the hospital will contact Coweta FORCE, who will then send a peer counselor to speak with the patient. These peer counselors have first-hand knowledge with substance misuse and are trained to connect those seeking help with resources for immediate and long-term recovery from addiction.

“We are pleased to formally establish this relationship with Coweta FORCE to better serve the growing number of patients in the communities we serve who are battling addiction,” said Kaiser.

“Hank and his team are a wonderful resource to have here locally for those that want to end their battle with substance misuse.”

“Although October is traditionally Breast Cancer Awareness Month, it should be on people’s minds every month – to be self-aware, to know your body, and report any changes,” said Windy Dean-Colomb, M.D., medical oncologist at Piedmont Newnan. “Catching breast cancer early is key.”

Dr. Dean-Colomb has been practicing medicine for over 16 years and specializes in breast and prostate cancer. Her special interests include eliminating cancer disparity by increasing access to care for people from all walks of life and promoting personalized medicine through increased genomic testing. She treats all solid tumors and non-acute hematologic malignancies.

Dean-Colomb said women should begin having annual mammograms at age 40, or even earlier if they are indicated as high-risk due to a genetic mutation or family history.

To help those diagnosed, Piedmont Newnan has oncology-certified nurse navigators who will discuss and provide education and resources for Dr. Dean-Colomb breast health and breast cancer education, as well as all types of cancer.

“The fear and uncertainty of not knowing what to expect during breast cancer treatment can be one of the most difficult problems patients face,” said Dr. Dean-Colomb. “By alleviating that uncertainty and providing information that gives patients the power to understand their treatment and expected prognosis, our breast care team strives to partner with our patients for their journey.”

In addition to providing increased access to care locally and globally through participation in cancer medical missions, Dr. Dean-Colomb strives to make sure patients have access to the most cutting-edge treatment options, including clinical trials.

An oncology support group is held the fourth Wednesday of each month from 1 to 2:30 p.m. for patients managing a diagnosis of any type of cancer. Those who are newly diagnosed, in treatment, or have completed treatment are invited to participate. For a holist approach to cancer management, the Thomas F. Briefly describe yourself and what you do/did.

Kelly Hines, Newnan/Coweta native…proud wife of Hap and mom of Edie and Harris, and I have the privilege of serving as the Executive Director of the Coweta Samaritan Clinic, our community’s free primary and specialty healthcare provider for uninsured adults.

Best piece of advice you’ve received.

My mom was a preschool teacher, and I always remember her saying “if you don’t have anything nice to say, don’t say it.” That advice has served me well throughout the years.

If I had it to do over …

I would have learned how to play a musical instrument, in particular the piano or guitar. I love to sing, but I can’t just randomly burst into acapella song … a rather unfortunate situation for me. It would be such a gift if I could sit down and play an instrument and sing!

You are going on an extended solo trip.

What three albums and three books would you take?

This is a tough one, as I love such a variety of music! For albums, I’d say Dave Matthews’ Under the Table and Dreaming, Garth Brooks’ The Ultimate Hits, and James Taylor’s Greatest Hits. And sadly/ embarrassingly, in full transparency, I’m not a reader…I tend to fall asleep as soon as I get a book in my hands! However, my early morning ladies’ workout group is full of avid readers, and when I asked them what three books they’d suggest, they said: Pillars of the Earth, Fried Green Tomatoes, and Where the Crawdads Sing. Thanks, ladies!

Tell us one thing about yourself that few people know.

Name an as yet unfulfilled dream.

Something that very few know, or at least remember, would be that in high school weight training, my max “box squat” was 315 pounds.

That, and that I sang the National Anthem for a Georgia vs. Kentucky basketball game when I was in college (talk about nerve-wracking!!!)!

Gosh, this is a tough one, as even though I’ve not necessarily had the most adventurous life, I sure have enjoyed my life. If I’m thinking about this more from a “wouldn’t it be great?” standpoint, I’d say take some sort of incredible, once-in-a-lifetime vacation. From a more practical standpoint, I’d say become fluent in Spanish. I had excellent Spanish teachers in high school (¡Muchas gracias, Sra. Wilson y Sra. Mullins!), but unfortunately I only took one Spanish class in college, didn’t really practice the language, and ultimately lost the basic skills I had.

You are hosting a dinner party for six. What five people, living or dead, would you invite and why.

