The Interview with Elf on the Shelf
or in a MUG
Briefly describe yourself and what you do/did.
I am part of the senior management team with Santa’s Elves Inc. I head the Investigative Branch, overseeing thousands of elves checking out which children have been naughty or nice.
Best piece of business advice you’ve received. There are a couple of things, but that all relate: always tell the truth, obey your parents and keep your word.
Follow those and you will always do well in life.
If I had it to do over
I would have fought harder for us to have green outfits instead of red. Green is much better camouflage with Christmas trees.
You are going on an extended solo trip.
What three albums and three books would you take?
White Christmas, Carrie Underwood Christmas Album, Willie Nelson – The Classic Christmas album.
Twas the Night Before Christmas, How the Grinch Stole Christmas, Polar Express.
Tell us one thing about yourself that few people know
I am actually taller than people think.
You are hosting a dinner party for six. What five people, living or dead, would you invite and why?
Santa and Mrs. Claus (obvious reasons, they are like my parents), Donner (he’s actually my best reindeer friend), Hermey, he’s the elf who wanted to be a dentist and we got really close saving each other’s lives while chasing the Abominable Snowman, the Abominable Snowman (after Hermey fixed his tooth, we realized he was really nice in real life. Plus he has a funny accent and you should see the way he eats!!)
Name an as yet unfulfilled dream.
I would like to deliver presents with Santa one Christmas.
If you weren’t doing what you are, you would be …
I love the reindeer, so probably a reindeer herder. Or, a Peppermint candy farmer.
Your go-to food.
Santa always brings back cookies – I mean even he can’t eat all the cookies good boys and girls leave out on Christmas Eve.
Favorite movies(s).
A Christmas Story (triple dog dare you)
Elf (Will Ferrell and I are tight. I served as a consultant on that one) and Miracle on 34th Street.
Dogs or cats?
Oh please. Reindeer obviously.
Your favorite quote and why.
“Whenever you give someone a present or sing a holiday song, you’re helping Santa Claus. To me, that’s what Christmas is all about. Helping Santa Claus!” (LOUIS SACHAR, Wayside School Gets a Little Stranger
Name something that you are extremely glad you did or accomplished.
I learned that one of the most important things in life is to give others another chance. Over the years I have watched children do naughty things, things that would prevent Santa from coming. But we all make mistakes, and I continue to watch these kids and realize they are great. They just had a bad day. By giving a second or third or fourth chance, I learn who they really are. So by doing that, they got great presents from Santa.
What advice would you give your younger self just starting out on their own.
The World says you only get one chance to make a first impression. That’s true. But so what? You might mess up in that first impression, but that does not define you. Keep trying. Keep improving. Never let one instant define you. You are the sum of all your parts, not one part.
The birth of Jesus Luke 2:1-20 NLT (New Living Translation)
1 At that time the Roman emperor, Augustus, decreed that a census should be taken throughout the Roman Empire. 2 (This was the first census taken when Quirinius was governor of Syria.)
3 All returned to their own ancestral towns to register for this census. 4 And because Joseph was a descendant of King David, he had to go to Bethlehem in Judea, David’s ancient home. He traveled there from the village of Nazareth in Galilee. 5 He took with him Mary, to whom he was engaged, who was now expecting a child.
6 And while they were there, the time came for her baby to be born. 7 She gave birth to her firstborn son. She wrapped him snugly in strips of cloth and laid him in a manger, because there was no lodging available for them.
The Shepherds and Angels
8 That night there were shepherds staying in the fields nearby, guarding their flocks of sheep. 9 Suddenly, an angel of the Lord appeared among them, and the radiance of the Lord’s glory surrounded them. They were terrified, 10 but the angel reassured them. “Don’t be afraid!” he said. “I bring you good news that will bring great joy to all people. 11 The Savior—yes, the Messiah, the Lord—has been born today in Bethlehem, the city of David! 12 And you will recognize him by this sign: You will find a baby wrapped snugly in strips of cloth, lying in a manger.”
13 Suddenly, the angel was joined by a vast host of others—the armies of heaven—praising God and saying,
14
“Glory to God in highest heaven, and peace on earth to those with whom God is pleased.”
15 When the angels had returned to heaven, the shepherds said to each other, “Let’s go to Bethlehem! Let’s see this thing that has happened, which the Lord has told us about.”