If it were up to me, I’d have to have a cocktail party, because narrowing this list down to five guests is incredibly difficult! However, if I must play by the rules, I’d say Jesus, Mother Theresa, Coach Prime, LeAnne Morgan and Kirby Smart. And I’d imagine the mood would be light, fun, inspirational, and entertaining…my kind of dinner party!

If you weren’t doing what you are, you would be …

A back-up singer for a band! I saw Jimmy Buffet in concert when I was in middle school and thought his back-up singer ladies were so amazing. What a fun job that would be! But I’d venture my life would be totally different if that were my job, and I wouldn’t trade the life I have for that.

Your go-to food.

A good salad with grilled chicken … always a favorite!!! Yum!!!

I’m still so very proud to have been part of the team that built/opened the new Piedmont Newnan Hospital. When I started working at Piedmont Newnan in July 2008, that was one of the biggest projects I would be part of. We made it through the economic downturn at that time while pausing the project, rebidding the project components, and saving millions in project costs, as a result. To see that campus (and surrounding areas) now makes me so proud, both personally and of the team that was involved in that project.

What advice would you give your younger self just starting out on their own.

Don’t worry so much about what others think about you. Be who you are, be confident in yourself, and know that God made you the way He intended!

The Creator (in theaters now) – l NO Fix Rating 5/10 — With its emphasis on special effects over story, “The Creator” is a middling success. But when the initially teased provocative elements are exhausted, director Gareth Edwards (see “Rogue One: A Star Wars Story” and 2014’s “Godzilla”) delivers a rushed actionpacked and improbable closing act that leaves audiences empty.

“The Creator” starts well. In the future, an artificial intelligence (“AI”) is held responsible for a nuclear attack that levels the city of Los Angeles. In response, the West declares war on the machines.

However, destroying AI proves more difficult than blowing up the robots and computers. To truly end the potential menace, the human creators and AI collaborators must also be eliminated.

To that end, a special forces soldier named Joshua (John David Washington) secretly embeds himself with human and android rebels to search for and kill the genius AI developer, Nirmata. When Joshua falls in love with one of the potential targets, her tragic loss changes the hardened warrior. But when the military reveals that his true love and child may still be alive, Joshua rejoins the cause to hunt for the mysterious computer expert and make the world safe from killer AI. With its thrilling and intriguing setup, I was ready for something unique and transcendent. But alas, the script, written by director Edwards and Chris Weitz (see “The Golden Compass”), leans too heavily on derivative action elements instead of grappling meaningfully with its intellectual premise.

Streaming Selects: Pet Sematary: Bloodlines (October 6) — This is a gruesomelooking prequel series to Stephen King’s popular but lesser novel.

The best adaptation of the book has to be director Mary Lambert’s terrifying 1989 “Pet Sematary,” and the morbid 2019 reboot was lacking. Given the success of King’s projects over the last decade, it’s not surprising that streaming platforms are looking for new ways to exploit his back catalog. And streamer Max is set to deliver an “It” prequel series called “Welcome to Derry” in 2024.

The Continental: From the World of John Wick (now streaming) – After the fantastic conclusion of John Wick’s journey earlier this year, the producers seek to continue the frantic action by focusing on the hotel for assassins named The Continental. Set in the 1970s, Colin Woodell plays a young Winston Scott before he takes over the iconic refuge from the killing business. Mel Gibson is also a part of the large, diverse cast.

(formerly HBO Max): Our Flag Means Death (season 2 starts October 5) – This surprisingly impactful series first felt very much like a light parody but became something more serious and emotionally connective with each and every episode. The story follows a wealthy landowner named Stede Bonnet (Rhys Darby) who gives up everything, including his wife and children, to become a pirate. This decision eventually brings him into contact with Blackbeard (Taika Waititi), and an unusual romance develops.

Wacky and peppered with hilarious low-brow humor that somehow feels elevated, “Our Flag Means Death” was an unlikely winner for Max when it was released in 2022. And given the

story threads that were left unresolved in season one, I’m curious whether the colorful cast can keep the flag flying high.

Theatrical Teasers:

Fair Play (now streaming) – l NO Fix Rating 5/10 – This sexy office set thriller contains one twist too many. The story has two young stock traders, Emily (Phoebe Dynevor) and Luke (Alden Ehrenreich), working at the same company while carrying on a clandestine romance violating corporate policy. When Emily is promoted over Luke, his jealousy damages their relationship.

Things boil over into potential violence as the two attractive, intelligent traders try to deal with their pettiness.

But he’s managed to coax actress Ellen Burstyn back to the “Exorcist” fold, as she once again takes on the iconic Chris MacNeil from the 1973 original. And the rest of the cast for “Believer” is impressive, with Leslie Odom, Jr., and Ann Dowd, among others.

The performances are excellent in this tense film that can’t figure out how to resolve the incendiary workplace and gender dilemma.

The conclusion will be particularly divisive, separating viewers into those who will find it provocative and those who find it a betrayal.

Gen V (now streaming) – l Fix Rating 7/10 — This bloody profane spin-off from Prime’s popular series “The Boys” is a good bridge until season 4 of that show airs next year. “Gen V” follows the first generation of super-powered youngsters who were given Compound V as children. That drug enables them to do all sorts of strange, dangerous and wonderful things.

And the powers these college students possess are unique and often disgusting. For example, Marie Moreau (Jaz Sinclair) can control the blood in her body. These “blood powers” have caused her grief over the years, but once she’s properly trained, Marie might become a hero.

This fun series is not for the squeamish or the easily offended. But, at least, it doesn’t hold back and lull viewers into a place of relative safety. Inside of a few minutes into the first blood-soaked episode, you are either on board, or you’re pushing click. I’m betting there’s gonna be an audience for this one.

Loki (season 2 starts October 6) – Possibly one of the most entertaining Marvel series to date, season one of “Loki” managed to rebuild the reputation of and reanimate the God of Mischief, a victim of Thanos’ murderous grip. In season two, Loki (Tom Hiddleston) and his partner in time crime, Mobius (Owen Wilson), are joined by new faces, including a character played by recent Oscar-winner Ke Huy Quan, to combat evil Time Keepers.

The Exorcist: Believer (October 6) – Director David Gordon Green tries to do with “The Exorcist” what he did for “Halloween.” Of course, after starting his direct sequels off well with that franchise, Green had trouble sustaining the momentum. And even though John Carpenter’s classic “Halloween” is held in high regard, tackling the revered property that is the Oscar-winning “The Exorcist” could be a bridge too far for the talented director.

The Burial (select theaters on October 13) – After receiving a good reception at this year’s Toronto International Film Festival, “The Burial” will be available in select theaters, followed by a Prime Video release. This one has Jamie Foxx playing a flashy lawyer representing a conservative white businessman, played by Tommy Lee Jones, in a lawsuit against a corporate juggernaut. Trailers tease a fun and inspirational courtroom drama.

Killers of the Flower Moon (October 20) – Taken from the David Grann non-fiction novel, “Killers of the Flower Moon” is a likely contender for all the end-of-the-year honors. Directed by Martin Scorsese and starring his typical collaborators Leonardo DiCaprio and Robert De Niro, the narrative concerns the amazing true story of the murders of many Native Americans for their oil rights in 1920s Osage County, Oklahoma.

While the focus might be on De Niro and DiCaprio’s work that will garner Oscar attention, the word is that Lily Gladstone’s performance as Mollie Burkhart steals the show. Like “Oppenheimer,” the nagging question is whether audiences will embrace a threehour, twenty-six-minute historical drama in theaters. But for those who don’t take it in on the big screen, the film will soon make its streaming debut on Apple TV+.

Five Nights at Freddy’s (October 27) – This Blumhouse release has a security guard named Mike Schmidt (Josh Hutcherson) making rounds in an old ShowBiz Pizza-like restaurant called Freddy Fazbear’s Pizza. The place has prominent animatronic characters and was shut down when some kids “went missing.” When Mike discovers Freddy’s deadly secret, will he live to tell people about it?

This movie looks like a disposable horror idea that, through the power of Blumhouse (see “M3GAN”), might break through the standard formula. “Freddy’s” will make a limited theatrical run before being available on the Peacock streaming platform. _______________________________

Flora and Son (now streaming) – l Fix Rating 8/10 — This delightful musical romance comes from the pen of director John Carney (see the Oscar-winning “Once” and the marvelous “Sing Street”). In “Flora and Son,” an Irish single mother named Flora (Eve Hewson) tries to find herself and bond with her troubled son Max (Orén Kinlan) through the power of music.