16 They hurried to the village and found Mary and Joseph. And there was the baby, lying in the manger. 17 After seeing him, the shepherds told everyone what had happened and what the angel had said to them about this child. 18 All who heard the shepherds’ story were astonished, 19 but Mary kept all these things in her heart and thought about them often. 20 The shepherds went back to their flocks, glorifying and praising God for all they had heard and seen. It was just as the angel had told them.

Tips to avoid the ER during the holiday season
The holiday season often is the busiest time for hospital emergency rooms. Piedmont Urgent Care offers tips on how to avoid the emergency room this busy time of year.
Know when a trip to the ER is necessary. Most health issues that arise during the holidays are not medical emergencies. Health issues that should be treated immediately include chest pain, stroke symptoms (numbness on one side of the body, face, arm or leg; trouble walking, speaking and seeing in one or both eyes), excessive, uncontrolled bleeding and difficulty breathing. Severe stomach pain accompanied by other symptoms such as coughing up or vomiting blood, dizziness or fainting and vision changes also should be treated immediately in the ER.
How to Stay Healthy During the Holidays
For many, the holidays are a time to let loose…on everything. For multiple months. And while there’s nothing wrong the occasional break away from routine, setting ourselves up for prolonged periods of time without consistent care for our overall wellbeing can turn a refreshing vacation into a groggy nightmare. So, here are some ways you can enjoy the holidays without overdoing it:
Maintain a Healthy Diet, in the midst of sugar overload
With the holidays comes cookies, and cake, and fudge, and … you get the idea. Processed sugar is everywhere, and even the foods that aren’t sweet, are around in greater abundance than usual. And, when you’re surrounded by friends and family who poured hours into the meals at the table, it’s not only easy to overeat, it’s expected. While this part of the season is often extremely difficult to avoid, there are ways to keep it from being a major blow to your health: it’s all about having a game plan.
Andrea Swartz, a Piedmont dietitian, advises us to remember the ideal plate breakdown, recommending filling half of your plate with non-starchy vegetables. Go for fresh salad and roasted, grilled or steamed veggies. Save cheese- or sauce-laden vegetable dishes for special occasions and stick to a small serving.
A quarter of your plate should be lean protein, like skinless turkey breast, chicken, eggs, fish or seafood. The other quarter of your plate can be whole grains, like quinoa, brown rice, whole-grain pasta or whole-grain bread. She recommends limiting or having small portions of gravy, sauces and salad dressings.
“You can still have your favorite foods like mashed potatoes and cranberry sauce; just have a smaller portion,” she says. “You can also manage your portions by using a smaller plate, not going back for seconds and taking smaller slices of pies and cakes.”
It’s also important to incorporate vitamin D into your diet, as the lower amounts of sunshine exposure also have a noticeable effect on our overall health.
Don’t Slack on exercising
Seek treatment at urgent care or walk-in clinics when appropriate. Anything from sprained ankles and fractures to sore throats and ear infections, cuts and falls can be treated at Piedmont Urgent Care or a walk-in clinic, which is often open later than family doctors’ offices.
Be proactive about your health. Seeing a family doctor regularly can save families significant money and can prevent you or a loved one from ending up in the ER unnecessarily. Regular visits with a family doctor also increase chances of early detection should a medical issue present itself. “Be sure to get cholesterol and blood pressure checked and share any family history of medical problems such as heart disease, diabetes and cancer with your doctor,” Dr. Patel said.
Beware common holiday mishaps. Look out for things in your home that could prove hazardous such as open fireplaces, electrical issues, poisonous plants like mistletoe and holly berries or areas that put guests at risk for falls. In addition to fires and falls, car accidents due to weather and alcohol consumption are common reasons ERs see more patients during this time. For more information or to find a nearby Piedmont Urgent Care location, visit piedmont.org/now
The combo of colder weather and earlier nights makes it all the easier for even the most disciplined to start skipping out on regular exercise. Even early risers who make time for a morning workout or run might be finding it a bit harder to climb out of their warm bed in the morning.
However, according to the current Physical Activity Guidelines for Americans, it is generally recommended that adults between 18 and 64 years accomplish at least 150 minutes of moderate-intensity activity, such as going on a faster walk, in addition to setting aside two days to engage in strength-training activities, each week.
It is hard to find time for this even outside of Winter months? Absolutely. But, there are actually ways to incorporate these exercises into your daily life, without having to find extra hours at the beginning or end of your day, and even inside, away from harsher weather. Walking, for example, is typically a really easy way to break up your day.
Everything in moderation
It’s okay to go all-out, in moderation – at the end of the day, it’s impossible to maintain the perfect diet or exercise routine all the time, especially during the holidays, which for many of us, are the few opportunities we all ourselves any reprieve. But, it’s all important to keep in mind why all these guidelines exist in the first place: when you’re consistently working to maintain your health the majority of the time, you’ll be better off overall, and might actually find it easier for your body to recover from the moments when you do ease up on routine for the sake of indulging a bit during holiday season.
Should you completely throw all healthy habits to the curb for 3 months only to try and overdo it at the gym in January? No. That makes it harder to stick to even your normal workout routine, never mind any new fitness goals, and ends up setting you up for failure.
But there’s nothing wrong with taking time some to celebrate. After all, research shows that allowing yourself regular “treat moments” actually makes it more likely for someone to stick to a routine, versus trying to cut everything even remotely unhealthy out of your life 24/7. It’s all about avoiding the extremes.

Christmas Version … Great
Christmas stories for children and the young at heart
December is filled with opportunities to make magical memories, particularly for families with young children. Christmas commands a lot of thought and attention, and parents know such efforts are worth it to see smiles on children's faces. Stories help set the holiday scene and enable children to hold tight to all of the magic. Whether they are read together as a family or children read them on their own, these literary works can enhance special holiday moments.
"The Gift of the Magi" by O. Henry: This story tells the tale of a young married couple who have to sacrifice in order to buy Christmas presents for one another.
"The Berenstain Bears Meet Santa Bear: A Christmas Book for Kids" by Stan and Jan Berenstain: Kids of all generations have grown up reading Berenstain Bears books. This volume has Mama and Papa showing Sister and Brother that the true meaning of the holiday is about giving.
"Mr. Willowby's Christmas Tree" by Robert Barry: When Mr. Willowby's tree arrives for Christmas, it is too tall for his parlor. He must cut off the top so it will fit, and that top is passed along again and again to spread holiday cheer.
"The Greatest Gift" by Philip Van Doren Stern: Written in 1943, this story is about a man named George who is contemplating his life while standing on a bridge on Christmas Eve. This tale became the basis for the classic film, "It's a Wonderful Life."
"How the Grinch Stole Christmas" by Dr. Seuss: Famed children's writer Dr. Seuss was a master of imbuing life lessons in his stories and this book is no different. Isolated and angry, the Grinch learns to appreciate his neighbors in Whoville and comes to realize that Christmas is about being with loved ones and not material gifts.
Gospels of Matthew (1 and 2) and Luke (1 and 2): Families can read about the birth of Jesus Christ, whose birth is primarily narrated in these passages. Matthew focuses on the fulfillment of Old Testament prophecies, while Luke speaks to the angel Gabriel's announcement to Mary, Christ's birth and visits from shepherds.
“Nutcracker and Mouse King” by E. T. A. Hoffman. The famous holiday ballet is based on this short story. Don’t want to spoil it, but there’s a nutcracker, candy coated castles, chocolate monarchs and more.
And more Christmas stories
“A Redbird Christmas” by Fannie Flagg. A stranger visits a small town in Alabama, meets locals and learns the magic of Christmas.
“A Christmas Memory” by Truman Capote. A short story that tells of one of Capote’s childhood Christmases and his visit with his elderly, childlike cousin.
“Letters from Father Christmas” by JRR Tolkein. Tolkien wrote these letters as Father Chrimas to his children from 1920 to 1943.
“Little Women” by Louisa May Alcott has many Christmas scenes. And some other stuff happens.
“The Christmas Box” by Richard Paul Evans. A workaholic learns the meaning of family, Christmas.
“Skipping Christmas” byJohn Grisham. Empty nesters decide to skip Christmas, go on a Caribbean cruise, and it’s not smooth sailing. Fun read.