After Max rejects Flora’s gift of a guitar, she decides to learn it herself. This choice leads her to YouTube, where Flora takes lessons from California-based Jeff (Joseph Gordon-Levitt). Of course, Flora and Jeff begin a platonic romance over video conference while Max’s music also flourishes.

Like all of Carney’s films, “Flora and Son” is a tremendous crowdpleaser, and the catchy tunes are likely to net end-of-year awards notice.

The Night Circus by Erin Morgenstern: This is a beautifully written book about a magical circus that will just suddenly show up and only opens at night. Two magicians are dueling with their magical powers with one trying to come out on top. The richness and magic of this world is entrancing. I have read this book multiple times as a print book and also an audiobook. I love books like this that just sweep you away to a mysterious world.

with Susan Crutchfield Fall is a book lovers paradise! It is my favorite season with the arrival of cozy sweaters, hot tea and delightful fall books. But there is also a little bit of nostalgia in the air as the summer fades away. The transition between seasons, at least in Coweta County, is marked by the Kiwanis Fair. There is something so magical about an evening at the fair with the bright lights on the midway and the delightful smells of fair food! We are thankful to every person who attends the fair as the Carnegie receive grants from the Kiwanis to fund our summer program.

You know what else I love? Books about fairs, circuses and Coney Island. Yes, if I stumble on a book set in old-school Coney Island, I am immediately going to pick it up. Here are a few of my favorites that fit in that category.

Escaping Dreamland by Charlie Lovett: This is a book set in both 1906 and in modern times. It centers around three authors who are creating a syndicated children’s series (interesting fact this is how a lot of children’s books were written then. The Nancy Drew and Hardy Boys books were written by a group of authors and put out under pen names). The more modern times storyline focuses on a young man who is seeking out the story of this trio of writers as he works through personal issues. Dreamland is located in Coney Island and plays a large role in this story. I adored this book. It started out slow but quickly became mesmerizing. I love old children's books like Nancy Drew, Trixie Belden, and the Hardy Boys so I really enjoyed how this book was centered around a fictional children's book series. This book was a love letter to readers.

Devil in the White City by Erik Larson: This is a non-fiction book that reads like fiction. It is set around the 1893 Chicago World’s Fair and tells the story of the architect of the fair, Daniel H. Burnham as well as serial killer doctor, H.H. Holmes. This was chilling and frightening and I could not put it down. The juxtaposition between the two men was fascinating. This book was really well-researched and I found out new things about H.H. Holmes that I had never read before. Erik Larson is such an amazing writer and I will read whatever he puts out.

Mortgage Rates and the Real Estate Market

If you have been keeping any eye on the real estate market, then you have noticed mortgage rates have increased dramatically recently. Mortgage rates were as low as two and three percent at the beginning of 2022. Now, the rates are above seven and as high as eight in some cases. This increase has resulted in a significant slowdown in the real estate market.

A few percentage points may not seem like much, but it makes a huge difference on your monthly mortgage payment. Let’s use the average sales price of $450,000 in Coweta County as an example. If you are putting 20% down on a $450,000 house at three percent interest for 30 years, the monthly payment, with taxes and insurance, would be around $1,879 a month. The same property, with the same terms at seven percent interest, would have a monthly payment around $2,757. That is nearly a $900 difference per month!

This big of a difference in a mortgage payment has decreased purchaser’s buying power. Buyers cannot afford the same prices for homes that they could before the jump in mortgage rates. We are seeing less buyers looking and less activity on listings as many purchasers are waiting to buy.

Another issue for the real estate market is that many homeowners are not moving. The homeowners that have a mortgage on their home at three or four percent are simply not moving unless they must. The difference in their current payment at three or four percent versus what their new payment would be at seven or eight

percent on a new home discourages them to move. This means less homes for buyers to look at with an already limited number of listings for sale. The number of new listings in Coweta County were down almost ten percent year-over-year in August per the Georgia Multiple Listing Service (GAMLS).

All of this adds up to a cooled-down real estate market. The number of pending sales in Coweta County year-over-year was down 31 percent in August per GAMLS. This is tough for sellers but a better environment, with less competition, for buyers. A good thing for sellers is that prices and values have stayed up despite all of this. The average sales price of a home in Coweta was up five percent year-over-year for the month of August.