Before they were Christmas movies
“A Christmas Carol,” by Charles Dickens: No Christmas season would be complete without reading (or watching) “A Christmas Carol.” When three ghosts visit Ebenezer Scrooge, he learns an important lesson about charity, friends and family. There’s many movie versions of this famous tale.
“The Polar Express” by Chris Van Allsburg. Read the book.
“The Best Christmas Pageant Ever” by Barbara Robinson. So funny!
“A Christmas Story” by Jean Shepherd. ‘You’ll shoot your eye out kid!”
“Rudolph the Rednose Reindeer” by Robert May. Can you read the title and not with a sing song voice?
“Miracle on 34th Street” by Valentine Davis. Book. Then movie.
There are lots of Christmas tales to read this holiday season.
And the best part is you can probably find them at any of your local libraries. Or bookstores. You can also get the movies from the libraries. It’s not just books.
Check out Newnan Carnegie Library newnancarnegie.com. Just down the street is Newnan Book Co. Corner Arts Gallery Studio & Gift Shop has local authors’ books that make excellent holiday gifts! There’s the newest book store - Morally Gray on Perry Street for some spicy Christmas reads. Don’t forget Senoia, Book Love.
Of course there’s your Coweta Public Library with 4 branches offering holiday reads and holiday events. Just a few upcoming events include December 12 at Central Library …Miniature Ornament Party - Teen Crafts 4 to 5 p.m. December 22 at 11 a.m. Ken Scott presents Frosty’s Magic Show and there’s a Grinchmas Lunch at Grantville Branch at noon. December 23 Ken Scott presents Frosty’s Magic Show at Powell Branch at 11 a.m. and there’s Story Time and Pictures with Mrs. Claus at Senoia Branch at 1 p.m. Lots of fun.
Check their website for info cowetapubliclibrary.org
Wishing you joyful reads this holiday season.

Yes Virginia, There Is A Santa Claus
Eight-year-old Virginia O’Hanlon wrote a letter to the editor of New York’s Sun, and the quick response was printed as an unsigned editorial Sept. 21, 1897.
DEAR EDITOR:
I am 8 years old.
Some of my little friends say there is no Santa Claus.
Papa says, ‘If you see it in THE SUN it’s so.’
Please tell me the truth; is there a Santa Claus?
VIRGINIA O’HANLON.
115 WEST NINETY-FIFTH STREET.
VIRGINIA, your little friends are wrong. They have been affected by the skepticism of a skeptical age. They do not believe except they see. They think that nothing can be which is not comprehensible by their little minds. All minds, Virginia, whether they be men’s or children’s, are little. In this great universe of ours man is a mere insect, an ant, in his intellect, as compared with the boundless world about him, as measured by the intelligence capable of grasping the whole of truth and knowledge.
Yes, VIRGINIA, there is a Santa Claus. He exists as certainly as love and generosity and devotion
exist, and you know that they abound and give to your life its highest beauty and joy. Alas! how dreary would be the world if there were no Santa Claus. It would be as dreary as if there were no VIRGINIAS. There would be no childlike faith then, no poetry, no romance to make tolerable this existence. We should have no enjoyment, except in sense and sight. The eternal light with which childhood fills the world would be extinguished.
Not believe in Santa Claus! You might as well not believe in fairies! You might get your papa to hire men to watch in all the chimneys on Christmas Eve to catch Santa Claus, but even if they did not see Santa Claus coming down, what would that prove? Nobody sees Santa Claus, but that is no sign that there is no Santa Claus. The most real things in the world are those that neither children nor men can see. Did you ever see fairies dancing on the lawn? Of course not, but that’s no proof that they are not there. Nobody can conceive or imagine all the wonders there are unseen and unseeable in the world.
You may tear apart the baby’s rattle and see what makes the noise inside, but there is a veil covering the unseen world which not the strongest man, nor even the united strength of all the strongest men that ever lived, could tear apart. Only faith, fancy, poetry, love, romance, can push aside that curtain and view and picture the supernal beauty and glory beyond. Is it all real? Ah, VIRGINIA, in all this world there is nothing else real and abiding.
No Santa Claus! Thank God! he lives, and he lives forever. A thousand years from now, Virginia, nay, ten times ten thousand years from now, he will continue to make glad the heart of childhood.

Capsule Reviews … New Rating System - A “Fix" is recommended with a rating between 6 and 10! a “No Fix” with ratings of 1 to 5 isn’t. http://dailyfilmfix.com/
Wake Up Dead Man: A Knives Out Mystery (December 12) – l Fix Rating 6/10 –
Detective Benoit Blanc might be the recurring star of the “Knives Out” franchise, but “Wake Up Dead Man” belongs to Father Jud Duplenticy and his quest to save the souls of Our Lady of Perpetual Fortitude, even if someone must die in the process. If you hope to learn more about the pivotal enigmatic gumshoe, viewers will have to wait for the next installment, if it ever comes.
“Wake Up Dead Man” is the third film in Rian Johnson’s ensemble Agatha Christie-inspired mystery series that began with “Knives Out” in 2019. While the two sequels bear the “A Knives Out Mystery” subtitle, other than Benoit Blanc (played so well by Daniel Craig), connections to the first film are limited. “Dead Man” works on a smaller canvas than the wildly entertaining second movie, 2022’s “Glass Onion.” And that picture arguably gave us more of Blanc than this one, which is a pity.
F1: The Movie (December 12) – l Fix Rating 7/10 – This one was a perfect summer escape film. It’s essentially a triumph of form over substance. The style overwhelms the narrative, but in an entertaining way. If only the drama were given more consideration.
There’s no question that Brad Pitt cuts a nice figure in his racing gear. Men and women will find his slick, ultra-cool, dare I say, maverick portrayal sexy and charming. But in “F1: The Movie,” his sex appeal is essentially one-dimensional.
In the film, Pitt plays Sonny Hayes, a former F1 racer who left the sport years ago after a tragic accident. He still races, but not on the glamorous tracks of Monaco, Singapore, or Abu Dhabi. He races not for fame and fortune but for the thrill of it. Still, age is catching up with him, and the old ways are being replaced by teams of kids with computers.
While “F1: The Movie” does a good job educating its viewers about modern Formula 1 racing, its central character is a bit of a mystery. The movie cruises along on Pitt’s quiet cool but sacrifices emotional heft in favor of a high-octane rush.
Spinal Tap II: The End Continues (December 12) – 40-plus years after the release of the ultimate faux documentary, “This is Spinal Tap,” the end continues with a long-awaited sequel. Director Rob Reiner returns as documentarian Marty DiBergi to get the “band” back together again. That means Christopher Guest, Michael McKean, and Harry Shearer become rockers Tufnel, St. Hubbins, and Smalls in search of yet another drummer. This star-studded event film features several popular musicians who wax somewhat lovingly about their favorite fictional British heavy metal band. The
The quotes below are considered some of the favorites from Holiday movies. Can you guess the movie?
1. “Just because you can’t see something, doesn’t mean it doesn’t exist.”
2. “You can mess with a lot of things. But you can’t mess with kids on Christmas.”
3. “Oh, Christmas isn’t just a day. It’s a frame of mind.”
4. “It’s Christmas Eve, and we are going to celebrate being young and being alive.”
5. “I just like to smile. Smiling’s my favorite.”
6. “Well, in Whoville, they say that the Grinch’s heart grew three sizes that day.”
movie covers Tap’s farewell concert.
Saturday Night Live (December 20) – The 51st season of the beloved comedy sketch show continues with a special Christmas-themed episode. “Wicked: For Good” star Ariana Grande hosts, with a surprise musical guest: none other than Cher. The last time the music icon appeared on SNL to perform was 38 years ago, in 1987! She was a part of the “SNL50: The Homecoming Concert.” Will she and Grande perform a duet? That could be peak TV.
Die Hard (now streaming) – While this ultimate Christmas action film is streaming elsewhere, I just had to include it in the Film Fix somewhere this month. The sequels are fun (with diminishing returns), but the original high-rise hostage thriller from 1988 is a stone-cold classic. And it’s a great holiday watch.
The Santa Clause and Home Alone franchises –The three original Tim Allen “Santa Clause” films are available to binge, along with the Disney+ series. And if you’re into nostalgia, you could watch “Home Alone” and “Home Alone 2: Lost in New York,” both starring Macaulay Culkin, along with an appearance by Donald Trump in the sequel. Of course, there are four more “Alone” pictures that take the premise to ridiculous extremes.
Disney+:
Diary of a Wimpy Kid: The Last Straw (December 5) – This animated adventure is part of Disney’s new approach to the popular book series by Jeff Kinney. There were four live-action films before the Mouse House brought the material into the animated fold. “The Last Straw” is the fourth in the new reboot.
Kevin Costner Presents: The First Christmas (December 10) – The movie star and Oscar-winning filmmaker hosts a telling of the birth of Jesus.
"Every
Christmas Movie Suggestions:
It’s a Wonderful Life (1946) – This perennial Christmas classic is streaming on Amazon’s Prime Video (and all over). Frank Capra directs Jimmy Stewart as the depressed businessman George Bailey, who gets a visit from an angel who shows him that his life has value.
Arthur Christmas (2011) – This Aardman Animations (see “Chicken Run”) holiday production posits that the Santa Clause operation has gone high-tech and presents are delivered via a spaceship. But when one gift isn’t supplied to a little girl, one of Santa’s younger sons, Arthur, sets out to make sure that every kid matters.
National Lampoon’s Christmas Vacation (1989) – On the other end of the previous heartwarming family Christmas favorites is this tale of the Griswolds, led by hapless patriarch Clark (Chevy Chase). Arguably the best of the “Vacation” series, “Christmas Vacation” is infinitely rewatchable.
time a bell rings, an angel gets his wings" from It's a Wonderful Life.
7. “Now you listen to me, young lady! Even if we’re horribly mangled, there’ll be no sad faces on Christmas.”
8. “There is nothing in the world so irresistibly contagious as laughter and good humor.”
9. “Remember, George: No man is a failure who has friends.”
10. “A toy is never truly happy until it is loved by a child.”
Answers: #1 The Santa Clause (1994); #2 Home Alone 2: Lost in New York (1992); #3 Miracle on 34th Street (1947); #4 The Holiday (2006); #5 Elf (2003); #6 How the Grinch Stole Christmas (2000); #7 The Grinch (2000); #8 A Christmas Carol (1951); #9 It’s a Wonderful Life (1947); #10 Rudolph, The Red-Nosed Reindeer (1964).
December Daily Menu
Each year, December 15th is recognized as National Cupcake Day. The cupcake was originally known as the 1-2-3-4 cake because the recipe called for 1 cup of butter, 2 cups of sugar, 3 cups of flour, 4 eggs, and also 1 cup of milk, and 1 spoonful of baking soda.
But you can celebrate everyday as Cupcake Day at SmallCakes!
SATURDAY: Stuffed French Toast, Eggnog Cheesecake, Baker’s Choice
The JOINTS

Williams Insurance has moved to a new office location
Williams Insurance Agency, a longtime staple in Newnan and Coweta County, has moved.
The agency, a division of Associated Insurance Markets, moved a block north along Temple Avenue to its new address on November 24. Williams Insurance Agency is now located at 159C Temple Avenue, next to Family Dollar.
Williams Insurance, which opened some 47 years ago in 1978, will continue its role as a full service independent insurance agency that searches their superior rated carriers to get customers the best policy to fit their respective needs.
“We remain committed to excellent customer service,” says Tina Cross, owner of Associated Insurance Markets. “We are very excited to get into our new Temple Avenue location and to continue to work tirelessly for our customers for all their insurance needs.”
Brittany Hayward remains as the Williams Insurance Agency Manager at the Newnan office.
“Our new location will allow our customers an easier access to our office. And once inside, customers will experience the same professional environment they’ve come to expect through the years.”
Williams Insurance Agency offers insurance in the areas of commercial, auto, home, recreational vehicles, motorcycles, renters and title bonds. Office hours will be the same, open five days a week –Monday through Friday from 9 a.m. to 5 p.m.
The previous office location was at 125 Temple Avenue. It officially closed on November 21.
Associated Insurance Markets has two locations to serve customers, the Williams Insurance Agency in Newnan and 112 Newnan Road in Carrollton. For more information, call the Newnan office at 770-253-2341 or the Carrollton office at 770-834-7600. Or, you can visit their website at associatedinsurancemarkets.com.
The Real Estate
Is It a Buyer’s Market?
Yes, well sort of. Compared to the scorching sellers’ market of the last several years, it is a good time to purchase real estate. Buyers have a chance to negotiate. Sellers are conceding on price as well as providing credits and incentives to buyers. Houses are staying on the market about a week longer than last year, according to the Georgia Multiple Listing Service (GAMLS). Despite all of this, sales prices have slightly increased between three and six percent, year-over-year. New listings have been down six percent for three straight months. Closings and pending sales have been mostly down in 2025, except for a significant increase in the summer months.
The real estate market is moving towards the buyer’s side, but not there yet. Mortgage rates may be part of that reason. On the day I am writing this the rates sit around 6.26% (FreddieMac). Whether it is realistic or not, many potential buyers are sitting on the sidelines waiting on rates to drop further. Historically, 6.26% is a good mortgage rate. Buyers and sellers who have rates around three percent from the last few years, may never see rates that low again.
The new construction area of the market is an attractive sector for buyers right now. Many builders and developers are hesitant to take on large new developments as a significant amount of their new construction product is not selling. Because of this, builders and their preferred lenders are offering
$980M Mega Millions Jackpot winning ticket sold in Newnan
From GA Lottery Press Release
ATLANTA – Georgia is celebrating its largest jackpot winner in history. A single Mega Millions ticket purchased in Newnan matched all six numbers drawn Friday night to win a jackpot worth an estimated $980 million. The jackpot has an estimated cash value of $452.2 million.
Publix #1816, located at 4000 N. Highway 29 (Arbor Springs) in Newnan, sold the lucky Quik Pik ticket.
“We are thrilled to congratulate the largest winner in our state’s history,” Georgia Lottery President and CEO Gretchen Corbin said. “With every Mega Millions ticket sold in Georgia supporting HOPE and Pre-K, Georgia’s students and families are also big winners. We appreciate our players and retailers for their support of our mission.”
The winning numbers for the Friday, Nov. 14 Mega Millions drawing were: 1-8-11-12-57 and the Mega Ball was 7.
This is the highest single payout in Georgia Lottery history, surpassing the previous record held when one Powerball ticket sold in Buford for the Oct. 23, 2024, drawing won a $478.2 million jackpot. Two individuals shared the prize and selected the cash option of $230.6 million.
This is also an exciting win for the retailer. Any Georgia Lottery retailer selling a winning Mega Millions jackpot ticket can earn the $50,000 retailer incentive bonus payment.
In Georgia, Mega Millions winners have 180
days from the draw date to claim prizes. Georgia Lottery players are reminded to check their tickets for one of the nine ways to win.
Mega Millions tickets are $5 per play with a multiplier included. Mega Millions tickets can be purchased at Georgia Lottery retailers statewide. Georgia residents with a Georgia mailing address, who are located in Georgia at the time of purchase, can purchase tickets via the Georgia Lottery app or online at www.galottery.com.
Mega Millions drawings are held Tuesdays and Fridays at 11 p.m. (ET).
As with all other Georgia Lottery games, proceeds from Mega Millions will benefit education in the state of Georgia. Since its first year, the Georgia Lottery Corp. has returned more than $29.8 billion to the state of Georgia for education. All Georgia Lottery profits go to pay for specific educational programs, including Georgia’s HOPE Scholarship Program and Georgia’s Pre-K Program. More than 2.25 million students have received HOPE, and more than 2.2 million 4-year-olds have attended the statewide, voluntary prekindergarten program.
substantial incentives for buyers. One local builder and their preferred lender was offering up to $28,000 in incentives for a development in Moreland. This is huge for buyers who need assistance with downpayment and/or closing costs. Other builders are offering incentives like mortgage-rate buy downs and including appliances and blinds with the sale of the home.
The local market continues to have many sellers that are defined as estates. The seller may be deceased or in sort of assisted living care without sound cognitive abilities. In these the situations their house is in an estate being handled by someone like an executor or administrator. With estates, the seller is typically motivated to sell the home as they normally have no interest in keeping the home and all its expenses. This is another attractive sector of the real estate market for buyer. There is usually room to negotiate on items like sales price and components of the house that may need attention like the roof or HVAC systems. Estates are a sad but important part of the real estate market and typically a good opportunity for a buyer.

The Bacho family was involved in a horrifying car wreck caused by a teen driver a few days before Christmas, 2012. Abby and her father were lifeflighted to separate trauma hospitals in Atlanta. Abby’s father remained in a medically induced coma for four weeks; however, gradually recovered. Our Abby would never recover from her injuries. Abigail Gracen Bacho became an Angel on Christmas Day. Abby gave the most precious gift anyone can give. She gave the gift of life through organ donation. Abby’s Angels Foundation was created to forever honor our Angel, Abby. With the assistance of guidance counselors and teachers, we also provide school supplies to children in need through their local school system. We share awareness and education about safe and responsible teen driving and the dangers of distracted driving of any kind. Finally, we share awareness and education about giving the greatest gift of all through organ donation–life.
Christian City to Host Annual Christmas Star Run and Tree Lighting Saturday, December 6
Christian City, the 60-year-old nonprofit organization with a nearly 500-acre, multigenerational campus located in South Fulton County, is hosting its annual Christmas Star Run in conjunction with a tree lighting ceremony on Saturday, December 6. The race begins at 5 p.m., followed by the tree lighting at 6 p.m. All proceeds from the event directly benefit Christian City’s Children and Family programs.
“The Christmas Star Run has become such a special tradition for our community as a way to come together, celebrate the season and support the children and families who need us most,” said Keith Horton, President and CEO of Christian City. “For 60 years, Christian City has been a place where people find safety, purpose and belonging, and this event reflects that same spirit.”
The Christmas Star Run serves as a Peachtree Road Race qualifier and includes a 5K and a one-mile run. People of all ages are encouraged to participate, with giveaways awarded by age group and a grand prize of new running shoes for the top male and female finishers. All participants will receive a t-shirt and medal while families can enjoy holiday music, pictures with Santa, hot chocolate, coffee and sweet treats from Snacks On The Go, pizza from Academic Pizza Truck and appearances from the Chick-fil-A Cow and the Coca-Cola Bottling Holiday Truck. The tree lighting ceremony will include readings from children in Christian City’s programs, Christmas caroling and a countdown to the lighting of the tree.
Participants can register online until December 5 and in person on race day, December 6. Online registration is $40 for the 5K and $30 for the one-mile run and on the day of registration is $45 for the 5K and $35 for the one-mile run. Children under 5 can participate for free. Visit https://christiancity.org/ csr/ for more information or to register to run.
Sponsors for this year include Coweta-Fayette EMC, Southern Regional Medical Center, Atlanta Gas Light, Misty Meadows Foundation and Yancey Wire & Cable, among others.
As Christian City celebrates its 60th anniversary, the nonprofit is embarking on a monumental year of growth and transformation, bolstering key programs and expanding its capacity to serve. It remains the only nonprofit in the region to collectively care for and build community for children, youth, families and senior adults. Its continuum of care includes residential group homes for children, foster and adoption services, support for youth experiencing homelessness, housing and care for youth who have aged out of foster care and supportive independent living for neuro-diverse adults.
Coweta-Fayette EMC awards over $30,000 to Local Schools
From Coweta-Fayette EMC Press Release
Area students now have the opportunity to take on hands-on projects such as incubating and hatching chicken eggs, producing student podcasts, exploring with virtual reality headsets and publishing competitive literary magazines as part of the 2025 Bright Ideas Grant Program, funded by Operation Round Up.
After receiving 53 applications, a panel of educators awarded $30,770 in Bright Ideas Grants to support 27 innovative classroom projects in Coweta County, Fayette County and Heard County Schools.
Employees from the cooperative personally surprised each winner, presenting them with their award, a grant check and appreciation for their creativity and dedication to shaping the future of local students.
“This is such an amazing program, and we are so appreciative,” said Lindsay Boyle, principal of Kedron Elementary School.
The Bright Ideas Grant Program is designed to help teachers bring creative, hands-on learning opportunities to their classrooms— projects that may not otherwise be funded through traditional school budgets. The program is open to Pre-K through 12th grade educators across all subject areas within Coweta Fayette EMC’s service area.
To date, the Bright Ideas Grant Program has awarded more than $606,000 to local educators, thanks to funding provided by the Operation Round Up Trust. This program is made possible through the generosity of cooperative members who voluntarily “round up” their monthly electric bills to the nearest dollar. The spare change goes directly to the Trust, a nonprofit organization dedicated to strengthening our communities and helping our neighbors.
